last day of your lease, and you can
take possession of a new unit at 12am
on the fi rst day of your lease.
“It’s not ideal to schedule your
move on the exact closing date of
your lease,” says Nicole McNeely,
marketing manager at Park Property
Management. If you’re timing your
moves very closely together, make
sure to talk to your both your old and
new landlords. In some cases, they
may have some fl exibility to add a
couple extra days on your lease or let
you move in early, so you and your
boxes won’t have to resort to couch-
surfi ng at your great-aunt’s house.
Also, If there’s currently a tenant living
in the unit you’re slated to move into,
it wouldn’t hurt to confi rm with your
new landlord that they’ll be gone by
the time you’re planning on moving
in, to avoid any unwelcome surprises.

LIKE IT OR NOT, your home style says a lot
about you. It’s your most intimate and personal
space after all, and the one place you run back
to day in and day out. Your friends, family, and
recent connections are reading the signs when
they enter your home and are making some
interesting notes.
Don’t send out mixed signals. This is what your
home decor is saying about you:
STILL LOOKS LIKE MOVE-IN DAY
Decorating a rental might feel impossible
because of painting and other decor restrictions,
but leaving your apartment bare gives o� the
impression that you’re lazy and uninventive. You
have paintings to hang up, they’ve just been
leaning against the wall since move-in day and
any other attempt at home decor basically began
and ended when you bought red pillows for the
living room. White walls and parquet fl ooring is
not a home style! Stop being afraid of taking a
few risks and start adding some personality to
your home.
MIX AND MATCH EVERYTHING
You don’t like to be confi ned by labels or limited
by a certain aesthetic. You have eclectic taste.
Your home style is a mix and match of second-
hand furniture from your parents’ home, a
combination of bad house warming gifts and
items you refuse to live without. You just can’t

If your home has a modern and minimalist style,
you like to be on trend without taking big risks.
You are low maintenance just like your home
style. Clean lines, modern furniture and low
key colours like black and white dominate your
home’s decor. Still you get bored easily, so you

WHILE MANY PEOPLE idealize home
ownership and cling to it as a goal, in
this time of less stable employment and
rising interest rates, it’s not as appealing
you’d think. Especially after retirement,
the “perks” of home ownership pale in
comparison to the benefi ts of renting. If
you’re thinking about making a change
to your living situation, here are 10
good reasons why renting is preferable
to owning your home.
1. Mobility. If employment or other life
circumstances require you to move
to a di� erent city (or province), it’s a
lot easier to give your landlord notice
and hunt for an apartment than it
would be to put your home on the
market, sell it, and buy a new one.
2. Property maintenance. Whether
it’s shovelling snow for 90 days
straight in a heavy winter, raking
autumn leaves or mowing the
lawn in summer, outdoor tasks are
the responsibility of your landlord,
superintendent or management
company, unless your lease dictates
otherwise.
3. Fixture repair. When your shower
stops running properly, your landlord
is the one who has to call and pay
for the plumber. If the fridge or stove
needs replacing, that’s their fi nancial
responsibility.
4. Interest rate invulnerability.
Unlike homeowners, your rent is
fi xed and can only increase by small
increments dictated by law once the
lease expires. Not so the fi nancial
market, which could see you
renegotiating your mortgage every
couple of years as interest rates and
property values change.
5. Access to amenities. Pools, gyms,
party rooms and libraries are all
fairly common features of upscale
modern apartment buildings. In
addition, high-density housing is
often situated in the heart of the
city, close to entertainment and
shopping, which opens up a world of
possibilities for your social life.
6. No down payment. All you have
to come up with to secure your
apartment in Ontario is enough to
cover your fi rst and last month’s
rent. Elsewhere across Canada
some landlords may ask for a
security deposit rather than the last
month, but it will usually end up
being applied that way – at any rate,
deposits aren’t excessive. With the
average home price in Canada now
well over $400k, even a very small
down payment plus legal fees, plus
home inspection, plus, plus, plus – it
all adds up to a big investment and a
lot of money to pay out on key day.
7. Safety. Living in a rental unit
typically means living near a lot of
other people, and while that can
occasionally be irksome, those
country music fans who hold a
stomping hootenanny every Saturday
night are also going to hear you
scream if you’re in trouble, or notice
if your car hasn’t moved or your mail
starts piling up.
8. Cheaper insurance. Unlike
homeowners, renters do not have
to insure the property – only the
contents. When you get your renters
insurance, expect to be paying
approximately half of what you
would if you owned your home.
Canadian renters’ insurance averages
$20 to 30 a month in most parts of
the country.
9. No property taxes. While you can
assume that at least some of the rent
you pay goes towards covering that
cost for your landlord, it isn’t your
fi nancial responsibility. Your rent
remains stable and increases in a
predictable fashion.
10. Lower utility costs. Heating (or
cooling) a larger space than that
which you actually occupy is one of
the downsides of home ownership.
Rental units have more compact
fl oor plans, and in the winter you
may even benefi t from ambient
heat from the building around you,
depending on its layout.
