Projections
Overcladding (67.06%), HVAC (13.5%) and Planning & Design (9.75%) account for 90% of the tower renewal job opportunities.
20-Storey Archetype Tower Building with 240 Suites
Planning & Design 9.75% $675,000
Roof Replacement 4.25% $294,600
Overcladding 67.06% $4,644,442
HVAC 13.50% $935,000
Commissioning 0.36% $25,000
Water Conservation 1.73% $120,000
Parkade Lighting Controls 0.10% $6,846
Site Work & Landscaping 3.25% $225,000
100.00% $6,925,888
• If every tower apartment building in Toronto was comprehensively retrofit, the total value of the work in today’s dollars is approximately $13.8-billion. Industry experts estimate that the time needed to perform the retrofit work is roughly equal to the time it took to originally construct this building stock, in the range of 25 to 30 years.
• Approximately 30,325 person-years of employment would be created by tower renewal within the architecture, engineering and construction (AEC) sector. The net wages for these workers would amount to some $2.1-billion.
• While not forming part of this study, it was recognized that there are significant opportunities for the manufacturers of materials, components and equipment in Ontario to invest in research and development of innovative means of retrofitting existing buildings cost effectively to achieve high levels of energy and environmental performance.
Projections
Employment Strategy
1. Develop a place-based approach to meet any/all employment needs for residents in tower communities (e.g. service fairs, dedicated employment case worker on-site).
2. Promote training & education services for residents to support a skilled “green collar” workforce (SUPPLY LED)
3. Meet the hiring needs of contractors and other vendors involved in building retrofit work (DEMAND LED)
IMMEDIATE HIRING NEEDS Assisting with outreach and recruitment to diverse populations Matching qualified candidates to employment opportunitiesLONG TERM HIRING NEEDS Designing customized recruitment and outreach initiatives to support
your anticipated their needs Coordinating training initiatives through City’s connections to numerous
training providers (including colleges, private trainers, school boards and non-profit community agencies, pre-apprenticeship programs).
Structural retrofits can provide opportunities for multiple system upgrades
