the centre of the popular Yorkshire Dales village of Ingleton - a gateway location to the spectacular National Park and thriving

Pear Tree is in need of total restoration and has the potential to become a 3/4 bed detached residence, holiday home/let or, subject to the necessary planning consents, divided to create two
separate properties. It is believed to have been 2 cottages in the past, with the Smithy at one end. The Smithy was in operation up
until around half a century ago.
On the ground floor, the front door provides access to a kitchen, with separate pantry to the rear. Two reception rooms can be
accessed from the kitchen; a dining room with fireplace and a living room with range and doorway through to the stairwell. The ground floor Smithy is accessed via its own front door.
The stairwell is indicative of the 17th Century origins of the
building and leads up to a landing area. The main part of the first floor is currently divided to provide 3 bedrooms. From the
landing, there is also access through to the first floor of the Smithy, currently sub-divided to two rooms.
Outside, there is space to create off-road parking for at least two cars, along with a small garden or patio seating area. There is an
attached former external privy.
Ingleton has bars, pubs and shops, and is well known for its stunning waterfalls walk. It has a primary school and is in the
catchment area for highly regarded secondary school education at QES, Kirkby Lonsdale and Settle College. As well as the Dales, the
Forest of Bowland AONB is close at hand and the Lake District can be reached within under an hour. Trains can be caught at Bentham. Lancaster and the M6 are half an hour by car. The
popular market towns of Settle and Kirkby Lonsdale are a short drive away and both have Booths supermarkets.

GRADE II LISTING
Formerly one house, converted in C19 to 2 cottages, now one house. Mid- to late-C17 with C19 alterations. Slobbered rubble brought to course, stone dressings, stone slate roof. Gable end to street. 2 storeys, 4 bays. Entrance left of centre has C19 plank door. Similar right-hand entrance but with recessed plank door. 3 ground floor windows: mid-C19 with chamfered surround, 2 light flat faced mullioned right-hand former 2-light chamfered, mullion missing, 6 pane sashes and 3 pane fixed lights. 4 upper floor windows: 3 former 2-light chamfered sills lowered and mullions now missing, sashes without glazing bars; mid-Cl9 window sashes with glazing bars. Left-hand gable end, right of centre, and projecting right-hand gable end ridge stacks. Rear contains projecting round stair turret with lean to roof, probably added to existing house in late C17. Interior: stone steps to stair turret. The property was first listed 23/11/1988.
