1. GUIDELINES FOR THE AUCTION

Auction date & venue: 14th May 2019 at 16 Akwamaryn Drive, Klerksoord, Akasia - ON SITE

Registration: Bidders can register any time prior to the auction or on auction day at the property. Identity

document and FICA documents required.

All potential buyers are required to pay a registration fee of R25 000 in order to bid at the auction. This fee can

be paid either by bank guaranteed cheque or EFT payment into the Auctioneers’ Trust Account.

Cash will NOT be accepted at the auction venue. Banking information will be provided when requesting

registration forms. Once registered each buyer will be issued with a buyer’s card reflecting a buyer’s number.

Upon signature of the registration documents, all buyers will have acknowledged and accepted the Terms and

Conditions set out in the Rules of Auction.

Registration Fee: R25 000.00 (Refundable to unsuccessful bidders)

Deposit: 15.75% of Hammer Price.

Confirmation period: 14 Business days.

Guarantees: Balance of the purchase price payable within 21 business days after confirmation of sale.

The bid price excludes the buyer’s premium which is payable over and above the hammer price.

Example:

Bid Price: R 100 000.00

Buyer’s Premium: 5% on bid price equating to R5 000.00 plus VAT on the Buyer’s Premium

VAT on Buyer’s Premium: R750.00

Total Purchase Price R 105 750.00

The auctioneers have the right to regulate the bidding and to bid on behalf of the seller at the auction up to (but

NOT exceeding) the reserve price as mandated by the seller. When the auctioneer knocks down the property to

the highest bidder the successful bidder will sign the Conditions of Sale on the day.

A deposit of 15.75% is payable on the fall of the hammer. This is made up of the Buyer’s commission 5%

plus VAT = 5.75% and 10% deposit on the property price

The deposit is payable by way of a Bank Guaranteed cheque or electronic fund transfer. The deposit and buyer’s

premium are deposited into the WH Auctioneers’ Trust account.

The subject property is located in Klerksoord, Akasia, a suburb in the north of Pretoria, part of the City of Tshwane

Metropolitan Municipality. Klerksoord is situated between Rosslynn Industrial node and Pretoria North. It has easy

access onto the main roads and the Mabopane Highway (R566).

5. DESCRIPTION OF IMPROVEMENTS

The subject property consists of a 2.1414-hectare piece of land which has been improved by various structures.

Improvements include a derelict house, numerous unfinished garages/storage units as well as IBR truck ports/work

sheds supported by steal I-Beams. The truck ports do have inspection pits for truck servicing as well as a workshop

attached to the truck port.

The remainder of the site consist of land and yard space.

The house has been badly vandalised in may not be habitable. The roof appears to be collapsing and numerous

pipes have been ripped out.

The storage units are clay brickwork with corrugated steel roofing. These units are incomplete. The truck ports are

a basic frame structure of I-Beams which support a corrugated steel pitched roof.

Site Access and Security

Access to the estate is gained to the site via 2 steel gates off Akwamaryn Drive.

Condition: The property appears to be in a poor condition. The storage units are incomplete, the house

has been vandalised and may need to be demolished. A structural survey of the building has

not been undertaken and will not form part of this report. All structural and maintenance

information are as per information provided by the owners upon visiting the site.
