    Helston is an historic market town with beautiful leats running along the edges of the town centre streets and past many historic buildings. Within the town there are many local and national retailers with larger supermarkets and a trading estate on the outskirts. Within the town is schooling up to college level and there is also a sports centre with swimming pool. The surrounding area is very beautiful and unspoilt with two national trust properties nearby at Godolphin House where there are woodland and hilltop walks with amazing views to the south coast and the Penrose Estate also has many beautiful walks around Loe Pool and out to Porthleven Sands beach. The village of Porthleven is only about 5 miles away and is set around a delightful harbourside with a famous pier and clock tower at the entrance. The village has become a gastronomic hub and includes a Rick Stein restaurant. There are many more wonderful walks along the South West Coast Path over towering headlands and along sandy beaches on the way towards Mounts Bay and St Michael’s Mount at Marazion in the west. To the east and south is the Lizard Peninsula and Helford River with treelined valleys leading down to its creeks.     The property is approached over a long shared access lane with no other houses along it and only access into woodland and fields. The cottage and barn come into view at the end of the drive and to the left hand side there is a pond fed by the stream running along the edge of the grounds. As one approaches the cottage the stream can be clearly seen on the left hand side with a weeping willow hanging over it and an open area of paddock to the right with a grass drive leading up to the field along the eastern boundary. To the western side is the beauty of numerous interesting trees and shrubs set beside the beautiful stream which is well below the height of any of the buildings. A granite bridge leads over the stream to a small area of lawn on the other side making for a very picturesque and completely private setting.

    The gravelled driveway culminates at a large parking and turning area with box hedging around larger shrubs and beds across the face of the courtyard between the wings of the buildings. The drive then leads through a wide metal gate to the corral in front of the stables with a further matching gate then opening to the land to the north. Beside the corral is a fenced in dog run with small timber stables for dogs to live in, although this area could just as easily be used for other animals or smaller horses.

    To the front of the cottage is a picturesque lawned garden with walled sides and a gate leading between granite piers. There are beautiful southerly views from here down over the grounds and above this, to the east of the cottage and barn, is a further good sized lawn/small paddock with a treelined hedge dividing it from the fields beyond. The fields surround the property on three sides with an open field to the front currently used as additional open lawn. Along the edge of this is a fenced in former chicken run and this area could also be perfect for growing vegetables and fruits.
