You have one chance to make a good first impression. In determining your asking price you should calculate the average sales price to list price ratio in your neighborhood. If you’re serious about selling your house on your own you may want to offer a buyer a price incentive. After all, the buyer you’re looking for isn’t using a broker either. National statistics indicate that For-Sale-By-Owners usually wind up with about 9% less than what they could have gotten by using a broker.

2. CCREATEREATE YOURYOUR MARKETPLACEMARKETPLACE PLANPLAN.. An ad in the paper, a sign in front of the yard, and word of mouth are good places to start . . . but where do you go from there? The more qualified buyers that you expose your property to, the higher the odds of finding a buyer that’s willing to pay your price. When I’m showing properties to buyers, I don’t even want the sellers there, because buyers are less likely to express there true feelings. 6. NNEGOTIATINGEGOTIATING THETHE SALESALE.. It’s a fact that even in a seller’s market over 90% of the properties sold sell for something less than the asking price. Prepare yourself for offers less than the asking price. Don’t get emotional. After all, one of the main reasons a buyer is shopping “For-Sale-By-Owners” is to try to get a better price. They know you’re not paying a commission. Be prepared, and present evidence proving the value of your property. A third-party negotiator can literally save you thousands in negotiating the sale of your property.

What follows are “best estimates” for the most typically consistent remodeling projects we have seen across the country…. Unless otherwise noted, the maximum time between remodeling and re-sale must be five years; otherwise the “value-added” figures are void.

Preparing Your Home for Sale

A few great tips on creating an atmosphere that will charm buyers and make them want to buy your home. Remember that you’ll never get another chance to make a first impression. And first impressions are what counts! Follow these simple tips and create the competitive edge that may help you sell your home more quickly:

Drive-Up AppealDrive-Up Appeal

Trim trees and shrubs, clean out flower beds and invest in a few flats of seasonal flowers, paint the front door, make sure the doorbell is working properly, wash the mailbox, keep the porch swept and get an attractive mat for people to wipe their feet.

Absolute BasicsAbsolute Basics

Start by airing out the home. Most people are turned of by even the smallest odor. Odors must be eliminated, especially those caused by dogs and cats; soiled diapers and/or cigarettes.

Wash all the windows in the home, inside and out. If it has been over a year since the carpets have been cleaned, now is the

time to have them cleaned. Bare floors should also be waxed or polished. Put bright light bulbs in every socket made for a bulb. Buyers like bright and

cheery. Clean out the closets, cabinets and drawers. Closets should look like they

have enough room to hold additional items. Get everything off the floor and don’t have the shelves piled to the ceiling

Make sure rooms are not over crowed with furniture. Select pieces that look best, and store the rest.

Keep the kitchen sparkling clean. Make sure all appliances are clean at all times. Straighten cupboards that appear cluttered and keep floors gleaming.

Bath tubs, showers and sinks should be freshly caulked. The grout should be clean and in good condition. There should be no leaks in the faucets or traps.

A Few More Suggestions…

If you have limited counter space in the kitchen, keep unnecessary items put away.

Keep children’s toys out of the front yard, sidewalks and porch.

Make sure that the pull-down staircase is working correctly. Be sure there is a light in the attic.

When you leave the house in the morning or during the day, leave as if you know it is going to be shown.

GIVE ADDRESS CHANGE TO: □ Post office.

□ Charge Accounts and Credit Cards.

□ Subscriptions: Notice requires several weeks.

□ Friends and Family.

BANK: □ Transfer Funds; Arrange Check Cashing in New City.

INSURANCE: □ Notify company of new location for coverage’s: Life, Health, Fire and Automobile Insurance.

UTILITY COMPANIES: □ Gas, Electric, Water, Telephone.

□ Get refunds on any deposits made.

MEDICAL, DENTAL, PRESRCRIPTION HISTORIES:

□ Ask Doctor and dentist for referrals.

□ Transfer needed prescriptions, eyeglasses,X-rays.

□ Obtain birth records, medical records, etc.
