FOCUS ON INTERIOR COLOURBeige comes into the light!Softly, quietly, beiges
make a comeback. They have been reinvented to be deeper, more striking even while they retain a touch of the traditional. The new trend involves choosing the liveliest beiges and using them in different ways and in unexpected colour combinations.
Glamorous greigeThe colour of southern beaches, smooth pebbles,
wild mushrooms and even your child’s pet mouse, the grey beiges gain their strength from nature. Some say grey beiges are a little boring but then, here they are in all their elegance! Today’s grey beiges tend to be toasty, textured and totally jet-set. They go first class.
Meditation in chestnut beigeWith its evocative names like twill, beechwood and
linden, this colour palette puts one in mind of vast es-tates and the landed gentry. Chestnut beiges are a force of nature, exuding confidence and energy.
To live with these understated colours is to feel rooted, to sense that you’re on solid footing. And happily, chest-nut beiges are at home in any room.
Tan and about timeAll the rage in the 60s when every apartment worth its
macramé was painted in shades of tan, it has resurfaced to take its rightful place. And far from being warmed over, tan is hotter than ever.
So why the new craze? Because tan reminds us of de-sert sand dunes, autumn scenes and comforting cups of tea with milk. And it looks fabulous with black and white!
The new beiges
The new generation of beiges can be seen in three fabulous, rich palettes: touch of tan, se-ductive greige and warm chest-nut. And the story is all about how these beautiful beiges know how to bring a room together or harmonize the whole house. That’s because, wherever they are used, beiges create a sense of security.

For the longest time white, black, brown and grey were considered the neutrals to stick with. Whether it was fashion, home décor or paint col-ors, these neutrals were tried and true staples of the design world. Over the last few years a new neutral was born – Greige, a mixing of grey and beige tones that deliver a gor-geous neutral hue. Since it is a neutral it can be paired with pops of saturated colors or complimented with varying metallic and
shades of grey. See how greige will make you re-think neutrals in your home décor and furnish-ings.
1. Paint and wall fin-ishes: Whether you are de-ciding to wall paper your walls or to paint them, gre-ige is the perfect color to tie the room together. The warmness of grey and the coolness of beige makes greige ideal for a field color, as opposed to only an accent to your interior walls. For a subtle tone on tone variation, use varying
levels of saturated greige on adjacent walls and dé-cor. Are you feeling more daring? Pop colors of yel-low, turquoise, or even hot pink into your décor to add visual interest!
2. Greige, black and white: When these three colors are paired with ample light, they are gor-geous! For more dramat-ic interiors use varying shades of black, slate and heather grey with gre-ige. The whitest of white bed linen, paired with
black accent pillows, and chrome or metallic décor accents is perfect for a modern, minimalist vibe. If drama isn’t for you try to use the opposite side of the neutral spectrum. Vary light shades of greige, and white to give a romantic and delicate feel to your space.
3. Greige in textiles: Visit a fabric store with pictures in hand that you’ve taken from maga-zines and internet sites. Start in the beige family of fabrics and work your way
through to the grays, and blacks. Textile designers are coming up with new lines each season, and you may be one of the first to grab them up for your home. Mix bold prints and subtle neutrals with gre-ige in tweed, cottons, and micro-fibers fabrics.
4. Use greige as a back-ground: Instead of using greige as the main focal point of the room, consid-er using it as gentle back-drops of color. Greige can be warm or it can be cool. Warm greige has a yellow
undertone and should join colors in the warm family. Similarly for cool greige with blue undertones, pair this with a room that would have turquoise or lilac for example.
From the ceiling to the baseboards use your im-agination to paint walls and furniture in varying shades of this gorgeous neutral. During different seasons, change out accessories in different colors and see how greige will magically blend with them all!

Urban apart-ment dwellers may not be the only people resid-ing in small spaces. The new trend in American home living is housing downsizing, when indi-viduals decide to live in significantly closer quar-ters -- some as little as a
walk-in closet.Move over Mc-
Mansions, microhomes are the latest craze for cost- and eco-conscious individuals looking to capitalize on the Amer-ican dream of home ownership. On the heels of homes doubling to over twice the size of trad-itional European homes
in the last half century, the scale is tipping in the other direction. The na-tional average house size dropped for the first time in nearly 15 years, about the equivalent of one room.
As the national family size average continues to shrink as well, many people are finding they simply do not need as much house as in the past. Others are taking smaller homes to the ex-treme, preferring micro-houses that offer living space in as little as 65 square feet with custom-izable kitchen, sleeping and living areas.
There are some advan-tages to living in a small abode, most notably cost. According to Jay Shafer, owner of the Tumblee-weed Tiny House Com-pany, people can build a tiny home for as little as $20,000. That’s a far cry from the average home price of $250,000.
As 1 in 5 people in the U.S. owe more on their homes than the house’s current value, and with
the government foreclos-ing on roughly 3 million homes last year alone, a small home may be a smart financial invest-ment.
What’s more, small homes are more environ-mentally sound. They re-quire much less building materials and energy to heat and cool the space. Those interested in go-ing green may find that micro-houses are the
ideal way to do so.For those interested in
a micro-home, consider a prefabricated model from one of these com-panies:
* kitHAUS (www.kit-haus.com)
* BluHomes Origin (www.bluhomes.com)
* Katrina Cottages (www.katrinacottages.com)

Page 4 WEDNESDAY, MARCH 30, 2011 YOUR GUIDE TO AREA HOMES
When a person comes to a certain age and the children move out and on with their own lives, a home may become too big for its occupants. At this point, residents may feel it’s time to downsize to a smaller home.
Downsizing can be exciting and challenging at the same time. Go-ing through and packing belongings can be a trip down memory lane. But chances are a smaller space will mean that a person will have to part with a number of his be-longings collected over time.
To make the process easier, first assess how much space there will be in the new home. Many times floor plans or room dimensions are avail-able. First measure large items, such as furniture, to be sure it will fit in the rooms. Then think about storage possibilities.
Next, make a running list of what items can be discarded and where those items will go. Some belongings can be do-nated to charity, while others may be given to family and friends. Many other things could end up in the trash or recyc-ling bins. Knowing where things will go will make them easier to sort.
For those doing a major clean-out of the home, it could be effi-cient to hire a dumpster to be placed on-site. This way, larger bulk items can simply be tossed inside. Some municipalities re-strict what can be placed in the regular trash or how much garbage can be collected, so this al-leviates the stress of deal-ing with excess trash.
When actually begin-
ning to get rid of things, start with the areas that receive the least amount of use. Belongings stored in the attic or basement may be simply taking up space and hold less senti-mental value. People can then work their way to-ward items that are used on a regular basis. Dupli-cates of things can be do-nated. It can be cathartic to clear out clutter and
get ready to start anew. Some people find
they have to downsize because of financial rea-sons. In these cases, thin-ning out belongings can also be a way to earn a few extra bucks. Selling or auctioning off seldom used items may produce a little extra cash that can help finance moving ex-penses or even bills.

Whether buying or selling, give me a call.I will work hard for you!
Holding the Sale Together
Many of our listings come from people who tried to sell their own homes, and who thought they had been successful. All too often however, “By Owners” learn the hard way that selling their home is easy, but keeping it sold and getting their buyers to the final completion and registration is another story.
What are some of the pitfalls? First of all, face-to-face negotiations with a buyer can be hazardous, even if they really want the house. Then there’s the paperwork. Stationary store contract forms rarely cover all of the requirements in your city or province regarding taxes or various disclosure laws and this may create major loopholes allowing buyers with cold feet to back out at the last minute. Once you have come to terms, how can you be sure your buyers will find competent professionals to handle their loan and complete the registration? What if structural problems are discovered or undetermined encroachments (property boundary problems) are revealed when the bank asks for a plot plan? These are just some of the areas where our experience and expertise serve our clients every day in completing successful transactions!
If you are thinking of relocation in the near future or simply want an update on current market conditions, please give me a call. I welcome the opportunity of giving you information and hope to be of service to you in the future.

1. Curb appeal. Home exterior, driveway, and landscaping must attract admiring attention.
2. Concrete and nat-ural stone, rather than wood framing and brick.
These homes are not only beautiful, they are stonger, more sound re-sistant, and far more energy efficient than wood frames and brick.
3. Maximum energy
efficiency throughout, from top to bottom.
4. Solar panels on the roof to generate a per-sonal energy source.

Hardwood floors are beautiful, sustainable and will last a lifetime.
Meditation is an an-cient mental exercise associated with almost all religions and spirit-ual practices. In essence, meditation is used to calm the mind and train the thought process. Most people are not fully aware of the mental activity they engage in everyday, a kind of constant mental commentary involving huge amounts of sensory input and inner conver-sation. Meditation is a technique that involves concentrating on an ob-ject, such as a candle, or a sound, like music or bird-song, or simply focusing on the breath, to create a streamlined thought process that eventually becomes more purpose-ful and less random. The result is a mind that is peaceful, calm and fo-cused.
In this modern world, the lifestyle of the typical Canadian is demand-ing and distracting, with daily challenges that pro-duce stress, anxiety, and jumbled thought pat-terns. The awareness for a need to be still, to be mindful and allow men-tal rejuvenation has be-come a mainstream idea. People resort to medita-tion for mental peace and relaxation from a mater-ialistic lifestyle and hec-tic work/home schedule. The concept of a private space for meditation in the home or yard is now incorporated into decor-ating ideas and plans.
A meditation room or space does not need to be large, unless group medi-tation is a consideration. A very small room, a porch, an outdoor space, or even a corner of the
bedroom can serve as a serene and ambient area for daily meditation and relaxation. The key is to make the space private, sacred, and personal. You can even switch your meditation space during seasonal changes, keep-ing an outdoor area re-served for summer medi-tation, and an indoor room or nook for winter contemplation.
Decorating a medita-tion room is exciting, but remember that the decor will affect your medita-tions, so it is important to keep the colours, items, textures and details sim-ple and instantly relax-ing. You should walk into your meditation space and immediately feel a difference in energy.
The space should be quiet to avoid distrac-tions, like TVs, phones,
radios, computers, voices, or traffic noise, so keep it separate from the main daily activities
in your home. Consider how much light you want in the space. You might like complete darkness,
or low lighting, or sun-shine streaming through the window.

Due to demand, builders today are con-stantly learning about the new and advanced technologies for home construction. Owner-cli-ents want to be assured of living in the healthi-est, most durable, least wasteful house possible -- and therefore, build-ing a home from the ground up is the best op-portunity to get it right.
“In addition to fix-tures and materials, be sure to ask for the most advanced construction methods,” says Todd Blyth at Nudura, a lead-ing name in building system technology. “For example, more and more builders, on request, are discarding the trad-itional wood-framing method – now seen as inefficient and wasteful -- in favour of concrete walls.”
Why concrete?This advanced tech-
nology consists of pre-assembled, interlocking forms delivered to the construction site. The specialized panels con-sist of two, stay-in-place forms of Expanded Poly-
styrene (EPS) connected with a hinged, fold-ing web. The forms are stacked, reinforced, and then filled with concrete, creating a solid mono-lithic wall.
“The benefits are ex-tensive,” Blyth explains. “Architects are inspired by new design pos-sibilities; builders cut their construction time in half; and the home-owner (or commercial building owner) can feel satisfied for cutting back on an enormous amount
of wood.”As importantly, the
quality of life continues long after construction is completed, he con-tinued. As time goes on within “the most techno-logically advanced walls”, your energy bills could drop by as much as 70 percent.
“This type of con-crete building envelope delivers twice the ef-ficiency compared to stick frame walls -- and with no wood rot and mould it delivers none
of the related toxicity. Concrete walls are up to three times more sound resistant; up to four times more fire resist-ant; nine times stronger; and far more resistant to thermal bridging where outside cold seeps in to cause uncomfortable cold spots, drafts, and mustiness.”
Floor and ceiling construction is now far advanced too. More in-formation is available online at www.nudura.com.
Builders expect to hear requests for green features

ROOM continues from page 12
The colour of the room is important. What do you want to accom-plish with your medi-tation? Do you want to silence the mind and relax completely? Light blues, aquas, greens and browns will work well. Do you want to spark your creativity and re-juvenate your thought process? Juicy colours like ambers, reds and violets will uplift you without overwhelming your senses.
Keep your space un-cluttered. Less is defin-itely more in your medi-tation room. Candles, incense, plants, foun-tains, a CD player, stat-ues, pyramids, paintings, bowls, bells and gongs are some of the popular accessories to decorate your space.
Seating is important. You can use cushions on the floor, a comfortable chair, or a bench, de-pending on your comfort level. The more comfort-able you are throughout the meditation, the bet-ter the results will be.
Think about your needs within your medi-tation space. Do you
come up with inspira-tional ideas while medi-tating? Keep a pen and paper close by to jot down your thoughts. Do you like a fresh, cool breeze in the room to keep you alert and avoid sleepiness? A window facing a garden or quiet spot in the yard is useful, or you can make do with a silent fan or air purifier.
Remember to keep the space neat, tidy and organized. A mediation room should never feel messy or dirty. If you are surrounded by distrac-tions like bookshelves or furniture, keep some beautiful throws or white sheets to cover them, or use a bamboo shoji screen while you meditate.
Any small room or space can serve as a meditation area. The use of colour and decor is a personal choice, de-pending on what you want to accomplish with your meditation. Two different colour schemes transform a small room into a cool, quiet oasis or a dynamic, energizing place to rejuvenate the mind.
