You have options. According to the Montana Department of Public Health and Human Services (DPHHS), there are 67 licensed facilities throughout the state with nearly 500 slots that provide day services to Montanans who need a little extra help.

According to Roy Kemp, deputy administrator with DPHHS’ Quality Assurance Division, “An adult day-services center is a facility, freestanding or connected to another health care facility, that provides

adults, on a regularly scheduled basis, with the care necessary to meet the needs of daily living, but that does not provide overnight care.”

One of those facilities is Rocky Mountain Care Center in Helena, which provides both full-time nursing home services, along with day services.

“There are many reasons someone might choose our day service program for their loved one,” said Carol Smith, director of nursing at Rocky Mountain Care Center. “The caregiver might

work and their loved one needs some extra help during the day. Or their loved one spends the day alone at home, isolated from others. Or, the caregiver themselves might need some respite. We are a stop-gap between full-time care and being at home.”

Day services programs provide a range of care options, tailored specifically to the needs of each client. At Rocky Mountain Care Center, meals and snacks are provided. Staff also assists clients with their daily

What makes Lee Manning a Sandwich Generation member is that her caregiving extends upwards as well, to her mother-in-law, Kay Murphy. Murphy, who recently turned 90 and has dementia, lives in an assisted living facility in Bozeman.

“I do quite a bit for her,” Manning said. “I take care of every bit of her finances, and all her mail is sent to our house.”

Other examples of Manning’s caregiving: She keeps her mother-in-law stocked in toiletries, arranges to have Murphy’s prescriptions filled and takes the older woman to her doctor’s appointments.

Manning and many other Montanans find themselves at a generational crossroad: These busy middle-aged people are providing care to aging parents, and they’re also involved in raising adolescent children and activities associated with that – sports events, concerts, school plays, teacher conferences and the like.

Wikipedia defines this segment of the population as “a generation of people who care for their aging parents while supporting their own children.”

An estimate of the number of Sandwich Generation individuals in Montana is not available. Yet it’s likely

the state’s numbers are significant, given Census Bureau projections that Montana will soon have one of the country’s oldest populations.

A 2009 study titled “Caregiving in the U.S. - A Focused Look at Those Caring for Someone Age 50 or Older” hints at the size of the Sandwich Generation. The study, sponsored by the American Association of Retired Persons, estimated that at least 43.5 million caregivers, age 18 or over, equivalent to 19 percent of all adults, provide unpaid care to an adult family member who is 50 years old or older. The most common care recipient is one’s mother.

The study found that caregivers and care recipients are predominately female and their average ages are 50 and 75, respectively - about two years older than was found in a similar 2004 study.

“It’s (Sandwich Generation membership) certainly growing because we’re living longer,” said Sandy Bailey, family and human development specialist at Montana State University-Bozeman. Montana’s aging trend is especially pronounced on the Eastern Plains, where Daniels County is a prime example, she said.

Bailey said a particular challenge for Sandwich Generation members is “they’re stretched thin - it’s a resource thing. And then there’s a lot of emotional stress.”

The financial strain of providing care enters the picture, and “a lot of time and energy” is required of family caregivers, she said.

To help manage the pressures that Sandwich Generation members and other caregivers feel, MSU Extension offers a six-week course called “Powerful Tools for Caregivers.” Developed in Oregon, the program teaches caregivers to use community resources, stress management techniques and communication tools to take better care of themselves.

Susan Kohler, CEO of Missoula Aging Services, knows about

Sandwich Generation challenges from professional and personal experience.

Kohler drove to Spokane monthly to assist two of her sisters in caring for their mother, who lived in an assisted living facility until her death about a year ago. As a single mother raising two adolescents, Kohler had to juggle their needs and her mother’s needs.

“There was some resentment that I was gone,” she said.

A program in Missoula called Care Solutions can help in situations like hers. It provides for a care manager go into a senior’s home and, for a fee, do an assessment and assist with care as needed. This helps with distant care by lessening the number of trips needed. However, “not everyone has that resource in their community,” Kohler said.

Manning’s caregiving began four years ago when her mother-in-law, then 86, sensed approaching dementia and decided to quit driving. Manning said she’s shouldered more caregiver responsibility than her husband because “I have more time and I’m adept at it,” due in part to working in a nursing home when she was young.

“The most challenging (part) would be the whole thing of taking on decisions for her,” Manning said.

“It’s a big responsibility. (For example), she broke her hip this fall, and I had to decide where to take her for rehab,” she said.

But there are rewards, too, Manning said.

She was able to convince Kay Murphy to accompany the family to Flathead Lake last summer to attend Murphy’s grandaughter’s wedding.

“She’s just a dear - she’s so appreciative for everything I do for her,” Manning said.

And she returns the appreciation to a mother-in-law who “was just a fantastic grandmother to my children.”

neighborhood that they’ve lived in for a length of time

SShe’s planted seeds since she was a child. Peas, beans, carrots, tomatoes. The list goes on. Evelyn Rice knows how to grow, but not just her garden. This lifelong Montana resident is 92 years old.

“I like old age,” Rice said. “You can blame so many things on it.”

Despite her many years, she keeps her good humor and stays active. Rice spends a lot of time in her garden and visits Franklin Elementary School in Missoula where she is a “foster grandma.” For the past five years, Rice has visited the school four hours a day “every day they’re open” to read to the kids and share her knowledge. Of course, keeping up with young kids is quite a task.

“They’re something else,” Rice said. “I work with kindergarten and first grade. You know what they’re like.”

She’s not done yet. Like nearly one-third of the United States’ senior population, Rice manages her own home by herself.

The number of persons in the U.S. 65 years and older is at the highest it’s been since the census first counted age in 1850. Older adults make up 13 percent of the population, according to the 2010 census. That number jumps to nearly 15 percent in Montana.

The Administration on Aging reported that more than half of older adults lived with a spouse in 2009. Just over 30 percent lived alone and only 4.1 percent of seniors lived in institutional settings such as retirement homes or assisted living. However, that number goes up with older age.

As evidenced by the administration’s numbers, Rice is living the life that most older adults strive for.

“I think people like to be in the home that’s familiar to them,

stay in the neighborhood that they’ve lived in for a length of time,” said Lisa Carter, lead case manager for Missoula Aging Services’ Case Solutions program. “All of us want that.”

With the number of seniors rising, organizations like Aging Services have to make adjustments to keep up.

“The need is increasing and, as more baby boomers become seniors, that’s going to continue a need that so far we’re able to meet,” Carter said. “But we’ve anticipated it, and I feel that we’re prepared for it.”

Carter said baby boomers are “very particular about how they want to live their life and where they want to live.” In other words, they want to stay at home.

Carter’s program, Case Solutions, was created in response. The program assists clients on a case-by-case basis and considers many factors when determining what needs must be met to keep seniors in their homes.

The first is safety. Physical and

mental health are both major players in safety. If someone is incapable of getting around the house, has severe dementia or Alzheimer’s and doesn’t have the family or aide support to help, they may not be able to stay at home.

“There are those who may get to the point who aren’t as safe if they’re on their own, or they need 24-hour supervision because of medical issues,” said Susan Kohler, CEO of Missoula Aging Services.

Carter said her agency works to preserve older adults’ dignity and independence. In situations where someone requires a lot of help, assisted living may provide more freedom than living at home could.

“Sometimes those little helps really free them up to do the things that they really enjoy,” Carter said.

Finances can create some problems as well. If an older adult requires

a lot of home care, paying an aide can get expensive. According to an article by the MetLife Mature Market

Institute, the average cost of a home health worker is about $20 per hour.

“With a few hours of help every day, you can easily spend $2,500 a month,” the article said.

More costs crop up when someone’s home requires modifications like adding ramps or grab rails. Usually, though, the cost of living at home is cheaper than assisted living even though Medicare doesn’t pay for the alterations, Kohler said.

The most overlooked aspect of living at home in the older years is that it can be socially isolating.

“It could be a reason for some older adults to slip into depression,” she said. “Eating alone isn’t fun.”

And it often leads to poor nutrition. Meals on Wheels was created to help this problem. The program delivers food around the state to seniors, often on a daily basis.

To help with loneliness, programs like Senior Companion were created nationwide. A senior companion must be 55 or older and offers friendship and help with small tasks like grocery

shopping or transportation.Rice helped several of her friends in

a similar way.“For a while there, I was staying with

people so they could stay home,” she said.

As for herself, Rice enjoys a quiet house.

“I don’t mind being alone,” she said. “I love to read.”

Rice points to a shelf stuffed with books as proof. Then, of course, she has her garden. The next harvest will be in May when Rice will sell her vegetables, something she’s been doing for many years.

“Three years ago, I told people it was the last one,” she said. “Then my son from Ronan decided he wanted to be in on it.”

Rice’s son isn’t the only one to help her out.

“One year, the squirrels planted some sunflower seeds for me,” she said.

So the garden continues to grow in her backyard, and so does Rice.

A home health care agency gives skilled medical and non-medical care to homebound patients. For those looking to live at home and who may need a little help, there are plenty to choose from in Montana – 45 to be exact. These agencies are licensed and usually Medicare certified.

To be Medicare certified, the agency must meet specific federal guidelines and criteria concerning patient care. Medical help that a home health agency can provide includes nursing care, physical therapy, occupational therapy, speech pathology, a medical social worker who assesses emotional needs and a home health aide. Most of the agencies in Montana offer all of these services. Some have all but one.

When it comes to medical help, a home health agency must adhere to a physician-approved plan that is updated every two months. Non-medical help, like the care Visiting Angels Living Assistance Services provides, includes 24-hour care, hygiene assistance, some housekeeping, meal preparation, medication reminders, rides to appointments and errands and, of course, companionship.

Visiting Angels has several agencies statewide and allows the individual to choose their caregiver from among the staff. living activities, like showering and meeting other personal hygiene needs.

But it goes well beyond that. “We provide the same services to our day clients that we

offer in our full-time nursing home,” said Smith. “The only difference is that the day clients go home at night.”

This means that day services clients have access to any kind of therapy they might need: occupational, speech or physical therapy. Additionally, nursing staff is always on hand to dispense medication. And for clients who have dementia or Alzheimer’s, their loved ones can rest assured knowing that the facility is secure and closely monitored at all times; there is no way for someone to wander off through an unwatched and unlocked door.

“With our day services clients, the family has opted to let the person age in place – in their home and in the community,” said Smith. “We provide respite services for the caregiver, in addition to providing information resources. But we also act as an extra friend to our clients and provide somewhere safe for them to go so they’re not home alone all of the time.”

In addition to meeting the medical and physical needs of a client, adult day services programs also work to meet the mental and social needs of their clients. Staff plans activities ranging from excursions in the community to ice cream socials, fishing trips, happy hours, games, exercise classes, and more.

The state of Montana licenses these facilities, and they are regulated by state law. But if you’re contemplating a day services program for a loved one, there are some important things to consider.

“Each day services patient’s needs will vary, in some cases widely,” said Kemp. “But some of the things to consider when looking at placement options would be whether the facility can meet the patient’s custodial needs during the day, whether it can provide a safe shelter care environment, and whether they can provide for the health care needs of the patient.”

Kemp also suggested looking at whether there were suitable activities, adequate staff/patient ratio for supervision purposes, quiet places for patients to rest, and healthy, timely and appetizing meals.

Prices vary greatly depending on the facility, all of which are private. However, the state of Montana does provide some payment for individuals using this service under the Medicaid program although Medicaid payment for this service is limited to those individuals who are receiving services under the Home and Community Based Waiver program.

The Rocky Mountain Care Center also has a day services program for veterans, which is paid for in full by the Veterans Administration. In other words, don’t let costs prevent you from looking into adult day services as an option for your loved one.

“A well-run adult day services program is a win-win for both the caregiver and the participant,” said Bill Powell, administrator at Rocky Mountain Care Center. “Participants benefit from socializing with others and receiving needed care services. The family benefits by getting a break from caregiving duties, allowing them to run errands or even go out with friends, knowing that a loved one is in good and caring hands.”

What people want is good,

quality careAAs baby boomers approach retirement, more residential options are appearing across the state for retirees of every income level.

It can start at places like Big Sky Senior Living in Butte, where assistant director Ed Holmes said they offer a wide range of services to more than 100 residents.

“Our average age here is 93,” he said. “And so many are still so active, so bright. It’s incredible but becoming more common.”

Holmes describes Big Sky as “all-inclusive resort-style living” where residents don’t have to deal with property taxes, utilities, maintenance and meals.

“It’s a place where people don’t have to worry about anything,” he said.

That sort of community appeals to many older people, especially baby boomers who Holmes said are “more apt to let others take care of them.”

And at about half the price of a full-service nursing home it also remains affordable to many, too. That means it is going to become more and more common for aging Americans who want less responsibility, yet still want things to do, to find places to live together.

“The retirement community idea is going to become huge,” said Holmes.

Entrepreneurs are trying different business models for the industry.

Josh Burlage and his wife Jessi are owner-operators of Bee Hive of Columbia Falls. Bee Hive is a national chain of small assisted-care centers.

Burlage owned his own landscape business until he watched his grandfather die unhappily in a nursing home. The experience changed his life and inspired him to take action. Along with his wife Jessi, a registered nurse, they decided they had to do more than complain.

“I just thought we can do better for our seniors,” he said. “All the glitz and glamour is not really important. What people are after is good, quality care.”

So he opened a Bee Hive in Columbia Falls, which was filled with 13 residents almost from their first day in business. Another 16-room facility is under construction.

Burlage said the small atmosphere where residents are cared for on a personal basis helps to set Bee Hive apart.

“It’s more of a home than most settings,” he said. “You won’t get lost in the shuffle here.”

But the ownership arrangement also sets Bee Hive apart. Burlage, who spends time daily at the facility, has a vested interest in the success of the business and the happiness of their customers.

Another business that is trying to improve care by going small is New Horizons Assisted Living, a small

retirement home in Anaconda with 10 residents.Administrator Judy Ruprecht said retirement life in a

small town can have its pros and cons, but there are more benefits than detractions.

“Everyone knows everything about everyone,” she laughed. “But people can be comfortable here and feel safe.”

Ruprecht said her residents range in age from 72 to 98, and they are all active and free to come and go as they please.

She said it is important for tenants to have their own space.

“Here you don’t have to share your room (like in a nursing home). You have your own bathroom, you can go out with friends, you can have a glass of wine at night. Basically, they can still have a life.”

“It is all because older people are more active, more independent and expected top-level care.”

residential options “I’m getting residents that are younger now than ever,”

said Ruprecht. “And they are more active than ever and they want to continue living the kind of life they always have.”

Other facilities are taking a different approach by specializing in caring for those with dementia. Koelsch

Senior Communities, based in Olympia, Wash., operates two “memory care” communities in Montana, including the Spring Creek Inn in Bozeman and Canyon Creek in Billings.

Claudia Wilson, director of community relations with Canyon Creek, said their model is becoming more and more common.

“All of us are getting older, living longer,” said Wilson. “The chances of developing dementia are higher.”

Canyon Creek has a 24-hour nursing staff, but it too cultivates a “home-like environment” with big, comfortable living rooms and other soothing touches.

The 67-bed facility has only been open for two months, but is already at 25 percent of capacity. It’s filling faster than Wilson thought and she said that shows their business model is on the leading edge of how families want their loved ones cared for, especially those with dementia.

“The industry is going to become more specialized in

the future,” she said. “We can offer something that not everyone else does and it has really set us apart.”

While the majority of Canyon Creek clients are in their 80s, other comfortable living arrangements are available for younger seniors and not just those with fat 401(k)s.

Late last fall, Meadowlands, a $5 million, 48-unit apartment complex for lower-income people, opened in Butte. The facilities serve those 62 and older, or who are handicapped/disabled. Currently, applicants’ annual incomes may not exceed $19,850 for one person or $22,650 for two.

Revonda Stordahl, executive director of Butte Affordable Housing, which manages the complex, said residents “appreciate a new building.”

The industry is facing an uncertain future, with possible cuts to Medicare and Medicaid and the volatile stock market, but all agree more and more Americans will choose or be forced to live in such a place.

“Future planning is the biggest thing,” said Holmes. “The cost is going to keep going up for health care. It’s important to know what you want, what to expect, what you can afford.”

When Dolly and Ray Pearson decided to cut their living space in half, the Billings couple had some decisions to make.

“It’s amazing how much you can put in a basement,” laughed Dolly, as she reflected on the years of “stuff” they’d accumulated.

As the Pearsons discovered, downsizing isn’t easy. But the end result can be liberating.

“I was getting overwhelmed,” Dolly said of the 2,600 square feet of living space that they condensed down to 1,300. “It’s a nice cozy home. I’m happier, so he (Ray) is happier.”

Another big plus: It’s cheaper to heat.

5 Downsize furnishings too. Trade that sectional sofa for a large loveseat; replace that full dining set with a drop-leaf table and chairs.

6 Emphasize storage space. If possible, incorporate a garage or workshop into your “must-have” list.

combat that “cramped” feeling in your new, pared-down footprint.

But for many, the decision to downsize is less daunting than deciding what to keep and what to part with. Some suggest a sticker system, using different colored stickers to designate items not used in the past six months, the past year or the past five years. Going room to room, weed out the jetsam and try not to second guess yourself, they advise. Get rid of the guilt factor and beware of that nagging “I-might-need-that-in-the-future” pitfall.

When picking through papers, the 80/20 system is a good rule of thumb. Toss 80 percent of those old clippings and outdated travel brochures. When deciding on books, save only your most-prized titles and signed editions.

The Pearsons simplified the process.“I think we just looked at it and said ‘yes’ or ‘no’, ” Dolly

said, laughing. Once the sorting is done, it’s time to decide how and

where to disperse with the detritus. Since the Pearsons had family and friends close by, they had willing recipients for many of their treasures.

Family heirlooms, like grandma’s buffet and several of Dolly’s prized dolls, have found new homes with the next generations.

Besides donating to the Rescue Mission and the Senior Center, they sold the bulk of their years of accumulations – from the bumper pool table to the three-seater swing set – at two garage sales. And they didn’t even have to advertise.

“On Nutter (Boulevard in Billings) you don’t have to,” Dolly said, smiling. “You just put a balloon on the mailbox and they’ll come.”

If garage and estate sales aren’t your thing, Ciji Ware, author of “Rightsizing Your Life,” offers a host of options.

What to do with those no-longer-needed tools and building supplies? Contact your nearest Habitat for Humanity. Awash in old towels and linens that won’t pass the “gently used” test? Check with local pet shelters and veterinary clinics. Hate pitching that pile of magazines? Consider offering them to your nearest hospital or nursing home. How about junior’s trombone, his castoff sports gear and all those boxes of arts and crafts amassed in the basement? It’s a good bet your neighborhood school would be glad to take them off your hands.

If you’re still hoping for a return on your investment, consider newspaper classified ads, the grocery store bulletin board or consignment stores. Don’t forget auctions and online sales like EBay or craigslist.com. As Ware points out, some online sites offer “trading assistants” who write “zippy copy” and manage virtual sales for 20 to 40 percent commission.

As for artwork – the couple now has far less wall space – they dispersed some pieces to friends and donated others to fundraisers for favorite charities. Of the remainder, Ralph suggested rotating their favorites.

Both avid readers, they gave a third of their books to the local library book sale.

“Giving things away to special people or to a charity, at least I know the things I valued will be valued by someone else,” Ralph said. “And there’s nothing that I wish we had back.”

Their decision to downsize couldn’t have come at a better time for their college-age son Michael, who was setting up an apartment. He gladly adopted household items and the couch that swamped his parents’ new digs.

Moving from rural home to town made many of their possessions superfluous. They sold their truck, have their tractor on consignment and advertised excess tools through their homeowners’ association newsletter.

As Grimland considers their multipronged approach, he reminds other “downsizers” that they’ll be lucky to recoup a mere fraction of what they’ve spent building a household. But his best advice? Don’t scrimp on garage storage space.

“If you have the luxury of adding a shed or a garage loft, that’s the wisest investment you could make,” he said. “Wherever you move, you’ll end up needing stuff you don’t have.”

The house is silent and leftovers linger in the refrigerator.

When the last child leaves home, mom and dad face a void that’s the complete antithesis of the high-energy tempest that just abandoned them. Almost overnight, the house stays tidy, the phone quits ringing and the calendar goes blank.

Parents have little choice if or when they’ll become empty nesters. But they can choose whether to love or loathe their new lifestyle.

“We much prefer the kids and the chaos,” said Beth Kornegay of Billings, whose youngest left home last fall. “We were ‘happily consumed’ with everything from music to sports. But it’s so great to see them doing so well.”

Though the goodbyes are almost always painful, most parents eventually come to relish their new lives. But how do they cope in the meantime?

Some start by stuffing care packages or delving into new hobbies. Most keep in touch via cell phones, though it’s recommended letting the child take the lead.

Mary Ellen Thomson found comfort in the form of a vacuum and trash can. As the mother of two sets of natural-born twins, her children flew the nest two at a time. And as they did, she tackled their rooms with a frenzy.

“It was a healing kind of thing to do,” she said. Meanwhile husband Tom took up flying radio

controlled planes, a hobby he’d always hoped to share with one of the kids.

“None of them had any interest,” he said, “so after they left I decided to get into it.”

The Thomsons also dove into a new adventure together. On a whim, they bought an inflatable kayak and began paddling Montana’s riverways.

“We’ve had a couple of harrowing experiences,” Mary Ellen said, laughing.

The Thomsons have naturally followed what many experts advise. Take the opportunity to reconnect with your spouse and yourself, they say. Plan a trip, volunteer, take a class, go out to dinner or schedule an outing with friends. The suggestions are numerous: Spoil yourself, meet new people, make use of the empty space, slap some fresh paint on the walls.

The Kornegays eased into their new lives by maintaining ties with the old. Henry, once super-active as a coach, continues to help out with soccer. Beth gets her dose of youthful energy by subbing at school.

Some parents, like Becky and Wally Price, adapt by pouring their energies into their work. When their youngest child left home, the Prices were so busy running their business – they then owned Billings Gymnastics - they had no time to stew. They did, however, make time for weekend trips to watch son Jeff play Bobcat football. And when time permits, they team up on home renovations.

“It’s not like they (daughter Brittany and Jeff) weren’t a priority, because they were,” Becky explains. “But you have to trust them to figure out what they have to figure out. I think our generation of parents has a hard time doing that.”

Most empty nesters quickly realize that time is the most effective antidote. Once the initial shock has abated, you begin to discover the benefits of LWK (life without kids). No longer do you have to attend every basketball game or lie awake worrying about teens coming home. Virtually overnight there are fewer cars in the driveway and more hot water for showers.

Many empty nesters say they’ve got more disposable cash, less stress and smaller grocery bills. Meals may be simpler but not as rushed.

“And we don’t even have pizza anymore,” laughed Mary Ellen.

Life in general slips into a slower gear. Beth says they’ve got more time for golf, more time for travel – and more time to visit the kids.

“Now it doesn’t matter if we come home on a Sunday night or Monday,” she said.

Sally Bisch of Columbus said it took her a year to adjust to the quiet. But now she thrives on the silence and guards her time closely. Best of all, she said, the transition has freed up her mind. After years of directing the annual school musical, “all of the sudden I could concentrate on other things,” she said.

As the years pass, the benefits keep adding up. Wally Price finds vicarious enjoyment through his daughter’s adventures – from her jaunts to Europe to heli-skiing in Alaska. And now, when the family goes out to dinner, son Jeff, now graduated and employed, occasionally picks up the tab.

Most empty nesters will always miss their children – to a point.

But as Beth Kornegay points out, how can a parent be anything other than happy to see them doing well?

“Now we just have to do a good job as empty nesters,” she said. “And I can tell you, we’re getting better at it.”

Adult Day Care Center (ADC) – a facility, freestanding or connected to another health care facility, that provides adults, on a regularly scheduled basis, with the care necessary to meet the needs of daily living but that does not provide overnight care.

Adult Foster Care Home (AFH) – a private home or other facility that offers only light personal care or custodial care to four or fewer disabled adults or aged persons who are not related to the owner or manager of the home by blood, marriage, or adoption or who are not under the full guardianship of the owner or manager.

Critical Access Hospital (CAH) – a small facility that gives limited outpatient and inpatient hospital services to people in rural areas.

Home Health Agency (HHA) – a public agency or private organization or subdivision of the agency or organization that is engaged in providing home health services to individuals in the places where they live. Home health services must include the services of a licensed registered nurse and at least one other therapeutic service and may include additional support services.

Hospice (HPC) – a coordinated program of home and inpatient health care that provides or coordinates palliative and supportive care to meet the needs of a terminally ill patient and the patient’s family arising out of physical, psychological, spiritual, social and economic stresses experienced during the final stages of illness and dying and that includes formal bereavement programs as an essential component.

Long Term Care Facility (LTC) – a facility or part of a facility that provides skilled nursing care, or intermediate nursing care, to a total of two or more individuals or that provides personal care.

Retirement Home (RTH) – a building or buildings in which separate living accommodations are rented or leased to individuals who use those accommodations as their primary residence.
