Q: What can we do about neighbors parking on the street? A: The streets are public within the Meadows Neighborhood Company area. The HOA teams up with the Castle Rock Police Department when a vehicle is parked for an extended period of time without movement. If there is a car in your neighborhood that has not moved for over 72 hours, let us know. We are happy to take a look. Given that the streets are public, we ask that everyone be respectful when parking on them. Do not block driveways, mail boxes or fire hydrants. Please do not park up on the sidewalk. It creates problems for those using the sidewalk. Q: What’s the big deal with trash cans? Is it really that bad if they are out a few extra days?A: As with most things, trash cans have also gotten larger over the years. The current trash cans provided are large (96 gallon) and green. If there is a recycle bin out, that makes for two large bins, one with a yellow lid. They have a tendency to stand out. It really can detract from the visual appeal of a neighborhood when driving down the street and trash cans are at the top of the driveway or visible on the side of the house. While we understand given the size, it may be difficult to get the bins into the garage; they do need to be screened when stored outside. That can generally be achieved by storing behind the wing fence. If there is not a fence, then the Architectural Guidelines provide alternative screening concepts.

Q: When will my neighbor be done with their exterior improvement projects?A: We ask that homeowners complete projects as promptly and diligently as possible. It can be trying living next to ongoing projects. According to the Community Declaration for the Association, homeowners have one year from the date of approval and/or commencing the project to complete the work. One exception relates to the installation of landscaping on newly built homes. Ho-meowners must install front, side and rear landscaping within 6 (six) months of closing on the home. All bare ground must be adequately covered with appro-priate materials to be deemed complete. Appropriate materials include: rocks, mulch, turf, etc. Landscape fabric is not an adequate groundcover. Staff con-ducts regular inspections of new neighborhoods to ensure landscaping is com-pleted. Please check the Architectural Guidelines for all requirements relating to landscaping. Be sure to factor in extra time if your landscaping plans require approval from the Architectural Review Committee.

Q: When does the Architectural Review Committee meet?A: As of March 1, the Committee meets twice a month- on the second and fourth Wednesday of the month. These dedicated volunteers will donate their time twice a month through the busy spring and summer season to ensure homeowners can get their projects started as quickly as possible. Please have submittals for improvements in by noon the Friday prior to the meeting. This allows staff time to review the application for completeness. Incomplete ap-plications will not be presented to the Committee and notice will be sent to the homeowners. Be sure to check out the Architectural Guidelines on www.Meadowslink.com to be certain you are using the most up to date version. If you have any questions, give us a call.

gRange PoolsPool season is almost here! Pool registration will begin on Friday, May 1, 2015 and will continue throughout the pool season at The Grange during normal business hours.

Complete a Pool Registration Form (found online atMeadowslink.com) print it and bring it to The Grange. Insomecases,youmayneedtoproveresidency.You’llget your picture taken and we will issue each household member a key fob.

FoR ENTRY INTo THE GRANGE PooLS, EACH PERSoN WILL NEED THEIR PICTuRE oN FILE AND A KEY FoB. No EXCEPTIoNS WILL BE MADE.

DownloadtheKeyRingorPocketBinderapptoscanallyour key fobs so they are in one device and you can use your smart phone to scan the fobs to get into the pool! Orifyouhaveteenagers,theycanscantheirkeyfobandkeep it with them in their phone and you don’t have to worry about paying for fob replacements!

Foryourconveniencewe’vesetasidesomedateswhenextra staff will be on hand to expedite the process of entering family information and taking photos.

MNC Caregiver PassesMNChomeownersareentitledtooneCaregiverPass.OnepasswillbeissuedperMNC household. Caregiver may only come accompanied by the child/children in that household and primary or secondary resident of the home cannot be with the caregiver.

MNC RentersIfyou rentahome in theMNC,youwillneed toprovideacurrent lease,andaConsent to Tenant form (available on Meadowslink.com) signed by the property owner or property manager. This form provides authorization for renters of a propertytousetheamenitiesinplaceoftheowner(s)ofthehome.Youhavetoprovide proof of residency, as well. (A driver’s license, utility bill, etc.) Please note that renters need to register every year in order to re-activate their key fob.

Wow!New Amenity Plans to be Featured in upcoming open HousesDo you ever feel like you could use a little elbow room when you are soaking up sun rays at The Grange pools? You asked and we listened. The Meadows Neighborhood Company (MNC) has been working on a future amenities plan to address overcrowding and other issues identified in an extensive Member survey conducted in late 2012. The survey polled Members regarding current amenities, what future amenities would be desired, and what homeowners would be willing to pay to build additional amenities to support our growing community. With survey results, census data, and future community growth projections in hand, the MNC began in earnest to plan for an additional outdoor pool facility in early 2014. It is with great excitement that the Board of Governors announces that a new outdoor pool facility should be open to Members by Memorial Day 2016!

Castle Rock Development Company (master developer of The Meadows) has offered to donate approximately 4.5 acres of land in The Meadows Town Center area for the MNC to construct the new outdoor pool facility, which will have something for everyone! The first phase of the new amenity is planned to include a large vortex, bubble pit, climbing wall, aquatic play structure & water toys, a sand volleyball court, snack bar, bathhouses, rentable outdoor party pavilion, f lex space for

small classes, meetings, or birthday parties as well as upstairs office space for MNC employees. The site is large enough for future expansions that could include an additional pool and an approximately 10,000 s.f. recreation center. Phase 1 of the new amenity has an estimated project budget of $4.2M, which will be funded primarily from a commercial loan facility.

We are excited to share the plans and the features of this new facility with you! Please join us for an open house at The Grange on either April 22 from 6:30 p.m.-8 p.m. or May 13 from 6:00 p.m.-7:30 p.m. to see the plans and hear all about the fun new features coming to The Meadows.

?Name the New Facility ContestWe have a new amenity coming to the Meadows Neighborhood Company…but there is a slight problem. It doesn’t have a name! We definitely cannot call it the new amenity forever.

Opening summer of 2016 with phase one will be an aquatic area that will be jam-packed with amenities including a 20’ vortex, bubble pit, play structure with other water features, vertical climbing wall, basketball and volleyball as well as a sand volleyball area, and turf sunning area. The aquatic area also features a snack bar and party pavilion to plan your next pool party, this initial phase of the pool area will have a capacity of 400. The facility will include the pool bathhouse, administrative offices and a f lex room which can hold small meetings, classes such as yoga, or painting, and smaller birthday parties. There is adequate space on the site to add phase two which could include a recreation facility, and possibly phase three to expand the aquatic area as necessary as the community grows.

Now, the Board of Governors is asking for residents’ help

to suggest names for this exciting new amenity. Once the community has had the opportunity to submit their suggestions, the community will have an opportunity to vote for their favorite, and the Board of Governors will make the final decision of what the facility should be called.

Suggestions may be entered beginning April 22-June 12, at The Grange, Meadows at Castle Rock Facebook page or by emailing [email protected]. You can see the larger architectural illustration boards at The Grange. Participants can also vote for their favorite suggestions at the same link by clicking on the thumbs-up or thumbs-down icon by the idea.

The contest will close Friday, June 12. The only bad idea is the idea not submitted. The Board of Governors will review all the submissions and decide the name of the new amenity possibly at the July Board meeting. A gift card will be given as a prize for the person submitting the name chosen for the new facility!

The Open Houses will be held April 22nd and May 13th (see details on page 8). The Amenities Committee will review the top submissions and narrow the choices when the contest closes on June 12th. The final vote will then be open to the community. Every suggestion will be considered and a $100 gift card will be awarded to the winning selection! Imagine an amenity named after your idea for years to come when we announce the winner in July! Look for more information in the coming weeks and start brainstorming a winning submission.

astroNomy at the graNge Join us at The Grange to stargaze with mem-bers of the Denver Astronomical Society. We will start the evening with an educational presentation before we venture outside where there will be multiple telescopes available for viewing the beautiful Colorado night skies. Volunteers will be on-hand to point you in the right direction and answer questions.

June 17Journey to the StarsThe Children’s Museum of Denver will be visiting the Grange and they are bringing their Star Lab! This portable planetarium measures 18 feet high and covers 25 square feet. Your kids will get to explore the beautiful night sky! Participants will learn to identify and locate constellations and enjoy star-inspired myths and legends from diverse cultures. This is one exciting journey that you definitely don’t want to miss!

June 24 African AdventureDuring this program, the kids will learn about an ecosystem that is very different than Colorado’s. Animals in Africa have amazing adaptations to survive in a hot climate. Find out how various insects, reptiles, and birds find food, water, defend themselves, and travel in this unique environment!

July 1 Games DayEverything on this day will have a Patriotic theme as we all get ready to celebrate the 4th of July. The kids will have a blast competing in exciting “Minute to Win It” games. There will also be loads of arts and crafts to complete. We can’t think of a better way to start celebrating the 4th of July than by having tons of fun!

July 8Colorado Disc DogsThe amazing dogs and trainers from Colorado Disc Dogs will be at The Grange to put on a spectacular performance! The kids will get to watch this amazing presentation showcasing the dog’s acrobatic skills as they fly through the air catching Frisbees with ease. Your child will also get a chance to do a meet and greet with these amazing animals. Once the presentation concludes the fun continues as Mr. Cliff teaches the children how to make a dog balloon animal.

July 15The Bug Stops HereJoin us as we study the basic anatomy of

an insect and the amazing adaptations that help these small creatures survive in the wild. Become a bee and help your colony find a nectar source, communicate like a firefly, and see how important insects are to our community and the world!

July 22Colorado Wildlife AdventuresThe kids will learn how animals and plants are uniquely adapted to life in Colorado’s ecosystems. They’ll get to investigate predator-prey relationships using clues revealed by skulls and pelts and learn about wildlife all the way from Colorado’s low-lying wetlands to the snowy alpine.

July 29 Falcon FrenzyHave fun learning about the “fighter jets” of the bird world. Falcons have specialized features that help them to catch other birds and to fly very quickly. Live falcons will be on hand and the children will learn about them by discovering their personal stories, habitats, anatomy, diets, and importance in the ecosystem.

Odette will demonstrate how to create a gourmet meal, give you the recipe and you will get to enjoy eating the meal at the end. Small class sizes keep this class truly instructional!

Is it Winter or Spring? Hard to tell with the weather we have experienced…

LAWNWinter lawn pests- have they invaded your yard? Voles and clo-ver (as known as spider) mites are unpleasant pests some hom-eowners have to deal with. Clover mites may only be the size of a pin head, but they are very destruc-tive. They will attack the root of a grass plant and suck all the nutrients out. Clover mites can generally be found nesting 4” to 5” deep in rocked areas on the south and west side of the home. One of the best ways to rid your lawn of clover mites is to water rocked areas on warm winter days. This will flood and destroy nests. There are also chemi-cals available at local nurseries if the problem is extreme. If there are signs your yard has fallen victim to clover mites, the best way to try and combat it is through lots of watering and fertilizer. If there are no visible signs of life as the season changes, it may be necessary to re-seed or re-sod the affected areas.

Voles are another unwanted pest in the lawn and they can be very active during the fall and winter months. The vole is simi-lar to a mole, in that it tunnels underground. While only a little larger than a mouse, the paths of these tunnels can often be seen in the grass. Voles will eat plants, root and all, bringing them back into their tunnels. To try and rid the yard of voles, you can attempt to flood them out, but with all the underground paths and tunnel network, it can be difficult to pinpoint all loca-tions. If you have found an entrance to a tunnel, often marked by freshly turned up dirt, you can try placing a rat trap near the tunnel. Raisins generally work well as a bait. There are also poisons that can be used as well as consulting professional pest companies.

Once you have checked the yard for pests, some extra “TLC” will be necessary for the lawn. It was an unusually warm win-ter, with less moisture than normal, which stresses the lawn and

plantings. This is evident by many of the evergreens that are partial brown. Getting some extra water on everything now will help into the summer months. For some plants, it may be too

late. If you have plantings that do not come back in the spring, please see that they are removed in a timely manner. If it is a tree in the front yard that did not weather the seasons, the tree will need to be replaced. All homes in the Meadows are required to have a tree in the front yard. Staff will be inspect-ing for missing trees beginning in June. Be sure to check the Architectural Guidelines for the list of prohibited trees.

HoMEOnce you have checked out the yard, take a step back and look at the rest of the home. Is your fence in disrepair? If it is stained, is it time to apply a fresh

coat? Are all the windows screens, shutters and window boxes in good condition? With the high winds, the shutters can be knocked loose. What about oil stains on the driveway? One method to try is applying paint thinner to the area. It will create an oily residue. Please make sure the paint thinner does not run down the driveway into the storm drains. Apply only enough to deal with the affected area. Then spread kitty litter, baking soda, corn meal or dry sand over the area. Allow it to soak up overnight. Sweep up the mixture and the spot should be dimin-ished. Another area to look at is the siding on the home. Some homes appear to be weeping residue from the siding. This is a result of moisture and the temperature fluctuations. It looks like brown or rusty streaks down the side of the home. It can also be a result of leaks from gutters. The areas can be washed off with soap and water. It is recommended that this be completed before the hot days, so the residue does not bake onto the siding.

As the winter months are coming to a close and spring is officially in the air, there are a number of things homeowners need to keep in mind with the changing seasons.

Through hands-on demonstrations and displays, you’ll see how easy it is to conserve water and still have a beautiful yard. You will also learn how to apply water by taking advantage of the “7 Steps of Xeriscape;” how to detect water waste; and how to improve your irrigation system. After the workshop, you will earn a “Water Wiser” designation and be exempt from the every-third-day watering schedule.

The Grange will host a Water Wiser Workshop on April 21 from 6:00 p.m.-9:00 p.m. There is no charge to attend one of these ever-popular workshops; however, reservations are required through the Town of Castle Rock. Looking for a new, local hiking trail that the whole family can enjoy? have you visited Greenland Open Space? In 2012, Douglas Land Conservancy (DLC), a local non-profit land trust, accepted a conservation easement on over 3,700 acres known as Greenland Open Space. This conservation easement ensures that the open space will be protected in perpetuity by DLC for future generations to enjoy. The beautiful landscape surrounding the trails has been protected for its, historical sig-nificance, natural resources and recreational values that benefit the public. Wildlife that you may encounter includes elk, mule deer, coyotes, foxes, porcupines, squirrels, turtles, frogs and a great variety of birds.Within the magnificent open space there is an 11-mile (easy to moderate) trail system that passes through gently rolling Gambel oak hills and offers stunning views of Greenland Open Space and Pike’s Peak. Uses include horseback riding, moun-tain biking, and hiking. Dogs are welcome on leash along the trail, as well as in the 17 acre dog off leash area that is on the east side of the trailhead.

In the late 1800’s and early 1900’s Greenland was a bustling little village and shipping point along the Denver and Rio Grande Railroad. As a nod to the past, the trailhead features a group picnic shelter designed to look like Greenland’s old mercantile building. There are additional benches, hitch rails and picnic tables along the 10 miles of trails.

To access this local gem, take I-25 exit 167, head west .2 miles and south .5 miles to the Greenland Trailhead. The location is 1532 Noe Road, Larkspur, CO 80118.

If you have a couple of hours, one Tuesday evening per month, that is all it takes. It is an exciting time for the Committee as spring will soon be here and the number of proj-ects will be increasing. Come meet the committee and observe two monthly meetings and decide for yourself. The Committee is made up of homeowners just like you who have an interest in the community and maintaining its architectural integrity and maintenance standards. They are a fun group and are look-ing for additional members who can bring a fresh pair of eyes to the team. Getting Your Lawn Ready for Spring Most of us do not think much about getting our lawns ready for spring until the grass looks like it needs mowing. Then you realize there are a few small chores to make your lawn ready for the season. Let’s take a look at what these may be. First, pick up twigs and branches that have come down over the winter. Recycle these by chipping them into mulch and spreading it around your trees, shrubs, and flowers. At the same time,

remove dead leaves and stems from your flower gardens. If these are free of disease and insects (you did not notice any particular problems last year), cut them into small pieces and put them in your mulch bin. If they are infested, toss them into your garbage so they don’t infect plants this year. Now you can see areas where winter kill, wear, or pet stains have thinned or killed grass. Reseed these areas using the best quality seed you can find. high quality seed ger-minates faster and includes genetics that lead to increased stress tolerance. Keep in mind to match new seed to the variety of grass you already have. This will keep these patches from being noticeable. To help get a quick fill-in, fertilize with products that are gentle on your seedlings. Use no-salt fertilizers to encourage growth without harming delicate seedlings. These fertilizers contain slow release nitrogen to promote growth. They also contain phosphorus, an essential nutrient for energy production, fueling young shoot growth. Another seeding option is to use one of the new turf patch mixes, which com-bine seed with a moisture holding mulch. By keeping the seed moist, these products encourage quick germination and result in quicker fill-in of damaged areas. Soon you will be mowing your lawn. Sharpen the blade on your mower to ensure clean, even cuts. This results in a great looking lawn while allowing the mown grass blades to heal quickly. Quick-healing results in less chance for disease to infect the blades of grass. Remove only one-third of the grass height at any one mowing, which allows the mower to chop cut grass blades into small pieces. Also, mulch your clippings back onto the lawn to recycle the nutri-ents. The primary benefit of a fertilized lawn is a deep, green look. In achieving this, follow a fertilizer program of three to four applications per year. A side benefit of this is increased weed control. Using fertilizers containing gentle, slow release helps create a thick, healthy lawn. While no fertilizer is by itself a weed killer, fertilizing for a thick, healthy lawn lessens weeds in the lawn.

Lawn Maintenance & Water Responsibility Colorado has a dry climate, which at times can present challenges to homeowners who want to be conservative in their use of natural resources, but also comply with the responsibility of maintain-

ing their lawn, consistent with the rules in the Association’s Covenants. Several municipalities in the metro area have insti-tuted or are considering water restriction programs, which are mandatory. even the most stringent of these programs allow for the watering of lawns. According to most experts, less frequent watering can actually be good for the grass, creating a deeper and stronger root system. Aerating the soil and using a light, well balanced organic fertilizer with a regular watering schedule can keep a lawn in good condition and conserve water.

All of us need to remember that the even in water restriction conditions that does not give us the right to neglect our lawns.

Neglect may save more water now, but will ultimately cost more in terms of replacing the lawn, and in the amount of water that a new lawn requires versus the amount to maintain an established lawn. Be water conscious, be conservative, and be smart. Water your lawn less frequently but with a deep-water method that is right for your type of irrigation. Watering the right amount at the right times willadequately water your lawn and maximize your water conserva-tion efforts. Get Connected: Create a Meadows Community Association Website Account and Be In The Know! The major benefit of creating a Meadows Community Association website account is that you are immediately con-nected to the flow of information that affects you in your com-munity. First and foremost, you’ll have immediate access to the important documents related to your community; the monthly newsletter is posted on line; you can access your hOA account and pay your dues at your convenience. The community’s snow removal and trash service information is on the website and you’ll receive important email communications that directly affect you before you need it rather than after. Lastly, by going to electronic communications, you are contributing to one of your Board of Directors objectives of keeping association costs down by embracing paperless communications. What a Green idea. The Association has over 57% of the homeowners with an online account. To create an account, please visit www.themeadowscommunityassociation.com and click the “Sign In” link on the top right corner of the page. This will bring up the sign-in page. On the right-hand side of the page, under the heading “New User? Sign Up Today,” you will see a sentence that reads, “If you are new to the service click Sign Up...” Please click on the words “Sign Up.” This will bring up the screen where you will enter in your information and create your sign-in name and password. Once you have completely filled out the form and agreed to the terms of service, you will have access to your community’s website. A Friendly reminder about Trash Day in the MCA

You are a part of a beautiful well maintained community that looks as good as it does because the homeowners have agreed to maintain their properties in accordance with the community Covenants. Community trash is picked up in the MCA on Tuesdays from 7:00 a.m. to 7:00 p.m. Please remember to put your trash cans and containers out at the appropriate time on that day for pickup. Please also remember that your trash and recycling containers are not to be stored in front view of the home before or after pickup. Preferably, they are to be stored in your garage. However, stor-ing trash cans behind your side fence out of public view is also acceptable. Trash cans that are out on any other day of the week are in violation of the Covenants and will be noted as such. Caregiver passes are available for sale for $20 for the entire 2015 season. A caregiver pass is for the babysitter, or person that is providing care for individuals in the household ages 0-11, or for an individual with demonstrated need for an adult to accom-pany them to the pool. One caregiver pass allowed per MCA household. Caregiver passes cannot be used when accompany-ing adult household members, a guest pass must be used/guest fee paid for the visit. Caregiver may not be the primary or sec-ondary resident as listed on the Member information form, or be a Member of the common household group.Caregivers may not bring their own guests, or swap house-holds with another resident to avoid purchasing a seasonal adult pass. Caregiver passes are not available for residents providing in-home child care or for daycare centers/providers. Checks, money orders, Visa, and Mastercard accepted at The Grange with identification. The silo only accepts cash or checks for admission.

Guest passes for MCA guests $7.00 each limited to 10 total guest passes per MCA household per season. No discounted passes available to MCA residents. Pool passes will be non-refundable and non-transferable.

How to get a pool Fob:

The pool season is almost here! All MCA residents wanting to purchase a seasonal pool pass must complete a registration form and renew their key fob each and every year. MCA resi-dents may purchase an annual pass only and fees for the passes are listed above. If there are more than two adults in a house-hold, proof of residency may be requested.

Pool registration will begin on Friday, May 1, and will continue throughout the pool season at The Grange during normal business hours. We highly recommend you complete a registration form which can be downloaded from www.meadow-slink.com prior to coming in. We will continue using the bar-coded key fobs given to each and every MCA resident that purchased seasonal pool pass holders for pool admission each and every time you visit the pool. The key fob will be tied to each individual by registration information, as well as by picture.

rentersIf you are a renter, you will need to provide a current lease, and a Consent to Tenant form signed by the property owner or prop-erty manager which provides authorization for renters to use the amenities in place of the owner. You may have to pro-vide proof of residency as well. Please note that even if you have purchased a pass in past you still have to re-register, and pro-vide the documentation above and residency verified that you are a resident of the Meadows Community Association in order to get your key fob.

For your convenience we’ve set aside some dates when extra staff will be on hand to expedite the process of entering family information and taking photos. Return the appropriate forms to us (which can be found on www.meadowslink.com), during normal business hours or during one of the extended facility hours designated Pool Registration Days listed below:
