It’s important to recognize that the Real Estate industry in some countries like Kenya, Uganda and Rwanda is a step ahead of others like

Tanzanian and Burundi. In Tanzania the real estate industry has for long time been dormant and cold because of a number of hostile government policies and regulations such as the Land Act, The Condominium and Mortgage Financing Acts which are now being revised to create a favorable atmosphere for business.

In the past, only a few players lingered in the real estate market because the market itself was limited, today more Tanzanians are shifting from the traditional housing ways to opt in for a more classy and modern

housing style. This change in lifestyle has also been clearly reflected in other sectors of the economy. The entire country has moved from being a nation of people that are increasing becoming only interested in modern and quality products, this a habit that is now being reflected by the continuing purchasing habits of many Tanzanians. Several sectors in the economy from simple commodities to services now testify that Tanzanian are willing to spend more on quality and the real estate market is no exception. Major Property Industry trendsToday in Tanzania, life-styles are changing and the demand for multifamily houses is increasingly becoming famous. Single persons, young married couples and retired persons are the leading living units interested in such form of housing. The multifamily units are normally less costly to maintain and accessing social service and utilities such as water, electricity is cheaper and easier.

Multifamily houses are available in form of duplexes, quadruplets, rental apartments, cooperatives units’ condominium units.

The high-rise buildings exist in form of a small city with business offices, stores, recreation facilities such as swimming pools, bars and night clubs gives a reason why they are becoming famous.

The easiest way to observe that Ugandans do not have a saving culture of any sort is by observing the ridiculously long lines at the ATMs every end

of the month when most employees receive their salaries. It simply goes to prove one thing; employees can’t wait

to withdraw their salaries so they can spend it on all the issue they might consider pressing or urgent.

Most people will testify that they spend most of their salary within the first week of spending it – and this is a habit that leaves no room for saving. Why? Because the ugly truth is that life is full of pressing and urgent issues that need money to be solved.

That’s why whenever most people go to the ATM; they go there to withdraw cash and not to deposit it.

For most ordinary Ugandans it’s hard (absolutely hard) to save 100 million shillings of liquid cash in the bank, and that’s an ugly scenario. However all hope isn’t lost.The easiest way to save is by keeping your money in real estate.

To put it simply, consider this; set aside a million shillings or two. Buy land upcountry in the village. Wait six months or maybe even a year and then try to establish the monitory value of that plot of land. Chances are that you will discover that the commercial value of that plot of land will exceed any amount of interest you have earned from any bank in

Uganda. Real estate isn’t just one of

the safest ways to see your money multiply it’s also one of the best ways to save. Because let’s face it, life is full of those moments that require some cash to solve a small problem, if you have your money saved in real estate it won’t be as easy as walking to an ATM machine to withdraw it. It

will have to be something extremely or intensely important for you to withdraw that money.

Back to my first point; it’s absolutely hard to save up to 100 million if you have a regular paying job, however you can steadily accumulate real estate value the equivalent of 100 million. Don’t be afraid to start now.

Garden Art AlternativesGarden art can be almost anything, even when it’s not called garden art. Garden furniture, most commonly benches but also tables and chairs, is great for livening up your garden with an artist’s touch. Trellises or other walkway coverings are an ideal way to create a secluded, romantic atmosphere to your garden or backyard of lawn.
