Welcome... to your latest copy of Melin News

Well, this year is certainly flying by again. It does not seem two minutes since I wished everyone a happy Easter and now the summer is here.

We have another packed edition of Melin News for you, which I hope you will enjoy.

We have a summer theme in this edition, which includes top tips on keeping your property secure.

We have also organised a list of summer events for you. Please come along and meet Melin staff.

Our Dispute Resolution Team has provided some helpful hints on how to enjoy your summer parties and BBQ’s while, at the same time, being considerate to your neighbours.

This edition also sees a new, regular feature about finance and money. “Money box” gives you the latest news and information on all areas of finance, helping you make the most of your money.

Lastly, we have an update on some of the new homes we are building.

I hope we all get to enjoy plenty of sunshine this summer and I hope to see you at one of our summer events.

Residents in Trevethin may have seen our new Groundforce team in action recently. The Trevethin Groundforce is made up of Future Jobs Fund trainees, a £1 billion government scheme designed to help young people back into work.

The team will be working in the Trevethin area on a variety of projects which will transform the local community. They will carry out tasks such as:

• Grass cutting, strimming and weed spraying• Maintaining shrubs, beds and hedges• Removing litter and large Items of rubbish• Removing graffiti• Tidying communal areas

The team will also be carrying out gardening jobs for anyone who lives in the Trevethin area, although priority will be given to older people or people with a disability.

The scheme will make a huge difference and is already such a success that people from other parts of Torfaen are calling for it to be set up in their area.

Melin News went to visit Mr and Mrs Lloyd in their new Melin home at Talfan Close, Trevethin, who contacted the Goundforce team to tackle their garden.

Mrs Lloyd told us: “We used to love gardening, but we are not able to manage it now. I contacted the Groundforce Team and was able to book an appointment there and then for the next day. They have mowed the lawn today and are coming back next week to plant some fruit trees and shrubs.”

I think this is a wonderful scheme, especially for older and disabled people who need a little help with their garden.”

We are committed to working with local communities to ensure that everything we do has a positive impact and encourages community growth and development.

As a resident, what does this mean for me?

Throughout the summer Melin staff will be volunteering to take part in various community events on top of their usual day-to-day jobs as part of a new volunteering initiative at Melin.

The events will involve a variety of activities from community clean-up days and fun days to events providing information on money matters, training and job opportunities.

We will also be inviting other organisations to join us at these events and you will be able to speak to people from JobMatch, Credit Unions and various health and wellbeing organisations.

A list of all our events is on page 9. Find out what is happening near you, and come and say hello and have a chat when we are in your area.

The £6.8 million development on Merthyr Road is Melin’s largest in Monmouthshire to date and once complete, will provide 50 homes including one bedroom apartments and two, three and four bedroom houses, all of which will have the latest energy saving features.

Twelve women from Somerton in Newport, two of which are Melin residents, visited the Senedd in Cardiff recently to receive awards from John Griffiths, Assembly Member for Newport East.

The awards recognise their completion of a ten week course called “tools for change”, which was commissioned by Melin in partnership with Communities First, Somerton. The course looked at areas such as:

getting to know yourself • goal setting • confidence building • communication • assertiveness • presentation skills • community involvement •

Part of the course involved a work placement at an organisation of the students choosing. Melin resident, Donna Connor from Lime Crescent, Newport chose to come to work in our office.

We asked her what she hoped to gain from the course and her placement at Melin.

She told us: “I have a young family and have been out of the work environment for some years. My youngest starts school in September so with my new qualification and experience I am going to get a new job, hopefully working with children.”

Sally Fowler, the course tutor, told us how the ladies had benefited from the course:

“Over ten weeks I have seen their confidence grow. The course is exactly as the title suggests, helping you change by becoming more confident, assertive and better communicators. Well done ladies.”

Assembly Member, John Griffiths said of their achievements: “As a former mature student myself I very much appreciate the hard work and commitment of these women. Once you gain in confidence you often surprise yourself in what you can do and achieve. I wish all the women the very best for the future and would like to congratulate all involved in devising, delivering and taking part in this course.”

Your new regular feature helping you save money with top tips from our Financial Inclusion Team.

Super new savings dealFrom July, a new government supported cash saving scheme called the ‘Saving Gateway’ will start. The scheme is for people of working age who are on low incomes, and helps to kick-start the saving habit. For every £1 you save, the government will add 50 pence.

You can open a Saving Gateway account if you get any of the following:

• Income Support • Jobseeker’s Allowance • Incapacity Benefit • Employment Support Allowance • Severe Disablement Allowance • Carer’s Allowance - you must be getting the allowance not just have an entitlement • Tax credits - but only if the final award for the 2009-10 tax year was based on a household income

of less than £16,040• You must also be ‘ordinarily resident’ in the United Kingdom

If you qualify for an account, HM Revenue and Customs will send you a letter, with details of how and where you can open an account. You don’t need to contact them - the letter will be sent to you automatically.

Once you’ve opened your account, you can save up to £25 a month. After your account has been open for two years, the government will add 50 pence for each £1 you’ve saved.

You can also take your money out if you need to and you will still get a government reward on what you’ve saved.

Child Trust Funds explained

• A Child Trust Fund is a long-term savings account for children born on or after 1 September 2002

• The savings account is for your child and no one else can withdraw money

• The Government will send a voucher for £250 to your child to start their account

• Neither you nor your child will pay tax on income and gains in the account

• A maximum of £1,200 each year can be saved in the account by parents, family or friends

• The Government will give your child another £250 voucher when they turn seven

• There are many different types of accounts to choose from such as savings accounts, accounts that invest in shares and stakeholder accounts

• You can move the account to a different provider or change the type of account

• The Child Trust Fund will not affect any benefits or Tax Credits you receive

Welsh Water has several schemes to help people who are having difficulty paying water bills.

Welsh Water Assist caps your bill at £228. You will need to meet certain criteria, which includes households where people are in receipt of certain benefits and have three children under the age of 19 or someone in the household has a medical condition that requires them to use more water than usual.

Water Direct is designed to help customers who have arrears on their water charges and are in receipt of certain benefits including; Income Support, Income based Job Seekers Allowance, Pension Credit, and Employment Support Allowance.

Customer Assistance Fund is for people who are experiencing severe financial hardship and are unable to pay their water charges. You may be able to receive exceptional support from Welsh Water towards your bill.

Never ignore any problems paying your water bill – contact Welsh Water straightaway and they will try to help you.

Summer holiday fun from your local councilYour local council will be running summer playschemes this year offering lots of activities for children. Find out what is happeneing in your area.

TorfaenPlayschemes will be running throughout Torfaen between Monday 26 July and Thursday 19 August.

Most playschemes are for children aged 8–12 years, with outreach playschemes for 5–15 year olds taking place in parks and open spaces. For more information contact the play team on 01633 648126.

MonmouthshireThere will be playscheme at each leisure centre and two smaller schemes at Bulwark Community Centre and Usk Memorial Hall. You will be able to book places from late June.

Prices range from £3.50 at Bulwark, £6.50 at the leisure centres and £10.00 at Usk, with further discounts for siblings and Passport to Leisure holders. More information is available at www.monmouthshire.gov.uk/leisure.

NewportPlayschemes will be running throughout the summer holidays. They are free and are for children aged between 5 to 12 years old. To find out your nearest playscheme call the Family Information Service on 0800 328 84 83.

Melin was runner-up at a National Award ceremony in London recently thanks to our innovative approach to tackling anti-social behaviour.

The ActionNet Award, 2010 recognised our innovative work in tackling anti-social behaviour and the work done to support its victims.

Tell us about incidents of anti-social behaviourWe take anti-social behaviour very seriously and our actions can range from simple warning letters to legal action including injunctions and possibly eviction.

There are several ways to report anti-social behaviour;

number - 101. If your life is in immediate danger you should of course dial 999

Residents who are victims of anti-social behaviour can now get free counselling from a new service which is the first of its kind in the UK to be provided by a Housing Association.

The counselling is being offered to Melin residents who have ongoing cases with the Dispute Resolution Team and in exceptional cases the service may be offered to perpetrators of anti-social behaviour.

Melin’s Dispute Resolution team is offering support to residents whose lives have been blighted by noise nuisance, harassment or

neighbourhood disputes and three residents have already been referred to our counsellor. The counselling sessions help people make lasting changes in the way they deal with problems.

Melin Homes Chief Executive Mark Gardner said: “This is an innovative means of helping our residents. The counselling not only helps them address the immediate problem, but also, gives them the confidence and tools to turn their lives around.”

If you have a party, warn your neighbours in advance and consider inviting them. Keep windows and doors shut and if someone complains, turn the volume down. Take your party inside at a reasonable hour to lessen noise for others. Have your BBQ at the back of the house rather than the front. Make sure that children and young people are playing safely and are respectful to neighbours and their property.

Loud music or sound is the most commonly complained about noise. Keep the volume down and place speakers away from partition walls, floors and ceilings.

Do noisy jobs when they will least disturb your neighbours. If you tell them in advance they are less likely to complain. Alarms are annoying. If you have a house alarm, you should be able to register a key holder with your local environmental health department or Police. This will save your neighbours trouble and you expense if your alarm goes off while you are away. Consider the volume of your voice. In properties with poor sound insulation everyone can hear you. Also, avoid slamming doors and thundering up and down stairs. Use power tools with discretion. Avoid strimming or shredding when your neighbours are trying to relax in the sunshine.

Barking dogs are commonly complained about too – a barking dog is lonely, bored or unhappy. If you have to leave your dog, make sure it has had enough exercise. If necessary, leave the radio on to keep it company and ask a neighbour to look in.

During the summer people like to enjoy the outdoors. However, summer is also our busiest time for complaints, so please take a few moments to read our guide to a stress-free summer.

Summer is the time when we usually think about doing some DIY in our gardens. You may be thinking about having a new patio, decking, fencing or garden walls, so that you can better enjoy your garden during the fine weather.

While we want you to make the most of your home and enjoy living there, we do ask that you write to us, asking for permission, before you start any hard landscaping such as patio’s or walls in your garden.

You must send us a letter and a drawing of your planned works giving us as much information as possible.

This is usually just a formality and in most cases, we will write back to you giving approval for you to go ahead with the work.

In a lot of cases, because of planning regulations or health and safety issues, we may suggest that you do the work differently and very rarely, we will inform you that the work cannot go ahead. Our area surveyors will offer you advice on what is the best solution for any problems with your plans.

When you are planning your work you may want to consider the following:

Will any man-hole covers and stop taps still be • accessible? Are there adequate retaining walls? • Is there adequate drainage and are the damp • proof courses clear? Will the work have an impact on your • neighbours property?

Lavender Gardens will soon be celebrating its first birthday and preparations are underway to mark the occasion in style. The extra care scheme, for people over 55 who wish to live independently but need extra support, has achieved much since it first opened last summer.

The scheme was nominated for a Monmouthshire County Council intergenerational award for its work with local primary school, Deri View. In fact, it was the pupils of Deri View who named the scheme.

Also, a new group called “Friends of Lavender Garden” has been set up. The group of residents have got together to organise social activities and are busy fund raising to arrange day trips.

Lavender Gardens has also opened the doors to its neighbours by inviting nearby residents to a regular coffee morning event. They now have six regular visitors who pop over for coffee and a chat every week and will, hopefully, be joining in with any social activities that “Friends of Lavender Gardens” organise.

Carol Kaseleht has lived at Lavender Gardens since August 2009 and thoroughly enjoys it. She told us: “Moving to Lavender Gardens was a great decision for me. The carers who work here are excellent and the standard of care is very high. I always feel safe and secure here and there is always someone to ask for help if I need it.”

Earlier this month 8 young people between 8 and 12 visited Rodney Parade, home of the Gwent Dragons, to take part in a rugby activity day.

The day included a look behind the scenes in the club dressing rooms, taking part in a training session with players, watching a coaching video and an opportunity to interview the players.

This is part of our ongoing partnership with Gwent Dragons’ youth educational programme called the second half project.

Mike Sage, Dragons’ Community Manager said: “The day was a great success and the youngsters did very well. They all left happy with arms full of goodies!”

Karen Green, Melin’s Community Development Officer said “Some of the children didn’t know each other at the beginning of the day, but all were best of friends at the end. They all behaved brilliantly and can’t wait to meet up again.”

Residents at Ty Tudor in Cwmbran recently benefited from a Residents’ Panel Committee grant to improve their communal garden area. They bought £100 of plants to bring some colour to their homes.

We spoke to resident Phyllis Lear, who has lived at Ty Tudor for 14 years, and asked her what she thought of the improvements.

She said: “I am delighted with the work and the donation from the Residents’ Panel Committee. This shows that £100 can make a huge difference. I can’t wait for the summer when all the plants are in bloom. It will look great.”

Mel Thomas, Caretaker at Ty Tudor and his friend Bob Roome planted all the new shrubs. Mel said: “We spent the grant on shrubs that would flower year after year and Bob has kindly donated some of his own plants to Ty Tudor. The garden will look better every year thanks to this grant.”

One young boy, one young girl and one adult will be awarded a trophy and given a £50 voucher at our Annual General Meeting in September recognising their achievements in helping local communities.

Ty Tudor is bloomin’ marvellous

Would you like to join the Residents’ Panel Committee?The panel consists of 10 elected members who play an active role in the day-to-day running of Melin Homes and provide a vital link between the organisation and all its residents.

They meet every two weeks at our office in Pontypool and their views and feedback shape Melin’s policies and procedures.

The Committee helps residents resolve issues and has its own budget to carry out small improvement works such as those at Ty Tudor described below.

If you are interested in becoming a Residents’ Panel Committee Member contact Rose Matthews, Customer Service Assistant, before 24 July 2010 for a nomination form. A ballot of all those who submit nominations will be held in August.

Work under way to build new homes

Work started recently in Swffryd, Blaenau Gwent on a new £2 million development of 20 homes and the Deputy Minister for Housing, Jocelyn Davies AM, came on site to see the work get underway.

This is only the beginning of our work in Blaenau Gwent as we are investing over £5 million to provide 49 new homes for rent and low-cost sale over the next year.

We are also building 23 new homes at Mountain Road, Rassau and 6 at Oakfield Terrace, Ebbw Vale.

The Deputy Minister said: “I am delighted that Melin are building these new homes in Swffryd. It’s particularly welcome that they have been designed to reduce running costs for residents and impact on the environment.”

Melin Homes’ Chief Executive Mark Gardner said: “We are committed to providing high-quality, affordable homes for people who need them and we are delighted that work has now started on all three of our sites in Blaenau Gwent.”

The development is scheduled to take 10 months with work due for completion in February 2011.

Melissa’s prize was a weekend for two in Woolacombe Bay, Devon. Melissa and her husband, Gareth set off for their weekend recently.

We asked them how they enjoyed their trip. Gareth told us: “It was brilliant. We had a great time. The food was fantastic and we did not have to worry about getting around as trips were arranged for us. The weather was great as well. Thank you Melin.”

It is important to take measures to keep your home secure. You may be going on holiday, a day trip or even just sitting in your garden, leaving your home unattended. Here are some tips to help you protect your home.

Even if you are at home, don’t leave your keys within easy reach and makesure all doors and windows are locked

Consider buying a timer switch to control lights

Make sure your ladders and tools are locked away and out of sight

Keep valuables locked away

Use different plants and trees as barriers. Thick, spiky hedges or a climbing rose around a wrought iron gate can protect your home.

If you are going away for a period of time:

Give a trusted neighbour a key to your house and ask them to check all is okay

Cancel all deliveries including milk and newspapers when you go away

Do not leave expensive power tools inside the shed, store them in the house

Mow your front lawn before you go on holiday
