PREPARING TO BUY YOUR FIRST HOME

    Toronto Real Estate Watch

    YOUR MARKET WATCH

This is the first edition of our month-ly Real Estate newsletter. We have often been asked questions about Real Estate by clients looking to buy their first home, therefore this newsletter was created in order to provide help-ful and insightful in-formation about the ever-changing world of Real Es-tate. We hope that when youre ready

The key to home savings is to pay your-self 10% of your gross salary first. More details in the next issue.

S ummer months typically see a lull in the Real Estate Mar-ket. People think about vacationing and spending time with their children so June and July were typically quieter months. The Fall market began a little earlier this year, as August, traditionally is a slower month. It picked up speed and kicked off what is predicted to be a strong autumn market. The condominium market contin-ues to remain strong as first time buyers and those seeking afford-able hous-ing continue to choose this style of housing option. In fact, the condo-minium market makes up 20% of the homes bought through the Toronto Multi-ple Listing Service (MLS) *.

to take the next step and buy a prop-erty of your own, you will be a more in-formed consumer, which will be help-ful when decision making time comes!Topics we will be covering in future letters will include; mortgages, the buying process, market updates, renovations and much, much more!

When buying a home, you do not have to pay for the services of a Real Estate Agent. The people who are sell-ing the home pay for the agents fees.

    Did You Know...

    Real Estate Trivia:

The floors of buildings are called stories because early Europeanbuilders used to paint picture sto-ries on the sides of their houses. Each floor had a different story.

WHAT DOES A REAL AGENT HAVE TO OFFER?

M any people ask this question when they begin the process of buying a home. After all, pur-chasing a home seems like a pretty straight forward thing to do. The reality however, can be something different. There are many things an agent can do to help with all aspects of buying or selling a home, that in the long run, save you money and reduce that ugly word...stress !

First of all, not many buyers know that when you are purchasing a home, you do not have to pay for the services of a real estate agent. It is actually the people who are selling the home that pay for the agents fees. If you are like most first-time buyers, that piece of infor-mation comes as a pleasant sur-prise and makes using the ser-vice of an realtor less intimidat-ing. Once you en-gage the help of an agent, you might be impressed with all of the ser-vices that they can offer. They will be able to go over your financial situation and help you to determine what your options are. They can offer ways to consolidate your debts and re-fer you to profession-als who specialize in the matter. Real-tors also offer great insights about the market that only those who work in the market full-time would know. This is not only helpful for their clients, but also can save them money. Using an agent to negotiate for you in buying and sell-ing a home saves you money. They can ensure that you are selling for the best price and buying at the best price too.

price and buying at the best price too. How do they do that? Through their ne-gotiating skill, by their on-going train-ing, experience and access to up-to-date market information. For example, realtors know housing areas and places that are not the best to be living at for yourself and/or your family. They know the areas that will produce a good re-turn on your investment when it comes time for you to sell your place and that translates in maximizing your profit!

As licensed Real Estate profes-sionals, we bring together more than 20 years of experience. Rai grew up in Agin-court and Marianne in Unionville. We work in the Greater Toronto Area, in-cluding York Region (Markham, Union-ville, Richmond Hill), Scar-borough, and Durham Region (Pickering, Ajax, Whitby). Rai did volunteer work in 1989 for 2 years in Puerto Rico. He learned to speak Spanish while he was there, a language he has kept with the help of Spanish-speaking clients. Marianne used to work in the dental field for 15 years, so along with selling homes, she can give out free dental advice! We pride ourselves in hard work and hon-esty when dealing with our clients and this has proven to be a winning for-mula. Many of our clients have referred their family and friends. We see this as the highest com-pliment we could be given and greatly appreciate the trust they have placed in us.

If you are a married with kids, hard-working lady then you know you only got little time and energy to focus on looking sexy and applying that eye make up. So you have to wake up in the morning and transform to that professional looking female before you go to work. Here are some quick tips to refresh your look

when theres little time left. Make those blemishes and dark spots disappear. Those dark circles underyour eyes and those blemishes must be covered either with some cover up, make-up powder or concealer stick. It should take you about two minutes to treat all problem areas on your face.

Use of eye make-up. You can quickly apply mascara to your lashes to bring out your eyes in just one minute. If you have a few spare sec-onds you can also apply some eye shadow to further improve your look.

Lip-gloss on your lips. Lip-gloss works wonders. Quickly apply some flavored lip gloss and stay assured that it will make the difference. You can always apply lipstick instead of lip-gloss or you can apply them both but generally lip-gloss can be applied quicker.

Use of magic pins. Always have a few pins and clips handy. You could transform your hair and the way you look in 30 seconds, top.

It has been almost 20 years since ALTERED STATES was released and despite that amount of time, the movie still stands in every respect, even in Special Effects. ALTERED STATES, in accordance with Ken Russells vision (THE DEVILS, GOTHIC, LAIR OF THE WHITE WORM), could not exist without special effects. Ken Russells over abused Psychedelic Journeys, and his oft repeated imagery grafted on from film to film whether it worked or not, often threaten to overpower the movie itself. Discipline and care was taken to stop this on many levels.

A psycho-physiologist doing experiments with human consciousness eventually decides to test his findings on himself. He becomes ob-sessed with performing these auto-sensory deprivation experiments until he actually changes form physically, ending up as a gorilla at a local zoo. He returns to his normal state, at which point he also involves his wife in the experimentation.

A sci-fi favorite of mine, this Academy Award winning film had fallen into obscurity on the video shelves, but is now back with all its original impact in a sharp, well-colored remaster with a brilliant digital 5.1 rendering of the Oscar-winning soundtrack.
