How can a seller make the best of a home that’s up for sale?

A huge de-clutter is often really helpful. It really gets your head round the fact

that you are going to sell your house, which can be incredibly daunting.

My advice is to organise a weekend so that the kids are looked after, your

husband is occupied and then get a friend in to help you.

Here are a few tips to get you on your way:

• Firstly clear your mind of personal attachment to the property – hard to do, but it will help with the next steps.

• Try to de-personalise your house – put away evidence of hobbies, family photos etc.

• Clear out the clutter and try to keep it that way (I realise you still have to live there!).

• Have a good look around and only keep the things you really need (go through every room with a fi ne tooth comb). Unwanted items will be welcomed by charity shops.

• Storage is a big factor for would-be buyers, so let them see there is no shortage of cupboard space – maybe hire a storage cabin for excess stuff.

• Remember fi rst impressions count – the entrance hall sets the tone for the viewing. Don’t use it as a dumping ground – clear out coats, hats umbrellas and shoes.

• Use artifi cial light to highlight areas of a room to make it look more spacious – dark corners and hallways. Keep window dressing to a minimum. This will maximise natural light by allowing it to fl ood in.

Spring has sprung, the birds are singing and the sun is making brief appearances – and the London property market is bucking up, says Jenny Knight

Anna Czaban, lettings manager at Knight Frank, Clapham, says: “Just after Easter we had a rush of people looking for family houses to rent. They are getting ready to fi nd properties by June

and July, so they will have moved in good time for the new school year starting in September. We normally expect an Easter rush, but this year with the uncertainty over Brexit and the economy, we wondered if it would happen, but it did. Better still we have a good supply of family homes at a range of prices from £1,000 to £3,000 a week. “

Her colleague Robert French, head of sales at Knight Frank Clapham, says enquiries have picked up.

He says: “We are approaching the Spring market which will typically bring a renewed focus to both buyers and sellers. For those that have been looking to buy for a few months, now is the time of year where they will see some absolute gems surfacing. We have been instructed to sell one of the oldest and best houses in Clapham Old Town, and a number of apartments in the historic Thornton Place. For those that have decided 2016 is the year that they will be selling, now is absolutely the time to get your property in the shop window.”

Good news is fi ltering through from many sources. The average house price in England and Wales has passed £300,000 according to Rightmove.

Rightmove director Miles Shipside says: “Visits to Rightmove are up by 14 per cent in early March compared to the same period in 2015, so it’s no surprise that those buyers who can borrow more, or can fi nd some extra cash, are keeping the price merry-go-round spinning.”

Homes in London have average price tags more than double the national average, at £644,045. Across the country the bank BNP Paribas Real Estate reckons that average prices will rise by 20.1 per cent by the end of 2019. Data from the Council of Mortgage Lenders shows that gross mortgage lending reached £17.6 billion in February, the highest fi gure for that month since the lending downturn began in 2008.

Mohammad Jamei, CML economist, says it is possible that there will be no UK interest rate rise this year, further bolstering buyers’ confi dence. “Lending continues the year on a positive note. The recovery is being underpinned by market fundamentals in the UK, as wages grow and unemployment falls, helped by Government schemes and competitive mortgage deals,” says Jamei.

Last year the Chancellor abolished mortgage interest tax relief (being phased in next month). For good measure, he withdrew the 10 per cent ‘wear and tear’ as an allowable tax deduction. It was a hard pill to swallow. If you’d been fearing

at the time that Ed Miliband might get in and give birth to his plans for rent controls, you were out of the frying pan but still very burnt!

However, there has now been a third budget that is making landlords feel victimised. They will now have to find an extra 3 per cent stamp duty to complete on a purchase, and will not enjoy the 8 per cent reduction on capital gains that will apply to the discharge of other investments when they come to sell.

It doesn’t end here. The Bank of England has just published proposals that will make buy-to-let mortgages much harder to obtain. It is thought these will exclude at least 20 per cent of current investors from further investments.

According to research by the National Landlords’ Association, the number of landlords in central London intending to sell property rose from 4 per cent before last year’s budget to 19 per cent by January this year and they predicted a sell off of half a million properties this year. Certainly, we have seen a few extra BTL sales but no trend so far that suggests this will follow through.

A prime motive behind all this, we are told, is to create a fairer playing field for the first time buyer (FTB). Bear in mind the typical FTB in London is now in their early to mid-30s and to get on the ladder, in the even the cheapest boroughs, is likely to need at least a £45,000 deposit for a property worth almost ten times the average London salary of around £35,000 a year – which means ownership is a possibility for a very small minority, without help from Bank of Mum and Dad.

Will these measures will work? In the current climate of low interest rates, uncertainty in the stock market, and the high fees pocketed by pension funds, I think it unlikely that landlords will be encouraged to sell. Instead I think the UK will become similar to Japan where I worked some 30 years ago. It was the norm there to reach 40 before owning your own home. In the meantime, children, I fear, will be living at home for even longer.

GOLDENSKATESClapham’s Alexandra Snowdon, aged nine, has won

three gold medals for ice-skating and ice-dancing so far this season, two for Great Britain.

Alexandra skates at the Streatham Ice Centre and goes to Belleville School in Wandsworth. Her success has been helped by sponsorship from South London’s own Jacksons Estate Agents, based in south London for the past 21 years.

People tend to look for properties containing a desired number of bedrooms, though most use square footage as a ‘sanity’ check; a

benchmark against the market rate. A house with the same number of bedrooms

but double the square footage would call for a higher price than its smaller counterpart, so we lean more on square footage when

valuing and ensure there is a balance between this and the number of possible bedrooms.

It is often tempting to take this a step further and also measure ceiling heights, or volume, as this can make a vast

difference to the feel of space.

Buyers are interested in knowing the square footage/metre of properties that they are considering. This is a growing trend in large part due to the fact that most

agents now produce property particulars with measured fl oor plans.

The UK mortgage industry is slowly catching up, however they still use the number of rooms when calculating valuations.

Square footage alone is not always the most reliable guide to value, as quality of interior presentation also needs to be taken into account.

Martin Sharp, sales manager of Lauristons’ Battersea offi ce loves the

area because there is something for every buyer – from studio fl ats to Victorian and

Edwardian detached double fronted houses, he tells Jenny Knight

“So far the year has been a little fi ckle. Some properties have sold for £30,000 and even £90,000 more than the asking price while others have taken a time to attract interest. It all depends on the right price, location and marketing as

well as some other variables. Our fastest agreed sale so far this year has been three days. “Stamp duty rises have affected the market for multi-million pound houses in central London,

though in South West London it has not had as huge an effect and perhaps this may take a little longer to sink in for the increase in stamp duty on second homes and buy to let properties.

Nor does Martin think the EU referendum will damage the market.“It’s like General Elections. In the run up people are cautious but afterwards, whatever the

result, things settle down quite quickly and the market picks up as if nothing has changed. Whatever the outcome, London is and will remain a global hub for employment and opportunity.”

In his career as an estate agent instead he says his greatest skill is the ability to listen and understand what clients want.

He joined Lauristons last year after 15 years in the property industry, working for a large corporate estate agency in West London, then in Battersea and fi nally in Ealing.

“I wanted to get back into this area and Lauristons is a company that treats its staff and clients fairly.”His role is to help Lauristons to develop its brand in the local area and to use his understanding of the property

TAKE2Jonathan Lubert used to produce home and garden make-over programmes for television, now this acquired expertise is benefi ting his own property renovations, says Jenny Knight

The one-bedroom fl at had a vital ingredient that made it a great buy – lavish loft space that enabled Jonathan to transform the one-bedroom fl at into a rather special and spacious two-bedroom

fl at. Converting the loft space to increase the size of the fl at was an

obvious decision but he fl outed convention by deciding to use the new upstairs space for the kitchen rather than a bedroom.

“It’s a nice area and a place with views over the skyline is where you want to hang out. It is also the lightest room. I suppose it is slightly Marmite – you either like it or not, but I defi nitely like it.”

The kitchen – with its views over the US Embassy, M16, The Shard and the City – has a glass balustrade to give the living room below a double height ceiling and extra light. The living room is another fantastic space with reclaimed antique oak parquet fl ooring. There are three large double-glazed sash windows with plenty of space for sofas and chairs.

Jonathan says: “This is my tenth project. Always the hardest part is fi nding the right properties. The whole house was in poor condition and needed refurbishment. The lower two fl ats had been sold and I bought the top one and the loft void. We did up the exterior and communal areas together and split the costs, which in my experience doesn’t often happen.

“I moved some internal walls to change the confi guration of the space and also to support the new roof. From beginning to end the renovation took about 12 months.”

“I worked in TV as a production manager and then a producer and a lot of the skills are transferable. Property renovation requires the ability to control a budget, work out a schedule and deal with people. There are always neighbours and other freeholders who have to be considered.”

As well as moving walls around to provide two double bedrooms, a bathroom, a living room and the kitchen, Jonathan has used space-saving ideas to provide a few extras. As you enter the fl at there is a large storage cupboard concealed behind a mirror and then up a small fl ight of stairs to the upper fl oor he has turned the landing into a small home offi ce with computer and desk.

He says: “Space in hallways is often not fully utilised, and I thought this little offi ce area might appeal.”

Over the centuries it has gone from a private estate with a manor house to one of South London’s most prestigious residential locations with house prices up in the millions.

John Nouri, of Robert Holmes & Company, explains Coombe is one of London’s premier addresses thanks to its rich array of large contemporary and period houses and mansions hidden away in a secluded network of private roads that make up the Coombe Estate.

“Coombe is a lovely place. I’ve lived here for 17 years. I grew up in Wimbledon and we moved to Coombe because we wanted more space and more garden and because it is a super location. There are conservation areas and all the trees are protected.

“Coombe estate is split into little estates all with residents’ associations. There are two lovely golf courses and a number of houses back onto them, which is fantastic.

“There are many gorgeous houses hidden away behind electric gates and trees and the quality of life here is very different. Warren Road, for example, leads straight into Richmond Park.

One of the signs of a really desirable area is the trend for buyers to knock down the existing house and replace it with a bells and whistles up-to-the-minute home.

John adds: “A number of clients have stayed put and redeveloped their houses. Most of the estate was built in the thirties and people want high tech, insulation and concrete fl oors.

“Originally the huge houses that were here were split into smaller homes but some have now reached their sell by. Planners ensure that people don’t over develop.”

Many of the high value homes on the estate’s most sought-after roads – including Coombe Park Road, Warren Road, Warren Cutting, George Road and Stoke Road – sit on large plots that are protected by gates.

There is easy access to both Heathrow and Gatwick Airports, while the Surrey countryside is a short drive away.

Dominic Pasqua from Knight Frank, says: “There are some great schools, Rokeby, Mary Mount, Holy Cross and Kings College only a mile or so from Coombe.

“There are two golf courses – Coombe Wood and the beautifully manicured Coombe Hill Golf Club which is quite challenging but simply

Roman coins and other ancient remains have been found and in the Domesday Book Coombe appears as Cumbe. The manor changed hands over the years and a large country home Coombe House was built in the 1750s. By 1761 the estate was owned by John Spencer, the fi rst Earl Spencer, an ancestor of Princess Diana and her sons Princes William and Harry.

Earlier records say there was a gallows for public executions at Coombe, probably near the Kingsnympton Park Estate.

Coombe House was long since demolished but parts of the red brick boundary wall can still be seen in Traps Lane. Coombe Warren was a wild patch of woodland on top of Coombe Hill, used for hunting and public fairs. During the late 1700s The Coombe Wood Highwayman Jerry Abershaw hid out in the woods when not drinking in local hostelries.

The first quarter of 2016 has proved to be something of a roller coaster ride for the new homes market. It is rare that the market is the subject of such scrutiny from the national media and so much intervention

from Government, over a relatively short period. The prevailing theme in the media seems to be one of oversupply in the

new homes market, and in particular in Nine Elms. How many times have we heard that 20,000 new homes are to be completed “imminently”? Given that the total new-build completions across London in 2015 numbered around 18,000, which in itself was 66 per cent up on the rolling average for the period 2009-2014 (source: Molior), you can see just how far from reality the reported position is.

Contrary to speculation, and what we are seeing on a daily basis, schemes across London continue to sell well – so long as prices remain realistic. Where developments have suffered, and sadly there are a number of examples (but not in our portfolio, thankfully!), it seems some sales strategies still refl ect the heady market activity of 18 months ago. Purchasers today are extremely well informed and, with an abundance of comparable evidence just a couple of clicks way, they are very much aware of market levels.

An example of a well-positioned scheme is Keybridge in Vauxhall – a development of 441 units that we are selling on behalf of Mount Anvil & Fabrica. Since its launch in mid-2015, the development has been a huge success. While undoubtedly this is testament

to both great design and superior amenities, Keybridge has also benefi ted from a carefully curated sales strategy (visit http://www.

marshandparsons.co.uk/new-homes-for-sale for further information).Despite the Chancellor’s continued assault on the private rental

sector and the recent implementation of revised lending criteria from Bank of England, we continue to see healthy demand from buy to let

investors for new-build properties. We, perhaps more than others, have a New Homes portfolio that benefi ted from the revisions made to the old

stamp duty structure to the new incremental system which was introduced in 2014. Indeed, the vast majority of units in our schemes are priced between

£250,000 and £1m, which means our buyers are making savings relative to the historic position. But you don’t have to look too far to understand the appeal on

London residential as an investment choice; in the last year alone the FTSE 100 has fl uctuated from an all-time high of 7,122.70 to a low of 5,499.50 – a swing of

some 23 per cent – so not for the faint hearted!The market is currently underpinned by a chronic shortage of supply, and The

Mayor’s Offi ce has calculated that 42,000 new homes need to be delivered each year until 2035 to bridge the demand gap. The general consensus forecast for London

property prices is for infl ation of circa 25 per cent over the next fi ve years which, given the startling estimate from The Mayor’s Offi ce, looks robust.

INAFIXMore borrowers are opting for fi xed-rate loans than at any other time, according to the National Mortgage Index, whose fi gures show an increase of 0.7 per cent and that 94.7 of people on fi xed rates opted to stay on them when the term ended. The Mortgage Advice Bureau puts this down to comments from Mark Carney, the governor of the Bank of England, who has strongly suggested that low rates are to stay. The bank’s monetary policy committee has kept interest rates at 0.5 percent for more than 80 months and analysts now believe a rise is unlikely this year.

MONEYTIPA recent report told of how average fi xed

rate mortgages continue to fall. For example, two-year and three-year

products stand at just over 2.5 per cent and 3 per cent respectively. Higher loan-to-value

products benefi tted from the biggest reductions. In contrast, tracker rates have headed in the other

direction, with the average rate having risen for the third consecutive month. Even with this good news,

anyone looking for a new mortgage in coming weeks should shop around. Borrowers can substantially

beat those averages, especially if they have signifi cant equity. Two-year fi xes are available from a little over 1

per cent, fi ve-year fi xes around 2 per cent and those looking for long-term security may qualify for a ten-

year fi x under 3 per cent – all excellent deals to tempt borrowers. Rates may fall lower still but, as always, if you

are working to a budget it makes sense to secure a great rate now. Rates are at historic lows so you won’t get a bad

DOOMANDGLOOMThe increase stamp duty on second homes may not be all bad news, suggests Duncan Farmer

Since the beginning of April buyers of second homes – or more – have to pay an extra 3 per cent stamp duty on the entire purchase price which, according to the Association of

Residential Letting Agents, will “see supply nose-dive, demand sky-rocket and rent prices go through the roof”.

David Cox, Arla’s managing director, goes on to say: “The introduction of the new stamp duty charges is set to push the private rental sector into a state of despair.”

If these predictions are true, London will suffer far more than most other areas, simply because it has such a big private rental market. But this doomsday scenario seems unlikely.

In the year between August 2013 and August 2014, average property prices in London rose by almost a fifth (19.6 percent) and yet the buy to let market did not suffer at all: landlords kept adding to their stock and although average rents rose, the rate of increase was far less pronounced, at 7.7 percent.

According to Land Registry figures, property prices in London rose by 13.5 per cent in the year to February 2016, meaning that even the additional 3 per cent stamp duty would not take annual growth to 2014 levels. In fact, buyers today would effectively be paying less than they did 18 months ago.

Additionally, the buy-to-let market continues to look very attractive to investors, because interest rates remain so low. NatWest for example has a two-year fixed-rate buy-to-let loan with an initial interest rate of 1.93 percent. In 2014, the best on the market had a rate of 2.49 percent.

One of Arla’s arguments is that the additional cost would be passed on to tenants, but again that is unlikely. It did not happen in 2014 and the rental market, like the sales market, is driven by demand. If potential tenants simply cannot afford to rent a particular house or flat they won’t and will look elsewhere. Additionally, the English Housing Survey reported that last year the number people in the private rented sector fell by 100,000 – surely that is worse news for potential landlords.

The other side of the coin is that if landlords do stop buying there will be more property available for owner occupiers, particularly first and second-time buyers who are generally squeezed out of the market by investors snapping up one and two-bedroom flats.

The new stamp duty rate is expected to raise about £1 billion for the Treasury, of which £60 million has been earmarked for schemes to help young buyers take their first step on the property ladder. If the rest were used to increase the availability of new homes, both for sale and to let, George Osborne’s decision might one day be seen as having done both buyers and tenants an enormous favour at a relatively small cost to investors.

Cotchford Farm in East Sussex was the childhood home of Christopher Robin and fi nal home of Rolling Stones’ Brian Jones.

The house, in the Ashdown Forest, provided the inspiration for many of the ‘Winnie the Pooh’ stories and poems, with the local area now commonly referred to as ‘Pooh Country’. Places in the books such as the 500 acre wood, Galleon’s Lap, Poohsticks Bridge and Pooh Corner are all based on nearby locations, which Christopher Robin Milne used to visit with his bear ‘Winnie the Pooh’.

Cotchford Farm was home to the Milne family for over three decades, AA Milne bought the property in 1924 as a country retreat for himself, his wife and his young son. Their time at the house is evidenced by a statue in the garden of Christopher Robin as a child and a sundial book initialled AAM with a quill telling the time on a stand and Pooh, Piglet, Tigger, Eyeore, Rabbit and Owl carved into the surround.

Christopher Robin Milne says in his autobiography The Enchanted Places: “Cotchford was different...Cotchford was ours and on an Autumn morning we drove down to take possession. No, I have got it wrong. It was Cotchford that took possession of us”.

The six-bedroom house, which dates from the 16th Century, was home to another famous owner. In 1968 Brian Jones, the founding member of the Rolling Stones, bought Cotchford Farm, dying tragically a year later at the age of 27.

The demand for private rental sector accommodation in South west London is set to rise. At the last count there were 121,450 private rental properties in the SW postcode (meaning 31.8 per cent of all

property in the area is being privately rented). That’s interesting when you compare that percentage with the London average of 25.08 per cent and the national average of 16.1 percent. Although, let’s not forget the 163,001 properties in the SW postcode which are owner occupied (interestingly, 72,840 of them without a mortgage).

Private renting no longer has the stigma it had a few decades ago and it might surprise people to know that even though we class ourselves as a nation of homeowners, roll back the clock 100

years and over 75 per cent of people then rented their own home.Looking at the affordability issue of London property, the ratio of house prices to

salary in 2011 in London was 4.82 to 1, compared to today’s 9.63 to 1. Coupled with the separate issue of raising a deposit, the rental market will only go in one direction in the coming years – upwards.

Tell us how you joined the property industry and briefl y describe your career history to date.I started as a lettings negotiator for an independent West London estate agent. I moved up the ranks pretty swiftly and became branch manager heading up the sales and lettings departments.

I took a break from London and went over to Barbados and Bequia where I negotiated the purchase of three plots of land on behalf of investors and organised their onward sale. On my return I joined another independent agency where I ran the sales department and developed the business considerably. After a few years, and as there wasn’t any further potential for career development, I joined Winkworth as the branch manager. I feel very at home and love the challenge of a new offi ce and a new territory. What do you enjoy most about working in this market, and what have been your highlights so far?I love the buzz of activity and the diversity of property. A recent highlight – we were jointly instructed with one of our main competitors on a large property near Streatham Common. We secured a buyer and exchanged and completed the deal very smoothly. I felt a great sense of achievement. Describe the biggest challenges you face on a day-to-day basis.Managing buyers and sellers’ expectations and getting the transactions exchanged and completed with as little stress as possible to all parties. What advice would you give to anyone considering a career in estate agency?If you have a passion for property and like dealing with people this is defi nitely the career for you. Start at the bottom, work your way up and try to gain experience in all areas of the business.

How diffi cult is the current market for homebuyers, and what advice

do you give them?It’s far easier for buyers looking

in Streatham than other parts of London. It has so much to offer yet is

so much more affordable. It’s crucial to make sure you have all your fi nances

in place and a solicitor appointed so you can proceed without delay as soon as

your offer is accepted.

In your view, how does the South London market differ from other areas of London?

South London is far busier because so many people have been priced out of other areas.

What are your predictions for the sales market

in South London for the next few years?The market is going to continue to go from

strength to strength.

If you were Prime Minister for the day, what would you change or what new measures would you

introduce?I would look at the SDLT (Stamp Duty Land Tax) for

properties in excess of £925,000. Since the changes were implemented in November 2014 it has had a

negative effect.

Where, in your view, is the best place to live south of the river and why?

Streatham is the place to live and it is defi nitely on the up. There is huge investment going into the area, it has excellent

transport links, beautiful green spaces and the High Road is changing for the better.

If you were not an estate agent, what career would you choose

and why?I would love to be a barrister – challenging and rewarding.
