HIGH RISK COMPONENTS
ON UNIT A/C'S
Last month a letter was sent to all
owners seeking their commentswith regards to designating thechill water control valves as "highrisk" due to the recent catastrophicfailure of two valves. A number
of owners responded and theBoard reviewed the comments at
the May Board of Directors Meeting.
Upon review of the comments theBoard has declared these chill wa
ter control valves to be "high riskcomponents" pursuant to the authority granted to the Board underSection 4 of Article X of the
Yacht Harbor Towers By-Laws.
YHT maintenance is currently inspecting these units at the sametime as their annual coil cleaningservice. Maintenance will also
continue to inspect these components upon each quarterly a/c service, BUT in-house maintenancewill no longer be performing thework as a reimbursable expense.Should maintenance's inspectionof this component determine thatthe unit is not (cont., col 2)

In an attempt to prevent anothercatastrophic failure, the unit willbe turned off and the resident/
owner informed to have it re
paired.
The office will provide you, as italways has, a letter advising of repairs that should be made. Thisletter identifies a number of companies that you may consider that canperform the repair. The letter alsoexplains that other reimbursablework will still be performed byYHT maintenance, if you desire.

( cont., col 2)Electric Company has approvedour application for a rebate to convert our exit lights to LED fixturesand lamps. HECO's rebate forthis conversion amounts to a 75%
savings to the Association.Currently there are two 25 wattincandescent lamps in each fixture, and there are a lot of fixtures.By converting to LED, the newwattage used for each fixture willbe 4 watts versus the current 50.

Many residents have signed up for"SURE PAY" to have their Main
tenance Fees, Monthly ParkingRental and/or Storage RoomRental billings paid directly fromeither their Bank checking or savings account. Then payments willautomatically be made monthlywhen due. Thereafter you will nolonger have to worry about writing a check, buying stamps andhaving to mail it.
TRASH CHUTE
CLEANING
Your Board has authorized a con
tract to clean our trash chutes and
trash rooms. Notices will be
posted informing our residents ofthe schedule. During the cleaning,the trash chute for each tower will
be closed. We ask your cooperation during this period. Please bagyour trash before putting it downthe chute. Odor problems arecaused by poorly wrapped trash.Food and greasy particles coverthe trash chute wall and eventuallycreate an odor problem.
MAY AGING IN PLACE
On Friday, May 18, residents heardLaura Manis, long-time elder issuesadvocate, speak to us (cont., col 2)
(cont., col 1)on the successes and challengesof the 2007 legislative session.She spoke about the OmnibusPackage which supports familycare giving and projects into thefuture to better meet the needs of
our aging population, the drugrebate bill vetoed by the Governor but overridden by the Legislature, reinstallation of the healthinsurance rate oversight andother issues.
MORE ON PRVs
Last month we incorrectly informed you that the pressure reducing valves within certainunits would be rebuilt and those
units would be notified shortly.What our article should have
said was that the common areas
of the high-zone potable watersystem would be rebuilt and notwithin the units. Repairing orreplacing these PRVs in thecommon areas is just the firststep.
The report from Cedric Chongand Associates included another
recommendation that certain
units should have PRVs installed
on the potable water of both thehigh and low zones of both towers. The purpose of all this is toequalize the water pressure inthese zones.
The Board has requested thatCedric Chong prepare the specifications for the installation of
these pressure reducing valves(PRVs) for potable water withincertain units of both the high andlow zones of both towers, to obtain bid proposals, to providetheir recommendation on the

By the time you receive this newsletter, I will be on vacation. However, Richard Guy, our VP, willbe at Yacht Harbor Towers duringmost of the time I will be away.Also, I will be telephoning YachtHarbor Towers at least once a daywhile I am gone, and the officewill be able to contact me by e-mail and/or by telephone.
