Section B Building Operations & Guidelines

The following rules and regulations shall apply to your firm’s premises, the building, the parking garage, the property, and the appurtenances thereto. Many of these statements are a reiteration of lease provisions. In the event that the language contained herein varies from the terms of a specific lease, the language contained in the lease will prevail.

Facilities Operations Group (FOG) The Facilities Operations Group (hereafter known as FOG) of R.D. Scinto, Inc. properties is in charge of all building operations. R.D. Scinto prides itself in fixing your problems before you even know they exist. But if we do happen to miss something, you may always call in a maintenance request or an emergency situation to FOG, 24 hours a day, 7 days a week. The current head of the Facilities Operations Group is VP of Operations, Joseph Delco. Contacting FOG

Call 203-925-8200. You may use any one of the three options to place a maintenance request at any time. FOG Emergencies The following six categories will help determine if your situation demands emergency action:

Safety hazards: is there an imminent threat to your physical safety?

Property damage: can the problem potentially destroy the tenant’s and/or landlord’s property?

Water damage & flooding: are there large amounts of uncontrolled water flooding within internal or external areas of the building? (i.e. major roof leaks, broken water main)

Gas or smoke: do you smell gas or smoke?

Bomb threat: did you receive a bomb threat? This will require police action.

Burglaries: were you burglarized? This will require police action. If you answered yes to any of the above questions, please report this to the 24/7 FOG Hotline at 203-925-8200, and call 911 if necessary. In case of a true emergency, always call 911 first. FOG Non-Emergencies

Termination of an employee requiring all tenant locks be changed.

Roof leak that can temporarily solved by placing an empty trash can under the leak.

Clogged toilet (unless it is overflowing).

Burned out light bulbs, interior or exterior.

Power outage. Any of the above situations should be reported to the 24/7 FOG Hotline at 203-203-925-8200, but do not require immediate emergency action.

Building Information & Policies: Access Identification Cards

Access identification cards may be obtained at the Security Desk in Corporate One, Monday–Wednesday, 9:30 am–12:30 pm, and Thursday 1:00–3:00 pm. There is a one-time nominal fee for membership payable by cash or check to R.D. Scinto, Inc., if you wish to gain access to the fitness facilities. The card is free if you are simply registering a vehicle. Please see the end of this manual for the Access Card Request & Vehicle Registration Form and bring to Security. In the event that your badge has been lost or damaged, please report to Security at 203-944-2082. There will be a $10.00 charge for replacement.

If a valid access control card fails to operate a door or elevator, please notify Security immediately. The card’s malfunction will be investigated and corrected as soon as possible. Use of access control cards is automatically recorded, and cards should not be transferred, shared, or traded among employees. When an employee leaves the company, please notify FOG immediately and if possible, return the access control card to Security. Alcohol Policy Please note that under the laws of the State of CT, alcohol may not be sold without a permit from the State of CT Liquor Control commission. Amerilert (Emergency Notification System)

R. D. Scinto, Inc. makes use of an emergency notification system called Amerilert to promptly inform tenant management of any significant situation that could affect tenant use or access to their offices. It is intended for use by a tenants’ decision making management team, and should not be used as an employee notification system. Amerilert is a subscription-based service online, but is free to sign up. Sign-up procedure:

Follow sign-up directions on screen

Select properties for which you wish to be notified

A validation code will immediately be sent to your cell phone. Enter the 4-digit code in the space provided on screen.

Select the services you would like to receive – “Voice,” “Text,” “Email” – you may check as many services as you like. Be sure to include area codes in phone numbers.

Note that your company name MUST be a part of the username you choose. If your company name is not part of the username, the subscription will be deleted without notice. Remember to renew your subscription when notified Animals No animals, except seeing-eye dogs, shall be brought into or kept in, on or about tenant’s premises. ATM For your convenience, an ATM is located on the 2nd floor of Corporate One and in the Corporate Four Café. The banking machines are maintained and operated by People’s Bank. Please report ATM issues to FOG. Bicycles, etc. Bicycles, rollerblades, skateboards, scooters and other such vehicles are not permitted inside or on the walkways outside the building, except in those areas specifically designated for

such purposes. Building Hours Building hours are Monday–Friday, 6 am–7 pm, and Saturday, 7 am–2 pm. Hours may be modified to meet tenant business requirements. Burglar Alarms The tenant will be responsible for monitoring of intrusion alarms that they have installed. Bus Service Greater Bridgeport Transit (GBT) provides service throughout Fairfield County. GBT provides direct service from the Bridgeport Metro North Train Station (Route #22X) to the Corporate Park, with stops on Corporate Drive and Enterprise Drive in Shelton. Route #9 has direct service to buildings on Quarry Road, with stops at 56 Quarry Road and at 112 Quarry Road (Fairfield Medical Center). Contractors Working On-Site All contractors, contractor representatives, and installation technicians performing work in the building shall be subject to FOG’s prior approval, which shall not be unreasonably withheld, and shall be required to comply with the landlord’s standard rules, regulations, policies and procedures. Tenants shall be solely responsible for complying with all applicable laws, codes, and ordinances pursuant to which said work will be performed. Common Areas Sidewalks, vestibules, halls, stairways, and other similar areas shall not be obstructed by tenants or used by tenants for any purpose other than to enter and exit the tenant’s premises. At any time when corridor doors are not in use, they shall be kept closed. Daycare There are two daycare facilities on the R.D. Scinto properties. Bright Horizons is located at Corporate 3; phone: 203-926-1398, and Pumpkin Pre-School is located at 100 Beard Saw Mill Road; phone: 203-926-1800. Deliveries All deliveries to and from tenant’s premises shall be made only at such times, and through the entrances and exits designated by FOG for such purposes. Tenants shall not permit the process of receiving deliveries to or from their premises outside of said areas or in a manner which may interfere with the use by any other tenants. Electric Vehicle Charging Stations (EVC)

The EVC stations are for use by tenant employees. The use of the EVC is a shared, free amenity and should not be abused. The EVC is offered free of charge when used by registered members of our on-site tenant employees. Avoid EVC station conflicts with others by moving your vehicle to another parking space when it is not actively charging. Electrical Requirements Tenants shall not install, operate or maintain in their premises or in any other area of the building, any electrical equipment which does not bear the U/L (Underwriters Laboratories) seal of approval. Any equipment must not overload the electrical system beyond its capacity for

proper, efficient and safe operation as determined by FOG. FOG will store ample supplies of standard fluorescent bulbs such as T8 and T12. The tenant will be responsible for storage of specialty replacement bulbs. Executive Conference There is an executive conference room located off of the lobby of Corporate One available for use by all tenants. To reserve the room, please contact R.D. Scinto Reception at 203-929-6300. Fire Extinguishers Fire extinguishers have been removed from all public spaces in accordance with CT State Fire Code. In case of fire, you should, if possible, activate a fire alarm pull box and evacuate the building. Do not attempt to fight a fire. Call 911 immediately if there is a fire. Holidays observed by R.D. Scinto, Inc.

Christmas Day In addition to the holidays listed above, R.D. Scinto, Inc. may observe optional holidays. On

observed holidays the building operates as if it were a weekend: all lobby doors and floors are secured; the HVAC system is off, and no janitorial services are scheduled. Security and supervision of parking lots and garages will be on a limited basis. If your firm observes additional holidays beyond those listed above, please advise FOG of these dates. Fitness Centers R.D. Scinto offers health club facilities to all of our tenants. An R.D. Scinto identification badge is required for access to all fitness centers. A R.D. Scinto, Inc. Fitness Center is located in the following buildings: SHELTON

35 Nutmeg Drive (1st floor, satellite fitness facility) All fitness centers are open 5 am–11 pm and are subject to early closing due to inclement weather. Holiday closings will be announced. The fitness centers do not provide towel service. Flammable, Explosive, or Hazardous Substances Under the provisions of 42 U.S.C. section 9601 et seq. or any other applicable environmental law, tenants shall not: use, store, install, spill, remove, release or dispose of any asbestos-containing materials or any solid, liquid, or gaseous material considered toxic or hazardous within or about their premises or any other portion of the property, unless given prior written consent by FOG. If FOG gives written consent to tenants pursuant to the foregoing sentence, tenants shall comply with all applicable laws, rules and regulations pertaining to and

governing such use by tenants, and shall remain liable for all costs of cleanup or removal in connection therewith. Floor Loading The landlord shall have the power to prescribe the weight and position of safes and other heavy equipment or items, which in all cases shall not exceed acceptable floor loading and weight distribution requirements. All damage done to the building by the installation, maintenance, operation, existence or removal of any of the tenant’s property shall be repaired at the expense of the tenant. Heating & Cooling Tenants shall not furnish any cooling or heating to their premises, including, without limitation, the use of any electrical, electronic or gas heating devices, without prior written consent from FOG. HVAC The R.D. Scinto heating, ventilating and air-conditioning (HVAC) system operates Monday–Friday, from 7:00 am–6:00 pm, and Saturday from 7:00 am–12:00 pm. If you have any questions, or need to arrange HVAC service beyond these hours, please contact FOG. If your suite is equipped with an override button, please see your own facilities manager for instructions on its use. If at any time during working hours you desire adjustment to the temperatures within your suite, please contact FOG for assistance. The available temperature range is 68-78˚F. We suggest a range that conforms to the building standard, which is 73˚F, plus or minus 3. Any areas, such as a telecommunications rooms requiring 24/7 HVAC operation or other specialized cooling are to be installed and maintained by the tenant and will require a dedicated system. Janitorial Services & Trash Normal janitorial duties are performed Monday–Friday, 6:00 pm–2:00 am. However, at least one staff member is on duty in certain buildings at all times during normal hours of operation to assist with special cleaning needs and situations requiring immediate attention, such as spills. Tenants shall not hinder the work of cleaning personnel after 6:00 pm and such cleaning work may be done at any time when the offices are vacant. Windows, doors, and fixtures may be cleaned at any time. Tenant contracted janitorial services will comply with all building recycling programs, and follow standard cleaning hours.

When discarding items too large to fit in a waste container, please mark each item clearly with the word “TRASH” or “BASURA” and locate them near your waste container. When discarding cardboard boxes, please flatten them and mark clearly with the word “RECYCLE” and locate them near the waste container as well. If you have a large amount of trash to be removed during the workday, please contact FOG and our staff will be glad to assist you. All kitchen area waste containers should be lined with plastic liners daily to ensure that coffee grounds, food and other “wet garbage” are disposed of properly. Labor Contracts Tenants shall not take any action which would knowingly violate the landlord’s or tenant’s labor contracts affecting the building or which would cause any work stoppage, picketing, labor disruption, dispute, or any interference with the business of the landlord, other tenants, or any person lawfully in the building. Tenants shall take any actions necessary to resolve any such disruption and immediately terminate any work being performed giving rise to such labor problems, until the landlord has given written consent for such work to resume. Tenants shall have no claim for damages of any nature against the landlord or any of its related

parties in connection therewith. Loading Docks Loading docks are to be used for loading only. All tenant material, equipment, and supplies are to be removed from loading docks as soon as possible or by the close of business on the same day. Storage of any tenant material equipment and supplies is not permitted on the loading docks. Any unclaimed material found on the loading dock will be considered trash. Locks & Keys Tenants shall not affix additional locks on any door in their premises or the building without prior written consent by FOG, which shall not be unreasonably withheld. A reasonable number of keys to the locks on the doors in the premises shall be furnished to tenants at tenant’s cost, and tenants shall not have any duplicate keys made. All keys shall be returned to FOG at the expiration or termination of their lease. Lost & Found The lost and found is located at the Corporate One Security Desk. Items not claimed after 30 days will be donated to charity. Mailboxes The outgoing U.S. Postal Service mail drop boxes are located on the first floor of each building. FOG will assign your firm a mailbox number and provide you the keys upon occupancy. If you find the daily volume of mail you receive exceeds your mailbox size, please notify FOG and they will make any necessary changes. Drop box locations for other services are located close to the mailboxes in most of the buildings. High-speed Internet access: Fiber, telecom services available from SBC, LightPath and Telemedia Cable in all tenant spaces

All R.D. Scinto properties have easy access to I-95, the Merritt Parkway, and Route 8 Newsletter R.D. Scinto, Inc. publishes the Enterprise Corporate Park Newsletter on a monthly basis. Copies can be found in the lobby of each building, or online at www.scinto.com. Please email [email protected] by the 25th of the month to submit an advertisement for the next month’s issue. Parking Ample parking is provided at all R.D. Scinto properties. Please refrain from parking in visitor, handicapped, or reserved parking spaces unless permitted or authorized. Parking enforcement is done to remind tenants of garage policies. A courtesy notice is given for the first infraction; violation notices are given thereafter. If the problem persists, and if possible, the parking service will alert the operations contact prior to towing a vehicle. The speed limit for vehicular traffic is 5 mph in parking lots and garages; on roadways it is 15 mph. Pedestrians have the right of way at all times. Although Security patrols the garages, R.D. Scinto, Inc. is not responsible for vehicle theft or damage. Please lock your vehicle at all times and do not leave it

improperly parked or in the garage overnight. If overnight stay becomes necessary, please notify Security at 203-944-2082. Pest Extermination Tenants shall use the pest extermination service designated by FOG to control pests in their premises. Tenants shall bear the cost and expense of such extermination services. Plumbing Plumbing fixtures and appliances shall be used only for the purposes for which designed. No rubbish, rags or other unsuitable material shall be thrown or placed therein. Damage resulting to any such fixtures or appliances from misuse by the tenants shall be paid for by the tenant, and the landlord shall not in any case be responsible. Public Transportation Various forms of public transportation are available to R.D. Scinto, Inc. tenants and their employees. Carpool & Vanpool: Applications for carpool parking are available at MetroPool. Anyone needing information on the vanpool program should contact MetroPool at 1-800-331-2040. Taxi Service: There are several taxi companies that serve the Fairfield County area: Action Cab Company, Ace Cab Company, Fairfield Cab Company, and Valley Cab Company.

Publicity FOG shall have the right to prohibit publicity by tenants that may impair the reputation of the building or its desirability for the landlord or other tenants. Upon written notice from FOG, tenants will discontinue such publicity immediately. Recycling R. D. Scinto, Inc. participates in the program in conjunction with the carting services provided by Winter Bros. Tenants or their cleaning services are required to use the exterior dumpster for all cardboard; there are also “paper only” dumpsters located in the same area of loading dock parking lot. Do not “contaminate” recyclable materials by mixing with coffee grinds, food, and food containers or any other “wet trash” material.

A partial list of acceptable recyclable materials is as follows: office stationary, white or colored office paper, dry process copier paper, typing paper, computer printouts, memos, worksheets, unbound reports, plain envelopes booklets. A partial list of unacceptable recyclable items is as follows: kraft (brown) paper or envelopes, carbon paper, papers with plastic, wax paper, paper cups and plates, paper towels, tissue paper, lunch bags, blue print paper, film or photographs, glossy or plastic coated paper, overnight mail envelopes, junk mail.

Repairs Tenants shall carry out their permitted repair, maintenance, alterations, and improvements in their premises only during times reasonably agreed to in advance by FOG and in a manner which will not interfere with the rights of other tenants in the building. Security & Security Devices FOG may occasionally adopt appropriate systems and procedures for the security or safety of the building, its occupants, entry and use, or its contents. Tenants, tenant’s agents, employees, contractors, guests, and invitees shall comply with all related requirements. Signage No signs, advertisements, or notices shall be affixed to any windows, doors, or other

parts of the building, or campus property, except those of such color, size, style and in such places as designated in writing by FOG. No nails, hooks, or screws shall be driven or inserted into any part of the tenants’ premises or the building, except for normal decoration, nor shall tenants deface any part of the building. Smoking Policy All buildings including tenant and public spaces in R.D. Scinto, Inc. properties are non-smoking areas. This includes the lobby, all building entrances/exits, all restrooms, elevators, all tenant offices, and parking garages. Those who smoke may do so at each building’s designated smoking areas only. The no-smoking policy applies to all smoking material and methods: cigarettes, cigars, pipes, as well as e-cigarettes, vaping devices and other electronic devices such as (but not limited to) Advanced Personal Vaporizers, APV’s, Vape-Pens, or Vape-Mods. At this point in time, the long term effects of vaping are still in question. As such, in an effort to err on the side of caution, we prohibit any form of smoking within or in the immediate areas of our buildings (including vaping). At such future time it is determined by the scientific community that there are no detrimental side effects to vaping, we will re-visit our policy. Soliciting, etc. Soliciting, canvassing, loitering, and peddling in the building is prohibited. Tenants shall not solicit business, distribute, or cause to be distributed any handbills, promotional materials, or other advertising in the building. Tenant Conduct Tenants shall not make or permit any improper, objectionable or unpleasant noises or odors in the building, or otherwise interfere in any way with the other tenants. Tenants shall not conduct or permit any other activities in the building that may constitute a nuisance. Tenants shall not use or occupy their premises in any manner or for any purpose which would injure the reputation or impair the present or future value of their premises or the building. Tenants shall not use or permit their premises to be used for lodging, sleeping or for any illegal purposes. Tenant Directory The directory in the main lobby of each building includes a complete listing of building tenants. If your company needs to add, change, or remove any information contained on the directory, please notify FOG in writing. Tenant Functions If you are planning a tenant function (party, reception, fundraiser, etc.), please notify FOG in advance. FOG maintains certain policies and procedures that assist in coordinating the event, limit liability of the building, and provide for the safety of all visitors and guests. No function may be held in the common area or on the grounds without prior approval from FOG. Tennis All tenants of R.D. Scinto buildings may use the tennis court, located directly behind Tower 1 on Corporate Drive. To register and reserve a court, send an email to [email protected], and include your first name, last name and company name. You will receive log in information for the tennis reservation website. You will be able to book or cancel court time from any computer. This outdoor, lighted court is available from 8:00 am–10:00 pm, seven days a week, weather permitting. Vending Machines

Tenants shall not operate any coin or token operated vending machine or similar device unless it is for the sole and exclusive use of their employees, and then only if such operation does not violate the lease of any other tenant of the building. Window Treatments Tenants shall observe the landlord’s rules with respect to maintaining standard window coverings on all windows in their premises so that the building presents a uniform exterior appearance. Tenants shall ensure that to the extent reasonably practicable, window coverings are closed on all windows in their premises while they are exposed to the direct sunlight.

Building Access Normal operating hours for the buildings:

Monday – Friday: 6:00 – 7:00 pm

Saturday: 7:00 am – 2:00 pm

Sunday and Holidays: Closed All buildings at R.D. Scinto, Inc. are secured after normal business hours and on weekends. After-hours access to R.D. Scinto is possible through the front entrance and parking garage vestibules. In some of the buildings, access control cards permit tenants to unlock doors and access elevators to authorized areas after hours. Occasionally, ad-hoc and sometimes seasonally the operating hours for a specific building may be adjusted to meet tenant business needs. Tenants may check with Scinto Security (203-944-2082) for the current operating hours for their building. Building Security Although R.D. Scinto maintains a secure work environment, many people enter the building every day and complete safety cannot be guaranteed. Tenants may take several preventative measures to keep your area more secure, by doing the following:

Lock all doors when leaving your suite unattended.

Instruct employees to keep valuables in secured areas (locked desks, file cabinets or closets) when left unattended.

Keep safes, vaults, strongboxes or similar devices locked, particularly when unattended.

Notify security if you see loiterers, peddlers, or canvassers on the premises.

Keep a record of serial numbers of all valuable office equipment. After normal business hours, please make sure that all entry doors to your suite are locked. It is also a good practice to keep all entrance doors other than the main entrance to the suite locked at all times. The R.D. Scinto security department recommends that tenants keep all personal valuables locked up during business and non-business hours.

Security Officer Escort In many buildings, the on-site security officer is available upon request to escort people to their vehicles. The Security desk can be reached at 203-944-2082. Movement In and Out of Building

All move-in, move-out, and major deliveries requiring more than 15 minutes of elevator time must be scheduled with R.D. Scinto FOG at least 1 week in advance of the move. FOG will notify R.D. Scinto Security and other tenants of the building, as may be appropriate. Moving hours are limited to 5:30 pm – 12 pm, Monday – Friday, and all day on Saturday and Sunday. A dedicated building mechanic is required to be on-site during all move hours. This is a chargeable service, the current rate is $50/hour, billed to the tenant. Minimum charge is 2 hours, and is prorated at ½ hour increments. FOG will schedule a building mechanic and reserve a freight elevator for the move, which should be used exclusively for move-in and move-out. All communications regarding moves must be via email; contact [email protected]. When scheduling a move you should provide the name of your move coordinator from your company, your moving vendor’s phone number, and expected hours of the move. R.D. Scinto, Inc. also requires movers to provide a Certificate of Insurance prior to the move. Permission to use the loading dock should be obtained through Scinto Security. The movers must take appropriate steps to protect all floor surfaces and common area walls. Common doors are not to be propped

open unless agreed to by Scinto Security. The tenant is responsible for any damage to common areas incurred during the course of their move.

Weather Emergencies Severe Weather The U.S. Weather Service reports the movement of severe weather that may present a threat to the metropolitan area. Tenants have the choice of evacuating or remaining in the building during a severe weather alert. If the U.S. Weather Service gives an early alert, certain steps can be taken to prepare for severe weather if the decision is to remain in the building. It is recommended that tenants have the following available during any kind of severe weather or natural disaster: first aid kit, fire extinguisher, adjustable wrench for turning off gas and water, radio and batteries, flashlight with extra batteries, heavy gloves in case of broken glass, rubber soled shoes, water and non-perishable food If informed by the U.S. Weather Service of imminent severe weather:

Clear desks, tables, and windowsills of books, papers, or other items and secure them in boxes or drawers.

Relocate easily moveable furniture away from windows.

Store all easily moveable office equipment in inside offices.

It is recommended to stay inside the building during severe weather, but if tenants wish to go home, they may do so at their own discretion.

The building staff will maintain communications with public utilities. During disasters that cause loss of primary power sources, United Illuminating will work to restore service from a stand-by source. Telephone service may also be interrupted during severe weather. Tenants requiring emergency service should contact their telephone company. Earthquakes In the event of an earthquake, do not attempt to leave the building. You are safer within the building until the initial tremors subside. If evacuation is necessary, know where the locations of possible safe refuge areas are outside and away from the building. It is best to move as far away from buildings as possible during an evacuation. Most casualties result from falling objects and debris because the shocks can shake, damage or demolish buildings and the contents of a building. Earthquakes may also trigger after-shocks, landslides, fires, and tsunamis. During an earthquake:

Remain as calm as possible.

Get under a sturdy piece of furniture or into a doorway, or crouch against an inside corridor or hall.

Stay clear of windows and glass partitions; turn your face away from them.

Move toward the center of the building (elevator lobby) as soon as possible.

Do not try to exit the building. Remain on the floor you are on until otherwise instructed.

Do not use the elevators. If you are in an elevator, exit at the next stop. After an earthquake:

Check for injuries and give first aid if necessary.

Cover injured persons to keep them warm.

Check for fires and dangerous spills.

Do not use telephones for outside calls except in extreme emergencies.

Use battery powered radios for damage reports and information from public safety agencies.

Be aware of possible dangers such as exposed electrical wiring and broken glass. Tornados Tornados are rare in the northeast, however they have occurred before. In the event of a tornado, do not attempt to leave the building. You will most likely be safer within the building until the extremely high winds subside. Tornados usually offer very little warning time, leaving those in its path needing to rapidly find protective cover. If the building structure is severely damaged and evacuation is necessary, know where the locations of possible safe refuge areas are outside and away from the building. Beware of falling glass, airborne objects and debris, and fallen electrical lines, as these are common effects of tornadoes which may cause injury.

Building Emergencies Fires The entire building must be evacuated when a fire alarm signal is sounded. The R.D. Scinto VP of Operations will be in charge of the evacuation until the arrival of the Fire Chief. Each tenant’s office manager or supervisor should predetermine priorities for the safety of records, classified material and/or securities. Supervisors also must cooperate with tenant wardens to ensure all employees are well informed and instructed on evacuation procedures. In the event of a fire:

Call 911. Upon arrival, the Fire Chief is in charge.

After calling 911, call Security at 203-944-2082

Activate fire alarm pull station.

Evacuate according to the Emergency Preparedness & Evacuation Plan.

The tenant wardens and monitors for persons with disabilities go into immediate action. Absolute silence and decorum must prevail for maximum effectiveness. No smoking during an evacuation.

All elevators are called to the ground floor and put on manual control.

Unless a stairway is on fire or filled with smoke, tenant wardens distribute the flow of people evenly through all available stairway exits. If a stairway is on fire or smoke-filled, the alternate stairway can be reached by crossing over through the closest tenant floors.

Orderly floor clearance continues until all occupants are evacuated to outside safety areas, away from the building or as directed.

When “ALL CLEAR” is announced, the intermittent alarm signal is silenced, and the Scinto Response Team signals the tenant wardens to lead the employees back to their work places in an orderly fashion.

If available, elevators will be back in service. The Scinto Response Team coordinates the loading of the elevator cars to prevent over-crowding.

Power Failure In the event that your building sustains a power failure, emergency lighting is available in the stairwells. Building stairwells have emergency lighting which is connected to the battery backup units and many Scinto buildings have emergency generator power. All HVAC equipment, lights, receptacles, elevators and most telephone equipment will not be operational. In the event of a power failure:

FOG will contact the electric company to determine the duration of the power outage.

Security will publish an Emergency Notification Message through Amerilert (for more information on Amerilert, please see Section B: Building Operations & Guidelines).

Floor wardens check the elevators on their floors to see if people are trapped inside. If there are people trapped in an elevator, the floor warders will ask them to remain calm and then notify the R.D. Scinto HVAC Manager of their location.

Elevator monitors report to the elevator lobby on their floors to assist the floor warden in assessing the elevator situation. If people are stuck, the elevator monitor will stay in contact with these people and Scinto staff or First Responders as soon as possible.

Stairway monitors report to the elevator lobby on their respective floors.

If the power is not restored after 60 minutes, an Amerilert update will be sent to affected building(s) tenants.

If the electric company does not know how long the power will be out, or if the power will be out for longer than one hour, the building may need to be totally evacuated. If total evacuation is necessary, it is conducted according to the fire evacuation procedure discussed in the previous section. Active Shooter There can be many reasons for police activity in a building. One of the more concerning is an angry, aggressive, threatening, or suspiciously acting client, employee, spouse, or stranger – especially one that has a weapon. Active shooter situations occur generally without warning, are over within 3-5 minutes, and have tragic endings. How quickly you respond could mean the difference between life and death. If you hear or are told there is gunfire at your place of work, the actions you should take are simple:

RUN – HIDE – FIGHT Run:

Have an escape route in mind. If you don’t, plan one now.

Leave your belongings behind.

Evacuate regardless of whether others agree to follow.

Help others escape.

Do not attempt to move wounded people.

Prevent others from entering the area where shooter is.

Call 911 when you are safe. Hide:

Hide in an area out of the shooter’s view.

Lock the door and block the entry to your hiding place.

Silence your cell phone. Fight:

Fight only as a last resort, when your life is in imminent danger.

Attempt to incapacitate the shooter.

If you fight, commit to your actions – your life depends on it. When the police arrive, follow all police instruction as quickly and calmly as possibly. Keep in mind that police will not immediately be able to identify the shooter, thus it is important not to run toward police or attempt to hold onto them. Put down any items you are holding, raise your hands above your head and spread your fingers. Keep hands visible at all times to indicate that you do not have a weapon. Remember that first responding police are there to stop the shooting,

not to help you or any injured people. Rescue teams will follow to aid everyone who is injured or in hiding.

Medical Emergencies If there is a true medical emergency, call 911 immediately. Afterwards, call security at 203-944-2082 to report the location and nature of the medical emergency. Security will escort the emergency personnel to the proper location and reserve an elevator when required. Do not move an injured person on your own. R.D. Scinto, Inc. recommends that all tenants keep a first aid kit in their suite, and have a few staff members trained in CPR. Many Scinto Security and Maintenance personnel are CPR and AED trained. There is an AED unit at the Security Desk at 1 Corporate Drive and one at the Fitness Center in 3 Corporate Drive.

Building Threats Bomb Threats

The vast majority of bomb threats are false alarms. Unfortunately, it is not always a simple task to differentiate false alarms from genuine threats. All suspicious individuals or situations should be reported immediately to FOG at 203-925-8200. If you receive the bomb threat, use the following checklist to obtain information:

When will the bomb explode?

Where is the bomb located?

What kind of bomb is it?

What does the bomb look like?

Who are you?

Does the caller have an accent, stutter, slur, or lisp?

Is there background noise (music, road noise, pay phone)?

Approximate age of caller?

Gender of caller? Note the time at which the call was completed, and then dial 911 to relay all the information you have collected regarding the bomb threat. When the dispatcher hangs up, call FOG at 203-925-8200 to report the bomb threat. If a non-descriptive general bomb threat is received, the building will remain open, and the decision to evacuate is up to each tenant. Total evacuation may be necessary when the threat is specific in nature, the call cannot be resolved as a hoax, or a suspicious object is located. If total evacuation is necessary, the Threat Notification Procedure will be executed. For evacuation procedures, please move as directed by the reigning authority (police, fire chief, or FBI). Bombs

If you receive a suspicious package or letter and believe it may be a bomb, do not open it. Quickly check the package to determine if it has any of the following bomb recognition points:

Excessive postage

Incorrect titles or titles with no names

Oily stains or discoloration

No return address

Excessive weight, rigid, lopsided or uneven envelope Protruding wires or tinfoil visual distractions

Foreign mail, air mail and special delivery

Restrictive markings such as “confidential” or “personal”

Handwritten or poorly typed addresses; misspellings of common words

Excessive securing material such as masking tape, string, etc. If the package is a suspected bomb, isolate the parcel and evacuate the immediate area. Do not put the parcel in water or in a confined space, such as a desk drawer or cabinet. Dial 911 then, call FOG at 203-925-8200 to report the location of the suspicious package or letter. Preventative Measures:

Conduct regular inspections in every suite for suspicious objects.

Keep offices tidy: offices free from debris make a foreign object easier to detect.

Encourage all employees to report any suspicious persons wandering about the offices, corridors and restrooms to the Security Desk at 203-944-2082.

Monitor all delivery people and repairmen while in your office.

Do not leave your office unattended and unlocked for any reason – all drawers, cabinets, compartments, closets, etc. fitted with locks should be kept locked.

Encourage all employees to comply with the building security access control measures.

Note that explosives can be concealed in small packages, shopping bags, cans, briefcases, etc.; thus, only police bomb squads should touch any potentially harmful substances, explosives or suspected explosives.

Chemical and Biological Threats or Unsafe Packages No security measure can completely prevent terrorist attacks. But by working together with the tenants, R.D. Scinto hopes to create the most secure work environment possible. The typical characteristics of a suspicious package or letter containing a chemical and biological threat are the same as those listed under bomb recognition checklist from the previous section. If you are sent a package that is a suspected chemical or biological threat, double bag the parcel and isolate it. Ensure that all persons who have touched the letter or package wash their hands. Evacuate the immediate area. Dial 911, and then call FOG at 203-925-8200 to report the location of the suspicious parcel.

Section E Evacuations

Evacuations The Emergency Preparedness and Evacuation Plan

The R.D. Scinto, Inc. VP of Operations is in charge of the procedures and the specific responsibilities of those assigned in the plan.

There must be sufficient floor wardens and tenant wardens to ensure that an evacuation team is in force in all occupied portions of the building and public areas during an evacuation.

There must be at least one floor warden assigned to each floor by the tenant. The floor warden(s) remain in contact with the tenant warden during all emergencies.

Tenants should assign sufficient searchers and monitors for all appropriate areas, to ensure that all employees are evacuated from remote parts of the building, and that evacuation takes place in an orderly and safe manner.

Sufficient alternates should be assigned for each position specified in the plan, so that a principal or alternate is in the building at all times during working hours to supply leadership under the plan.

Specific Roles within the Emergency Preparedness and Evacuation Plan

Tenant Wardens and Assist Tenant Wardens: Be familiar with the Emergency Preparedness and Evacuation Plan, the location of exits, and the location and operation of any available fire alarm system. Tenants are responsible to have assigned responsible and dependable employees as wardens, searchers, and monitors. Organize, train, and supervise the searchers, stairway monitors, elevator monitors and special assistants. Direct the evacuation of occupants in the event of an emergency. Tenant wardens ensure their assistants are trained in their duties. A tenant warden is assigned by each tenant. It is the Tenant Warden’s r responsibility make sure any vacations, leaves of absence, transfers, or sickness of yourself and or assigned emergency staff, have replacements and to make necessary provisions for alternates.

Searchers: Find and evacuate all personnel from the suite, specifically from remote areas such as storerooms, file rooms, computer rooms, etc.

Special Assistants to Persons with Disabilities: Co-worker volunteers should be assigned to assist persons with disabilities to either evacuate or locate to a designated “place of refuge”. If their evacuation cannot be done safely and efficiently, a Special Assistant (SA) should, if possible, remain with person(s) needing assistance to evacuate until 1st responders arrive at their location. Another SA or other responsible individual should be designated to immediately, upon exiting the building, report the exact location* , condition*, and number of persons* needing evacuation assistance to 1st Responders and/or a Scinto Response Team person.

A typical “place of refuge” is a stairwell landing, provided there is adequate room on the

landing without presenting an obstacle to others using the stairs to evacuate. If the stairwell landings are not adequate, office space immediately adjacent to the emergency exit door(s) should be used as an assembly area for those needing assistance to evacuate.

NOTE: Upon arrival to the scene, 1st Responders will evaluate the emergency situation and then determine if evacuation of disabled and/or injured person(s) should commence.

*This is critical information and should be communicated without delay.

Stairway Monitor: Assigned to a specific exit area, ensure that everyone exits into the

stairwell in an orderly and safe manner.

Elevator Monitors: Make sure no one uses the elevators unless assisted by the fire department.

R.D. Scinto, Inc. VP of Operations: Be familiar with the written Emergency Preparedness and Evacuation Plan. Organize, train and supervise the HVAC Manager and the Scinto Response Team. Ensure the availability and state of readiness of the Scinto Response Team. Encourage Tenants to assign Tenant Wardens for each floor, and sufficient tenant wardens for each tenant in accordance with the Emergency Preparedness and Evacuation Plan.

R.D. Scinto, Inc. HVAC Manager: Be familiar with the written Emergency Preparedness and Evacuation Plan.

Scinto Response Team: Designated employees of R.D. Scinto Inc. are specifically assigned to assist during an emergency situation or evacuation. The Scinto Response Team can generally be distinguished by bright yellow vests. Evacuation Drills The R.D. Scinto, Inc. VP of Operations conducts emergency evacuation drills at least once a year, in accordance with the approved plan. All occupants of the building are required to participate in the emergency evacuation drill. The occupants may be required to leave the building and assemble in an area designated by VP of Operations. Written records of the drills are kept on the premises and are readily available for inspection by the fire department. In case of a full evacuation, please designate a meeting place, away from the building. Tenants of Corporate One and Two should move along sidewalks of Corporate Drive toward Progress Drive. All other buildings tenants should congregate in the parking lots.

Be sure to allow a path for emergency vehicles. We will communicate to those gathered when it is safe to return to the building. If your company chooses a location other than those listed above, please make sure the location is away from all building structures, and clear of the driveways that are used by emergency vehicles. Please report this location to FOG so that we can share your whereabouts with local authorities.

Section F Alterations & Remodeling

Tenant Alteration Projects Any alterations that you wish to make to your space will require a written request and written approval from FOG. Our team will perform the desired alteration or put you in contact with an approved contractor. If you have hired an outside contractor to perform alterations to your suite, please contact FOG before construction begins. All construction contractors, including general, electrical, plumbing, or phone contractors must be approved and registered by FOG prior to performing any work in the building. Certificates of insurance in the amount of $1,500,000 and naming R.D. Scinto, Inc. as additional insured must be provided to us prior to the start of work. Communications Installations Installation of communications equipment, computers or alarm systems must also be coordinated with FOG. When changes or additions to your communications network are necessary, your selected telephone installation contractor must contact FOG prior to the day on which the work is due to start. This procedure is necessary so that house-cabling lines are properly assigned to your installer, and that all code requirements are met. All telecommunications and security equipment wiring and installations must comply with NEC and/or TIA-EIA specifications, as applicable. Satellite Dish Requirements

Dish is to be marked with your company name and contact info on the dish

Dish must be tethered, properly grounded and properly engineered for ballast weight

All penetrations are to be flashed or fireproofed

The proper exterior and interior (plenum rated) cabling must be used

The wiring is to be piped in PVC or EMT

Sleepers must be mounted to keep the wiring off the roofing system

Lighting protection is to be mounted within 10’ of the building entrance

The dish must be mounted on a ¾” close cell foam pad

A galvanized bracket must be used for the ballast frame

The installation contractor must be licensed for satellite installation and a copy of the license must be provided prior to installation. A certificate of insurance must be provided prior to installation with a minimum coverage of $1,000,000 and name R.D. Scinto, Inc. as additional insured.

Fitness Facilities Waiver and Release I __________________________, hereby state and acknowledge the following on this date, ___ /___ / 201__. I am an on-site employee of ___________________, an R. D. Scinto tenant; and am hereby authorized by my employer to use the R. D. Scinto fitness facilities (the Facilities). I will not invite or encourage the use of the Facilities by any person other than another on-site employee of a tenant in the Building, who has been authorized to so use the Facilities.

1. I understand and acknowledge that the Facilities shall be unmanned and unsupervised and that neither Building Owner (as defined herein) nor its agents shall provide nor be obligated to provide attendants or instructions regarding the use of any exercise equipment within the Facilities. I agree that I am solely responsible for educating myself as to the safe and proper use of the equipment at the Facilities. I understand that any and all employees or agents of R. D. Scinto Inc. (the Building Owner) who may be present at any time in the Facilities are not trained or authorized to provide health, fitness or medical assistance or advice.

2. I acknowledge the fact that use of the exercise equipment will place a stress on my body and acknowledge that I am responsible for knowing my own medical condition and physical limitations and whether I can safely tolerate the use of the exercise equipment. I agree to assume the risk of any injury which may result from any stress placed on my body as a result of using the exercise equipment.

3. I agree that I will not use any equipment for which I do not know the safe and proper use and I agree that I will not misuse any equipment. I will assume the risk of injury resulting from my use of any equipment with which I am not familiar or from my misuse of any equipment.

4. I assume full responsibility for my use of the Facilities at my sole risk and shall abide by any rules and regulations for use of the Facilities which may be promulgated from time to time by the Building Owner.

5. I, for myself, my heirs and representatives, hereby release, discharge, agree to indemnify and hold harmless the Building Owner, its employees and agents and their respective successors, assigns and heirs from any and all liability, damage, expense, cause of action, suit, claim, judgment, and cost of defense (including reasonable attorney’s fees) arising from any injury to me, theft of my property or any other loss or damage occurring in the Facilities or resulting in any manner from the use thereof.

6. I, for myself, my heirs and representatives, hereby waive any claim I may have or right of action against the Building Owner, its employees and agents and their respective successors, assigns and heirs arising from any injury to me, theft of my property or any other loss or damage occurring in the Facilities or resulting in any manner from the use thereof.

Lockers are provided as a convenience and intended for use during your workout, not long term storage of your belongings. Use of locker is at Members' own risk. Lockers may be locked by an individual for a maximum of two (2) consecutive hours – all lockers must be unlocked and empty after use. Security is authorized to remove lock, open locker(s), and discard contents after 11:00 pm each day.
