Mr Grant suggested that people who buy real estate should look at it as a long term investment - 10 years at least.
Mr Grant stated that unless senior citizens had another source of income besides the annuity then ifan emergency or crisis (such as a granddaughters wedding in Canada occurred) they would not beable to raise the money to meet that cost of that emergency or crisis. Remember banks will alwayslend you money if they can get security no matter what your age.
With owning real estate, Mr Grant suggested the investors maintain the upkeep on the property toobtain maximum return from tenants. Mr Grant said as the rental market decreases as well asincreases. This was particularly evident with the property boom in the early 2000's where the rentalmarket price fell drastically and the vacancy rate increased dramatically.
Mr Grant suggested to people who buy or own investment properties to have a look at the quality,training, systems and procedures of the people who look after the rental department. A Principal whosold an investment property might be very well versed in selling skills but could have a teenager incharge of his rental portfolio.
