With interest rates sti l l hovering around historically low levels, now is an ideal time for homebuyers to embark upon homeownership. That said, purchasing a home can seem overwhelming, and navigating through the mortgage financing process can definitely seem daunting for homebuyers. Many may even wonder if they’ll be approved for a mortgage in today’s economy due to changes the Bank of Canada has made to mortgage qualification, amortization and lending guidelines.

That’s why it’s essential to seek guidance from a licensed mortgage broker who can walk you through the steps to home ownership, answer all of your questions and concerns, help you decide what kind of home you can afford and get you pre-approved for a mortgage. Once you’re pre-approved, you’ll know precisely how much you can afford to spend on a home before you start shopping.

Mortgage brokers have access to a vast array of lenders – dozens of financial institutions, including banks, credit unions and trust companies – which enable brokers to negotiate the best possible mortgage products and rates on your behalf. In comparison, if you approach your bank with a mortgage request, they can only offer you a narrow choice – namely, their own products. Submitting mortgage applications to multiple lenders on your own can impact your credit score in a negative way, whereas mortgage brokers shop multiple lenders on your behalf with only one credit check.

When you find the Perfect home, make sure your Mortgage does too

Most homebuyers have a downpayment of less than 20% of purchase price and require CMHC or Genworth insure their mortgage in order to obtain financing. This is another reason to first visit a mortgage broker; your application only has one chance to be submitted accurately and make the right impression in order to obtain approval with an insurer. If your application through your bank is declined it can be difficult to gain an approval with an insurer elsewhere even if it was submitted inaccurately. Your mortgage broker can explain in more detail how mortgage insurance will affect you and will do a very thorough job of obtaining the necessary information to ensure a good fit is found with a potential lender and ultimately leading to success with the insurer as well.

Unlike banks, mortgage brokers can also cater to self-employed borrowers as well as those who have suffered credit blemishes due to life experiences such as divorce, illness or even just bad financial planning. Brokers will listen to you, help you find a solution, and obtain your home ownership dreams.

There’s an endless amount of information available to prospective homeowners – not all of it is helpful, and not all of it is based on fact. Well-meaning friends and family may not be up to date with developments and changes in the mortgage market, and their information is likely to be limited to their own experiences. Make sure you are as well informed as possible and seek education and coaching from a licensed broker to ensure that when you find the perfect home your mortgage does too.
