•Comparing December year over year, pended sales are up 16.7% over a year ago, while homes available for buyers are down 61.3%

•Closings were up 14.1% over a year ago

•Real-estate agents consider a market balanced when there is a six-month supply of homes for sale so the lack of listings is clearly illustrated in the Months of Inventory/Closed Sales (1.3 months) and Months of Inventory/Pended Sales (1.2 months)

•Compared to a year ago, the average price per square foot is up 13.9%

•The sold/list differential percentage is close to the same as one year ago. The 3% figure represents how buyers and seller are negotiating with each other as well it tells us how buyers and sellers should strategize to list their property and how to strategize writing an offer to obtain the best results.

•Overall, supply has decreased dramatically and pended sales have increased significantly. The trajectory, if the current trend continues, is that we can expect some local markets to continue to appreciate. Overall, in December there were 5,038 fewer homes available and 347 more homes sold in December 2012 as compared to December 2011.

•In Orange County, 76% of the supply of the homes available in November 2012 sold compared to 25% in 2011. During the month of December 2012, there were 3,184 homes available and 2,427 homes sold.
