As we enter the spring and summer seasons there is much to look forward to within our Association and industry. The warmer weather means the building season, which should prove to be a strong one this year. Our new home permits have continued to be up and the sales of existing homes remain quite good. Overall, the conditions for the housing industry are much improved and gaining. I hope many of you plan to join us “Derby Week” for our annual Day at the Downs on May 1st. This is one of my favorite events hosted by the Association because it draws a diverse crowd that seems to always have fun. Tickets sell out fast for this event, so be sure to reserve yours soon. In the coming months, HBAL will be promot-ing new homes and our Registered Builder and Registered Remodelor programs to the consum-ers as we market Homearama at Locust Creek and Rock Springs, July 13-28 and the Tour of Remodeled Homes, August 11 and 12. Throughout these events there is also considerable opportunity for our Associ-ate members to market their products and services to the public through the Homearama Plans Book and the Tour of Remodeled Homes Guide publications, as well as within the events. In addition to these great consumer-driven events, HBAL is offering many ways to connect members to members. In June we will host a General Member-ship Meeting at The Olmsted - look for details about the program to be announced soon. This event will offer members the opportunity to meet new and sea-soned members at the height of the building season to make business connections before and after our program. Mark your calendars also for the Homearama Preview Party hosted at both Locust Creek and Rock Springs on July 12. This is a terrific way for HBAL members to enjoy the Homearama homes before they open to the general public. Also watch for your two free Homearama tickets in the mail, which will arrive by the end of June. As a member benefit you also have the opportunity to purchase additional tick-ets at a members-only discounted price of $4.

We are pleased to announce a new event that we will host on August 25, 2013. Join us for a picnic and softball game at E.P. Tom Sawyer State Park to honor and celebrate our Associate Members. Just a few days before Associates Appreciation Month in Septem-ber we will gather to say ‘thank you’ to our Associate members for their support, hard work, and commit-ment to the Home Builders Association of Louis-ville. We are still putting together the details, but can ensure that there will be good food served up by some of our own Registered Builders, as well as the annual Builders versus Associate Members softball game (played on a real field!). Plan to spend your Sunday afternoon on August 25th from 1:00 until 5:00 with the Home Builders Association of Louisville to help honor our Associate Members. There is much to look forward to this summer. I hope you are able to join us for these many great events which will offer you fun, as well as the oppor-tunity to connect with your customers. See you soon!

Sincerely,

Elizabeth Bromley get her first look at her playhouse at the 2012 BICF Plahouse Reveal.

7 april 2013

For the third year straight, HBAL’s Building Industry Charitable Foundation (BICF) is partnering with YouthBuild Louisville and Ko-sair Charities to provide two custom playhouses to deserving families. They will be showcased at Homearama July 13-28 in Locust Creek and Rock Springs developments. The playhouse project offers BICF a vehicle to impact local families and partner with local organizations, while demonstrating the Louisville building industry’s commitment to the community. This year, Michael O’Dea, Constructive LLC, and Mike Isaac, Isaac Contracting & Design, will oversee construction of the projects. And, as many people know from recent years, these playhouses aren’t your everyday playhouses. While much smaller than their normal projects, they are actually quite involved, with the planning and coor-dination very similar to the home building process. Because intricate details, electricity and plumbing are usually incorporated into the con-struction, the playhouses require the assistance of subcontractors who work closely with the YouthBuild participants. This year, especially, the students will get a true feel of what it’s like to build a house (albeit a small one) from start to finish. This project is close to the hearts of many at HBAL. For O’Dea, it’s a personal one as well. “Years ago, Kosair played a very helpful and important role in my brother’s life. I’m glad that, through BICF, I’ll be able to help bring some joy into these young kids’ lives,” he said. “I’ve been involved in home building a long time, many of those years with a hammer in my hand. I’m looking forward to working with Drew and the students to build a playhouse, and share a few of the things I’ve learned along the way.” Isaacs said he’s looking forward to taking on this project alongside

long-time friend O’Dea. “I think it’s a great way to be able to mentor these kids and also give back to the community. I’m glad to be part of it.”

“The BICF Playhouse Project has offered youthBuild Louisville students the opportunity to learn from

HBAL members and share their new construction talents with some of our communities’

most precious children.” - Lynn Rippy

Brandon Bailey, Bailey Remodeling & Construction, is vice chair-man of BICF. Having previously participated in the playhouse project, Bailey knows the impact it has. He also knows what is required behind the scenes to get it accomplished. He agreed to oversee the produc-tion and coordination side of working with the partners and devising a schedule that takes into account all the logistics, including doing a site visit prior to building to make sure the lot and neighborhood are conducive to building the structures. “This is my second year being involved in this project. These are more like small homes that we’re building. There are a lot of intricacies. I’m going to take all the things we’ve learned and put them into a package of sorts in an effort to make the process progressively more effective in the years to come,” he explained. Bailey noted that the exposure at Homearama is good for everyone involved, and the training aspect with YouthBuild is also a plus. “It’s a great training ground for the students, and an opportunity for them to get solid experience that will help them move forward with job place-

ment. The students have a chance to build something really special with their own hands while helping out a child. From our perspective, we want to create an environment where they have the opportunity to learn,” he added. Lynn Rippy, executive director of YouthBuild Louisville, described the tangible advantages she sees from the partnership with BICF and Kosair Charities. “The BICF Playhouse Project has offered Youth-Build Louisville students the opportunity to learn from HBAL mem-bers and share their new construction talents with some of our com-munities’ most precious children.  The Kosair Charities kids become a part of our YouthBuild family.  We look forward to hearing from their parents about physical strength building and improved quality of life that has resulted from the gifts our young people shared.” Playhouse Project Does More Than Fulfill Childhood Dreams -- It Ushers in Opportunities for Young Adults

The partnership with YouthBuild allows builders to mentor students who are on the cusp of seeking employment in the construction field. Rippy elaborated, “The marketable skills learned through the project contribute to the long-term employability of YouthBuild Louisville students.  In 2012, graduate Anthony Allen (and playhouse partici-pant) went into an apprenticeship program with Corrigan Electric and now is about to complete his first year of employment.  As one Kosair official said, This is a win, win, win”. Drew Hickok, the field training supervisor with YouthBuild, echoed Rippy’s enthusiasm regarding the opportunities for students. “This is a great chance for them to really see the industry and learn the ins and outs of home building. They interact with business own-ers and subcontractors, and it gives them opportunities to rub shoul-ders with future employers. For someone new to construction, it helps them grasp the thrill of creating everything from flooring to roofing.”

Hickok also emphasized that HBAL participants benefit as well in that the members who are looking to hire craftsmen are able to test drive the abilities of future employees. “It gives them a chance to get a 90-day trial with a potential employee. Through the playhouse project, Anthony had a chance to learn and experience hard skills and con-nect with Corrigan, who later hired him. And, in turn, Corrigan had a chance to see what kind of employee he was like before he was on the payroll.” Hickok also added that the relationship with BICF is a natural one. “This project comes together almost as if we are one orga-nization. There’s no competition. We just complement each other in our work.” Hickok said the students will take on more responsibilities this year, playing the role of project manager in addition to hands-on con-struction and handling tasks such as scheduling and following up with subcontractors. “In addition to swinging a hammer, they’ll get to ex-perience what it’s like to manage deadlines and handle the pressure of staying on schedule,” he explained. Although Hickok will work with O’Dea and Isaac on overseeing each of the houses, two YouthBuild students will each be assigned a project to manage. “This year, we hope to give the students more face time with HBAL members, and each of the participants will be able to see these projects through from start to finish,” he added.

What Impact Does the Playhouse Project Have on YouthBuild Students?

For some YouthBuild students, such as Allen, the playhouse project can have a lasting impact on their lives and future careers. “Anthony was hired and put into an apprenticeship program, and he’s happy as a clam. The fact that he is able to offer that kind of support for his fam-ily now has changed his life forever. He gets on the bus at 4:30 a.m. to go to work and simply loves it,” Rippy said. She also emphasized that

YouthBuild students are going to be out in the marketplace after they graduate, and they are getting the experience that will make them good employees. Like Allen, Kimani Straub, a current YouthBuild student and play-house participant, is interested in becoming an electrician. He’s been in the program for seven months. He has experience working on Habitat for Humanity projects and is excited about being involved with the playhouses. “I’m looking forward to helping someone else. When I first began working with Habitat, I thought I would just go there and get the job done. But, it wasn’t what I expected,” he explained. “Once I got to know the homeowner and the other people, I ended up volunteering on a Saturday. It was a very fulfilling experience,” Straub added. Steven Gholston is also going through the YouthBuild program. He had previously taken architectural courses and took the year off to get a more comprehensive understanding of the construction industry. “I think this will make me more marketable to different types of companies. I’ve been able to lead and build my own projects. A lot of architects don’t have actual construction experience,” he said. Gholston said he likes the physical aspect of the work he’s done at YouthBuild as well as working with different community organiza-tions. According to Rippy, he has more community service hours (455 and counting) than any student in the program. “This experi-ence is building my mind and my body while helping the community. I’ve gained experience in community organizing and public speaking. Hopefully, I can develop some business contacts for the future,” he said. Gholston plans to continue his education and obtain his associ-ate’s degree in architecture. Marcus McCormick, also a YouthBuild student, said he didn’t even know about the program until a friend of his told him about it last year. His friend is a graduate of the program now and McCor-mick recently completed his GED through YouthBuild. “I wanted to make a better way for myself and learn to give back to the com-munity we live in today. YouthBuild does that. It shows you how to give back. I’ve met some incredible young adults, and the staff here is excellent. They do what they can to try to make your day better,” he said. “I didn’t know how kind-hearted people could be. I thought you had to be wealthy to give back to a community, but I found out that giving back isn’t just about money. I’m looking forward to working on the playhouses. I hope these kids will feel comfortable playing in them and that it will help them. Knowing that I’m going to be part of something like this really touches me,” McCormick added.

How Else Can HBAL Get Involved with YouthBuild?

Rippy further commented, “YouthBuild Louisville has gained so dramatically from the relationships built through this and other HBAL partnerships, such as the participation in the Home, Garden & Remodeling Show, Homearama and the hiring of our graduates. Future employment opportunities top the list of ways that we can work together to support our young people. Another way to further our relationship is advanced training opportunities either by students visiting companies for internships or HBAL members coming to our site to train.”

To see someone increase their business because of the opportunities we create for them is very gratifying. John Miranda, Pinnacle Properties, was recently recognized by HBAL for his long-standing commitment to doing business with other mem-bers. The BEAM Award (Builders Engaging Associate Members) is patterned off the national award created by NAHB to recognize builder members who exemplify the motto “it’s good business to do business with a member.” The award is designed to encourage builder members to use the goods and services offered by other member com-panies and to recognize a builder who exemplifies this commitment to teamwork.  Miranda has previously received the BEAM Award on the state level. In addition, this year he was one of only eight nominees across the country to be honored by NAHB at the International Build-ers Show in Las Vegas for consideration for the national BEAM Award. “John Miranda is a well-deserving recipient of the BEAM award given for support of our organization’s associate members” Bob Weiss, executive vice president of HBAK, said.  “John is a stalwart who believes that all companies working on a job site should be members of the association,” he added.

“From the associates’ perspective, being a member demonstrates to builders that we are ‘all in this together.’ It communicates that associates are in

‘lock-step’ with builders as their membership relates to professionalism, education training and advocacy.”

- John Miranda

Miranda explained why he thinks it’s important to do business with members, “I feel our subcontractors should have the same commit-ment to professionalism that we have, and this is one way to demon-strate that. Also, being a member in our association demonstrates that they believe in the mission of our industry as it relates to advocacy and promoting small business efforts.” Miranda further elaborated on what this award means for the association and how it strengthens the working relationships between builders and associate members. “From the associates’ perspective, being a member demonstrates to builders that we are ‘all in this together.’ It communicates that associates are in ‘lock-step’ with builders as their membership relates to professional-ism, education training and advocacy.”

“John is a stalwart who believes that all companies working on a job site should be

members of the association.”- Bob Weiss

The BEAM Award sheds light on the importance of members doing business with members in that by doing so, it makes the local association stronger. HBAL members are dedicated to the industry in which they serve and invest their time, money and effort in making it more vibrant. It makes sense to do business with fellow members who support the mission of HBAL.

Along with spring showers, April traditionally ushers in a renewed enthusiasm for home buying. In recent years, however, it has been hard to know if the clouds would ever part to make way for sunnier days. April is New Homes Month, and as the building industry ea-gerly awaits the changing season, it’s a good time to reflect on the storms the market has weathered and consider what kind of forecast is expected. Forget doppler radar. It’s permit numbers that give the building industry insight, and with 2012 finishing stronger than 2011, the forecast is that new home building is improving. In 2011, per-mits for single family homes in Jefferson, Oldham, Bullitt, Shelby and Spencer Counties totaled 1,027. That number was down from 2010,

which was 1,136. In 2012, however, permits increased to 1,394, nearly 370 more permits than 2011. Combined with condos/patio homes and multi-family units, the 2012 combined figure was 1,567, up from 1,150 in 2011. Encouraging figures for the first three months of 2013 indicate that new home sales is continuing to increase locally.

New Homes Build Community PrideNew Homes Month is the perfect time to promote the role that home building plays in a community and tout the benefits of investing in new construction. HBAL Treasurer Pat Durham, Pat Durham Builder, Inc., noted that owning a new home not only impacts a community’s

economy, but it also contributes to community pride. “Owning a new home is unlike any other home owning experience in that you are the first occupant in the place that will hold so many treasured memories.” Durham explained how it’s different from owning an existing home. “The knowledge that you own something that is up-to-date, modern, fully warranted and never lived in before is something that translates to a wonderful sense of pride.  When a homeowner has input from the design stage to move-in, it is an experience that is very emotional and personal.” “Building a new home instills an enormous sense of accomplish-ment,” Durham elaborated. “For most people, buying a new home is still the single greatest purchase they will ever make, and when you get to design and personalize the space to make it unique to you, it is hugely rewarding.” He explained how home ownership contributes to building a community. “Building a new home definitely makes you want to establish roots in your community.”

“When building a new home, it becomes a part of you and your family. That in itself is worth the

consideration, and as a consequence it instills pride in the accomplishment of your project and pride in

the community you decide to build in.” - Perry Lyons

HBAL Vice President Perry Lyons, P.L. Lyons, Inc., further elabo-rated. “When building a new home, it becomes a part of you and your family. That in itself is worth the consideration, and as a consequence it instills pride in the accomplishment of your project and pride in the community you decide to build in.” Lyons said he’s currently working with a client from a northern state who has family in the Louisville area. “They love the area and are relocating here. I asked why, and they said that it offers so much more than many metro areas in the states. They said it has the feel and amenities of a larger metropolitan city, but offers a short drive to the look and feel of a rural farming community. They considered renting and looking at older homes, but decided to build new because of investment opportunity and to avoid the main-tenance issues of an older home. They also expressed the desire to be a part of the community and wanted ‘ownership’ in it,” he explained. HBAL President Bob Thieneman, Jr., explained the shift in the de-mographics of the traditional new home buyer. “Owning a new home has always been a challenge for younger people because of price. But there does seem to have been a shift with this new generation. With interest rates at an all-time low and with special financing for people who make less than $55,000, the ability for a young person to own a new home if they want one is unmatched in history,” Thieneman explained. “My daughter is a perfect example. She has had her first job out of college as a teacher teaching for less than a year, but with rates and financing the way they are, she is strongly considering buying a home even though, at 24, it is earlier than she probably would have been thinking of it.”

How Do New Homes Impact the Local Economy? It’s no secret that home building plays an important role in the econ-omy. A recent study performed for HBAL by Elliot Eisenberg, a for-mer NAHB economist, concludes that for each new home built, three full-time jobs are created for one year and approximately $14,000 local tax revenues are generated. NAHB Consumer Shopper Surveys have also reported that in the first two years of moving into a new home, a household spends approximately $8,000 in the local economy on fur-nishings, appliances and other household items. On a national level, NAHB estimates that every multifamily unit constructed and every $100,000 in remodeling expenditures each generate one job. Eisenberg estimates that single-family home building in the Louisville MSA (metropolitan statistical area) alone contributes $279.6 million in local income, $25.5 million in taxes and other rev-enue for local governments and 4,253 local jobs. (The comprehensive nature of the NAHB model requires that the local area over which the benefits are spread be large enough to include the places where construction workers live and spend their money, as well as the places where the new home occupants are likely to work, shop, and go for recreation.) The Louisville MSA, as defined by the U.S. Office of Management and Budget (OMB) includes nine counties in Kentucky (Bullitt, Henry, Jefferson, Meade, Nelson, Oldham, Shelby, Spencer and Trimble), and four (Clark, Floyd, Harrison and Washington) in Indiana. His estimate is based on building 1,767 single-family homes in the Louisville MSA-- the number of homes built collectively in 2011.

What’s on the Horizon for New Home Building? Thieneman described the current market outlook in the Louisville area. “We are no doubt in an upswinging market, especially here in Louisville where we are one of the best recovering markets. Before pric-es get back up there, anyone on the fence should be thinking of buying,” he said. Thieneman emphasized the advantages that new homes have over existing ones. “New homes retain their value longer, and we can ac-curately show the dollar savings per year from building energy efficient homes. Building a new home allows you to have exactly what you want, from fixtures to paint colors, and for the future, energy consumption will continue to be rising, so new is the way to go.” According to NAHB Chief Economist David Crowe, the median price of all new and existing homes sold in the fourth quarter of 2012 was $188,000, which was essentially unchanged from the previous quarter’s $189,000 that marked a nearly three-year high. In his “Eye on the Economy” report on January 31, Crowe said that he expects all segments of the home building industry to continue to grow in 2013. “Single-family and multifamily construction will see strong growth rates, with remodeling experiencing lesser but still positive growth. And NAHB expects this growth for home building to continue.” Crowe said that housing starts for single-family homes were up by 24% in 2012, compared with the previous year. “For 2013, we forecast that single-family starts will total 650,000, a growth rate of 22%. We expect that growth to accelerate into 2014, when single-family con-struction will grow another 30%,” he reported.

17 How many committees and councils that affiliates have the opportu-nity to join. From membership to education to technology, there are many to choose from. Participation on a council or committee allows a person to become part of the HBAL’s decision-making process and promotes leadership among those involved.

24Years that Affiliate member Teresa Morgan has been with HBAL. When asked how HBAL had helped her professional devel-opment, Teresa was quick to answer. “I feel I have been educated the right way in the building process. I feel that I can not only share with my clients and customers why building a home can be the best opportunity for them, but also help teach them how to look for the right things in new construction. I don’t think I could have learned this from classes; it is being around the people … the builders, contractors and suppliers. You can go to a class and pick up a few ideas, but if you get to know people and network, that is when you get your money’s worth, when you start learning from your peers. That is what I love about HBAL!”

What’s impressive is that Tarrah is a new Affiliate member herself and has wasted no time in getting integrated into the association, as is evidenced by her participation on the Membership Committee. “I got involved in HBAL mainly because I was looking for a way to get my name out in the community. I thought the Membership Committee would be a great way to meet new people and help the Association grow. The HBAL is a great organization, and Louisville is lucky to have it.”

Moxie™ Showerhead + Wireless Speaker, photo courtesty of Kohler

21 april 2013

Jeff Carlisle, Sales ManagerDauenhauer Plumbing

Zero threshold showers are great for the elderly and handicapped, but they’re also appealing to other homeowners, as well. Most of these showers are larger ones that don’t require a shower curtain or door. For those, we usually install trough drains that will handle the water. Although many customers are getting away from tubs and are opting for larger showers with multiple showerheads, those who do want tubs are often pairing them with free-standing faucets. We’re running into a lot of people who buy their fixtures off the internet. That can create a few problems between us and the builder. It can be a matter of the products not always being code compliant and occasionally having prod-ucts that have not been properly roughed in. When working on remodels, we try to get as much knowledge about what may be involved before we bid the job, but once we get into it, we can run into unforeseen prob-lems. Ideally, the remodeler will let the home-owner know about the potential for water,

waste or gas piping issues so they will be pre-pared when we have to adjust our costs.

Mirabelle has previously offered plumbing and lighting. They have recently introduced custom showering. The new shower heads are really cool and run the entire spectrum of design from traditional to transitional to modern. The faucets are solid brass and oper-ate very fluidly. I think they’re very exciting new products. We’re beginning to get in Kohler’s new VibrAcoustic tubs that have speakers. I love them because they combine music and water. Panels that are concealed under the shell of the tub broadcast sound waves through the water. You can choose one of Kohler’s music selections or you can plug in your own device. On some models, music and chromatherapy work in unison with the VibrAcoustic panels. Jason Wu, who has designed clothes for Michelle Obama, is now designing faucets for Brizo, by Delta. They aren’t crazy modern

in appearance but they’re so neat. They have a lighted dial on top which indicates the tem-perature of the water. They’re not available in traditional chrome, but the matte black fin-ish is a great look. They are very expensive and have their own niche. They’re not for everyone’s bath, but for someone who likes that color and look, there’s nothing else close to them on the market. And they operate really well. They’re offered for the sink/lavatory, Roman tub/shower, custom shower and bidet, and come with a variety of coordinated accessories.

LG&E is taking over gas services on new construction. The negative aspect of this is that builders still have to schedule plumbers to install the conduits and leave the house open so LG&E can come. We’ve been deal-ing with this since January 1. (See Member News, page 27) Probably the biggest trend I’m see-ing is that we’re putting in more and more instantaneous tankless water heaters. They

The Moxie showerhead by Kohler is the new-est and most exciting product for showers. It has 60 angled nozzles for full coverage. It’s available with a water-saving 2 gpm or a 2.5 gpm spray. The silicone sprayface of the show-erhead makes it easy to wipe away mineral buildup. You can synchronize your Bluetooth device with the showerhead’s wireless speak-er from up to 32 feet away. And the Moxie speaker plays wireless out of the shower, so you can charge it to use in the kitchen or take away from the house for seven hours of con-tinuous play. Kohler hit it right at $199 retail. It’s just amazing. Elkay’s dock, a magnet for the sink, is also very innovative. It’s a hook for hanging dish-clothes, scrubbers and sponges to keep clutter organized. Elkay’s Aqua Divide stainless steel sink is going to appeal to a lot of customers because it functions both as a double bowl and a large single bowl sink. A lowered partition accom-modates oversize items and pot and pan han-dles to extend over it, much as a single bowl sink holds such items. But it can also be used as a double bowl sink for separate washing and rinsing. I think Elkay’s Perfect Drain edgeless drain is great because it integrates seamlessly into the bottom of the sink. It eliminates the gap between the drain and the sink, giving a much more attractive appearance. Also, it expands the usable work space on the sink floor be-cause there is no drain collar. It’s available on undermounts, top mounts, surface mounts and ADA compliant models.

More from Kohler In the new 6’ x 3’ Escale Freestanding Bub-bleMassage bath, a variable speed blower pro-vides 18 levels of airflow adjustability that al-low a bather to control massage intensity. An automatic purge feature removes residual wa-ter from the air harness system once the bath is drained after use. A manual purge feature can be activated to remove moisture follow-ing a shower. Kohler has debuted a line of Ballast shower bases that have layers of acrylic top sheet, resin concrete core and ABS backing. The

bases are lighter than cast iron and marble but heavier and sturdier than acrylic FRP. They are non-porous, a high gloss that resists discoloration, scratching and chipping. They require no mortar in the installation process and utilize a 2” drain which eliminates the need to recess the drain area. Kim LeanhartDirector of Corporate OperationsDavid LeanhartConstruction Operations SupervisorLeanhart Plumbing

D. Leanhart: There’s a recent code change that’s of interest to builders and remodelers. It specifies that if framing is put in for a tub or shower that will be added in the future, a valve must be installed. This poses a prob-lem because quite often a very generic valve will be put into the wall because the center may move when the shower is installed later. So, the new code causes duplication of labor and, possibly, the purchase of another valve. If the area isn’t framed, you have to have the drains and vents complete but you don’t have to run the water lines in the valve. The pump does not have to be installed until fixtures are installed in the future. However, the crock needs to be sealed and the system should be inspected during construction K. Leanhart: I recently purchased a pure-Wash Eco-Friendly Laundry System for my own home. I have been told that large indus-tries, such as uniform services, use these types of devices to quickly handle large volumes of laundry. The technology is now being brought to the residential side. It adds enhanced oxy-

gen and photo catalytic oxidizers to the cold water supply. The treated water helps in cleaning laundry and kills bacteria without leaving residual detergent in the fabric. This is beneficial for people who are allergic to detergents. Also, detergents can create envi-ronmental problems as they become part of the waste water from washers. The pureWash system is designed to turn on as soon as the washer demands water for the wash cycle and again for rinse cycles. Front-loading and high efficiency top-loading machines require a low-flow model pureWash. Other top-load-ing machines require a high-flow model.

Water heaters are changing rapidly and there are many new options. We’ve had consider-able interest in GE’s new GeoSpring electric hybrid heater that uses a heat pump in ad-dition to a standard electric heating element to increase efficiency by 60%. An integrated compressor and evaporator use a fan to draw in ambient heat from the surrounding air to heat the refrigerant which runs through coils that wrap the tank to the bottom, transferring heat into the water tank. Multiple settings-heat pump, hybrid, high demand on boost, standard and vacation mode- accommodate several use levels. HGTV and DIY show a variety of products that pique consumers’ imaginations enough that they’ll call us to get more information. We then have the opportunity to talk about the products in detail and discuss which ones

would be most suitable for individual families and their homes. There’s more and more interest in tankless water heaters. Some of the problems in the past have included things such as a cold water sandwich. Since the heater operates only on demand, initially there was sufficient warm water, but when the flow was lower, you’d get cold water because the lines were running so far from the heater to the device. But they now operate on a lower flow demand. There’s also improved efficiency and performance of the models because they’re now condensing, bring-ing all the energy out of the gas that’s possible. The old units were about 85% efficient; the new ones are 90%+ efficient. We generally pre-fer the Bosch and Navien products. There seems to be a lot of interest in wall hung toilets. Toto and Geberit both make excellent products that have a wide range of features and benefits. We’re hooking up a growing number of floating vanities. People seem to appreciate their clean, contemporary look. Along with those, there’s a trend toward vessel features where the faucet will mount on the wall. It might mount on the counter like a traditional faucet, but it is much taller. With open floor plans that have plumb-ing on the second floor and open space un-derneath, builders and designers need to consider the filling of an outside wall space with plumbing while still meeting minimal R values in the space. They’re beginning to learn to allow for a pipe in front of the wall with a small column or notch out.
