Seller InsightReeves is an extremely impressive Equestrian property that boasts an enviable location on the glorious rural fringes of the historic town of Battle. “It was definitely the equestrian facilities that initially drew me to this property, but the location is also absolutely outstanding,” says

Donna. “It’s surrounded by ancient woodland and spectacular countryside, and yet it’s possible to walk into the centre of town; it’s ideal.”

“The main house began life as two small cottages, but over the years they had been joined together and added to by various owners. When I purchased the property it’s fair to say that it was in a bit of a state, nothing flowed and it didn’t even have a front door. I have since stripped it right back and fully renovated it throughout, but I’d say everything has been done in a very sympathetic way. I’ve given the interior quite a contemporary feel, but kept all the lovely original features so it still has character, and I’ve also changed to the layout to create what is now a really nice flow. It’s now a very bright and summery-feeling home that takes in the views of the beautiful surroundings.”

This lovely home is set within seven acres of sprawling grounds, which incorporate a Charles Britton Manège, top-of-the-range stabling and four large paddocks. “From the living room there are French doors that lead out into the pretty garden,” says Donna, “beyond which is the equestrian land. I’ve done an awful lot of work to organise the space and I’d say that now it offers all the facilities and needs minimal effort to run in an extremely efficient way.”

“The living room is the most peaceful part of the house and has fabulous views,” says Donna, “but it’s the kitchen and dining area that everyone seems to naturally gravitate to. It has a contemporary look with top-of-the-range appliances, but the feature fireplace with wood-burning stove injects a lot of character.”

“One of the best features of the property, and a real plus for riders, is the private track that runs alongside the grounds,” says Donna. “It gives direct access into the woodland where you can ride out for miles.”

“As well as renovating the main house I also had the triple garage converted into a really beautiful two-bedroom cottage,” says Donna. “My daughter and her partner currently live there, but the possibilities for its use are endless.”

“In my mind this is now a modern house within a period shell,” says Donna, “and along with everything else that we have here – the equestrian facilities, the cottage, the stunning location – I think it’s a place that would be terribly hard to better.”
