Our goals at Shoreline OBX are based on reputation…not size! We are selective when choosing vacation rental property listings.

Our experienced, reliable and committed employees all share the same philosophy… We all live and work at the beach, and we are here for the long haul.

We take a hands on approach, keeping in touch with our homeowners and guests on a consistent basis to ensure both you and your guests’ complete satisfaction.

We can give you and your guests the personal attention you and they deserve. We do not try to manage hundreds of properties and spread ourselves too thin. We are smaller, and will make certain that each and every concern is handled as quickly as possible to ensure smooth sailing.

We focus on 3 areas of the vacation management business–marketing, owners’ services and guest services. We feel these are the areas of most importance to homeowners like yourself.

Our Company Our MissionIn this tough economy, it is more important than ever to make sure you are maximizing the gross rental potential of your vacation home on the Outer Banks! At the same time, it is also imperative that you know that your investment is being properly taken care of, and that you have complete faith in your vacation management company. It is difficult for large property management companies to achieve both of these goals due to their expansive inventory and constant staff turnover.

At Shoreline OBX, we have no problem remaining true to our commitment to take excellent care of your vacation rental property while, at the same time, ensuring our owners are capitalizing on the highest possible rental weeks!

We have experienced employees with over 80 years of combined experience, so we know what owners and guests expect from a vacation rental company! Furthermore, you can always count on communicating (via email or phone) with a vacation specialist who is familiar with your property. Stability is something our homeowners can count on. Our owners know that when they call, they are going to be able to talk with an experienced, professional, accommodating, efficient person...they are going to talk with a friendly person that they have known and grown to trust for years.

We have access to all of the same tools as the larger companies and we have one of the biggest advantages of all! We are small and personable.

Our Mobi le App The number of people browsing the internet on a mobile device is growing every day. Guests of Shoreline OBX will receive an invitation to download the app before their arrival. The app contains all the information each guest needs to know before, during, and after his or her stay. From arrival tips, directions to the property, property tips, and area information, to restaurant, event, and activity recommendations. The App also allows guests to locate their rental property using their phone’s GPS. Leaseholders can also invite anyone in their party to download the app. This means that there are even more people that we can market to that we couldn’t before!

SEO & PPC Shoreline OBX has partnered with a leading vacation rental marketing company to ensure maximum results for Search Engine Optimization (SEO) and Pay Per Click advertising campaigns (PPC) on the major search engines such as Google, Bing, and Yahoo! These are monitored and adjusted as necessary.

Social Media Social Media is a great way to interact with both current and potential new customers. 74% of consumers rely on social media to guide their purchases. You’ll find Shoreline OBX on the following social media sites:

E-Mai l Market ing E-mail marketing is the #1 way to stay in touch with past clients. Our monthly E-blast is sent to our ever-growing database, which currently includes over 11,000 email addresses from our customers and all past inquiries!

Our Blog Search Engine Optimization (SEO) is based on an algorithm Google created. One of the key factors to this algorithm is fresh content. They look at how recent the content is and the consistency of fresh content.

Full Service Maintenance Program The Full Service Maintenance plan offers homeowner’s peace of mind regarding maintenance at their vacation rental home including general maintenance, plumbing, electrical and troubleshooting. Our maintenance staff is available 24/7 for your guests needs year round. This plan includes the following:

• FREE LABOR (up to 1 hour, 50% off each additional hour)

• No processing fee for outside vendor billing

• Basic winterization/de-winterization (upon request)

• Delivery of replacement propane tanks for gas grills (tank cost not included at $30)

• Filter replacement program (April–Sept.) • Monthly off-season security checks • Dump services at a reduced fee of $45 • Diagnosis to avoid unneeded repairs/

replacements for plumbing, electrical, audio/visual, etc.

• Light bulb replacements including appliance light bulbs

Examples of labor include but not limited to pick up trash/yard debris, clogged drains and toilets, replace indoor/outdoor faucets, change out ceiling fans, oil locks, keep slider/bifold doors on track, hammer down protruding deck nails, replace interior and exterior light fixtures and more!

Filter Replacement Program The heart of your heating an cooling system is your return air grill, which houses your system’s air filter. Keeping filters changed will keep your system operating at it’s highest efficiency, which means lower bills for you! This program includes changing your air filters 6 times a year, from April to September. The program includes the labor and filter cost.

Hourly Maintenance If you choose to forgo the Full Service Maintenance Plan, Shoreline OBX will be happy to assist you with maintenance on an as needed basis.

Property ManagementJennifer Hurd has a vast knowledge of the Outer Banks Vacation Rental Industry. She has many years of experience in property management, 14 of which were at the same company and 12 at Shoreline OBX, proving that commitment is very important to her. Jennifer was born in Franklin, Virginia and was raised in Western Maryland. She received her Bachelor of Science degree in English from Frostburg State University in 1990, and moved to the Outer Banks immediately after graduation. She earned her NC Real Estate Broker’s license in 1991.

Jennifer is an active member of the Outer Banks Association of REALTORS, having served as Chairman of the Property Management Committee in 2002, 2012 and 2015, and served on the Board of Directors in 2002, 2012, 2013, 2014 (as Secretary) and 2015! She’s a 2 time recipient of the Outer Banks Association of REALTOR’s Committee Chair of the Year Award! She has also attended, participated and lectured at National Vacation Rental Managers’ Association (VRMA) Conferences around the country! Jennifer has over 26 years of experience in Outer Banks vacation rentals from Carova to South Nags Head. She enjoys forming long lasting relationships with her property owners and vacation guests and believes this can be done through excellent communication and a positive attitude!”
