The 2016 Urban Core Market Report is a study designed

with the objective to explain the transformational evolution

of Miami’s Urban Core. The Transformation from a commuter

nine to five city to a 24/7 vibrant and growing metropolis.

The context of the report is a six year study that focuses on

identifying trends that contribute to property value creation

and fundamental stabilization of emerging sub-markets

within Miami’s Urban Core. The report was designed not

make predictions rather it was designed to help see the

forest through the trees by giving a macro perspective of

each micro sub-market thats makes up our city center.

URBANIZATION TRENDS

Today 54% of the World’s population are living in Urban Areas, and this number is projected to increase to nearly 66% by the middle of the century.*

It is estimated that starting 2010 the percentage of population in the United States residing in urban areas is expected to increase every five years at an average rate of 1%.**

Miami’s Population is expected to increase from 5,771,000 in 2014 to 6,554,000 in 2030.***

Miami is expected to become the 6th largest Urban area in the United States in 2030 only after Dallas/Ft Worth, Houston, Chicago, Los Angeles and New York respectively.****

Located in the Greater Downtown Miami area, the Brickell Financial District is a major hub for Miami and South Flor-ida’s burgeoning financial services industry.

BRICKELL

The Biscayne Corr idor is bound by 12th street north of Downtown and 87th st north of the 79th street causeway. The biscayne corr idor serves as Miami ’s main non-highway artery that connects al l of the urban core neighborhoods.

BISCAYNE CORRIDOR

Downtown Miami is the Central Business District of Mi-ami-Dade County and home to the single-largest econom-ic and financial hub in South Florida. Greater Downtown Miami areas is home to headquarters of dozens of national and international companies. Over one dozen consulates have established a presence in Downtown Miami, helping facilitate the advancement of international business and travel.

CBD/DOWNTOWN

Midtown which was the former Florida east coast railway yard is a roughly 56 acre site that was developed into mul-tiple mixed-use buildings including a 645,000 SF retail center and multiple mixed-use residential towers.

MIDTOWN

Art galleries. Fashion Stores. Open-air street art instal-lations. Antique shops. Eclectic bars. Creative live-work dwellings. Those are just some of the characteristics of the creative Miami neighborhood known as Wynwood.

WYNWOOD

The Upper East Side is home to luxurious communities like Belle Meade, Bay Point, and Morningside. But more tradi-tional communities like Palm Grove, historic Bayside, Davis Harbor and the MiMO District on Biscayne Boulevard with hits historic hotels are also part of the Upper East Side.

MIMO/UPPER EAST SIDE

Dedicated to luxury fashion, architecture, dining experi-ences—and, of course, design—forward-thinking urbanists have spearheaded a transformation of the Miami Design District from a desolate neighborhood to a vibrant urban destination for residents and tourists alike.

DESIGN DISTRICT

Although it’s known for its industrial buildings, Little River is home to many creative users and artists, as well as fur-niture trade users and makers. Warehouses in the district serve a wide variety of industries and offer direct access to Downtown Miami.

LITTLE RIVER/ LITTLE HAITI / LEMON CITY

The Arts & Entertainment District is known for its world-class cultural institutions and attractions, including the Pe-rez Art Museum (PAMM), the Arsht Center, the Miami Chil-dren’s Museum, Jungle Island, the upcoming Miami Science Museum and the American Airlines Arena, home of the Mi-ami Heat.

MIami’s urban core retail has seen an unprecedented growth and is by far outpacing all other asset classes not only on sales, but also in leasing and rent growth. Major retail projects like The Miami Design District and Brickell City Centre are causing their respective neighborhoods property valuations to increase exponentially, especially in The Design District where Average price per square feet has increased to $2,323.

Downtown Miami CBD leads in office sales due to a combination of factors that include availability of deals, value add investment strategies, and gener-al investor sentiment in respect to the likely upside of a once sleepy market. Fundamentals continue to improve in the CBD office space as absorption con-tinues trending upwards, and supply re-mains relatively stagnant.

The total square footage of industrial properties has been decreasing year over year as more spaces find their highest and best use by either redevel-oping or adaptively re-purposing into different uses like creative office or re-tail. This has caused light industrial us-ers to move to different areas such as Allapattah and Little River.

The Wynwood Block was purchased in 2013 for $6.3M and received over $1M of renovations for retail and F&B. The Wynwood Block successfully leased with rates up to $80 PSF for spaces facing NW 2nd Avenue, the main artery in the Wynwood Arts District. The building later was acquired by Red Sky Capital for a record breaking $26 million.

East End Capital acquired the property back in 2014 for $5.3M. It subsequently, it hired DFA, an architecture firm from New York, to develop the High Line looking project with a substantially preleased before TCO.

The Wynwood Building is one of the landmarks in wyn-wood, with over 45,000 SF of office, retail, and cafe space.The Wynwood Building is a landmark in the Arts District attracting hundreds of thousands of people every year just to take pictures thanks to its unique Jean-Francois Rauzier inspired art.

WeWork, the New York based co-working network, has signed a 15 year lease for the entire 96,575-square-foot Security Building in downtown Miami, making it its second site in South Florida. Metro 1’s Tony Arellano brokered the sale and adapted the use of the 16-story Security Building, at 117 NE First Ave., in June for $23.5 million.

Currently in its third phase is currently under construc-tion and is expected to complete by late 2017. Included in this phase is paradise plaza which will be an extension of the already existing Paseo Ponti which is the pedestrian street that transverses the district. By then the district is expected to house more than 120 luxury retailers, a 119-key boutique hotel, 15 to 20 restaurants and cafes, and some luxury condominiums. This future expansion could result in Dacra owning 1.2 million SF with the potential of adding an additional 2 million SF of space.
