WE HAVE lived with the Trafford Centre for 16 years. Yes, that long. It’s part of the furniture, almost a family member, a reliable ‘turn to’ where shoppers know there’s a wide range of quality stores and restaurants.Now rebranded the ‘Intu’ Trafford Centre, it has been remarkably successful, the largest mall in The UK, with 35 million visits each year.

Its 200 shops in three miles of granite and marble boulevards ensure that, according to Manchester Chamber of Commerce, one-in-three North West pounds are spent at either the Trafford Centre or its nearby Arndale Centre. Ten per cent of the UK population lives within a 45-minute drive.

Major high-street names - Apple, H&M, and Boots,

John Lewis and Marks and Spencer - are all there, along with Selfridges, the first of its brand to open outside London.

It’s impossible to be a significant North West retailer without a presence at the Trafford Centre.

The Orient food hall is the largest in Europe and its 20-screen cinema the busiest in the UK.

Opened in 1998, it’s easy to forget how fraught the Centre’s planning process was. Before finally going to the highest authority in the land for approval, The House of Lords, the project spent 12 years in the planning system.

Costing £600 million and taking 27 months to construct, the infrastructure for an additional fourth floor was put in place when it was built. The aim was, as the

project’s driving force John Whittaker put it, was to be ‘future-proof’.

So many of the basics have been done so well. Transport is excellent, with a 12-week public consultation process taking place over the summer for a £350 million tram link to the city centre. If all goes well, it could be in place by 2019.

Security is high with cars having their registrations recorded on a number plate recognition system that has reduced thefts to and from vehicles to a ‘negligible’ level.

The malls and spaces are still gleaming.

Altrincham Football Club have won promotion to the Conference Premier division - but they won’t drift offside and fall foul of their financial responsibilities.After the Skrill North side beat Guiseley in extra time to secure football just one step away from the Football League, chairman Grahame Rowley insists the club will operate within budget.

“There are players in the Conference who are paid £2,000 a week,” he says. “That’s £100,000 a year.” He says it is unsustainable for Altrincham.

“I think players are a lot more street wise nowadays. Sometimes going from part-time to full-time is just not viable.” If a player is earning £400 to £500-a-week from their full-time job, with an

extra £200-300 from semi-pro football, “You have to earn £1,000 a week as a full-time footballer to make it viable.” He says most players appreciate that it’s unrealistic. Altrincham will not try to compete with Conference outfits such as Forest Green Rovers, which operates on a £1 million budget, in the money stakes.

Grahame pointed to attendances not sustaining the high salaries. While their final game was watched by 4,632, the average is 900. They hope to raise this to 1,200.

“The club is debt free. We always try to live within our means.” Their goal won’t change.

When he joined the board in 2002, he inherited a debt of £650,000. The club was on the point of bankruptcy. But

through hard work, and selling the car park, the debts have been cleared.

So much so that it is trying to raise £200,000 to help fund a community sports hall.

“It is a family club. A lot of people know a lot of people. We always try to look after everyone.”

As for the coming season, Grahame says, “We have a confident squad, a young squad. I do not see any reason why we should not get a top half finish. Hopefully they will step up to the challenge.”

With house prices having rising in meteoric, double-digit figures in certain months of this year, the focus has fallen on the borough with Manchester’s highest price tags - Trafford.With the average UK house price around the £190,000 mark, the contrast with the average £2.5million tag on Hale’s Broadway couldn’t be more stark. It is the highest priced address in the whole of the North West.

The exclusive location, that does not appear on Google Street View, is home sweet home to footballers, top sportsmen and big swingers from the business community. Some homes have a footprint of more than 11,000 square feet. Estate agents report the Broadway market is still buoyant, having failed to take a hit in the recent recession.

Similarly, the extraordinary property bubble around Altrincham Grammar School for Girls creates homes that are 220 per cent more expensive than the average Trafford home.

Some properties with the school’s WA14 2NL postcode sell for more than three times

the typical Trafford residence. It is the biggest premium paid for any state school in Britain, more typically at 22 per cent. The 1,275-pupil school is the largest single-sex grammar in the UK, with all GCSE students receiving five A*-C grades in 2013.

In the 12 months to August last year, 11 houses in Altrincham sold for more than £1m. Eight of the ten most expensive Manchester homes sold in 2013 were in Trafford.

And even the average price of homes around Old Trafford football ground, at £178,545, are double those around rival

Manchester City at the Etihad Stadium- £89,489.

But there are conflicting pressures on the housing market.

Nationwide building society chief economist Robert Gardner said Help To Buy was playing a ‘supporting rather than a starring role’ in the property market, with first-time buyers accounting for 80 per cent of the scheme’s loans so far.

With the new, harsher Mortgage Market Review (MMR) lending rules coming into force at the beginning of the summer, the Bank of England reported the number of mortgage approvals fell to

its lowest since last summer.

However, Mr Gardner said first-time buyers were an ‘increasingly important’ in the growing housing market, making 48 per cent of purchases in March.

IT’S with a deep sigh of relief that Sale Sharks have again returned to rugby’s top table.After finishing a creditable sixth in the 2013-14 Aviva Premiership, the north west’s only professional Rugby Union outfit have qualified for the elite competition - the inaugural European Rugby Champions Cup.

Despite winning the Premiership in 2005-6, the club have struggled to maintain consistency at the highest echelons. This season’s results mark a sea-change after relegation hovered in 2012-13.

The European campaign will hardly be a pushover. Sale have been drawn in perhaps the strongest qualifying pool, with Saracens, Aviva

Premiership winners 2010-11, Munster, twice Heineken Cup winners and French club Clermont, Heineken Cup runners-up 2013.

Despite the prospect of a mauling, director of rugby Steve Diamond is upbeat.

“This is a fantastic new competition. We have been drawn against three of the best clubs in the competition. It will be a great experience for everyone connected to the club both on and off the field.”

Such is the strength of the current team, seven were picked for the England summer Barbarians game and tour to New Zealand.

The current pin-up boy is fly-half Danny Cipriani, probably the player with the highest media profile since winger Jason Robinson helped win

the 2005-6 Premiership. England coach Sir Clive Woodward later admitted that he built the 2003 England World Cup winning team around the former Rugby League player.

Team talisman is England international Mark Cueto, whose 13 seasons at Sale have seen him score a Premiership record 75 tries. Yes, the Sale boys can still turn it on when they want to. Their 55-12 win at Exeter was the best away win of the 2013-14 season in the whole of the Aviva Premiership.

FORCES UK Fitness is fun.That’s the snappy message from the fitness company’s lead instructor Luke Carlson.

“Fun is a massive feature of our sessions,” he says . “Our instructors are lovely people.

“They won’t scare anybody off,” he laughs.”We’re certainly not a boot camp.”

Forces UK prides itself on helping anyone and everyone become fitter, from the 50-year-old who has never trained, to youngsters who are at the peak of fitness. “We cater for both ends of the spectrum.”

Participants are split into different groups according to their fitness levels, and given fun tasks, as a group and individually, to follow. “We use fun equipment such as power bags, kettle bells, skipping ropes, even boxing equipment,” and provide semi-structured fitness plans.

“We focus heavily on ‘form’, the quality of each exercise,” says Luke, “to provide

maximum progression in fitness without injury.” The first session is free of charge.

Luke has been a personal trainer since 2008 and spent three years managing sites for national fitness companies.

Like Luke, many of the instructors do have a Forces background, but not all of them. The first priority is that they can motivate members and create enthusiasm.

The sessions take place out in the open, in public parks. “It is environmentally friendly, entirely green and very, very healthy.”

Groups tend to be between five and 30 members, with never more than 16 members per instructor. “We almost consider it group personal training,” he says.

The groups are big on outings and social events. Forces UK has a team of 30 members doing a Tough Mudder event - a fitness run through glorious mud.

TRAFFORD businesses are positioning themselves to reap the maximum rewards from the UK’s economic recovery.That’s the verdict of Manchester Chamber of Commerce’s Trafford Matthew Kershaw.

The Trafford campaign manager says that if companies make the right investment decisions, “there’s lots of potential to be very successful”.

Matthew points to the remarkable success of the redevelopment at Lancashire Cricket Club’s Old Trafford ground as typical of the activity going on borough-wide.

The renovation of its Victorian Pavilion won the Project of the Year award in the 2014 Stadium Business Awards. Built in 1895, the Pavilion underwent an intensive £7.5m

overhaul that enables it to provide a series of different conference and entertainment facilities.

Along with The Point - a striking, large, red and modernistic conference facility - Old Trafford now provides one of the leading conference locations in the country.

The Pavilion upgrades have been exceptionally well received, says Matthew, “And The Point is excellent. We had our annual dinner there with 600 attendees.”

On a different vein, Altrincham’s £70m Altair development will see a range of new shops and facilities added to the town centre. Built with a “We shall build and they shall come” philosophy, the developer talks of the project as “...a leisure centre... that offers a great range of restaurants, cafes and entertainment,”

fully integrated with the town. The development will also include housing, parking and office space “... so that Altair is truly a mixed use environment”.

Matthew points to a series of activities that have lifted the status and spirits of the Trafford business community.

The new Coronation Street set on the Stretford side of Salford Quays has been completed.

The large growth in digital and media companies, such as Take 1 Scenic Services, at Altrincham Business Park, have fed on the frenetic activity at Salford Quays’ MediaCity.

And the Trafford Centre is continuing to thrive, with an estimated one-in-three of the north west’s retail pounds spent at either the Trafford or Arndale centres.
