  • ASKTHEEXPERTWhat are you top tips for maximising a propertys kerb appeal?

Jonathan Lloyd-Ham, area sales manager for Field & Sons in Kennington, replies ...

First impressions count and some houses just have natural kerb appeal. A pretty wisteria-clad Georgian house on a tree-lined road, for example, will always whet the buyers appetite, even if its a little run-down.

Other houses need a little help to spark a buyers interest. Simple things like making sure the front garden is neat and well presented, even a few flower and plants in pots will lift the appearance.

Make sure the gate, walls or railings are in good condition and the path weeded, and a nicely painted front door with good door furniture will put buyers in a positive frame of mind before theyve entered the house it can help sell it too. Stow wheelie bins away from the front door its a real no-no to have to manoeuvre around an overflowing bin.

Buyers always look for evidence that the house has been well maintained, and any sign that they will need to spend money may put them off or think they can start knocking down the asking price. Windows look sad when they are dirty, so make sure yours are clean.

Likewise rotten window frames with peeling paint are an instant barrier with buyers: all they think of is the expense. If the windows have been replaced, make sure they are appropriate with the design and period of the rest of the house.

Lastly, dont let the house next door ruin the first impression of your own. If the neighbours have rubbish outside, have a quick word and suggest its removed. Likewise an untidy neighbouring hedge can be trimmed just as quickly if youre trimming your own hedge, and it will make all the difference.

  • MARKETVIEWWhats next for the housing market? Jenny Knight sounds out the experts following the Tory election victory.

Post-election there was a dramatic flurry of deals in the luxury property market in central London, but in the less frenzied market of South London the result was taken more calmly. Dominic Pasqua, of Knight Frank, Wimbledon Village, says: Several

short-term outcomes are likely. First, a number of transactions that had been put on hold pending the outcome of the vote will proceed as the risk of further property taxation appears to be less of an immediate threat and a wider sense of political uncertainty has reduced.

This unblocking of the market is likely to be accompanied by a hardening of expectations on the part of vendors in relation to asking prices. Political risk has faded and some will expect prices to rise as a result. In the short-term, however, the impact on pricing is likely to be less marked than some expect.

The second reason is that the increase in supply is likely to exceed any immediate uptick in demand.

Knight Frank had forecast zero growth in 2015 in prime central London and 3 per cent in prime outer London, figures that will be reassessed as the year progresses.

Lucian Cook, head of residential research at Savills, says: We expect much of the deferred demand from the pre-election period to flow back into the prime market over the remainder of 2015 and 2016, particularly given that the threat of a mansion tax is now removed from the market.

Improvements in the London market are likely to be sufficient to trigger a renewed ripple effect into the markets beyond the capital, as those relocating from London find it easier to sell their existing home and take advantage of the price differentials with the rest of the country.

Robert Bartlett, Group CEO of Chestertons, says: No one predicted such a clear-cut result, so homeowners and landlords can be forgiven for feeling in the dark as to which way to jump.

A mansion tax on homes worth more than 2 million would have disproportionally penalised Londoners. Now the spectre of political uncertainty has finally lifted and we can all move on. We are predicting the next few months will be very busy indeed.

There are still issues to be addressed in the property sector in London, not least the need to boost housing supply, make the rental market more transparent and unlocking opportunities for regeneration through a joined-up approach to planning and infrastructure delivery.

    8

  • Activity levels, since the election result was announced, have been considerably higher than any in the last eight months. Most notably, the willingness of buyers to offer the asking price on property that previously has struggled to achieve average viewing levels is pleasing for sellers.

Some feel so confident that the market is swinging in the direction that favours them, that they have requested advice on whether to increase their guide prices. This can be a dangerous game and will be likely to cause a period of frustrating adjustment, if it becomes too frequent and contagious.

Whether prices that have stagnated in the run-up to the election can gain ground overnight is questionable in a market that has also aired on the side of caution and has, not so long ago, been rocked to the core by stamp-duty-land-tax-gate.

However, most sellers, its seems, remain motivated to sell their properties at market value, and the market for us has turned into a very positive one, with a database of buyers eager to get on with their lives after waiting for the election result and the mood of the market to be revealed.

We have some excellent stock to offer buyers, both on and off the market. Many clients who do not desire open marketing will ask us to keep their property in mind for particular buyers, and our extensive contacts rely on our market knowledge and access to property that is off the books.

As the summer nights get longer and the weather improves (sort of), so does the market. While we always have a summer lull in August, as those that can head for the coast or countryside, the amount of deals that get agreed just after the August bank holiday always surprises me. Perhaps its relaxing by the pool with an iPad and Onthemarket.com that does it.

We see a lot of property now, in June and July, that will come to the market in September and we are always happy to chat with you, to talk about possibilities and to get you ready for a move in September, so you can be in by Christmas. Did I just write the word Christmas? That must not be mentioned again until after Halloween at the earliest.

Being an estate agent is an exciting and challenging profession that keeps one on ones toes. Being a good estate agent, that people trust and like, is very rewarding and running a team of great estate agents is what makes my job so enjoyable.

No matter how thrilling the job can be, we never forget how stressful buying, selling and moving is for our clients and applicants.

Where?Luckily about two minutes walk from my office.

Whats it like?Being a fairly new father, eating out is usually a pretty casual affair and Franco Manca is ideal for accommodating kids. I love the laid-back nature, friendly staff and welcoming atmosphere.

And the food?Im a sucker for a good quality pizza. Their sourdough base is fantastic and the pizza choices are minimal but always delicious. As with all good pizza, the cooking takes no time at all, ideal for a quick lunchtime bite or a slightly more relaxed (dependant on my 14-month-old daughter) weekend treat.

  • OPENINVESTMENTAround 150 artists in Wimbledon invited the public to take a look at their work at the

latest Open Studios Art Show in May.Celebrity chef Ainsley Harriott opened the event, and 4500 visitors came to browse and

buy direct from artists in their studios from painters, fashion designers and photographers to sculptors, ceramicists and illustrators.

Open Studios coordinator Julie Proctor said the event gets bigger and better every year. Recent sponsorship from Jacksons Estate Agents has meant we can invest in putting

Wimbledon Art Studios on the map. Julie is pictured with Ainsley Harriott and Jacksons managing director Tony McVeigh.

RESPONSIVEWEBSITEKFH has launched a new responsive website to offer a best in class experience, with a redesigned look and feel along with enhanced functionality. Customers can now navigate easily through the website, which automatically adapts itself to the screen size of the user.

Search functionality has been overhauled and users can search for homes based on their needs or priorities: basic, draw, map, tube and train search, school or location. The website is aimed at key groups of buyers, sellers, landlords, tenants, investors and developers, so that each is served information that directly concerns them with an information hub of resources.

The website now features extensive London information such as extensive area guides, Land Registry sold price data and council tax data for all Greater London boroughs. A London property market blog also offers helpful advice. Visit www.kfh.co.uk.

Savills has been working with supporters of the Keep Our Honeywell Lollipop Ladies campaign to help Honeywell School pupils to cross Northcote Road and Webbs Road safely.

Since council funding was stopped in 2013, the service has been paid for by sponsorship from Savills Northcote Road office combined with donations from Honeywell parents. In 2013 10,000 was raised and the team are now working to safeguard the service until July 2017 with the help of fundraising events.

  • NOW THE THREAT OF A MANSION

TAX HAS LIFTED, IS IT BOOM TIME AGAIN

    FOR PROPERTY PRICES? SAM SPROSTON

    KNIGHT FRANK WANDSWORTH

Im not convinced there will be a boom anytime soon. We also have to consider that mansion tax was only for houses over 2m and

the stamp duty hike in 2014 has not had time to be properly market tested the election diverted most of

the attention away from it. With the fact that many homeowners delayed selling their

houses until after the election, we are likely to see a small increase in the number of houses available. If there is more

supply, price growth is more moderate. We expect prices to continue to edge up and our latest research

quotes 3 per cent growth this year and 5 per cent a year thereafter until 2019. At the end of the day, it usually

comes down to demand and supply.

    FELICITY BLAIRROY BROOKS

The Conservative election win brought a sigh of relief to all who feared a mansion tax. Rightmove figures show that in South London, 75 2m-plus properties were launched onto the market in the four weeks after

the election, compared to 100 in the first five months of the year. Weve seen a sharp upturn in new instructions as confidence

has returned across the market, and we have buyers desperate to secure homes for fear of prices running upwards too fast for them. But while the mansion tax

saves wealthier homeowners an annual charge, the new stamp duty rules mean that buyers looking above a million are paying a lot more stamp duty than before.

Prime central London needs to remain an attractive offer to overseas buyers and as long as prices grow steadily, London can continue to attract

the investment it needs without pushing communities further out of town.

OFFICESUNITEDKnight Frank Wandsworth and Knight Frank

Clapham two offices working closely together in a successful new partnership

Since Knight Frank first opened its doors in 1896, we have become the worlds largest privately owned global property agency and consultancy. We have invested heavily to ensure we have the best, most technologically advanced systems in place, which enable us to source the best possible buyers. However, we rely heavily on our well-honed own agency skills. The benefit to working in a partnership is that we are all aware of the bigger picture. If a buyer is looking in Clapham, we will enquire if they would also look at Wandsworth, Battersea, Wimbledon or overseas.

Our agents are able to cross-sell in all areas and are rewarded for it: our Wandsworth agents often sell Clapham property and vice versa. We are several teams striving to work as one, and while we are a large global brand, we understand local grass roots agency.

SAM SPROSTON, HEAD OF KNIGHT FRANK WANDSWORTH:Rob and I met through his role in the Battersea and Riverside department. With me based at Wandsworth, we used to and still do go on joint valuations so that clients can see that Knight Frank has a joined-up network and not just lots of offices. I know plenty of multi-office agencies that ring-fence their buyers and effectively work independently from each other. I started my career in Clapham Old Town, so it is with great pride that I see our firms latest edition to the other 26 London offices there.

ROB FRENCH, HEAD OF KNIGHT FRANK CLAPHAM:We both understand and promote the core beliefs of Knight Frank, and our clients are already seeing the benefits of two offices working so closely together. Wandsworth office had already had great successes in Clapham and as a firm we have traded in the borough since 1984. We have a partnership culture here which puts our clients first. This area is all about the residents. It is a family area and one that we all know and understand. Our firm delivers a local agent perspective but with the power of a global heavyweights infrastructure behind it. The best of both worlds.

    >>MAKING AN IMPRESSIONPainterly pieces with free-form bursts of vibrant colour create an energetic, modernist vibe. On rugs, cushions and china - dabble in daubs. (Cushion from Marks & Spencer.)

    >>WHAT COMES NATURALLYOrganic materials - grasses, wood, stone, cork and marble bring the outside in. Marbles a luxury material beloved of upmarket interior designers in to-die-for bathrooms but its also a cool look for anywhere in the home right now.

    >>BURNING BRIGHTTiger has more than 400 stores worldwide with 48 already open in the UK. One of the newest is in Putney. Full of fun, funky and useful things for the home that wont bust a budget, the colourful shops are cheering up our high street experience.

DOGGONELOVELY Every aspirational family in possession of a high-spec home and a nicely bred Labrador must be in need of a posh dog bed. A scruffy old bed shedding hairs and mud just doesnt go with gleaming granite units of top-of-the-range kitchens, so Princess Katalin zu Windischgraetz has come to the rescue of stylish south Londoners with a range of exquisitely tasteful dog beds.

The Hungarian-born royal was in London recently to launch her luxury dog furniture, priced from 949. For that money the pooch gets a bed with a memory foam mattress to relieve pressure, together with ventilated side rests - because mans best friend can be a bit whiffy.

The bespoke hand-crafted furniture including beds, sofas and toy boxes will blend with any interior design scheme, from 16th Century Baroque to contemporary styles.

The princess says: It wasnt long before pet owners in my social circle asked me to design furniture for their animals, to match the decoration of their homes. My buyers are generally owners of exclusive estates who appreciate quality above all, whilst combining a high standard of hygiene with absolute comfort for their pet.

    >>HARD NEWSAccording to the RHS, a quarter of British front gardens have no plants or grass. It was one in 10 a decade ago. Thats an extra 15m square miles covered in concrete, paving slabs or gravel. Green home fronts would make for a cooler city in summer and a less grey place to live in.

    >>AT YOUR CONVENIENCEHi-tech home life means heat, light and entertainment action all controlled for you at the touch of a button. Maybe the all-singing-and-dancing loo is a step too far. So much to go so badly wrong?

    >>TAKE OUR WORD FOR IT...Naff is enough. Its time to say goodbye to LOVE, HOME SWEET HOME and especially KEEP CALM (under any circumstances). Text as decor has had its day - even in its more exciting neon form.

    >>FIGURE SLATINGThe RHS kept up their ban on gnomes this Chelsea and other friendly figures such as concrete Bhuddas should get the cold shoulder in the garden too. If you are looking for character in your borders go abstract.

  • STRAWBERRYREVIVALGlorious Gothic without the ghosts or gloom. Jenny Knight talks to Felicity Hawtin.

Who wouldnt want to live in a lovely period home provided it didnt suffer from wonky heating, eccentric plumbing and the myriad expenses associated with historic houses? Felicity Hawtin has the perfect house for lovers of Strawberry Hill

Gothic revival architecture a gem of a house complete with period details but with everything except the walls brand new.

She replaced the windows, panelled doors and skirting boards with new versions exactly matching the originals. The roof tiles were removed, so the roof timbers could be replaced, and the tiles were washed an
