DESCRIPTION

Believed to date from 1860, Vine House and its grounds formed the vinery and market garden for the neighbouring Paxhill Park. The property has been in the same family since the mid 1970s, when it was acquired as a derelict building and converted into a large family home. Although now in need of further modernisation, the property offers excellent potential, with the benefit of being set in an elevated rural location, within glorious established part-walled gardens and grounds.

The generous accommodation in the house extends to nearly 4,400 square feet, the linear nature of the layout meaning that the majority of the ground floor rooms enjoy a duel-aspect over the gardens to both the north and south. There are three large reception rooms, currently arranged as a study, sitting room and playroom. The sitting room is of particular note, panelled in sycamore felled in the grounds and featuring a corner fireplace with cast iron stove and raised metal hearth.

A bay window with fitted window seat overlooks the south-facing garden and a door opens to the vinery: a vaulted largely glazed room, partially open to the terrace and planted with a number of eponymous vines believed to be original to the Victorian market garden.

Lying off the kitchen is an under stair storage cupboard, from which a staircase descends to a suite of cellar store rooms, one with plumbing for laundry appliances.

There are five bedrooms on the first floor, including a master bedroom with full height windows overlooking the garden, a dressing area, en suite bathroom and separate WC. All of the remaining four bedrooms have far reaching views to either the north or south, and are served by a family bathroom and additional ground floor bathroom with sauna.

GARDENS, GROUNDS & OUTBUILDINGS

Vine House is approached from the private estate driveway via an impressive driveway, lined by two avenues of lime trees, which leads to a parking area and the integral garage.

Adjoining the eastern side of the house is an open cart shed housing the oil tank and a stable with the original Victorian stalls. To the north is a brick terrace and an area of level lawn, under which is a mushroom cellar. A wrought iron gate opens to a productive walled kitchen garden with brick potting shed (the former piggery), and from which there are lovely views over the fields to the east.

The principal part of the garden lies to the south of the house, part walled, interspersed with several mature trees and well stocked with a number of established shrub and flower borders. A part-covered raised brick terrace adjoins the house, from which steps descend to the well-tended lawn and a small orchard. Beyond the lawn is the tennis court (in need of some repair) and a former hot house, now used as a garden store.

The beautiful bluebell woodland, known as Brede Woods, lies to the west of the house and comprises a mix of silver birch, ash and pine.

DIRECTIONS

From Lindfield High Street head north out of the village and pass over the bridge. The driveway to Paxhill Park can be found on the right hand side, immediately before Park Lane. Continue up the private driveway, bear right at the fork and Vine House can be found at the end of its tree-lined driveway, clearly signposted.
