comfortable parking for about 1,400 cars at any one time

making it the largest shopping mall in West Africa.

Introduction:The Oasis Mall is ideally located about 9km from the Abuja Central Business District (CBD) in the Karu suburb along the Abuja-Keffi Highway, Nasarawa State.

Karu is the fastest growing satellite town around Abuja and home to one third of its population. It is a gateway town with the Abuja Keffi Highway being the main road artery into the Federal Capital.

General Description:The Oasis Mall is all about shopping, leisure and business. The mall is designed and planned as a world-class family oriented mall where shopping and entertainment can be achieved in a relaxed, safe and family friendly environment. Oasis is the one-stop destination for entertainment, shopping, fashion, restaurants, cinemas and all the other things in between.

As a regional center, with over 50% of market centrality and sufficient parking space, Oasis presents exciting opportunities and guaranteed returns for its all its stakeholders and patrons.

About HARPS

HARPS Property and Investment Company Ltd is a property

development company, incorporated in Nigeria on the 9th

day of August, 2001, with a focus in the development of mid

market commercial and residential real estate.

The company is part of the HARPS Group. The HARPS Group delved into property development and financing in 2001 via Public – Private Participation (PPP) with the Cross River State Government as well as Nasarawa State Government for the provision of capital and fund management for both states Urban Renewal.

HARPS Property is the developer of the Aso Estates which includes Aso Hills Estate, a residential development located in the Karu, Nasarawa State as well as Aso Grove and other ongoing developments. Additionally, Kinric Commercial Park, a unique serviced commercial development located on the outskirts of Abuja is presently under development. TPS.P has a large presence in Africa including countries such as: Nigeria; Rwanda; Ghana; Tanzania; Zambia; Angola; Mozambique; Kenya; DRC; Botswana and Cameroon to name a few.

PROFICA is a professional Project Management company which provides stand-alone development project and construction management services across many industry sectors. PROFICA has extensive retail expertise ranging from convenience outlets to regional and super-regional shopping malls. Profica has worked on a number of retail developments and has the experience in maintaining an international standard and quality of the base build/tenant fit out.

WSP Consulting Engineers is an Engineering consultancy firm with expertise in the Electrical, Mechanical and Electronic Building Services. The company has been involved in major capital works on for the design of a number of large, complex projects including commercial and retail developments with significant footprints over the entire continent.

Crane is a well established construction cost consultancy (Registered Quantity Surveyors) firm with experience on projects across all sectors and especially retail. Crane was established in 1999 and have during the past few years expanded its wings across Africa and globally. Crane has experience in a range of retail project types and have successfully delivered projects ranging from 10,000-30,000 sq. m to over 100,000 sq. m

KLS Consulting Engineers, formed in September 2004, the company has an impressive history of civil and structural projects undertaken in South Africa and Africa, extending as far north as the DRC and Nigeria. With a proven track record of quality and on time delivery, they have been appointed to provide Engineering services on the Civil and Structural components of the mall.

Keep unauthorised persons off the site at all times.

Maintain and protect the site datum level, set up by the land surveyor.

Prevent structural or other damage to remaining portions of thebuiding(s). make good all existing work damaged during alterations.

Ensure that service connections (electrical, telephone, water supply,sewers, etc.) are not interfered with. give notice to the local authorityand the architect if disconnection of alteration is necessary.

Minimise disturbance and nuisance from dust and noise.

Remove all removable fittings that could be damaged, mark and storeuntil after painting, and refit where applicable.

Figured dimensions to be taken in preference to scaling.

All dimensions to be thoroughly checked on site and all or anydiscrepancies to be reported to the Architect immediately before anywork is put in hand.

All work is to comply with the National Building Regulations andBuilding Standards Act number 103 of 1977 as amended and all relevantspecifications and codes of practice of the SABS and amendmentsthereto.

Vertical dpc's to all changes in floor level. where ground level is higherthat finished floor level, continuous vertical dpm to be installed.

Dpc's under all walls and screen walls to be a minimum of 150mmabove finished ground level.

All drains under building to be adequately encased in concrete withriver sand, suitable for carrying loads unless otherwise specified.

Inspection eyes to all bends and junctions to be easily accessible withmarked covers at ground level.

Rodding eyes to be provided where necessary.

100mmø upvc soil pipes to have a minimum fall of 1:60. all vent pipesto extend 900mm above roof level unless otherwise stated. all wastefittings to have deep 'p' re-seal traps and to be fully accessible forrepairs.

Top of any drain to be at least 300mm above ground level. concealedwaste pipes to be sleeved.

Stair treads to be a minimum 250mm, stair risers to be a maximum of200mm.

Balustrade heights to be 1000mm minimum. baluster openings to be aminimum of 100mm.

Flashings to all changes in roof levels.

Surface beds to be on approved waterproofing membrane forming acontinuous membrane with the dpc's under walls.

All habitable rooms to have a minimum of 10% natural light.

All aluminium windows to comply with the applicable AAMSA standard.

All glazing to comply with SABS 0400.
