ARCHITECTURE COMMISSIONThere’s a lot of construction going on at LBS at this time of year,and many people are replacing their old decks and balconies.Usually, decks are replaced “in kind,” which means that the newone will be an exact replica of the old one, but with minorchanges to bring it up to date to the latest Building Code. Youmay have noticed that some decks are bigger than they used tobe, and maybe you’re wondering if you could enlarge yours, too.
The answer depends on the specific rules in your condo associ-ation. Bigger decks, balconies and patios encroach into land orspace which legally does not belong to you. It is in the CommonElement, which is all the land owned by the condo associationoutside of the individual units. Since that land belongs to every-one in the condo, not just you, your Condo Board will charge youfor a lease or license for the use of that area. You will definitelyhave to get the approval of your neighbors, too, and make surethat what you are planning won’t obstruct their views.
You probably know that all deck and balcony projects requireprofessional architectural drawings, but don’t go to the expenseof getting drawings done until you are sure that your condoboard will approve of what you have in mind, and has deter-mined how much they will charge you for the expansion. Beaware that some condo associations do not allow any expan-sions at all.
Your Community Manager in the Office or your condo’s Archi-tecture Rep can provide more information.

LANDSCAPEIf you haven’t noticed we have a new landscape contractor in all3 zones; East Condos 1-4, 14, Central Condos 5, 10-13 and WestCondos 6-9. Different landscape contractors maintain one zonewith 4-5 condos. Landscape Concepts is learning and maintain-ing all three zones; all 14 Condos.
“Well, that is a ridiculous idea,” not really. Having one contractorhas given LBS a dedicated Account Manager and Production
Supervisor to be responsive to concerns, work orders, estimatingand crew supervision. Work orders are completed faster; and es-timates are received within days of being issued. Homeownerconcerns are reviewed by the Account Manager, quite an im-provement. They have already eclipsed supervisory hours on-sitecompared to past Account Managers and Production Supervisors.
The last contractors were here for 10 yrs +/- they settled into aroutine. But they were at one time, the new contractor onsite;learning the ins and outs of the LBS Zones. They also had to fieldcomments because they were new. Over time their service andquality started falling off and the employee enthusiasm wilted.There were repeated concerns with turf scalping, slope slipping,mowing wet areas, use of large mowers in small areas andweeding after maintaining the site for years. Do you not thinkthey should have been able to maintain quality and service after10 years?
Change spawns a learning cycle in any endeavor, job, or life. Wehave all encountered change; recently COVID-19 rings a bell?Change, is an interruption in our life’s routine. Please understandLandscape Concepts is a new contractor and they are still learn-ing the community landscape.
With a new contractor compliments and concerns have beennoted; because of change. Lawn mowing and cleanup have beenthe most common remarks. Lawn mowing has been a challengeuntil June, record rain fall posed daily obstacles; wet, saturated andpuddles delayed the crews; but we did have positive commentsabout less scalping, less turf damage and using the right equipmentfor the task. Just the opposite was concerned comments aboutmissed areas, excess clippings, and turf damage; comments repeated every spring especially 2018 and 2019 to record settingrainfall totals.
Another matter is the new contractor “isn’t blowing off mypatio”, the contractors in the past chose to blow off patios, andaccessible decks; that was time cutting into the contractedmaintenance for the community. Patios and decks are limitedcommon areas; homeowner responsibility. Landscape Contrac-tors are contracted to maintain the LBCHA common areas andto clean up after their work is completed.
The contract includes wording; “During mowing cycles crews areto clean paved areas after morning mowing and again at the endof day all clippings shall be removed from sidewalks, open patios, driveways and streets... Litter and debris will be removedfrom the turf, sidewalks, driveways and streets at the time ofmowing.”
The new contractor although they have been on site for about 13weeks; this year (2020) each day is a new day. Yes, the bed areasare weedy, I would say equal in quantity and height as 2018 and2019 monsoonal Springs. Mowing is under control but there willstill be missteps. There will be compliments and concerns; it isnormal in a common property community. What is rememberedfrom last year is quick to be compared to this year. What is forgotten is the situation for the past landscape companies whenthey were the “new landscapers.”

NEEDLEPOINT/CROSS STITCHI can hardly wait until I see my enthusiastic club members andall the projects they have finished! I hope also to see some newfaces! You know, this isn’t your grandmother’s needlework andthat also applies to knitting. There are so many beautiful threads,yarns, beads, silks in so many gorgeous colors today! There arealso tons of patterns for needlepoint and cross stitch and knittingavailable today! I recently bought a Laura Perin pattern called Lahaina Breezes that I can hardly wait to start! So please join uswhen we open up and groups are able to meet. Maybe you canfind more to do in YOUR spare time!

While we have no definitive dates as yet, we are fairly certain 3Dlanes in Island Lake will be the venue as it was last year!

SAILING CLUB IS UNDER WAYAs of this writing, The Lake Barrington Shores Sailing Associationis underway in our delayed season. The Marina is open for sail-boat usage, and the hope of entering the Illinois Reopening PlanPhase 4 ‘Revitalization’ is eminent. This brings sail races andbeach parties into the picture for us, which we are all excited torestart.
With that in mind, newly revised LBSSA Race and Social sched-ules are in place!
Our intent is to enjoy a full season for our members, by having amore concentrated schedule with the time we have left to enjoyclub activities, while doing it safely. We will be holding sailboatraces most Sundays from June 28th through September 6th, andwe have many fun social events planned. LBSSA members havebeen sent new social Activities, and Sail Racing schedules, so bythis newsletter printing our sailing club should be in full swingenjoying the lake amenities and activities.
Our end-of-season ball will be a Viking theme, and we are alreadymaking plans for that, and the many beach parties and otherevents that LBSSA members will enjoy. To inquire about mem-bership contact [email protected].

LBS LADIES’ BOWLINGLBS has a wonderful league of women whoenjoy bowling, laughing, a little bit of exerciseand great company. If we’re allowed to gatheragain, we’ll start up in October and play
through March, 2021. No conflict if you are a golfer.

LBS 9 AND DINE GOLF LEAGUE MEMBERSHIP 2020The 9 and Dine Golf League is a group of residents and non-residents, who get together one Friday a month and play 9 or 18holes of golf, followed by cocktails and dinner. The league is opento all golfers—we will pair you up if you do not have a group, andyou sign up and play when your schedule permits. The leaguealso has a Social Membership, which allows the non-golfer tojoin us for cocktails and dinner and participate in all social functions. So if you golf and your spouse does not, the non-golfing spouse can join you later for dinner. If you’re single, pleasejoin the group for golf and social...a great way to meet people.

LADIES’ 9 HOLE GOLFThe LBS Women’s 9 Hole Golf League started the un-official sea-son on May 7th with the COVID-19 walking-based golf restric-tions in place. Ten women hit the links that day welcomed bybeautiful weather and sunshine. Sadly, rain impacted a couplelater scheduled May League dates. However, League participa-tion increased with 15 ladies golfing on May 21st and 21 ladieson June 4th.
In June, social distancing guidelines remained in place but some restrictions eased and League changes continued toevolve: foursomes are now allowed and modified shoot-out ruleswere put in place to allow golfers to get an earlier start. Junewas the official start of LBS Women’s 9 Hole Golf League play in2020. Lunches following league play are also now been plannedat restaurants featuring outdoor seating.
The League welcomed two new members this season: Lucy Held and Kathy Blancett. Congratulations to Jean Tittle with a chip in on number 6 and three pars by Jackie Andrew on June 4th.

LADIES’ 18-HOLE LEAGUEThis will go down in history as the strangest golf league openingat LBS for the 18-hole ladies’ league.
The first day of league play began on Tuesday, June 2, 2020. Theladies play every Tuesday morning starting with tee times at 9:00 a.m.
We are always looking for new members, so if you joined LBSGolf Club and have a handicap of 40 or less, please join us forfun golf play.
