Visitors will also be able to see our distribution manifolds in action – and, of course, energy consumption is being monitored by SAV energy meters. “SAV is leading the way in energy-saving building services solutions and this facility gives us a great opportunity to test not just individual products but also how different products integrate with each other,” notes Managing Director Lars Fabricius. “As a result, we can have full confidence in the solutions we propose, and we can also provide specifiers and installers with a live demonstration. “In parallel we are running training sessions for installers, to help them minimise their time onsite, and we are opening a trade counter for local contractors to enable them to get the best prices. Heating, domestic hot water and electrical power requirements at SAV’s new facility are all met by the company’s advanced building services solutions, including:

Leading with powerLoadTracker systems are typically operated in ‘power lead’ mode, modulating electrical power generation to match site demand. Heat output can then be supplemented, if necessary, by high efficiency boilers and, where appropriate, heat pumps.

Energy and carbon savings with SAV’s LoadTracker CHPSAV Systems’ modular, scalable LoadTracker small-scale CHP systems offer the flexibility to reduce energy consumption in a wide range of projects.

Each LoadTracker CHP unit is capable of generating up to 15kW of electricity and 30kW of heat. However, their modular design enables them to be combined to serve much higher demands. For example, a modular system with five LoadTracker units has an electrical output of up to 75kW and a heat output of up to 150kW.

Furthermore, each LoadTracker unit can modulate down to 40% of its full load electrical output. The result is a versatile and responsive system that precisely aligns power and heat requirements to the needs of the building(s).

‘Plug and play’ commissioning: Unlike large scale CHP systems with fixed outputs, LoadTracker CHP can be thought of as ‘plug and play’ – whereby the units are matched approximately to the building loads and then self-modulate to suit the requirements.

Reducing carbon and costs with CHP

The ability of CHP plant to recover heat from the power generation process and use it for heating water means that overall system efficiency can exceed 80% at point of use.

In contrast, the efficiency of a conventional power station is typically in the region of 40%.

Compared to using mains electricity and conventional boiler plant, the Carbon Trust calculates that CHP can deliver around:

• 30% reduction in carbon emissions

• 30% cost savings

SAV’s unique LoadTracker technology can reduce carbon emissions by over and above that typically achieved by conventional CHP systems.

Easier compliance and improved energy ratings

The ability of CHP to achieve high CO2 savings relative to initial capital cost mean that use of CHP can facilitate compliance with building design and planning regulations, as well as improving ratings in energy certification schemes, including:

• Part L of the Building Regulations (SAP and SBEM assessments)

• Code for Sustainable Homes

• Local authority requirements for low carbon

technology (e.g. the Merton rule)

• BREEAM ratings

• Energy Performance Certificates

Squaring the circle with air source heat pumps

For those sites with:

a) Low electrical demand, and

b) Good thermal demand,

air-source heat pumps can be an ideal way to ‘square the circle’.

By arranging for an associated heat pump to use site-generated electricity, a LoadTracker CHP Energy Centre will have steady electric load to work against. This enables longer CHP running hours, smaller site carbon footprint and higher cost savings.

Absorption cooling

Where there is a cooling demand in summer, surplus heat from the Load-Tracker CHP Energy Centre can be use to drive an absorption chiller.

Indirect FlatStation HIUsSAV also provides Indirect Flatstations, where the primary circuit from the central plant room is hydraulically separated from the apartment space heating by a plate heat exchanger. This maximises the options available to the building operator in terms of circuit working temperatures.

SAV’s Direct FlatStations are now supplied complete with a fully insulated cover, enabling faster installation while also minimising heat losses. They also feature an integrated idle temperature controller which keeps the house supply line warm.

SAV FlatStations (or Heat Interface Units - HIUs) greatly facilitate the use of centralised plant rooms delivering heating and domestic hot water (DHW) to separate spaces, such as apartments or retail units. Based on tried and tested Danfoss technology, SAV FlatStations are compact, highly efficient and easy to install.

As such, the SAV Direct Flatstation is a complete solution with a built-in water heater and a differential pressure controlled heating system. It delivers dramatically improved heat

transfer efficiency and, thanks to its ability to automatically divert energy to where it is most needed, eliminates the need for separate hot water storage within the space.

he substation is prefabricated with a differential pressure controller, a fitting piece and a sensor pocket for insertion of a heat meter as well as strainer and ball valves – making it ideal for use in district heating applications.

The heating circuit is designed for direct generation of heat. The differential pressure controller sets the optimum operation conditions for radiator thermostatic valves enabling individual temperature control in each room. In order to enable a time-dependent temperature control program, a zone valve with actuator and a room thermostat can be included as an option.

Domestic hot water (DHW) is heated in the heat exchanger and the temperature is regulated with a flow-compensated temperature controller with integrated differential pressure controller. The heat exchanger cools the flow water from the central heat source to a safe temperature for DHW, while the IHPT valve compensates for variable loads, supply temperatures and differential pressures. This protects the heat exchanger against overheating and lime scale formation.

Idle function for fast response DHW

• Another key feature of the system is the integrated idle temperature controller in the IHPT valve. This ensures that water in the supply pipe remains warm, so that the DHW is highly responsive at times when space heating loads are low.

Keeping an eye on energy use

You can’t manage what you can’t measure, so effective energy management relies on a good understanding of how and where energy is being consumed. Automatic Meter Reading (AMR) provides an overview for a whole building (e.g. gross gas or electricity consumption) but sub-metering is essential for seeing the full picture.

SAV solutions can all be supplied with integral energy monitoring, backed by the innovative Watchman service.

The metering product range comprises energy meters, cold and hot water meters, pre-payment systems, hand held and ‘drive by’ reading plus data collection and storage options, Meters can be provided pre-installed within SAV Flatstations, incorporating an LCD display, giving direct access

to the critical values and key data. Or, if preferred, they can be interfaced to a building management system.

The watchful eye of Watchman

SAV’s sophisticated Watchman billing and aM&T (Automatic Monitoring and Targeting) service provide continuous monitoring of energy performance against targets, budgets or benchmarks.

There are three levels of bespoke service, according to client requirements:

Watchman Energy Metering: in line with CIBSE TM:39.

Watchman Billing: bespoke monthly or quarterly tenant billing

Watchman aM&T: tenant billing, alarmed surveillance of energy performance, energy & carbon reporting, including benchmark comparisons and degree day compensation.
