Well 2015 is certainly racing on, we’ve lifted off well and thanks to you, our

clients, are in full flight - continuing to sell houses daily. It’s a buzz for us that

while constantly striving to give you our best, in the process have maintained our

#3 office nationally position every month so far. Of course, there’s that constant

eye on the prize - both achieving successful sales for our clients and working

hard to gain the ultimate goal of that Number 1 spot! While the sales market is

strong, the rental market has had a correction in many areas. Interest rates are

so low that you can buy for the price you rent for which has reduced demand

and, in some cases, the rent that we can achieve for the properties. It is also the

perfect time to get a free home loan review too, with rates at an all time low. Call

While life tends to centre around work, I have to admit we also try hard to

achieve the frequently elusive work-life balance. We did steal away for a family

week at Easter at Woodgate Beach and it was great to relax and take it easy. I

even deliberately left the phone (and therefore camera!) behind so the photos

are limited, but it was so nice to chill out. I enjoyed some one-on-one time with

just the boys for a few days over the holidays while Grant kept up with the house

sales. Their absolute highlights were ice skating and a trip to Sea World. The

boys are growing up fast, with Joshua turning 9 this month! I asked him last

night what he wanted for his birthday, and he said: More cooking stuff, Mum! He

is leading the others with his passion for cooking, and most nights contributes

in the kitchen, whether it’s a rice pudding for desert or pumpkin soup for dinner.

The boys all love their sports and this term Soccer and Tennis are the focus.

Jade is back at Uni which is keeping her very busy and every visit or catch-up is

considered very special by us and the boys.

How to shave 6 years off your mortgage

Have you ever received an email congratulating you on your inheritance or winning of which you have never heard before? It’s all yours, and all you have to do is claim it. There’s only one catch, they’ll need your credit card details to authorize the transaction to your account. Sounds safe and legitimate right? Would you buy into this? Of course not!

Firstly it’s too good to be true, but more importantly we all know there is no easy way to get a quick dollar. In almost all instances if it seems to be that way, it’s a scam. Much the same, my advice to you is not only to beware of get rich quick scheme but also of convoluted, complex, so called methods to pay off your home loan quicker.

To pay ones home loan off quicker is simple. Pay more money in than’s required. Simple right? We could stop here and by implementing this simple truth you’d reap the benefits, but I won’t do that to you. I’ll give you three clear and simple ways that guarantee you to pay off your mortgage quicker. No smoke and mirrors, just tried, tested and proven ways to get ahead.

RATE DROP

If you’re on a variable home loan, when the interest rate drops or reduces avoid reducing your repayments to the minimum required. Rather maintain your repayments pre-rate drop therefore offering a higher repayment than needed paying off the home loan quicker.

HALF IT

That’s right, half it! All you have to do is take what’s required for the month and divided by two. Simply pay this every fortnight and you will by the end of the year, have paid 13 months rather than 12 (26 fortnights in a year).

• Put in perspective, by implementing this you’ll save 6 years 3 months in home loan repayment (based on a $300,000 mortgage with a 7% interest rate on a 30 year term).

BUDGET

As boring as it sounds, this is most effective. Know where every dollar is being spent and the only way you will know this is by keeping a budget. The way you can capitalize this is by understanding the difference with discretionary and essential spending. The lower you make your discretionary spending’s and divert the surplus to your home loan, the quicker you’ll be able to pay off your home loan.

In short, there is no easy way or short cut to pay off your home loan quicker. By having a better plan and clarity around where you’re going, you’ll find that overtime not only will the hard work pay off, but will become easier.

It’s now possible to declutter and refurnish a property on the market, thanks to developments in photography. 6 steps to achieving your property goals in 2015

Meeting any of your goals takes commitment. Whether it’s losing weight, saving for a holiday, buying an investment property, new car, saving up for school fees or changing jobs – sacrifices will need to be made along the way, but achieving the ultimate goal should make these well worth it in the long run.

If you want to give yourself the best chance of seeing your goal come to fruition, here are six top tips for getting your house in order:

1. Establish your goalsWhile you may have a general goal to get your finances in order this year, if you haven’t clearly identified your goal it’s far less likely to happen. For example, do you want to buy a new property or renovate an existing one? Do you want to maximise your tax benefits from owning the property? Once your goals are set, you can focus your energy on this particular outcome, which will set your course for 2015.

2. Detail the stepsIn the same way as you’d follow a map to a new destination, you need to set out the steps of how you are going to achieve your goal. Will it be spending Saturdays looking for the right property? Perhaps it’s getting your finances in order so you have a pre-approved loan ready for when you see the property you want to purchase. You need to ensure you have all the steps broken down and laid out so you can achieve your goal step by step.

3. Don’t set yourself up to failGoals need to be attainable. It’s important to understand what the first steps are in achieving your goal. Rather than “buy an investment property” look at what is required to get to this point first. Saving for a deposit is one thing, but how are you going to do this on a day-by-day or weekly basis. What is going to get you to your goal? By giving yourself smaller, realistic, achievable goals you will be inspired rather than risk feeling deflated when your grand overall goal doesn’t materialise. Like everything in life, you need to work at it!

4. Set deadlinesOnce you have broken down the steps, set realistic guidelines and timeframes for achieving each of them.

5. Manage yourselfKeep yourself on track to meet these deadlines. Remind yourself how quickly the year slips by. Cutting yourself ‘too much slack’ will undermine your chances of succeeding. Make it your priority to meet your deadlines knowing they are crucial to meeting your ultimate goal.

6. Remind yourself whyKeep your overall end goal in mind when working through the smaller goals you have set for yourself. This will inspire you to stay on track and by this time next year you will be successful because you have put the work in. That’s satisfaction!
