Location

The property is located on Yeomans Way, an industrial area to the rear (north) of The Castlepoint Shopping Centre, about 5 miles north east of Bournemouth town centre.

Bournemouth Railway Station is about 4.5 miles south west of the property providing regular services to London Waterloo. Bournemouth Airport is approximately 3 miles to the north. The property is approximately 1 mile from the A338 dual-carriageway which provides access to Bournemouth town centre and to the A31, which in turn links to the M27 and the national motorway network.

The surrounding area comprises a mix of industrial/warehouse, retail and housing. Castlepoint is a major retail development with occupiers including Marks & Spencer, Sainsbury, Asda and B&Q.

Description

The property available comprises part of a warehouse/distribution unit set within a large yard and parking area.

The office area has ground floor access to a reception area which in turn leads through to ground floor offices and a corridor running the full length of the offices and providing access to two sets of stairs to the first floor, toilet facilities and the warehouse. The ground floor offices are split in to two rooms but these could be opened up into a single open plan area.

The first floor comprises a large open plan area plus a number of cellular offices, the latter having been formed by a mix of block-work walls and demountable partitions. The first floor includes a server room for Smiths News’ operation and we understand that access to this room will need to be retained.
