o The development responds appropriately to the Local Planning Policy Framework including clauses 21.05-2 (Urban Design) and 22.03 (Landmarks and Tall Structures).

o The proposed vehicle access will not create an unreasonable impact on traffic, car parking or safety within surrounding streets.
