It’s National MEMERSHIP Month…a time for us to focus on growing theGreensboro Builders Association.

I’m as busy as I have been in years…and hopefully you too are seeing theactivity and continuing signs of improvement for our industry. Which iswhy NOW is a great time for us to invite others to join our Association.

We need to be diligent in asking people to join. There are hundreds ofindustry members doing business in the Triad that should be members ofour Association. These include licensed contractors pulling buildingpermits; trade contractors and service providers who are assisting thesecontractors in new construction and remodeling projects. But weshouldn’t stop there – anyone that provides general business services toother businesses – should take advantage of our industry network ofmembers.

Shout out to Kevin Otey, Otey Construction for recruiting five newmembers in April. How did he do it? He simply asked his tradecontractors to join and be recognized as part of his team during the SpringParade of Homes. One of the benefits for our Associate Members is beinglisted on the Builder page in the Parade magazine…as well as theinteractive Buyers Guide on the Parade website and mobile app thatattracts thousands of visitors.

Reasons for joining will be different for various companies. Oneconsistent message we can all share is that membership providescompanies the MEANS to grow their business through

NEW Website ProvidesEnhanced Marketing Benefits

We’ve launched a NEW website this month that placesgreater emphasis on our online Membership Directory.Over the past several years, we have seen increasing useof this resource by both members and consumers. Ona monthly basis, we have averaged more than 6,000unique visitors with primary emphasis on searcheswithin the directory. During the Parade of Homes andTour of Remodeled Homes, we typically double ourwebsite traffic as consumers use the site to view thehomes on tour.

In looking for ways to provide greater marketingopportunities for our members to take advantage of thethousands of consumers using the website – wecontracted with Bouvier Kelly to design a new look forthe website with the goal of enhancing the membershipdirectory.

All GBA members will continue to receive acomplimentary listing with active links to your email andwebsite. The directory search allows your company tobe listed by category classifications. Please check yourcurrent listing on the website to make sure we haveup-to-date information in our database.

With our new format, you can now submit 1-5photographs (horizontal images) as well as a 2-3sentence description of your company, products andservices (no more than 50 words). We are also able toinclude professional designations and councilmembership within your membership profile.

What Home Buyers Really Wantn conjunction with New Homesmonth in April, the National

Association of Homes Builders sharedthe results of a new survey, WhatHome Buyers Really Want ,identifying the preferences ofthousands of home buyers. See ifthese preferences concur with whatyou are hearing from consumers in theTriad.

• On average, home buyers arelooking for a home that is 17percent larger than their currenthome, a median of 2,226 squarefeet. But, likely as a result of theongoing challenges of the economicdownturn, that size is 13 percentsmaller than the average size ofhomes started in 2012.

• The layout of the home is moreimportant than the location to most buyers. Livingspace and number of rooms was ranked the mostinfluential characteristic by 65 percent of buyers,while only 33 percent ranked proximity to locationsthey need to go as tops.

• A sense of open space continues to be popular, withabout three-quarters of home buyers wanting akitchen that is open to the family room, and nearlytwo-thirds looking for ceilings on the first floor thatare at least 9 feet tall.

• Some of the most wanted features in a home involvesaving energy. Energy Star-rated appliances wererated as essential or desirable by 94 percent ofrespondents, and 91 percent wanted an Energy Starrating for the whole home. In fact, nine out of tenbuyers would rather buy a home withenergy-efficient features and permanently lowerutility bills than one without those features that costs2 - 3 percent less.

• Convenient organization and storage is anotherhome buyer favorite. More than 80 percent of therespondents said they wanted walk-in pantries andpull-out shelves in the kitchen, a laundry room andstorage in the garage.

• Today’s home buyers want the latest technology.While only 15 percent of home owners currentlyhave a wireless home security system, 50 percentwant one. Similar gaps in “have” versus “want” occurwith security cameras, lighting control and wirelessaudio systems, and multi-zone HVACs.

Improving Triad Housing Market

As we enter into the spring housing season, we arepleased to report that economic factors are continuingto show signs of improvement for Greensboro and theTriad. According to the National Association ofHome Builders/First American Improving MarketsIndex (IMI), economic indicators show that the Triadhousing market continues to show steadyimprovement which is GREAT NEWS for our industry.As of April, we have had eleven consecutive months ofimprovement in building permits, house priceappreciation and employment growth.

The IMI measures three sets of independent monthlydata—employment growth from the Bureau of LaborStatistics, house price appreciation from Freddie Macand single-family housing permit growth from the U.S.Census Bureau. The index identifies metropolitanareas that have shown improvement from theirrespective troughs for at least six consecutive months.

For consumers who have been waiting on the sidelinesfor the housing market to show signs of recoverybefore buying a new home, the time is here. With thespring housing market upon us…we hope to see manymore prospective buyers than in recentyears…beginning with our Spring Parade of Homes.

New NC Lien Law Effective April 1Effective for construction projects beginning after April 1,2013, North Carolina law requires appointment of a lienagent. Contractors and subcontractors can then givenotice they are working on the project.

Appointments are not required for improvements under$30,000 or to the owner's existing residence or for publicbuilding projects. It is important to note that buildingpermits will not be issued without the appointment of alien agent.
