Stuttgart ist die sechstgrößte deutsche Stadt. Mit ihren 23 Stadtbezirken und ca. 600.000 Einwohnern gehört die baden-württembergische Landeshauptstadt zu den attraktivsten Einzelhandelsstandorten im Südwesten Deutschlands. Die Metropolregion Stuttgart umfasst ca. 5,3 Mio. Einwohner.
Die Königstraße ist mit 1,2 km die längste durchgängige, autofreie Einkaufsstraße Europas und zählt mit Spitzen- mieten von bis zu 250 EUR/m² zu den zehn teuersten europäischen Shoppingmeilen. Die von Filialisten do-minierte 1a-Lage lockt täglich über 100.000 Passan-ten an. Luxuslabels wie beispielsweise Louis Vuitton, Escada oder Lacoste, sind auch in den Nebenstraßen zu finden. In der Schulstraße sind noch Spitzenmieten bis 180 EUR/m² möglich.
Die Top-Lagen Stuttgarts sind insbesondere bei Premi-ummarken begehrt. Vor allem Standorte rund um die Kirch- und Stiftstraße werden stark nachgefragt. Gleich-zeitig sind kaum freie Flächen vorhanden. Der große Nachfrageüberhang in den 1a-Lagen kann nur durch neue Flächen abgebaut werden. Demzufolge werden Großprojekte, wie das Shopping-Center Milaneo an der Ecke Heilbronner Straße und Wolframstraße sowie das Gerber zwischen Tübinger Straße und Paulinenbrücke, dem Retail-Markt neue Impulse geben. Diese neuen An-gebote werden zweifelsohne von den Kunden mit großer Begeisterung angenommen.
Zum Zeitpunkt der Frequenzzählung fand das alljähr-liche Frühlingsfest statt. Bei milden Temperaturen von 20 Grad und einem Sonne-Wolken-Mix waren sowohl am Dienstag als auch am Samstag optimale Einkaufs-bedingungen gegeben. With its 1.2 km, Königstraße is the longest, continuous, traffic-free shopping street in Europe and with top rents of up to 250 euros per m² is one of the ten most expensive shopping miles. The prime location, dominated by chain stores, attracts more than 100,000 people per day. Luxury labels such as “Louis Vuitton”, “Escada” or “Lacoste” can also be found in the side streets. In Schulstraße, top rents of up to 180 euros per m² are still possible.
The top locations in Stuttgart are in particular demand by premium brands. The locations around Kirch- and Stiftstraße are the most sought after. At the same time there are hardly any vacant spaces available. The great demand surplus in prime locations can only be reduced by providing new spaces. Accordingly, major projects such as the shopping centre “Milaneo” on the corner of Heilbronner Straße with Wolframstraße as well as the “Gerber” between Tübinger Straße and Paulinenbrücke will give the retail market new impulses. These new offers are doubtlessly greeted by customers with great enthusiasm.
At the time of the footfall count the annual Spring Festival was taking place. With mild temperatures of 20 degrees and a mixture of sun and cloud, optimal shopping conditions prevailed both on the Tuesday and on the Saturday. The counting points were located in the upper and lower sections of Königstraße. On the Tuesday, the footfall showed an average value of 6,075 per hour and on Saturday 8,595 people per hour.

In comparison with the previous year (4,981 per hour) there was a noticeable rise in the frequency, particular on the Tuesday. In comparison, the Saturday survey produced a slightly lower figure (-1,450 per hour).
A further positive development of Stuttgart’s retail trade is expected for the new year 2015.

Das neue Jahr 2015 lässt eine weiterhin positive Ent-wicklung des Stuttgarter Einzelhandels erwarten.
