Past, Present and FutureAs we enter the new Year of the Dragon, it is a good time to reflect on the past, make the

most of the present and look to the future.

At a special dinner held at Mandarin Oriental, Tokyo on 8th December, directors of our

main listed companies and country heads came together to celebrate Group Chairman,

Sir Henry Keswick’s 50 years with Jardine Matheson. A presentation described the Group’s

colourful history during the past half century and the Chairman’s great contribution in

building the business to where we are today.

In our feature on pages 14 to 19, we see how Hongkong Land, one of Asia’s leading

property investment, management and development groups, is making the most of the

present by extending its brand across Asia and positioning itself for further expansion.

As to the future, I shall be stepping down as Group Managing Director at the end of March

after six challenging but very enjoyable years in this position, and so this is the last time

I shall address you in this column.

Since I joined Jardines in 1969, there have been many changes. At that time, we were

primarily an agency house with the majority of our business in Hong Kong and despite

our long history we were a much smaller group than we are now. Today, we also have

market leading businesses in many sectors with an excellent position in Southeast Asia

complementing our historically strong position in Greater China. We have a sound balance

sheet providing a springboard for further expansion. While great businesses and sound

finances are important ingredients for success, I believe that even more important is the

professionalism, dedication and enthusiasm of our staff. And I would like to thank you all

sincerely for your tremendous efforts in driving growth across our Group.

I have every confidence that in the future, the Group will continue to develop and prosper,

reaching new heights, and I look forward to my ongoing association with Jardines as a

non-executive director of our principal listed companies.

Asia Pacific Regional Board Meeting Held in Japan

A special dinner was held at Mandarin

Oriental, Tokyo on 8th December

2011 to celebrate Group Chairman

Sir Henry Keswick’s 50 years with

Jardine Matheson. The event was

attended by directors of a number of

the Group’s main listed companies and

country heads.

During the dinner, Group Managing

Director Anthony Nightingale gave a

well-received illustrated presentation

of Sir Henry’s half century with the

Group, which began in Hong Kong in

1961, the same year that the Group was

listed on the Stock Exchange there.

Paying tribute to Sir Henry,

Mr Nightingale said, “In the past

50 years since its flotation, Jardine

Matheson has developed and

prospered, and in doing so has

overcome many challenges and

setbacks, both commercial and

political. Using comparable figures, the

Group’s after tax profits have increased

100 fold over the period, rising from

US$14 million to US$1.4 billion, while

our market capitalization has grown by

nearly 200 times.

“An important ingredient in this

success is the leadership, the

vision and the determination of

Henry Keswick.”

As a record of his 50 years with the

Group, Sir Henry was presented with a

limited edition ‘Semicentennial’ report

for Jardine Matheson, in which he

features prominently, and an engraved

gold watch.

For the first time, the Jardine Matheson

Group’s annual Asia Pacific Regional

Board (APRB) meeting was held in

Japan, at Mandarin Oriental, Tokyo. The

event brings together Board members,

country heads and chief executives of

the Group’s main listed companies.

The APRB programme consisted of

a series of presentations covering

matters relating to the global economic

situation, politics in Japan, and

opportunities and challenges in

mainland China, as well as updates

on Group businesses. Guest speakers

were Taro Aso, a former Prime Minister

of Japan, and Jesper Koll, Head of

Japan Equity Research at J P Morgan.

The Jardine Matheson Group has

significant links with Japanese

companies, in particular Astra’s

relationships in the motor and heavy

equipment industries, and the Group’s

valued relationships with the country’s

three largest banks.

The APRB meeting ended with a

cocktail reception hosted by Group

Chairman Sir Henry Keswick for

government officials, local business

partners and colleagues based

in Japan.

A presentation on Group Chairman Sir Henry Keswick’s half century with Jardine Matheson was given by Group Managing Director Anthony Nightingale during the special dinner held to mark the event at Mandarin Oriental, Tokyo.

Group Results Reflect Satisfactory Market Conditions

The Jardine Matheson Group’s

Interim Management Statement

for the period 1st July to 8th

November 2011 reported that

satisfactory market conditions

were being experienced by many

of its businesses and confirmed

that, despite the uncertain global

economic environment, overall

results were ahead of 2010.

Jardine Pacific’s operations

continued to produce some

strong performances, although

Gammon Construction’s result

had been affected by two difficult

projects. Jardine Motors achieved

good sales in Hong Kong, but its

earnings were lower due to the poor

trading conditions in the United

Kingdom and reduced margins in its

mainland China operations. Jardine

Lloyd Thompson was trading well in

difficult markets.

Hongkong Land’s commercial

property interests were benefiting

from high levels of occupancy and

mostly positive rental reversions.

Dairy Farm was continuing to trade

ahead of the same period last year

with growth in sales and earnings.

Mandarin Oriental’s Tokyo property

continued to be impacted by low

levels of occupancy, but demand in

most of its other markets enabled

average room rates to increase

further. Jardine Cycle & Carriage saw

some improvement in income from

its non-Astra motor interests. Astra

itself was delivering strong results

with good performances across all

its major business segments.

The Jardine Matheson Group has

increased its shareholding in Jardine

Lloyd Thompson (JLT) from 30.35% to

over 40.35%. This was achieved through

a £166 million (US$209 million) partial

cash offer, which received a strong

positive response from shareholders.

The offer for 10% of the share capital of

JLT, which is listed on the London Stock

Exchange, was made at a price of

765 pence per share. This represented

a premium of 23.6% to the closing

price of the shares on the last

business day before the

announcement of the offer.

The structure of the partial offer was

designed to provide JLT with a stable

platform from which to pursue its

growth strategy while allowing it to

benefit from the reinforced support of

the Jardine Matheson Group in Asia

and elsewhere.

“I believe that the strengthening of

the ties between Jardine Matheson

and JLT will benefit our clients, our

people, the partners with which we

trade and our shareholders,” said

JLT Chief Executive Dominic Burke.

“It represents a material vote

of confidence in JLT at a time of

considerable economic turmoil, as

well as a long-term commitment to

JLT’s independence.”

Zung Fu Driving its Network Across Southern China

Almost a quarter of a century after

Jardine Motors Group subsidiary

Zung Fu first established a presence

in mainland China, the company is

driving forward its ambitious plan to

be the number one Mercedes-Benz

dealer in Southern China.

Long before mainland China became a

market for luxury cars, Zung Fu set up

the first of a series of repair workshops

in 1986. In 1993, Shenzhen Zung Fu

was opened as the first Mercedes-

Benz authorized service centre in

Southern China. From these initial

strategic moves, Zung Fu (China) has

built up a network of 23 Mercedes-

Benz and 11 smart car outlets as well

as four StarElite outlets, which sell

well-maintained and certified pre-

owned cars from Mercedes-Benz.

Today, Zung Fu (China) is the biggest

Mercedes-Benz dealership network in

South, Mid-South and Southwestern

China, with a customer base of over

80,000. In 2011, the company sold

more than 20,000 units of Mercedes-

Benz and smart vehicles, which

represents 40% year on year growth.

In South China, it has achieved a 50%

market share.

“Over the next three years, Zung Fu

plans to grow its network further to

more than 40 outlets spread over

Southern China,” said Zung Fu Chief

Executive Michael Lee.

From its earliest days in Southern

China, Zung Fu’s strategy has been

to predict the economic development

In his role as Hong Kong’s

representative to the Asia-Pacific

Economic Cooperation Business

Advisory Council (ABAC), Jardine

Matheson Group Managing Director

Anthony Nightingale attended the

Fourth 2011 ABAC Meeting and related

events of the APEC Economic Leaders’

Meeting (AELM) held in Honolulu,

Hawaii in November.

Mr Nightingale chaired the meeting

of the ABAC Action Plan and Advocacy

Working Group (APAWG) to enhance

working linkages with APEC, track the

progress of ABAC’s recommendations

to APEC and develop action and

advocacy plans on key ABAC priorities.

Mr Nightingale will continue to serve

as the ABAC APAWG Chair in 2012.

During the AELM, Mr Nightingale was

also invited to be one of the panelists

in the session ‘Investment Frontiers:

Where is the Smart Money Going?’

at the APEC CEO Summit. Fellow

panelists included the Deputy Prime

Minister of New Zealand, Bill

English. In addition, Mr Nightingale

also attended a small group APEC

Leaders’ dinner with the Malaysian

Prime Minister, Najib Razak.

The highlight for Mr Nightingale of

the weeklong event was attending

the small group ABAC Dialogue

with five APEC Economic Leaders,

which included President Hu

Jintao of China, and the Presidents

of Chile, the Philippines and

Vietnam. US President Obama

also sat in on the first part of the

hour-long meeting during which

Mr Nightingale and 14 other ABAC

representatives discussed key

messages and recommendations

on the business sector’s priorities

and concerns with the Leaders.

Subjects covered included Regional

Economic Integration, Sustainable

Growth, Support for Small and

Medium Enterprises, and Growth

and Job Creation.

potential of evolving cities and pre-

empt competitors by being the first

Mercedes-Benz dealer to establish a

presence in their key areas.

For example, Zung Fu made a move

into Changsha, the provincial capital

of Hunan and now a key city in the

Mid-South, in 2004. In 2008, Hunan

Zung Fu was relocated and upgraded

to become the largest car dealer in the

region. In 2011, Xiangtan Zung Fu was

set up to extend the network in Hunan

province into more major cities.

“Similarly, Zung Fu was among the

first luxury car dealers to recognize the

potential of Chengdu when, in 2000,

the Chinese Government announced

its plans to encourage investment

in this vast underdeveloped

Western region,” explained Mr Lee.

“Subsequently Chengdu Zung Fu

opened as the first Mercedes-Benz

dealer in Sichuan province in 2001.”

Last November, Zung Fu opened its

second dealership in Chengdu –

Chengdu Zung Fu Nanxing – and a

third, Chengdu Zung Fu Yixing, is due

to open in the first half of this year.

“Both Chengdu and Chongqing in

Sichuan Province form an important

economic hub in the Southwest

region of China. Hence, continuous

investment in this area is very

important for Zung Fu’s future

development,” said Mr Lee.

With this in mind, Zung Fu’s next

strategic move will be into the

Chongqing market where it expects to

establish a dealership by 2013. This

will enable the group to maximize the

business potential of the area and

create a stronger network comprising

the dealerships in Chengdu and

Chongqing and in the years ahead, the

addition of other new dealerships in

Sichuan province’s second tier cities.

Zung Fu plans to extend its presence

in other areas too, in order to maintain

its leading market position. Currently

the group is exploring potential

new markets in Guangxi and several

other provinces, as well as planning

to further expand its network in

Guangdong Province’s second and

third tier cities.

“The enormous economic growth of

the region and subsequent consumer

demand for high-end vehicles has

created a period of impressive

growth. Zung Fu’s careful strategic

planning has ensured that we have

been well-placed to make the most of

that and this is a situation we expect

to capitalize on further in the years

ahead,” said Mr Lee.

Jardine Motors Group Chief Executive Adam Keswick (centre right) and Jardine Pacific Finance Director Geoffrey Brown (centre left) attended the opening ceremony of Chengdu Zung Fu Nanxing, Zung Fu’s second dealership in the city.

Zung Fu, which has grown to become the largest Mercedes-Benz dealer group in Southern China, is continuing to expand its network further.

Gammon Joint Venture Wins Strategic Rail Network Contract

A Gammon joint venture with Leighton

Asia has commenced work on a

HK$8.9 billion (US$1.15 billion) contract

awarded by the MTR Corporation to

construct the West Kowloon Terminus

Station North for the Guangzhou-

Shenzhen-Hong Kong Express Rail

Link (XRL), which forms part of China’s

strategic national express rail network.

This is the biggest and final XRL civil

contract and the second XRL contract

secured by the joint venture, following

the award of the West Kowloon Terminus

Approach Tunnel South project.

Construction will take place in a highly

urbanized environment, requiring

sensitive management of road and

utility diversions. Excavation to a

depth reaching 33 metres will require

the removal of 1.7 million cubic metres

of earth and the placement of 600,000

cubic metres of concrete and 150,000

tonnes of reinforcement steel.

On completion, the project will

provide a world-class rail terminus

and serve as an international gateway

to China. A key element is a dramatic

steel and glass roof structure that

will be a prominent feature of the

Kowloon skyline.

“The joint venture is particularly

delighted that our technical

competence and reputation for

excellent quality have enabled us

to win another prestigious contract

on the XRL. We are confident we will

safely deliver a development of the

highest quality,” said Gammon Chief

Executive Thomas Ho.

Market Place by Jasons Brand Campaign Brings Tremendous Results

MTR trains on the Hong Kong and Tsuen Wan lines have been transformed into Market Place by Jasons shopping aisles.

Strong Group Presence at Cambodia Investment Conference

The Jardine Matheson Group had

a strong presence at the biennial

investment conference organized

by the International Business

Chamber of Cambodia and held in

Phnom Penh.

For the third time, the Group was

a lead sponsor of the ‘Global

Challenges, Cambodia’s Responses’

event, which also provided a good

opportunity to showcase the Group’s

increasing interest in Cambodia with

its high GDP growth rate, emerging

middle class and increasing

consumer wealth.

The Jardine Matheson booth at the

entrance to the conference hall

attracted considerable attention and

was visited by Deputy Prime Minister

and Minister of the Economy and

Finance Keat Chhon, as well as the

Minister of the Council of Ministers

and Deputy Prime Minister Sok An.

Jardines’ current presence

in Cambodia dates from the

beginning of the 2000s with

the establishment of Jardine

Schindler (Cambodia) Ltd. This

was followed in 2009 by a 12.25%

investment by JSH Asian Holdings

Limited in ACLEDA Bank Plc,

Cambodia’s largest bank, and a

US$35.7 million Hongkong Land

purchase last year of development

properties in Phnom Penh and

Siem Reap.

Market Place by Jasons has launched

the second stage of its Hong

Kong-wide marketing campaign

‘Your Lifestyle Supermarket’. This

follows on from the first ten-week

stage launched in May 2011, which

successfully boosted brand awareness

and popularity.

The second stage features widespread

television advertising of the brand,

as well as on Mass Transit Railway

(MTR) trains, buses and minibuses.

A key element is the transformation of

the inside of MTR trains on the Island

and Tsuen Wan lines into Market

Place by Jasons supermarket aisles.

Brand building activities have also

been extended into events such as

the annual Hong Kong Wine & Dine

Festival, amongst other customer

engagement activities, in-store events

and promotions.

Over the last four years, Market Place

by Jasons has expanded rapidly in

Hong Kong to its current 16 stores.

Hactl Launches New IT System for SuperTerminal 1

Hong Kong Air Cargo Terminals

Limited (Hactl) has introduced a

totally new cargo management

system, COSAC-Plus, to SuperTerminal

1, the world’s largest independent air

cargo handling facility. This follows

almost three years’ development and

a HK$240 million (US$31 million)

investment.

COSAC-Plus is the third generation

of the groundbreaking cargo

management system first introduced

by Hactl in 1976 at Hong Kong’s

former airport, Kai Tak. Developed by

HACTL Solutions Ltd, an independent

company established in 2009, the

new system embodies hundreds of

improvements and handles images

for the first time.

“COSAC-Plus builds on the impressive

functions of its two predecessors, and

presents a greatly-enhanced system

in a modern, user-friendly format,”

said HACTL Solutions Director Tan

Chee Hong.

“These smart electric drives are a

visible example of how JAS takes

Jardine Aviation Services provides ramp handling services for All Nippon Airways’ Boeing 787 Dreamliner aircraft.

Jardine Aviation Services (JAS) has

scored two recent ‘firsts’ at Hong Kong

International Airport.

Successful Debut of Dreamliner

In one, JAS successfully handled the

world’s first commercial flight of the

new Boeing 787 Dreamliner operated

by All Nippon Airways (ANA) from Tokyo

to Hong Kong in October 2011.

JAS ground handling teams greeted

the Dreamliner with professional flight

operations, load control and ramp

handling services. The Dreamliner’s

arrival marked a new era of aviation

industry, as it is one of the world’s

greenest aircraft in terms of noise

production and fuel efficiency.

JAS has been a trusted ground handling

partner for ANA since 2005 and has

recently extended the scope of its

operations for the airline to also cover

passenger services, thus providing an

integrated airport-service solution.

JAS Pioneers Green Airport Mobility

In the second ‘first’, JAS, as a selected

pilot programme partner of Mercedes-

zero-emission smart electric cars to its

fleet as part of its green initiatives to

Hongkong Land – Expanding its Commercial Property Portfolio Across Asia

Hongkong Land – Expanding its Commercial Property Portfolio Across Asia

From Hong Kong where the group

has established one of the best

commercial property portfolios in the

world, Hongkong Land is currently

developing its brand across Asia,

applying its expertise and experience

to evolving new commercial districts

and setting new standards of

partnership, integrity and excellence.

Founded in Hong Kong in 1889 and

closely involved from the outset in

the growth of the city, Hongkong

Land is today one of Asia’s leading

property investment, management

and development groups. It owns and

manages some 450,000 sq. m.

(five million sq. ft.) of prime

commercial space that defines the

heart of Hong Kong’s Central Business

District (CBD) as well as managing a

further 450,000 sq. m. in Singapore,

along with operations in Macau,

Vietnam, Thailand and Indonesia.

The group also develops premium

residential properties in a number of

cities in the region.

“Hongkong Land helped to form and

then develop Hong Kong’s city centre

into the stylish area of

business efficiency and

metropolitan lifestyle that

it is today,” said Hongkong

Land Chief Executive

Y K Pang, “and it is from

here that we are expanding

our business throughout

the region, while continuing

to reinvest in Hong Kong.”

In Singapore, Hongkong

Land has worked closely

with Government

authorities and its joint

venture partners to create

the new financial and

business district of Marina

Bay, while in Macau,

‘One Central Macau’ is fast

becoming the enclave’s

premier destination. In

mainland China, where

Hongkong Land recently

won the tender to develop

an integrated retail centre on a

premier site in the heart of Beijing,

the group will apply its successful

Central concept to what is expected to

become an international landmark in

the city. In other markets too such as

Vietnam, Cambodia and Indonesia,

Hongkong Land is helping to improve

city areas, set new benchmarks for

architectural and retail standards,

and introduce new property

management capabilities.

“Hongkong Land’s properties in

Hong Kong and other Asian centres

are recognized as market leaders and

house the world’s foremost financial,

business and luxury retail names,”

explained Mr Pang. “Each property

commands a prime location and

when completed, each is managed

by our own specialist teams. They

work around the clock to deliver the

very personal property management

standards and tenant services for

which Hongkong Land has become an

industry byword.”In Hong Kong, the Landmark’s skylighted Atrium is home to many of the world’s most famous fashion brands.

Brand Central Sets the Standards

Sustainability has been integral to

Hongkong Land’s business philosophy

for many years and the group is

committed to the ongoing reduction

of carbon emissions from its buildings

through energy efficiency, the use of

new technologies and materials and

applying best practices.

“We have a very strong track record,

too, of pioneering products and

solutions that benefit our environment

as well as our tenants,” said Mr Chow.

Most recent has been the

introduction of a green roof

project during a complete

retrofit of the podiums

of both The Landmark

Atrium and The Rotunda,

Exchange Square to create

a rooftop environment

that can sustain plant

life and is aesthetically

pleasing, while

reducing the buildings’

carbon footprints.

Hongkong Land has also

been actively involved in

enhancing the public areas

around its buildings. In

Hong Kong, the group has

worked closely with the

Hong Kong Government

since 2003 on ‘CENTRAL Cityscape’,

an initiative which focuses on features

such as trees and greenery, signage

and lighting to create a welcoming

ambience and, where possible,

enhance personal safety and security

too through improved pavements

and drainage, and railings separating

pedestrians from traffic.

“We believe that through initiatives

like Cityscape we can contribute to the

life and well-being of the communities

around our buildings,” said Mr Chow.

the key pillars of product, service and

marketing excellence,” said Executive

Director, Commercial Property,

Raymond Chow. “It conditions our

thinking and defines our every action.

Even as the best, we believe we can

always strive for better.”

Regarding its clients as partners,

Hongkong Land endeavours to

proactively manage their tenancies

and ensure they run as smoothly as

possible. Its Customer Service Centre

supports these relationships, while

ongoing upgrades such as improved

directional signage, and state-of-

the-art lifts and escalators ensure

that its buildings operate efficiently

and effectively.

“We pride ourselves on our long-term

relationships with our clients, many

of whom will often be with us for over

15 years,” said Mr Chow. “Indeed, we

even have clients who have been with

us for three generations – grandfather,

father and now, son.”

Hongkong Land’s Central portfolio

sets the standards for all the group’s

developments around the region.

Comprising 12 premium commercial

properties interlinked by a network of

footbridges, this hub forms the heart

of the city’s CBD. The office buildings

are occupied by many of the world’s

leading multinational companies and

banks, while its 54,700 sq. m. of retail

space houses the flagship stores of

virtually every global luxury brand,

one of the greatest concentrations

anywhere in the world.

Over the years, Hongkong Land has

continued to refine and upgrade its

Central portfolio ensuring that it keeps

pace with technology and trends and

remains the location of choice for both

local and international businesses,

as well as the preferred destination

of local and visiting shoppers,

particularly those from the growing

mainland China market. Most recently

this has included the refurbishment

of The Landmark, Prince’s Building

and The Forum. Integrated facilities

such as The Landmark Mandarin

Oriental hotel and new retail concept,

Landmark Men, also play an important

role in defining Hongkong Land’s

reputation for innovation. The latter,

which opened in mid-2011, required a

complete revamp of The Landmark’s

first basement floor to create a

one-stop fashion hub for the male

trendsetter. Another innovation has

been to increase the emphasis on

Central as a dining destination, with

the area now boasting four restaurants

with Michelin Stars.

Underpinning the success of Central is

Hongkong Land’s continual quest for

excellence, which is exemplified in the

levels of property management and

customer service it offers. “Excellence

is at the core of all we do and forms

Prince’s Building was the first Hongkong Land property to undergo ‘CENTRAL Cityscape’ refurbishment, not only enhancing its ambience, but that of the surrounding areas as well.

Singapore

In Singapore, Hongkong Land

manages a portfolio of assets that

represents the approximate size of

Hong Kong. The group first entered

this key market just over a decade ago

with its first project, the wholly-owned

office development, One Raffles Link

and its retail component, CityLink Mall.

This was followed by joint venture

project One Raffles Quay, a two-

tower office development specifically

designed to meet the requirements

of leading financial institutions

and multinationals. Most recently,

Hongkong Land has been playing a key

role in the joint venture project, Marina

Bay Financial Centre (MBFC), which

is creating a new financial district

for Singapore on a prime waterfront

site and is one of the most ambitious

mixed-use developments under

construction anywhere in the world.

The entire development comprises

three office towers offering

Indonesia

Hongkong Land first established a

presence in Indonesia in 2003 through

its 50% joint venture PT Jakarta

Land, which owns and manages the

Metropolitan Complex in the heart of

the capital. Currently this comprises

80,000 sq. m. of prime office space in

three buildings. Another 57,000 sq. m.

of office and retail space will come

on stream later this year with the

completion of World Trade Center II.

This is the most advanced commercial

office building in Jakarta and the

first certified sustainable office

building in the CBD. In addition,

there is significant land for future

development which will meet the

growing demand from multinational

corporations and leading Indonesian

companies for premium office space in

Jakarta’s CBD.

“Through the land bank we have the

opportunity to further grow our city

centre portfolio, while also seeking

opportunities to expand our footprint,”

explained Mr Garman.Through its 50% interest in Jakarta Land, Hongkong Land is poised to benefit from the future growth of the Indonesian capital’s Central Business District.

luxurious apartments and penthouses,

and Marina Bay Link Mall, which will

provide 16,350 sq. m. of retail space.

“This project is drawing on our key

strengths and expertise in city centre

developments,” explained Executive

Director, South Asia, Robert Garman.

“When completed in 2013, MBFC

will play a vital role in advancing

the flooding, we are working hard on

marketing and promotions to ensure

a swift return to normal business

and pedestrian traffic, as well as

raising substantial sums of money for

flood relief.”

Cambodia

Last year, Hongkong Land took its

first steps into Cambodia with the

purchase of a property portfolio

consisting of four freehold sites in

Phnom Penh – a one-hectare site in

the CBD, which is to be developed;

a smaller riverfront property in the

key tourist area; and two serviced

apartment buildings, Colonial

Mansions I and II – and one leasehold

site in Siam Reap.

Colonial Mansions are currently

undergoing a major refurbishment,

which will set new standards for city

centre serviced apartment living

when completed, as well as ensure

that Hongkong Land’s brand values

are maintained at the highest levels.

One Central Macau has quickly established itself as the flagship luxury retail centre in Macau.

Vietnam

Hongkong Land was an early investor

in Vietnam in 1995 as its economy

and infrastructure began to develop.

Central Building located next to

Hanoi’s iconic landmark Hoan Kiem

Lake was followed by 63 Ly Thai To,

which is near the Opera House. The

two prime properties, which comprise

office and retail space, are both market

leaders with blue chip tenants.

As Vietnam continues to develop,

Hongkong Land is currently exploring

opportunities to expand its presence

to Ho Chi Minh City.

“We were ahead of the game when we

moved into Vietnam and are keen to

retain our market leading position with

further investment in other key areas

of the country,” said Mr Garman.

Thailand

Gaysorn Shopping Centre in Bangkok

is a prime example of Hongkong

Land’s ability to apply its brand

Central concept outside Hong Kong.

Following the establishment of a joint

venture with leading Thailand property

developer, the Gaysorn Group, in

2001, to refurbish, lease and manage

Gaysorn, Hongkong Land effectively

created what is today the city’s

premier luxury retail centre. Located in

the legendary Ratchaprasong Square

shopping area, Gaysorn houses many

of the world’s leading designer labels

and Thailand’s top brands.

In spite of recent political unrest and

the challenges of heavy city centre

flooding, Hongkong Land takes a long-

term view on the potential of Thailand.

“We feel Thailand has a promising

future,” said Mr Garman. “Following

“We believe the Cambodian property

market offers great growth potential in

the long term,” said Mr Garman.

Macau

Although it is only two years since it

came on stream, One Central Macau

has quickly established itself as the

flagship luxury retail centre in Macau.

A waterfront mixed-use project

in the heart of the city, One Central

Macau comprises seven residential

towers, a three-level shopping mall

housing many of the world’s

leading luxury brands, the 213-room

Mandarin Oriental, Macau hotel and

‘The Residences & Apartments at

Mandarin Oriental, Macau’, the first

to open in Asia.

“We spring-boarded brand Central

into Macau and within a very short

time have created the ultimate

urban luxury lifestyle in the heart

of the city’s gaming paradise,” said

Raymond Chow.

Well Positioned for the Future

With its strong balance sheet

and cash flow, Hongkong Land

enters 2012 well positioned for

further expansion when suitable

opportunities arise. Although the

global economy remains uncertain,

the Asian economies are robust,

creating increasing demand from

both foreign and local companies

for more office space as they grow

their businesses in the region.

As Hongkong Land’s commercial

developments get underway in

Beijing and the group grows its

presence in other parts of the

region, it remains firmly focused

on its goal of developing and

managing high-quality, market-

leading buildings in CBD locations

around Asia.

At the same time, the group continues

to enhance its office and retail

properties in its key Hong Kong market.

“Hong Kong is the original hub and

we never lose sight of its importance in

terms of its location and international

position. Singapore is now also

gaining substantial importance as

the hub for South Asia and as a key

financial centre in Asia,” said Raymond

Chow. “With key holdings in both

markets, the advantage of working

with international retailers and global

companies, and being Asia’s premium

landlord, we are well placed to take

advantage of any opportunity in

the Asia region. We want to be the

best at what we do and we tend to

take a long-term view rather than be

influenced by short-term trends.”

The current redevelopment of The Forum at Exchange Square is the latest example of Hongkong Land’s ongoing efforts to upgrade and enhance its properties.

Hongkong Land is to develop an integrated retail centre on a site in Wangfujing located in the heart of Beijing.

Mainland China

Hongkong Land’s development of its

brand in Asia achieved a significant

step forward last year when it won a

key tender to develop an integrated

retail centre on a site in Wangfujing

located in the heart of Beijing.

Although the group has been involved

in the residential property market

in mainland China for more than

15 years, this will be a strategic

long-term commercial project for

Hongkong Land.

The 131,100 sq. m. development is in

the western part of Wangfujing Dajie,

an area that has a long history in

China and is already seen as the prime

commercial and retail location in the

city. Hongkong Land’s development

will house leading brands from

around the world and plans include a

luxury Mandarin Oriental hotel.

“Beijing is an important centre

for business in Asia and these

investments are in line with our

strategy to grow our property

portfolio in key commercial centres,”

said Mr Chow.

Outside Beijing, Hongkong Land

is exploring opportunities for

commercial developments in other

mainland China cities such as

Shanghai, while also looking at

the potential of the country’s fast

developing second tier cities.

On Mental Health from the Jardine Ambassadors

The sixth annual CENTRAL Rat

Race raised a record-breaking

HK$2.62 million (US$337,000) for

MINDSET and saw participation from

over 450 individuals.

The ‘Rat Race Cup’ was won by CB

Richard Ellis Limited, while Craig

Shute from the same company won

the ‘Big Rat Cup’ for being the fastest

senior executive. The ‘Junior Rat Cup’

went to Stephanie Tsang for being

the fastest, and New Life Psychiatric

Rehabilitation Association won a

new race, the ‘NGO Rat Cup’, which

pits pairs of representatives from

local NGOs.

“This is the sixth year that MINDSET

has been the beneficiary of the

CENTRAL Rat Race, and we couldn’t

be more grateful for the support

provided by Hongkong Land and

the local business community each

year,” said MINDSET Chairman and

Jardine Matheson Group Managing

Director Anthony Nightingale. “Too

often in an executive’s life, mental and

physical health are overlooked at the

expense of work. This event is a fun

and effective way to raise awareness

of how important mental health is and

maintaining good work-life balance.”

During the Race, runners in creative

costumes or business attire pass

briefcases as batons while navigating

a 2.5km course through CENTRAL’s

Grade A commercial buildings

and interconnecting pedestrian

walkways to highlight its convenience

and efficiency as a world-class

business centre.

“This year we had a fantastic turnout

which underscores the fact that the

CENTRAL Rat Race remains one of

Hong Kong’s signature charity events,”

said Hongkong Land Chief Executive

Y K Pang.

MINDSET Participates in World Congress

MINDSET was represented at the

2011 World Congress of the World

Federation for Mental Health when

MINDSET Steering Committee Member

and Group General Counsel Giles

White addressed participants on the

‘Private Sector’s Role in Mental Health:

MINDSET’s Experience’.

Speaking at the event, which was

held in Cape Town, South Africa,

Mr White said that the MINDSET

structure had evolved over time as

its effectiveness was tested across

the Group. Most recently, a group of

12 senior executives within Group

companies had been appointed as

‘MINDSET Coordinators’.

“They also now play a key role in

enhancing employees’ participation in

MINDSET and mental health activities,

and in supporting the work of the

Jardine Ambassadors,” said Mr White.

Mr White explained that MINDSET

operates with the same attention to

detail and commitment that Jardines

applies to its businesses.

“We set measurable objectives for

MINDSET and target specific sectors

where we can leverage our position in

the community,” he said.

Outlining the success of MINDSET,

Mr White said that in 2010 about

5,000 people suffering or recovering

from mental illness and their carers

and families had benefited directly

from its programmes. More than

63,000 students, teachers and

family members in Hong Kong had

also benefited from the Health in

Mind programme.

Mr White said that he was

particularly proud of the considerable

achievements of the Jardine

Ambassadors who in 2010 spent

over 37,000 hours working on

MINDSET projects.

Two representatives of the 12 Sichuan social workers present MINDSET Steering Committee members (second left) Neil McNamara and (second right) James Riley with a painting as a token of their appreciation of MINDSET’s support in the ‘Sichuan Expanded School Mental Health Network’ project.

The social workers involved in a

MINDSET supported project to help

schoolchildren in Sichuan recover from

the 2008 earthquake there have been

thanked for their efforts at a lunch

held in the Penthouse of Jardine House

in Hong Kong.

The social workers, most of whom

are in their twenties, have completed

their contracts on the project, which

has been conducted by the Hong Kong

Polytechnic University and supported

by MINDSET.

Speaking at the lunch, which

was attended by MINDSET

Steering Committee members and

representatives from Dairy Farm and

Zung Fu who have business operations

in Sichuan, Dr Timothy Sim of Hong

Kong Polytechnic University said that

over the past three years, the ‘Sichuan

Expanded School Mental Health

Network’, as the project is known,

had accumulated useful experience

in promoting the mental health of

students, their families and their

teachers living in the Mianzhu and

Wenchuan communities.

Dr Sim said that while the physical

reconstruction of the towns and

schools affected by the earthquake

was nearing completion, social and

psychological reconstruction still has

a long way to go.

“As we enter into the next phase of

work, we will continue to construct

with our students and their significant

others, healthier and happier paths of

growth and development.”

Group Activities Promote Social Inclusion

Service users from three Hong Kong

agencies have participated in several

recent Jardine Matheson Group

activities, with the aim of promoting

social inclusion and the acceptance

of people recovering from mental

illnesses amongst Group staff.

At the annual Jardine Sports

Association Sports Day for staff and

their families, service users from

New Life Psychiatric Rehabilitation

Association set up and manned a

games booth featuring various games

designed around the theme of positive

thinking. These were well received and

enjoyed by all the participants.

At the annual Gammon Family Fun Day,

50 members of The Boys’ and Girls’

Clubs Association of Hong Kong joined

staff to watch the entertainment and

join in the family games. Everyone had

a great time, and the service users also

went home with an array of gifts.

Meanwhile, 20 members from Baptist

Oi Kwan Social Services visited IKEA’s

store at Mega Box where they received

practical tips about making the best

use of space. The service users were

also treated to a delicious Swedish

breakfast before their tour of the store,

which was led by two IKEA designers

who answered the visitors’ many

questions on ways to save space.

Children enjoyed playing the games at the Gammon Family Fun Day.

The Spirit of Christmas at MINDSET Place

MINDSET Place residents, Jardine Ambassadors and MINDSET Steering Committee members all entered into the spirit of Christmas at the party organized by the Ambassadors.

The spirit of Christmas was in evidence

at MINDSET Place when residents

were entertained at a Christmas party

organized by Jardine Ambassadors.

The home for people suffering from

chronic mental illness was set up by

MINDSET in 2010 and is operated by

New Life Psychiatric Rehabilitation

Association with professional health

and social workers offering a high

standard of care, training, and social

activities for the residents.

MINDSET Steering Committee

members Giles White, Neil McNamara,

Ritchie Bent and Michael Hobson

joined in the festivities where they

acted as the panel of judges for a

series of games and sang Christmas

carols together with the Ambassadors

and MINDSET Place residents.

During the event, residents split

into three groups and competed in

decorating Christmas tree outfits,

which they had designed and sewn

and then worn to the party. Santa

Claus also made an appearance and

with the assistance of MINDSET

Steering Committee members

handed out presents to the residents

consisting of personal items donated

by Mannings and its suppliers.

“The party was full of cheer

and laughter throughout,” said

Jardine Ambassador and Santa

Claus for the day, Jeffrey Tse of

Jardine OneSolution.

Busy Programme for Health in Mind Students

Students involved in MINDSET’s

Health in Mind programme have

been busy participating in a range of

activities designed to increase their

understanding of mental illness.

The tenth year of the Health in Mind

programme was officially launched

with an orientation camp, which was

held at Wu Kai Sha Youth Village in

Hong Kong. Over 140 students joining

the first year of the programme

participated in the event, which

helped to build team spirit and

self-confidence.

Subsequently, the new Health in

Mind students attended a workshop

at Kwai Chung Hospital, which aimed

to equip them with the necessary

knowledge and skills to interact with

people suffering or recovered from

mental illness.

Conducted by Senior Nursing Officer

Francis Woo, the workshop also

included a visit to various facilities

inside the hospital such as the Patient

Resources and Social Centre.

Students in the second year of the

Health in Mind programme learned

how to better understand emotion in

a workshop conducted by Kwai Chung

Hospital Senior Clinical Psychologist

Dr Raymond Chan.

Dr Chan helped students to look at

emotion from different angles and

introduced a ‘Five Steps’ module

to help students to manage their

emotions better.

Meanwhile, the 71 students with the

highest participation rate in their first

year of the current Health in Mind

programme were rewarded with a visit

to SuperTerminal 1, which is operated

by Hong Kong Air Cargo Terminals

Limited. The students were impressed

by the state-of-the-art design and the

highly automated and sophisticated

cargo handling and storage systems in

the terminal.

A water game played at the Health in Mind programme orientation camp cooled the participants, but strengthened their team spirit.

Party Time for Boys’ and Girls’ Clubs Association Families

It was party time for members of The Boys’ and Girls’ Clubs

Association of Hong Kong when Jardine Ambassadors visited its Tze

Wan Shan Centre.

Altogether 57 adults and children from 27 families enjoyed games

and delicious food prepared by the Ambassadors, as well as six

parent-child activities designed to strengthen their relationships.

The highlight of the party was when Santa Claus distributed

presents to all the participants. Each family received a fortune bag

filled with rice, oil and canned food, while each child was given a

Christmas stocking with candies and toys.

“It was a joy to see the smiles on participants’ faces and all the

Ambassadors were touched by the thousand thanks they expressed

to us,” said Jardine Ambassador Clement Kei from Zung Fu.

children took the opportunity to shop

for their favourite snacks as well. After

shopping, the children were invited to

break their fast in a marquee specially

erected in the hypermarket’s car park

where they enjoyed an evening of

Group Celebrates St Andrew’s Day

Wellcome Education Awards Offer a Brighter Future

As part of its ‘Wellcome Cares’

philosophy, Wellcome Hong Kong

has made education awards to

100 children of staff members.

The children, who were selected for

their good academic performance,

were given funds to combat the

rising cost of textbooks and other

study-related expenses.

“We treasure our people and care

for them and their families,” said

Wellcome Hong Kong Chief Executive

Choo Peng Chee. “With this education

scheme, we hope to enable our staff’s

youngsters to build a brighter future

for themselves and their families.”

The Jardine Matheson Group celebrated

St Andrews Day on 30th November 2011 in

the traditional manner.

At Jardine House in Hong Kong, business

associates and friends gathered in the

Penthouse to partake in the ceremony of

‘testing the capacity of the wooden spoon’,

a tradition which dates back 75 years to

1936 in Shanghai. At that time, the spoon

was proven to hold an imperial quart,

then the equivalent of a bottle of whisky.

In Bermuda, the Group’s celebrations were

attended by the Governor and Lady Gozney,

the US Consul General and two bagpipers,

instead of the usual single player. The

second piper, Pipe Major Ian Duncan of

the Atholl Highlanders in Perthshire,

Scotland, was visiting Bermuda on a recce

for the visit in June this year of over 50 of

the Highlanders.

Greetings in verse were also exchanged

between Hong Kong, Bermuda and

Matheson & Co. in Lombard Street, London. Jardine House in Bermuda was the venue for the Group’s St Andrew’s Day celebrations there.

Recipients of the Wellcome Hong Kong education awards celebrate with their families.

The Strategic HR Programme – A Group-wide Initiative

The 14 Strategic HR Programme delegates, joined by Jardine Lloyd Thompson Asia Chief Executive Officer Warren Merritt, during their visit to CPIC in Shanghai.

Group Executives Dance the Night Away

Over 600 guests danced the night

away at the annual Jardines Executive

Dinner Dance (JEDD) for senior

executives and their partners.

The 2011 event was organized by

a committee chaired by Hongkong

Land and held at the Hong Kong

Convention Centre with the theme

‘JEDD Live 2011 – A Musical Journey

from Classical to Jazz, Rock to Pop’.

Dinner was preceded by a cocktail

reception, which included games

and entertainment. Celebrity

impersonators greeted guests and

were photographed with them, while

a ‘Living Jukebox’ allowed guests to

select any song in a pre-set menu and

have it sung by the female performer

inside the jukebox.

Group Managing

Director Anthony

Nightingale and JEDD

Chairman Raymond

Chow got the rest

of the evening off to

a good start in the

style of ‘Hard Rock’

performers when

they smashed two

ceremonial guitars

on stage. During

dinner, guests

enjoyed music and

dance performances including an

outstanding act by Frank Sinatra and

Barbara Streisand lookalikes.

Another highlight of the evening,

which also included table prizes,

a music quiz and a ‘best dressed’

competition, was the lucky draw for

40 luxurious prizes. First prize was

an eight-inch Golden Record in the

value of HK$150,000; second prize,

cash vouchers of HK$100,000; and

third prize, two Xi – GUCCI Grammy

Gold watches.

Following on from the success of the

Director Development Initiative (DDI),

Group Human Resources launched

a similar initiative for the Group’s

Human Resources Directors ((HRD)

designed to open their minds to new

ways of doing things and to initiate 14

business-related change initiatives.

The Strategic HR Programme (SHRP)

adopts an action learning approach

and takes participants into different

types of businesses to meet their

respective HR Directors and other

senior executives for discussions about

‘how’ they do things. At the end of the

process, they reported back to the

Jardine Matheson Holdings board as to

what they had done as a result of their

exposure to these other companies.

“During the past three years we have

recognized that the ‘topography’

of HR has changed and that the

traditional ‘western’ model of HR

based on the gradual growth of a

business, is progressively becoming

less relevant,” explained Head of

Group HR Ritchie Bent. “A new,

more agile and pragmatic form of

HR management is emerging, which

is already being practised by many

Asian companies, and we think it is

time that we explored this more fully.

The SHRP gave our HR Directors the

opportunity to question their practices

in terms of what is working for them

and what isn’t.”

In the programme, which has just

concluded, participants from 14 Group

companies visited businesses in Hong

Kong, Shanghai and Singapore, as

well as receiving insights from two

professors, one from the Hong Kong

University of Science and Technology

Kellogg Business School, and the

other from INSEAD Singapore.

Group HR Conference Focuses on Supporting High Growth Environments

Two hundred Human Resources

directors and managers attended

the Jardine Matheson Group’s annual

Human Resources (HR) Conference

held in Guangzhou, which focused

on how to manage in high-growth

environments. The conference was

well supported, with over 30 delegates

each from Astra and Dairy Farm,

several Chief Executive Officers (CEOs)

from various Jardines businesses and

three external business heads.

The first day examined the various

challenges businesses face in China

and included a ‘Hard-Talk’-style

interview with five CEOs, followed by

a series of business symposiums. On

the second day, the emphasis turned

towards the HR challenges associated

with the business issues raised during

the previous day.

“This conference has given me some

real insights into the difficulties

our business heads face, and in

particular, the role HR can play in

overcoming these,” remarked one

Dairy Farm delegate.

Group Communications Conference Goes to Disneyland

On the first night of the Group’s annual Human Resources Conference in Guangzhou, the 200 delegates each donned a hat ‘to reflect their personality’.

The Jardine Matheson Group

Communications Conference was held

against the dynamic backdrop of Hong

Kong Disneyland at the theme park’s

conference centre.

Some 43 corporate communications

professionals from across the Group

attended the conference, which

began with opening remarks from

Group Corporate Secretary and

Director, Group Corporate Affairs, Neil

McNamara, about communications

issues facing Group businesses.

This was followed by an improvised

theatre workshop led by an external

training consultant where participants

were asked to use their creativity,

imagination and lateral thinking

in several improvisation exercises.

Participants then heard from a social

media consultant about the

latest trends in the use of

social media in marketing.

Over lunch Peter Lowe,

Vice President, Hotel

Operations, F&B and

Business Solutions

& Events, Hong Kong

Disneyland, gave a lively

presentation about the

success of the Disney

service culture. The

conference then continued

with an interactive session

on branded customer

service where various case studies

were outlined to illustrate the use

of emotional appeal by successful

brands. Participants were also given

guidance on tools that would enable

them to better understand a brand and

how to align it with customer service.

At the end of the conference,

participants were given free tickets to

enjoy the Disneyland Park.

Corporate communications professionals from across the Group discussed the elements that create successful brands at the Group Communications Conference.

ENTERPRISE AT WORK... Jardine OneSolution

Following a downturn in global IT spending in the aftermath

of the financial crisis, IT products distribution and service

company Jardine OneSolution (JOS) identified the need to

develop a more sustainable growth model. In late 2009, the

decision was made to introduce the ‘Mid-Market Customer

Expansion Programme’ targeting mid-market business end

users. This would not only drive new customer acquisition

beyond JOS’ well-established corporate enterprise customer

segment, but also fit well with its core competencies.

Key objectives for the programme included an aggressive

year-on-year growth target of 50% across the JOS group

in Hong Kong, China, Singapore and Malaysia. This was

well in excess of the overall market growth rate of 5% to

8% and at a time when JOS’ competitors were focusing on

defensive strategies.

The programme required a full spectrum of business

initiatives including the review and strengthening of sales,

marketing and product management, creative tactical

promotion activities, and aggressive service contract

replacement/acquisition promotions. The development of

close teamwork with key vendors and strategic partners was

also essential, as was teamwork within JOS itself.

“Regional teams from Hong Kong, China, Singapore and

Malaysia worked together to achieve the growth targets and

sustain the business model,” said JOS Director, Strategic

Marketing, Joseph Koc.

The project required a ‘mindset’ change on the part of staff

from a defensive/cost control culture to a more offensive/

enterprising culture. Certain key changes were also

made to support proper implementation of the necessary

go-to-market strategies. These included dedicated sales

resources to support customer retention and growth and a

shift in sales management approach from ‘account based

resources’ (ABR) to ‘territory based resources’ (TBR).

“We also had to address the branding and positioning

of JOS amongst competition in the mid-market customer

segment, and the strengthening of our partnerships with

third party industry players,” added Mr Koc.

At the beginning of 2010, marketing and communications

staff from different regions led by JOS’ Strategic Marketing

Department went on to develop ‘back-bone’ marketing

strategies to ensure alignment of the marketing and

promotion plans.

“These strategies were well orchestrated go-to-market team

efforts by the various regions,” said Mr Koc.

By the end of 2010, all targets had been achieved with a

49% increase in new customers and sales revenue and an

overall 50% year-on-year growth rate.

“This was thought by many to be impossible, but we at JOS

proved them wrong by demonstrating our determination to

pursue growth,” said Mr Koc.

During 2011, even more aggressive targets were set with the

goal of no less than 100% year-on-year growth for the next

three years.

“With continuing emphasis on teamwork, we believe that

our innovative go-to-market strategies will unlock the full

potential of the mid-market segment for JOS’ long-term

sustainable benefit. JOS is confident of upholding its

corporate culture of ‘Play to Win!’” concluded Mr Koc.

Jardine OneSolution (JOS) representatives from Hong Kong and Macau worked together with other JOS teams from around the region on the highly successful Mid-Market Customer Expansion Programme.
