The school was built in three sections, the first in 1956 containing four classrooms and staff/service rooms in an area of991m2. The second two were constructed in 1958, adding a gymnasium,classrooms and library to the west (1128m2)and four more classrooms to the north (491m2). There are no added portables. The total area of the building is 2610m2,housing 21 staff and 157 pupils, aged 5 to 12 years. The school building occupies the southern half of a 1.46 hectaresite, with generous playing fields to the north.

General Summary:

Structural Summary:Both phases of the school use a system of poured concrete foundations to support load-bearing block or wood stud walls.The 1956 section has load-bearing wood stud partitions supporting the wood joist roof system internally and concrete blockexternally, whereas the 1958 uses a concrete block structure throughout. The larger span gymnasium has a primarystructure of glulam beams, supported by steel columns within the block wall construction. With the reservation of an observed crack in the substructure (see A1010 below), the condition of the structure is good.

Envelope Summary:Externally, the school has brick cladding and long horizontal plastic windows in the classrooms, with profiled metalcladding installed above. The roof is a built of asphalt membrane with gravel finish in the 1958 section and a topping ofrigid insulation panels in the original section. Wall insulation is loose fill in the hollow concrete block and rigid insulationon the roof deck. The condition of the building envelope is variable. The windows are generally in good order but the external entrancedoors need to be replaced. Whilst some maintenance is needed in the brickwork, the roof has deteriorated significantlyand requires replacement.

Interior Summary:Interior wall finishes are painted drywall or painted concrete block, with vinyl tiles for most floors and acoustic tiles on theceiling. There is extensive tack boarding and storage millwork to the internal walls. Much of the interior is in good condition, having been well maintained. However, there is a need for replacement of somefloor and ceiling finishes, as well as for a proportion of cupboards and shelving.

Mechanical Summary:The mechanical systems consists of a seven (7) modular hot water boilers which heat a mixture of ethylene glycol andwater. Pumps circulate the heating medium to several terminal heating units. Ventilation is provided with unit ventilatorsin classrooms and offices. The gymnasium has its own heating and ventilation unit. Domestic hot water is provided witha single water heater. Fire protection is provided with several carbon dioxide fire extinguishers. A DDC buildingautomation system does the control function for the building systems. The mechanical systems are in acceptablecondition.

Electrical Summary:The wall mounted Service and Distribution Switchboard is rated at 400A, 120/208V, with a 350A main breaker andmoulded case distribution breakers of various sizes. Branch circuit panelboards are 120/208V 3 phase solid neutral. Interior lighting is mainly fluorescent of T12 lamps and magnetic ballasts. Exterior lighting is high pressure sodium. Afew incandescent lights still remain both internally and externally. Emergency lighting is by battery packs. The single stage, zoned and annunciated fire alarm system is hard wired and utilizes manual stations, heat and smokedetectors as detection devices and bells only as signaling devices. The control panel with its integral annunciator islocated at the front entrance, accompanied by a colour coded passive graphic. The arming keypad of the intrusion alarm

Communication systems include a straightforward public address and music system, local area network for data cabledistribution and a hybrid key telephone system. The electrical equipment in the facility is considered acceptable.

Various fixtures have been installed in the playing field for games purposes - backstop nets, soccer goalposts, basketballpractice nets and benches. There are also three bike racks in total, located on the north and south sides of the school.

There is a painted steel flagpole outside the school entrance.

Grassed areas in the playing fields and around the school perimeter are subject to local periodic maintenance.

Six semi-mature trees are planted on the east frontage of the school.

Domestic water and fire water are combined in a 100mm service. The water service connects into the municipal main on121 Avenue NW and enters the building on the south of the boiler room.

There is no separate fire protection water service on the school site. Two (2) fire hydrants are located in the vicinity of theschool. One is located on the south west corner of the intersection of 54th Street and 121st Avenue. It is approximately 50meters from the east entrance to the school. Another fire hydrant is located on the south west corner of the intersection of55th Street and 121st Avenue. It is approximately 55 meters from the west entrance to the school.

The sanitary sewer leaves the building on the south side of the boiler room. The storm sewer leaves the east classroomwing on the west side of the building. The sewers combine to the south of the boiler room and a single sewer estimated tobe 200mm in diameter connects into a manhole in the municipal sewer on 121st Avenue .

The sanitary and storm sewers leave the south side of the 1958 gymnasium and classroom addition and combine into acommon sewer. The combined sewer connects into a manhole in the municipal sewer on 121st Avenue.
