Steward Healthcare, Boston, Massachusetts- currently the healthcare preconstruction project
executive for all Steward Healthcare projects. Preconstruction and construction projects
responsibility include Saint Elizabeth’s Oncology fit-out, and the new ICU multi-floor addition, in
Brighton, MA. The new Nursing Towner upgrade and Lobby at Norwood Hospital, Norwood,
MA. The new Lobby, OB Unit, Surgical Center and complete campus façade. Holy Family

Berkshire Consulting, New York, New York, and Owner’s Representative Green consulting firm and
Construction Manager, with a small construction division in the tri-state area; and precon consultants
New York Hospital Group, New York City-define project parameters and assemble entire
design and construction team for a multiple level surgical complex in New York City. Also,
multiple small AAAHC and DOH renovations and certifications .GC/CM for $48M project,
registered LEED gold. Pathology labs, oncology labs, hazardous waste facility
New York Hospital Group, New York City, precon a LAB21 wet pathology lab and research
facility. Initial budgets are $44M.
Elysee Hotel, New York City, interior and exterior renovation, while occupied, $26M.
RevdupPi, New York City-managed all TI work for a new national healthy LEED platinum
restaurant chain, including design team and contracting.

Westwood Station, Westwood, MA-Construction of mixed use development on 140 acres. Phase
I consists of roadway and infrastructure work-$100MM .Project is set as 4.5 million square feet,
and a total of $1.5B, mixed use project. Residential, life safety, retail, infra-structure, commercial,
and office towers, hospitality, municipal buildings and structured parking. New substation and 4
new 13.8kv ckts, new overhead 25kv lines, all infrastructure, all storm water.
Senior Managing Partner/President November 1999 to December 2007
Nplus3 Consulting Ltd., NYC, Project Management, October 1999- December 2007
Executive VP of a leading professional project management/telecom/construction firm, directly
managing 6 full time senior project managers who in turn manage dozens of projects and data centers
for Level 3, NYL, Global Center, Exodus, IST. Initiating all new business development. Florida,
Virginia, Dallas Fort Worth, Chicago, Philadelphia, Boston, San Jose, Georgia and New York City.
PARKMED, NYC- a 132,000 s.f. healthcare facility. This is a premier facility in the United
States. This project in Manhattan was evolving on a daily basis. Pre-construction was specifically
outlined to ensure purchasing and schedule. All construction and project management for all trades
and all medical equipment and suppliers. New service and circuit transformer and 3,200 Amp
risers. Budget $44M
Rockstar Games, NYC-A 50,000 s.f. corporate facility for the world’s number one video game
producer, Rockstar Games. Complete gut renovation while we re-stacked, 4 full floors. All
services were performed as CM/PM directly with subcontractors, high end finishes, all furnishing
and art; and 2 redundant data-centers, all future requirements. Budget $33M
Take-Two Interactive, NYC-A Corporate build-out on three floors at their international
headquarters. This is to be T2’s headquarters in the United States. This project was expanded to
include MDF’s, IDF’s, data center, new circuit transformers and all new risers, new infrastructure.
Budget $21M.
Healthfirst, NYC-A 350,000 SF. restack Office/Corporate project for the nation’s 8th largest
health care provider. Managed two full time project managers who in turn provided daily
meetings, client meeting, client approvals, margins, staff management, all construction, AIA
requisitions, RFI’s, RFE’s, estimates, all cash flow, executive snapshots and all schedules and
phase completion projections. Budget $60M.
New York Life, Alpharetta, GA-A 180,000 s.f. alternative LEED data center, in an industrial
center located in Forsythe County, Georgia. This N+2 faculty features full 24/7 operations and
monitoring and full health center and kitchen. This project required real estate negotiation,
purchase agreements, state and federal grants and rebates, site surveys across the country. $48M
Global Center Global Crossing; New York City HQ, 600,000SF DCD project, $118M Head of
design team, and construction team and all commissioning.
Director, Quartarro and Associates, which was bought by Jones Lang LaSalle-April 1997-
October 1999 directly managed 12 project managers serving as agents.
Ernst & Young World Tower, 5 Times Square, New York City -a 38 story office corporate
building direct project management of all daily duties and all design team members, managed by
the on-site full time project manager. 1.1M SF, Budget $430M.
Reuters International, 3 Times Square, New York City - a 32 story office corporate building
with the direct project and construction management of all daily duties and all design team
members. Included multiple tenant build-outs which were occurring simultaneously with the
vertical construction. 855,000SF, Budget $560M.
The Carlyle Group, DC- Atlantic Telcom-6000, 000 SF. commercial developments in Brooklyn,
new facade, interiors, infrastructure, and devised entire new master planned building use. $60M.

Superintendent/Client point of Contact Structuretone, New York City Full time on-site field
super/manager. All Fast Track and purchased directly as expedited. Duties ended only with client sign-
off and final move-in, and NYFD and NYC certificates of completion.
ABOVENET.COM, New York City - This project was the construction a 120,000 s.f. co-
location site. Redundant risers telecom and electrical, six rotary 2meg generators, high security
protocols. Long lead item purchase and daily site supervision. Budget $88M.
DEUTSCH INC., New York City- America’s number one ad firm’s new world headquarters.
Media rooms, teleconferencing, computer tape storage, and TV production studios. TV studios
and fast-track schedule, direct contact with clients daily.
100,000 s.f. interior renovation-$22M.
NATIONS BANC MONTGOMERY/Bank of America, New York City- Sixteen floors of
9w57st, were renovated in four floor phases, each in a span of five months, including trading
floors, media conference rooms, asbestos abatements, data-centers and security rooms. 300,000
s.f. interior renovation, 2 year project-$70M.
LIZ CLAIBORNE – New York City - this project was the management of a 300,000 s.f.
infrastructure rehab at 1441 Broadway. Interior boutique showrooms and 40,000 s.f. data center,
new additional Con Edison service and multiple retail ground level stores. Hazardous waste
removals and all new MEPSP risers. Budget $38M.
Project Manager, Miller Builders, Springfield, MA
Most projects were spent traveling throughout the Northeast. All projects handled by Miller Builders
were managed full time though travel, meetings, conference calls and on site walk throughs and
weekly on-site inspections and punch lists.
Wachovia Banks, through-out the Northeast, - This multiple location rollout of newly branded
banks, were at the time First Union branches. Budget $36M.
CVS, through-out the east coast-New York City - The project was the on-site construction
management. The total of 17 stores consisted of renovation of new retail vanilla box to suit the
new designs. Budget $7M. Northampton Hotel-complete interior renovation $3.7M.
Multiple Beer Gardens, Steak and Brews, Red Lobsters, Houlihans -The coordination of all these
locations and build-outs were my responsibility. Budgets for all totaling $5M.
Project Manager, Morse-Diesel, (now known as AMEC) New York City May 1981to June 1990
Training began as a “tools on: working superintendent, working up to project manager. Worked on TI
projects for Marriot Hotels, Regency Hotels, Elysee Hotel, and TI multiple projects for Related,
Deutsche Bank HQ, NYC-53 story tower new construction, duties expanded to all interior trades and
the re-branding of the build to a new concept. This 900,000s,f, building was completed to the new
spec within 2 years, conference rooms, auditoriums, theaters, trading floors, IT center, generators,
health offices and maintenance offices and full service areas. $96M.
Columbia Presbyterian Hospital, Experimental Eye Research Wing, New York Campus.
Expanded all examination offices, administration offices, all hot and cold labs, all new operating
rooms, new lead lined x-ray rooms, slit lamp rooms, radial keratometry booths, and the entire eyeglass
store and eye clinic Devised swing staging of operations to allow the full wing to remain operational.
$34M.
New York University Hospital, First Avenue Complex Experimental Sleep Deprivation labs: all
dorms, all facilities, all wet labs, all x-ray rooms, all computer rooms, all refrigeration rooms, all
equipment and machine installation; liquid scintillation vials, spectrum photometers, all finishes, all
ADA, all signage and intercom system, including nurse call systems. $55M
Infectious Disease Labs for the Pathology Department, Rear wing of Complex.1984
New construction built behind the existing structure and on top of the rear occupied patient wing. Hot
Rooms, Cold Rooms, Transfer Rooms, Morgue area, waiting rooms, recovery rooms, OR’s. $100M
