How do we operate with our partners/clients

We at MRM understand the financial restrictions that can affect community groups in trying to develop their dreams, goals or

ideas for the future. When we engage with our clients we actually become partners in the project, allies, and the visual voice for

transforming ideas for the future into reality.

We become part of the team, and we fully understand the requirements of the brief, it is our job to help visualise these ideas,

create some new ideas and deliver a project that can be achieved, rather than some futuristic designs which are beyond the

restraints.

MRM take each stage and work with our partners all the way, and always keep our partners fully informed of the process.

With all of this partnering and collaborate work our partners feel relaxed in confiding in MRM on their ambitions or challenges

that may be encountered with the project or outside forces that may try to influence the project for purely financial gain.

From our involvement in the community on recent projects, it is clear that our partners are happy with the work we produce, the

creative design we offer, the architectural application, the accurate tendering and project management we deliver.

We do appreciate being paid for doing our work, yet this is never the reason for our involvement or the objectives from MRM in

such project work.

How do we operate with the community

Once we are engaged on a scope of projects, we very quickly become an extension of the community. So how do we operate

with community development projects?

We are the eyes, ears and the design team behind the community aspirations, we will develop the architectural aspects of such

projects, ranging from landscaping visualisation, to new build community buildings.

The brief we receive is developed by MRM into a reality, and we have developed such things in the past as, community church

projects, community commercial projects, listed building projects, feasibility studies for new ventures, advised on conversions of

existing buildings for community use, advised on land opportunities, horticultural projects, heritage projects, school projects,

equestrian projects.

MRM are keen to meet the community, talk to these people from various back grounds, and log their interest and comments for

possible future involvement in projects. We say possible involvement as we will also advise when something may be best

achieved in another way or it may not be appropriate in a particular application.

By getting to know the various parties that could be involved in a particular project we begin to build up a good team of consult-

tees, which helps us focus the requirements of the brief given to us.

What do we offer

MRM can deliver and produce high quality design and visualisation, 3D conceptual realistic concepts, complete Architectural

solutions, Building regulations compliance, complex and simple 2D Architectural drawings for planning and construction, a

comprehensive Tendering package, Project management and Consultative advice.

Comprehensive BIM - Building Information Modelling. A comprehensive energy appraisal and sustainable renewable solutions.

We are a competitively priced practice - and because we are not a huge practice we are able to keep our overheads and

pricing structure competitively priced and controlled to offer our clients/partners an honest earned rate for the work we produce,

and furthermore we have been doing this successfully for over the last 10 years with our clients/partners.

Our experience covers over 25 years in the North East of England.

MRM are also proud to enlist the services of our associate company Northern Energy Consultants Ltd who are at the fore

front of all types of renewable energy solutions for the built environment. This takes into account solar thermal, PV, Biomass,

Ground source and Air source heat pumps, new boiler installations, oil fuel, and then for larger installations AD and Gasification

plants, and helps implement other creative and simple initiatives in the delivery of a sustainable solution.

Within our BIM systems we are able to demonstrate these energy solutions.

Some previous project examples we have worked on

Kings Church – Kings centre, Whessoe Road, Darlington

Feasibility study and the implementation for Community Church Project.

An existing building involving an 80,000 sqft warehouse conversion. Previously used as a carpet warehouse & storage

distribution facility. Purchased and then converted into a community based conference centre. Offering the community offices, a

350 seat auditorium, kitchen, toilets, meeting rooms, conference areas, and relaxation areas with associated car parking.

Offering training classes, debt management, women’s institute, alpha classes and short term office rental. We carried out a very

detailed feasibility study for this client and handled all the planning issues, heating design and specification, Building regulation

compliance and submission, project management on site and also included conceptual marketing aids.

MRM delivered a very high quality detailed portfolio of the entire project demonstrating all the options and costs related. The

Kingschurch have since implemented most of the design recommendations over the past years and are fully committed to

implementing the remainder of MRM’s recommendations.

Emmanuel Church – The Durham Centre, Belmont, Durham

Feasibility study for a detailed design and architectural community & commercial project.

An existing building involving a 10,000 sqft warehouse factory unit conversion, and a new build 5,000sqft extension. The

previous use for this building was a chemical polymer manufacturer.

The project involved a comprehensive conversion to develop a high quality business centre for commercial use to the

community and commercial sectors. We created 2 Offices, kitchen, boardroom, breakout room, relaxation reception area, 4

networking and training rooms, 2 sets of toilets and a passenger lift. The project also included a 300 seat presentation

auditorium.

External landscaping and comprehensive car parking, along with a fully interactive and operational Travel Plan are just some of

the aspects we approached in the scheme. Our work on this project also involved MRM in assisting with the clients business

projections as part of the planning process.

This work for the Durham Centre was awarded to MRM following there very successful project for Kings Church.

St Andrews Chambers – Newcastle upon Tyne

Commercial Education Project.

This project involved MRM on this Grade 2 listed building refurbishment and conversion including external overhaul, over 100

windows, refurbished RW goods, Structural survey, Stone repairs, Planning and Listed

Building consent. The site also included MRM working on a Grade 1 Ancient monument requiring collaboration with English

Heritage - (Newcastle City Wall c1360). Within this project we were also responsible for designs leading to planning consent for

a city centre restaurant.

The end use of the building was a 5 storey language school for foreign students and a 2 floor restaurant, two different projects.

Retail projects

Design and planning projects with approvals for listed buildings in Clayton Street Newcastle.

Working with our client we were commissioned to develop the conversion to a restaurant, a retail outlet and Hostel

accommodation all centred in Clayton Street. The majority of the work completed on the Clayton Street developments involved

MRM working on Grade 2 listed buildings with detailed drawings and sections.

Gateshead Garden Festival circa 1990.

Within the scope of work we had various complex projects to design, price and deliver for this international festival. This work

involved Mike from MRM offering specialist designed installations on the following – Gateshead Get Carter Car Park, The Listed

Staithes Coop Concrete building and The Laing Gallery.

Complex art works installed on these structures with particular specialist sub contractors, structural analysis, comprehensive

insurance measures. One of these installations on the Coop building involved 100 pieces of one of work, spanning the top 5

floors of a seven storey building and all externally face mounted.

Undisclosed values.

Seghill, Northumberland

Commercial Housing Project.

Working with this client we were required to demolish an existing building and gain planning permission for a small residential

development of 8 new build dwellings on a redeveloped site, formerly 2 small commercial garages.

As stated the project involved demolition, design, planning and building regulations.

Commenced 2005.

Completed 2006.

Project value £1.3m.

Datatron Document Image Archiving Limited – North Shields Tyne & Wear

An initial feasibility study followed by a complete architectural installation for this commercial project.

We were appointed for this project based on our unbiased sound advice, which was given to the client very early in the initial

discussions which resulted in this new client being extremely confident in appointing MRM.

We advised on new build relocation, design options, cost initiatives, construction issues and the eventual relocation programme.

Involving office relocation and conversion for this IT service company.

We advised and worked on the planning applications and negotiation, Building Control and application, concepts and full

designs with budgets.

Project management, full fit out, included conference rooms, IT safe room, production areas, offices, reception and goods

storage area. New windows installed to follow existing scheme.

Commenced 2006.

Completed 2007.

Girsby Hall Farm, Girsby, North Yorkshire

We are currently developing a holiday village in this North Yorkshire environment offering apartments, holiday chalets retreats,

a local shop for retail sales, a dedicated private bus service, landscaping and various sustainable energy solutions. This is a

high quality environment for the tourist from the UK or overseas.

The main building and the surrounding buildings are all Grade 2 listed and detailed drawings, sections and approvals from the

conservation officer were required in allowing MRM to carry out the work involved. This work involved energy assessments

based on expected consumption, and the design and consultancy of a complete self contained waste treatment plant

Rockery Project, Billingham

Feasibility design and advice for a wildlife corridor community project.

We were appointed by the Billingham Environmental Link Programme, a community group dedicated to helping vast areas of

Billingham in Teesside. This project featured 1.3miles along the Port Clarence road, heading towards the Port Clarence Bridge

over the River Tees. This involved a railway embankment scattered with fly tipping rubbish, derelict buildings, waste land and a

generally poorly kept area.

We designed a massive Rockery transformation, including a replanting programme, boulder placement for the rockery, a

heritage fence with dedicated areas for historical and local etched illustrations of the history of the Clarence’s, and a featured

entrance at the beginning of the Port Clarence Road for the benefit of the community, along with a wildlife corridor for the

benefit of the local wildlife.

Commenced 2010.

Project value £1.3m.

Agricultural Project, Billingham

Community project.

Working with the Billingham Environmental Link Programme on another project involved MRM helping to design an area which

will become an Agricultural development area. This is centred on a vast uncontrolled allotment area which is to be redeveloped

into an area of beauty and control – where the allotments are policed and used for the entire benefit of the community and will

also attract some employment to the area.

This is an area where employment is virtually zero and the area is an eye saw.

Osbourne Park Aquatic Centre, Billingham

Community project.

Working with the Billingham Environmental Link Programme, the Environment Agency, Stockton Council, and Hooked on

Fishing we are responsible for the development of an Aquatic Centre. A new build Carbon Neutral development on the site of a

new fishing pond for training youngsters to fish, a training environment for schools and education, offices, restaurant with coffee

shop, viewing platform, conference rooms and toilets. All designed in the shape of a fish when viewed in plan. The development

has a subterranean level, ground and first floor, and features a living roof top. The project is also a carbon neutral design build,

and incorporates a living roof, biomass boiler, solar energy panels and under floor heating. This is a visionary scheme with

leading edge technology, all in accord with local policy.

Eco Farm and Equestrian Centre, Billingham

Community project.

The development of an eco farm and equestrian centre within the Clarence’s area of Billingham.

This will involve a dedicated area for the training and safe haven for horses, workshops and education.

One of the schemes will involve the development on the site an AD plant for generated energy through the waste product from

the horses in the Tees Valley.

The development of these projects is long term and designed to be everlasting for the community.

Trinity Community Association, High Street, Gateshead

Feasibility study for Trinity Community Centre.

MRM were called in to assist with this regeneration project involving 2 churches both Grade 1 listed, and having some historic

interest via the former architects Dobson and Piper. MRM are the lead development team and our scope of work involves,

design, construction, specification, feasibility, extensive consultation and producing a clear and definitive strategy forward.

We will redevelop both internal and external improvements to the building structure and internal facilities with a delivery

programme and budget of approx £1.3 million.

We also brought into the project our associate company Northern Energy Consultants for the correct sustainable assessments

for the future energy savings.

The work involved comprehensive community involvement, stakeholders, planners, heritage consultants, conservation, English

Heritage, Police, the PCC, and Structural Engineers, Building surveyors. A very detailed of highly concise information was

produced which included our QS cost consultants producing all factual and determined aspects for the project. We were also

able to advise and determine financial structure to business needs of the Trinity Community Centre.

Whorlton Hall Farm

Feasibility Study – a self contained disabled entertainment village.

This design as shown looked at a small site north of Newcastle to turn into a potential development for disabled, as a leisure

complex, for walking with wheelchairs, holiday retreats, horse riding, picnic leisure areas, restaurants and retail shop for the

supply of goods for the site.

We included timber framed accommodation into the site design in amongst some of the retained vegetation. The site was also

designed with a high level of security and seclusion for a nice quiet break.

Community Energy HUB

Feasibility Study – a detailed working self contained energy park and residential village.

THE INITIAL SET UP (RENEWABLE SECTOR)

STAGE 1 - The energy HUB will be a live working demonstrator site for renewable and sustainable energy

solutions and products. Such as a PV land array installation, Demonstrator profit making AD plant working

closely with the community for a deliverable waste programme. The installation of smaller bio mass

modules, the installation of a select number of wind turbines of differing sizes, and laid out in a designed

and unique configuration to respect the environment, vertical farming, waste collection and a waste defining

programme from the community for new waste alternatives, Solar Thermal installation, Ground source heat

pumps, High energy value crop production, External and internal classrooms for learning development. A

showroom centre for product selection for the community and others to determine the best product and

related costs, all via international support from manufacturers, in effect an energy renewable showroom, and

related sales via the HUB facility.

Stage 1 – A delivery programme of income generation and sustainable waste collection and a waste

development programme, with related product sales.

EDUCATION SECTOR

STAGE 2 - The development of a learning centre with buildings for education, training, further education, courses,

the mix from all the local colleges to tap into this facility to help and aid student employment. To create a unique one

stop shop for local and international use.

Stage 2 – Future employment development through the skills programme.

ENERGY FORUM SECTOR

STAGE 3 – Within the frame work and the buildings we will create a centre for conferences, meetings, networking

and a unique membership for the delivery and business to business contact and interactive business development

between members and we will offer a membership fee. This will be for tradesmen, consultants, scientists, installers,

energy agents, and a concise centre. This centre will be highly energy efficient and ran entirely on renewable

solutions. “To be called the Energy Forum”

Stage 3 – The business development and innovation initiatives for energy and renewable development at

local, and to carry out and implement the Central Government energy programme through the community.

UP-SCALING SECTOR

STAGE 4 - As part of the development of the HUB and through our development chain with our Universities they

have initiated to us the willingness to develop on a larger scale in an actual live environment development for the

newer technologies for the future, by up scaling and are willing to share this intellectual property by means of

accessing our large site facility, with the aim of bringing these new ideas to the market. Within this development

phase we will build within the scope laboratories and incubator nits for emerging embryo businesses that can pave

the way forward. These units will be driven by energy and self supporting.

Stage 4 – The future development programme of new systems and manufacturing process, to assist new

business start up’s with a sound base to work from, and the implementation through collaborative excellence

of the bring to the market of these new processes.

LIFE SECTOR

STAGE 5 – A large living community environment will be built with a completely new style of housing using the very

latest energy solutions and products, erected in a new way, to suit the environment and will bring together the

community into a village like style, for the aged and others in the creation of a park style design. The project will be

self financing, and will generate a huge investment programme for the area. We will be working with a selected

homes provider and the finance package will include a new and sustainable way for families to be able to finance

these via mortgages or rental.

Stage 5 - High ROI through a concise development build programme of new and innovative ways to live,

energy free, A true living community through sustainability, a flag ship, of exceptional design in the new age.

An intergraded village with retail, leisure and provision for a green life in a park style environment.

The projected figure for this project is in the region of £29 million, with the feasibility study attracting a fee proposal of

£100,000.00 plus vat.

Stakeholders involvement

Within our work programme and commitment to various community projects MRM will be asked to attend meetings, meet key

people, discuss projects with the community, take notes and help guide such projects to fruition.

The stakeholder’s would involve the Police, Fire Authority, Schools, Colleges, Local community, Parish Councils, Local

Government Council, Industry companies, local commercial companies.

All this research would involve MRM gathering information for probable community projects to be built, converted or developed.

A variation may involve a building conversion into a community college or a landscape area to be improved.

Sustainable builds and carbon neutral

At MRM we approach all our projects in a similar way - with firstly the customer brief being of the utmost priority so that we do

not lose sight of the requirements and aspirations of the community. However, within each project we will seek to include the

best technology available for the conservation of energy, and we will deploy into the design the best usage of energy saving

design to achieve the government standards in the overall carbon footprint.

We are regularly looking at the energy foot print of any existing or new buildings as part of our projects and have included solar

energy panels on roof linings, under floor heating, ground source heat pumps, biomass boilers, low energy LED lighting,

heating schemes and performance, and a precise project management delivery for such related energy schemes.

We will also design into all of our projects “value engineering” and best usage of insulation products and the best design to

achieve the highest levels of performance.

All as mentioned above relating to our associate company Northern \energy Consultants.

Why MRM

We can offer low cost effective quirky design, and deliverable projects with a variety of skills at our disposal to achieve the goals

of our customer/partners. We would like to think MRM can become the voice of the community.

All work undertaken by MRM comes directly from recommendation.

How do we get involved

We can attend the various meetings between the various Stakeholders, the community and the local council, take notes and

advise on the projects. We can then look at a project programme to achieve these goals. Our involvement can be as simple as

this, in the background if need be or helping at the front to produce selling concepts and award winning developments for

everyone.

Kings centre, Darlington

This visual of the Kings Church Development represents over 80,000 sqft of development, associated car parking and some

areas for future development. The following other 2 visuals are further developments of the project within phase 1 and then

phase 2.

This is a concept visual of the Kings Church Auditorium - 500 seat capacity, with stage and seating indicated. Alongside this

visual is a phase 2 developments showing the offices for this project, conference rooms and some applied textures.

The building was designed and built around the end of last century circa 1890. We were involved in the various external aspects

Datatron Document Image Archiving Limited, North

Shields

The photograph shows external completion on the windows – where we designed and project managed the inclusion of two

new ground floor windows into this elevation to allow the conversion of the former factory floor to become office production.

Internal changes included new offices, boardroom, a remodelled reception area and toilets, IT room and particular emphasis on

a durable good quality vinyl floor.

Rockery project, Billingham

This is a concept visual of the Port Clarence Road, at the beginning of the 1.3mile rockery. The concept shows before and after

– this scheme has been granted permission by Network Rail.

The scheme includes stainless steel discs on the fencing for etched images of the historic past, the fencing has waved bands to

replicate the River Tees and at the front of the sight a large stone wall with built-in stone lettering saying CLARENCES. With a

range of rockery boulders, tree planting and shrubs into a 5mtr sloped rail embankment.

The visuals are schemes developed for the Clarence’s Agricultural project, a further development of the overall Rockery project

on the Port Clarence Road.

MRM were appointed project managers for the GP’s to oversee this new build project, which spanned nearly

2.5 years from appointment. We advised on architecture, design, budget, programme, materials and building regulations,

attending various meetings on behalf of the practice.
