Joint Sealants make up only a small portion of the monetary value of a construction project and are often considered as an unimportant detail. Yet, joint sealants play the major role in keeping a building air and water tight and thus prevent with unforeseen consequential costs.

Joints and openings between the construction elements can be found in different parts of a construction, e.g. between precast concrete elements in facades, around windows and doors, at the connection between floors and walls, joints in facades, and in storage tanks etc.

Joints sealants have to meet various requirements depending on the function location of respective joint.

The purpose of joint sealing generally is to :Prevent passage of media (air, water, chemicals, smoke etc.)Provide thermal and solution insulationEnhance the visual appearance of the whole construction.

Introduction

Building and civil engineering structures consist of individual elements which exhibit relative movements to each other. There are two kinds of such movements.

Thermal movementsChanges in temperature result in expansion or contraction of the building elements, i.e. joints become larger (extension) or smaller (compression) continuously. Thermal movements are considerably in case of big elements or when different materials are used (e.g. brick wall and vinyl window frame)

Structural movementsThese movements are caused by the settlements of the structure, vibrations or other loads (wind etc) and consequently deform the joint dimensions and hence may stress the sealing material significantly.

Structural movements often result in shear stress acting on the sealant.

Advantages of elastic joint sealantsIn comparison to rigid materials (e.g. cement or mortar) high performance elastic joint sealants by Sika are able to accommodate thermal and structural movements without breaking or losing the adhesion to the building elements, These sealants thus retain their original functionality throughout their whole life cycle and provide long term tightness.

Application of Sealant

Application StepsTo create visually appealing and durable joints, you have to consider several points. Below is the description for joints and gaps sealing.

1. Prepare the substrate :Gr ind the substrate with a wi r e brush or other equipment (incase of porous substrate such as precast concrete) and clean the dust and friable particles away. Incase of non porous substrate use lint free cloth and recommended solvent/cleaner.

2. Insert the fitting backer rod to the required depth. The widths of backing rods should be 25% larger than the joint width. If using a closed cell polyethylene backer rod pay attention when inserting the rod so that it is not damaged by a sharp tool like a screwdriver. it is generally better to use a blunt tool.

3. Apply primer to the bonding area (if recommended) Use a masking tape if you need sharp and exact joint lines.

4. Fill the joint avoiding air entrapment remove any material excess.

5. Press the sealant against the joint flanks to ensure good adhesion and smooth the joint with smoothing liquid for a perfect sealant surface.

Remark :When using masking tape, remove it before skin formation of the sealant.

How to use a Sealant GunA sealant gun is a tool that holds a sausage or cartridge that’s filled with material used for sealing up joints and gaps.Sealant gun is used to get sealant out of the sausage or cartridge. The gun will help to regulate how much sealant is released at one time, and will also makes the sealant come out exactly where you want it.

BUILDING JOINT SEALING

Project Description

Mercedes Benz has revamped their site and made couple of podium parking in newly constructed building to accommodate newly manufactured cars parking. There were floor, isolation and expansion joints in the new building and these joints need to be sealed, ensuring good water tight seal between the joints.

Project Requirement and Sika Solution

To have water tight seal between the joints, flexible elastomeric sealant is required to absorb the dynamic load/ movement because of moving traffic/ cars. The expectation of consultant is to seal the joint with high performance sealant with good adhesion to metal and concrete substrate along with good movement accommodation factor and waterproofing properties.

Sikaflex® Construction is preferred over the other available solutions from the market after couple of short term and long term trials by Sika India and the project contractor (QC team) /consultant.

Sikaflex® Construction is 1 -part, moisture curing medium modulus sealant with excellent movement capability (35%) and good adhesion to many substrates. This product is solvent free, ordour less and good workability. Being medium modulus it provide low stress to the joints and hence out perform many available sealing solutions in market.

PRE-CAST JOINT SEALING

Project Description

Pre-cast construction is new trend over conventional construction techniques in India. Brigade Orchards project by M/s BCV Developers is one of the biggest precast project/ township in Bengaluru, India comprises of more than 1000 apartments. This project is having more than 70 km's of exterior joints that need to be sealed. Currently more than30 km's of joints are already sealed with Sikaflex® Construction. Once this project is over, it would be the largest pre-cast project where Sikaflex Construction is used to seal exterior/ interior joints in India.

Project Requirement and Sika Solution

As in the pre-cast design, joints will be there between different panels, It could be exterior walls/ partition walls or connecting pre-cast wall panels/units. These joints are easy channel for water to seep inside. Sika team had discussion with BCV owners and project directors to offer Sikaflex® Construction to seal the joints to ensure no water seepage/ dampness and provide seamless joints after painting. Sikaflex® Construction is a 1 – component, moisture cure elastic joint sealant designed for movement and connection joints.

There were joint trials and round of on-site testing (including water jet test and over paint ability) which brings in the confidence to project owners to go with Sika solution. Sika expert's shares the sealant application procedure and best practices for joint sealing. Site inspections and quality checks are jointly conducted by BCV and Sika to ensure quality job and workman ship.
