Hope you are all staying safe and well. As you all know, the clubhouse is not yet open and, as of right now, we do not have any date for it to be opened. You are allowed however in the clubhouse to return or take out items from the library. At our last meeting, the Board voted to start using a form for any complaints from residents. A copy of this form is attached in this month’s Journal. You can also get a copy online at www.themainlands.com or a hard copy from the clubhouse and the office. No complaint will be acted upon unless signed. If it is just a maintenance problem, you can still call the office, as usual, to set up a work order. The new Guide to Condominium Living books, including rules and regulations, have all been delivered to those residents who did not pick them up. Snowbirds will be able to get one when they return. This Guide is also on the Mainlands website so you can read them there. Please read the rules and regulations, as there are some changes and some additions, so you are aware of them and can comply. Joe Polkowski our Manager will be doing a Unit 1 check of all homes to make sure they are in compliance with all the rules and regulations. For those of you who would like to be contacted with any messages that Unit 1 sends out via email, and would like to be on the list, please send your name and email to [email protected] If you wish to be on the Robo call list, please call the office and give them your number. It is used to reach residents in case of an emergency/notification of meeting etc. The office number is 727-573- 5670. The sidewalk repairs have begun and should be finished in 2 weeks. The steel storm drains are being powder coated, and will then be installed hopefully in the next two weeks. ALTERATIONS It is important for everyone to make sure they fill in, and give the office, an alteration request form for any work done outside the home. We have had some people just go ahead and have work done without getting the Board permission to do so. pandemic is over, and we can get back to normal. Also, children still in diapers are not allowed in the pool. Disposable swim pants for children are not allowed. The rope in the pool is for the safety of all residents and for insurance purposes also. Please do not remove it at any time. In this issue of the Journal, there are several new residents that have bought homes in the last couple months, and we welcome them all to our Unit. I know that it has been a hardship for some of you over the past few months with the social distancing and no activities going on, but in the long run it seems that it has worked for the better for all of us here in the Mainlands. Please continue to comply with CDC and Pinellas County restrictions, and we will all get through this safely. The next meeting of the Board of Directors will be on September 15 at 7 pm. It will most likely be a virtual meeting again unless a miracle happens, and the Covid-19 suddenly goes away. Up to 250 people can call in, or join in via the computer. Following my article is an important message from Corporal Gatti our Community Policing Officer. Please read it. Stay safe and well everyone. UPDATE FROM OUR COMMUNITY POLICING OFFICER Residents of Mainlnads, this is Corporal James Gatti, your Crime Prevention/Community Policing Officer. Please be aware that although our communities are going through some different times, crime still exists. Please DO NOT provide any information to the IRS or Social Security over the phone. We are currently experiencing high volumes of calls regarding the suspension of your Social Security number which DOES NOT HAPPEN. There are also calls being received regarding Arrest Warrants, requesting you pay or you will be arrested. As I've told you in the past, this is NOT Police practice. If you receive a text in reference to COVID-19 testing, DO NOT respond to it as this is

an attempt to gain personal information from you. Lastly, remember the IRS will send you a letter if you are not in good standing, or if they need further information from you. DO NOT give anyone any information. If you have any questions please call me anytime at 727-244-1715, as I always want all residents of the Mainlands to feel safe and secure both inside and outside of the community.

Hello everyone, I hope you are all making the best of our down time, and are doing all those chores your wives have wanted you to do forever. Our Labor Day picnic has been cancelled and our October Halloween Party will probably be cancelled as well. I will keep you posted. Please wear your masks and stay 6 feet apart! This is important, especially at our age. Please check your newsletter for updates on when our next meeting will be. Till Then, please stay safe and healthy, and we will get thru this together!!!!

Revised 6/16/2020

PROCEDURE FOR RESIDENT COMPLAINTS

1. All resident complaints must be in writing and MUST be signed.

2. All resident complaints must be submitted in a sealed envelope to the

property manager, who will work in conjunction with the Board president.

3. Privacy of the complainant will be maintained to the greatest degree

possible, however the Florida Condominium Act generally provides that all

written records of the association are open to the inspection and copying

by the unit owners (unless specifically exempted in the statute). A written

complaint is an “official record” of the association and maybe requested by

any HO if they follow the “request for correspondence” protocol.

4. When appropriate the property manager will do an inspection to verify the

complaint.

5. The property manager will then take the complaint to the Board president

for direction on how to proceed. Either by telephone call or letter to the

homeowner with a follow up date for violation resolution.

6. Complaints will be included in the packet of the subsequent BOD business

meeting.

The complainant name will not be identified. The violation will be treated

as confidential by all board members.

7. Any complainant may contact the office no less than 30 days after the

original complaint was made to receive an update.

8. If a complaint requires action, the involved parties will be notified.
