Location: Lots 226, 702, 703 & 704 (No. 29-33) Northwood Street, West Leederville Description of proposed Development: Proposed Six Storey Mixed Use Development comprising 66 Multiple Dwellings and Two Commercial Tenancies In accordance with Regulation 8 of the Development Assessment Panels Regulations 2011, the above application for planning approval was granted on 5 May 2015, subject to the following: 1. Approve the DAP Application reference DP/14/00640 as detailed on the DAP

Form 2 and accompanying plans dated 31 March 2015 in accordance with the provisions of Part 4 of the Town of Cambridge Town Planning Scheme No. 1, for the proposed minor amendment to the approved six storey mixed-use development at Lots 226, 702, 703 & 704 (No. 29-33) Northwood Street, West Leederville, subject to:

Amended Conditions Vehicle and Bicycle Parking

9. The designated on-site residential visitor car parking bays shall be clearly delineated (marked/signed), available for use in perpetuity and included in the strata common property. Eight (8) dedicated commercial parking bays (four per commercial tenancy) are to be allocated in the secure residential parking area at ground level available for use in perpetuity and included in the strata plan accordingly. The allocation of on-site car parking bays to specific dwellings and commercial tenancies shall be reflected as such on the strata plan for the development to the Town's satisfaction.

Lighting and Design Elements

13. All commercial tenancy windows to remain clear-glazed and not tinted, allowing views into and out of the premises, as indicated on the approved plans. The Town's approval is required prior to the application of any tinting product.

Transport and Traffic Management

18. Submission of an amended Transport Statement for residents, staff, customers and visitors to the development to the satisfaction of the Town, prior to the occupation of the building or strata titling of the building, whichever occurs first.

Having regard to the parking issues raised in the report, the amended Transport Statement is to address: • Provision of eight (8) dedicated commercial bays in the secure

residential carpark as shown on the approved plan; • Three (3) reciprocal commercial/residential visitor bays in the

residential visitor car park, with one of these bays also allocated for use as a service delivery bay;

• 15 dedicated residential visitor bays; • Signage to commercial and residential visitor bays; • Provision of way-finding signage to assist in the location and ease of

access to the commercial and residential visitor bays; and • Re-assessment of trip generation, distribution and assignment of

vehicle trips to the network taking into consideration the context of the site location and prevailing boundary traffic flows which orient towards the Freeway and Thomas Road to the east.

Waste Management

24. Submission of a revised Waste Management Plan, to the satisfaction of the Town, to reflect the amended plans dated 31 March 2015 and specifically to address the reduction in the number of apartments from 74 to 64, as well as other amendments including hours/days and method of collection to be approved by the Town prior to the submission of the Building Permit.

All other conditions, advice notes and requirements detailed on the previous approval dated 12 February 2015 shall remain unless altered by this application. Where an approval has so lapsed, no development shall be carried out without further approval having first been sought and obtained, unless the applicant has applied and obtained Development Assessment Panel approval to extend the approval term under regulation 17(1)(a) of the Development Assessment Panel Regulations 2011.
