    absolutely the best time for people to consider securing an investment property on the Coast.

    Prices have been very low for a number of years and are just beginning to increase, he says. Some of the many factors contributing to this are interest rates having dropped and then stabilised, and the amount of infrastructure going into the Sunshine Coast.

    If you do your homework and choose the right property in the right area, owning an investment can be a great way to regularly supplement your income. Everyone has different fi nancial circumstances, and Dwyer says the key to deciding where to buy is to assess your own investment goals and choose a property that best suits your long-term plan.

    PREVIEWNow is as good a time as any to consider tapping into the Sunshine Coasts property market, particularly for fi rst-time investors. Experts share their tips on sizing up the right value for money.

    Its the Easter school holidays and one thing is certain the Sunshine Coast will be a busy place over the next couple of weeks. As well as locals taking advantage of a much-needed break, there will be thousands of visitors from across Australia enjoying our beaches, cafes and relaxed lifestyle. As Julie Gatehouse reported in last weeks cover story, more than three million tourists visited the Coast in 2011, and over the years our region has become a second home for some, who holiday here regularly and dream of making a permanent move one day.

    For those who are not quite ready to pack up and head north, investing in property on the Coast is the next best thing. While at the moment house prices remain relatively subdued, the region has several large-scale infrastructure projects under way, meaning there are good prospects for future growth. And with increasingly high levels of rental demand, now may be the perfect time for tourists and locals alike to consider purchasing an investment property.

    DO YOUR HOMEWORK In late February the Real Estate Institute of Queensland reported the states residential property market had stabilised, with prices recording mostly steady results across South-

    East Queensland in the December quarter. Investor and fi rst-home buyer activity

    is strengthening as buyers recognise prices have plateaued in many areas, and this steadying of the

    market offers hope there will be no further signifi cant price drops and a

    return to long-term price growth over the

    next fi ve to 10 years. On the Sunshine Coast our median house price showed

    a drop of just 0.6 per cent compared with 4.4 per cent over the September quarter,

    leading REIQ CEO Anton Kardash to suggest the local market appears

    consultant Jason Dwyer, from Dwyer Property Investments, says it is

    It depends on what you ultimately want the investment for, he says. Do you want the property as purely an investment, for rental return and capital growth, or are you thinking you might want to live there in the future? Or is it that you possibly want to use the property as a holiday home?

    Whatever your circumstances, Dwyer says personal preference should not be your fi rst criteria when buying an investment property.

    Dont buy it because you particularly like it look at the fi gures fi rst and the property second. As everybody says, location is key for an investment property. And the type of property is key for the rental return.

    CAPITALISE ON RENTAL SCHEMEIn the current market, achieving an optimal rental return should be an investors primary aim, with capital growth an added bonus. With rents rising, the number of tenants seeking quality housing at an affordable price is set to increase, and as well as addressing this issue the Federal Governments National Rental Affordability Scheme is offering investors the security of a cash-fl ow-positive asset.

    Introduced in 2008, NRAS was designed to increase Australias supply of affordable rental housing by allowing investors to purchase a property (typically a unit or townhouse) which is then rented out at 20 per cent below market

  • value. In return owners receive government subsidies, which mean they come out on top at tax time.

    Several Sunshine Coast-based developers and builders have signed on to the scheme, and while you might assume lower rent prices automatically mean a lower return, agent Russell Dell, from Belle Property Buderim, says the equation is simple for would-be investors.

    Youre going to sacrifi ce $5000 a year in rental income, which is taxable, and in return youll receive just over $9500 of tax-free income, Dell says.

    This $9500 is a combination of State and Federal Government subsidies which are available each year for 10 years.

    A rent price that is below market value means longer tenancies and very low vacancy rates. Dell says NRAS properties are not government-funded housing, but rather are designed to assist those people the government calls community-essential workers police offi cers, nurses, teachers, offi ce workers and so on fi nd affordable places to live. Prospective tenants must go through a thorough approval process and property management is contracted out to licensed, experienced managers.

    Dell says NRAS properties are perfect for fi rst-time or interstate investors, as they are basically a hands-off investment.

    This is as good as it gets for fi rst-time investors. To qualify for the scheme the property has to be brand new, so theyre trouble free, and the government has very strict criteria around building materials, sustainability and so on.

    it must meet a crucial fi nal requirement evidence of high rental demand in the area. Dell is marketing developments at Beerwah and Nambour both are railway towns a short commute from Brisbane, and Nambour in particular benefi ts from nearby hospital infrastructure and says high demand for rentals generally has an upward impact on capital growth in an area.

    THINK LONG-TERMStuart Collins is the Sunshine Coast branch manager of the Housing Industry Association, and says while the regions new housing activity has been slow of late, there are good opportunities for investors to pick up a bargain in the established housing market. A few weeks ago MPP reported on the trend of renovating to rent investors tidying up tired rental properties to obtain a better return and for those investors who prefer to be a little more hands on, the current market presents plenty of opportunities to buy a cheap older home.

    New housing has been in decline but the renovation market has held its own and continues to when people purchase these homes they often need some modernisation, and thats where our industry has the opportunity to diversify and create jobs, Collins says. People will refurbish or add extra bedrooms, and thats what were seeing at the moment.

    Regardless of your investment choice be it a new freestanding home or unit, or an existing house needing the love of a good landlord Collins and Dwyer both emphasise that potential investors need to think long-term.

    Investing in property on the Sunshine Coast is not a get-rich-quick scheme, its a long-term plan for future equity growth, Dwyer says, adding that investors should be looking at a fi ve-year minimum and a 10-year optimum for growth.

    Collins agrees, saying while prices may have softened over the past few years, a look at the long-term data offers a much brighter outlook.

    Theres been a steady increase in property prices [over that time], he says. You see prices go down one year, but over a 10-year period prices have actually gone up eight to nine per cent. In relative terms there has been signifi cant appreciation.

    If you analyse all the various investment opportunities I would much prefer to invest in property than in the share market, Collins adds. You need to be in for the medium to long term, but you generally fi nd property does hold its own.

    On the Sunshine Coast we have a substantial undersupply of housing. Weve also got a population that continues to increase, a great lifestyle, all these infrastructure projects and people pouring in. And those people all need a roof over their heads.

    A local agent believes the market is stabilising as the Sunshine Coast looks to mine the resources boom.

    The Sunshine Coast property market appears to be stabilising, dropping just 0.6 per cent in February compared with 4.4 per cent in September.

    Terry Taylor from Which Property says this could be the precursor to the market improving.

    Not only have we had strong sales since Christmas, but weve had a continuous stream of enquiries from investors and owner-occupiers about our luxury beachfront development, White Shells, says Taylor. This high level of interest in prestigious apartments indicates the Sunshine Coast property market is turning a corner.

    While both sales and interest could be attributed to the negotiable pricing and high quality of the 48-apartment seafront development, another factor is the regions commitment to riding the resources boom.

    The Sunshine Coast Councils Resource Sector Action Plan, due to be fi nalised shortly, looks to cash in on Queenslands mining sector by increasing the opportunities for fl y-in, fl y-out workers to live on the Sunshine Coast. White Shells is an example of a quality development available to these workers, as it is just 10 minutes from the airport, and provides a welcome escape from the mines.

    White Shells has proved incredibly popular with investors, and as a result, only a handful of apartments remain to be sold.

    The two- and three-bedroom

    apartments feature high-quality fi nishes including stone benchtops, ducted air-conditioning and European appliances, and some boast private roof terraces. All residents have access to a rooftop terrace, with two spas, a large pool and stunning views of the ocean and hinterland.     On Monday, The Sydney Morning Herald reported Sydney had its best weekend for auctions since Spring 2010, with 750 properties going under the hammer on Saturday alone. The lead-up to Easter is always as a peak time for auctions and this was true for the Sunshine Coast market, with agents reporting good attendance and a couple of big sales. Steve Turner from Platinum Properties says around 50 people showed up to the auction at 4 Seafarer Court, Bokarina on Saturday, and seven groups registered to bid with auctioneer Gordon Macdonald from Jason Andrew Auctioneers. Bidding opened at $500,000 and went up slowing in $5000 and $10,000 bids, then a $50,000 bid taking it to $640,000 that blew a few people out of the water, Turner says, adding that bidding went up steadily from that point to the sale price of $710,000. Local Sunshine Coast people were the proud buyers, and they purchased the property because of the proximity to the beach and schools and the quiet, cul-de-sac location. They intend to renovate and keep it as their family home. Auction fans get a chance to relax over the coming days because of the Easter public holidays there are no auctions scheduled, so enjoy the long weekend.
