market overview“Heath Estates in Blackheath has had a consistently good year this year which only really quietened down about two months ago and it looks like Christmas may have come a bit early. Media speculation has obviously played a key part in affecting buyer’s confidence. We are still seeing offers come through and vendors are now educated that it’s unlikely they will reach asking price in this market as prices have moved down a tad. However we are confidently looking to January 2011 when we are sure to see prices realigning.”

If I were a betting man I would bet on the fact that, at this moment in time, property prices will either stay as they are or increase.

This assumption seems quite sound, based upon the proviso that another global disaster

does not befall us. However, if we wait for the next global disaster we will achieve nothing and so we must look at ways of realising our property goals within a difficult market place.

After the last World War people saved for a rainy day - because it rained a lot. Saving was a way of life which our parents used with great effect: we are now the benefactors of their hard work and hard saving as they pass on their estate to their children.

The children, however, have lived in boom years and have not acquired their parents’ saving ethic. Coupled with exposure to easy credit, this has created a ‘live today and forget tomorrow’ culture. Saving plays a major part in the purchase of properties and without access to money, which has been saved by somebody, we cannot progress through the property market.

People today have substantially more disposable income than their predecessors but most choose not to spend their money on savings which leaves parents, who have the savings, helping their children.

Wouldn’t it be better to teach our children the value of saving instead of spending? Even our government is now encountering the problems of spend or save. Most of us can see that if the coalition manages to stay together without too much infighting, and the austere measures that are currently being put in place are not too damaging in the long run, then within very few years the UK will be, financially speaking, one of the strongest countries in the world. This can only be good for the

savings and property markets which should improve in line with the volume of green shoots that will appear over the next few years.

So is now the best time to invest in property? If you have access to savings then the answer must be YES. In our parents’ day buying a home was substantially more difficult than it is today: previously, in addition to a perfect credit history, proof of income, proof of accommodation, meeting correct legislation and choosing the right mortgage provider, you still needed a deposit. And without access to credit, savings proved to be the only way to raise funds, which needed time. Nowadays access to money can be quick and comes in all shapes and sizes, making it easier to buy property, but for those looking to buy in the current market it has become tougher due to conditions imposed by the lenders.

It is fair to say that for those who have savings, more flexibility and less conditions will make it easier to own your own home. n

AREA SPOTLIGHT

Dulwich is an exclusive village hidden within the borough of Southwark, with charming houses, open parks and green spaces. The busy main road, now called Dulwich Village, was, and still is, the High Street of the village of Dulwich. If you stand outside the Old College and look up the street you can see that Dulwich is still more like a village than most places this close to London.

The Village contains the original shopping street and still contains nearly all of its original 18th and 19th century buildings. It

remains uncommercial and is a conservation zone. Beautiful trees and green grass line the road. There are small shops and an old signpost and milestone. Not far away are fields and woods. Dulwich is, in fact, one of the oldest recorded villages in London. Now that it is a built-up area it is difficult to picture the lie of the land which might have attracted its first residents.

Dulwich and East Dulwich cover a fertile valley between hills, Denmark Hill and Dog Kennel Hill to the north, Sydenham Hill and One Tree Hill, Honor Oak, to the south.

History of DulwicHWhat was life like in Dulwich hundreds of years ago? It was a quiet place then, just a few houses in the midst of fields. People worked in the fields growing corn that was ground into flour at the mill. One Dulwich mill, set up by Edward Alleyn, was where Dulwich College now stands. The pond across the road is still called the Mill Pond. It was a post-mill; the sails were mounted on a post which could be turned according to the wind. Dulwich Common is now only the name of a busy main road, part of the South Circular, but, until it was enclosed in 1805, the common was a wide open space; land where sheep and cows could graze.

tHe Picture GalleryThe Tate may draw the crowds, but art lovers are well served in Dulwich. The Picture Gallery on College Road houses an extremely impressive collection with works by Rembrandt, Van Dyck, Rubens and Gainsborough. On 18 November, Artist David Gentleman will be signing his DPG/Friends Christmas card, an exquisite watercolour of his snowbound Suffolk garden, in the gallery.

Once a design consultant has met on site, he or she will be able to put together 3D design imagery to allow clients to visualise how different designs will look.

wHat initially attracted you to contemporary fireplace design?

I had worked for some prestigious brands in different industry sectors prior to joining Modus Design. I was excited by the opportunity to work in a real niche industry and for a company that had been successful in taking ‘the fireplace’ – what is traditionally seen as an unsexy product – and turn it into a real object of desire with true design aesthetics. Working at the luxury end of the market also has its attractions, not least the opportunity to work in some exclusive properties but also the design freedom that luxury affords.

How successful Has modus design been since it was establisHed?

I guess it depends on how you judge

success. I look at it in two different ways. The first is being successful in terms of industry recognition. There is no greater accolade than working alongside the likes of world renowned interior designers or architects such as Candy & Candy, Kelly Hoppen and Foster & Partners. Secondly, I value success in terms of client satisfaction – we’ve yet to leave one customer unsatisfied, so we must be doing something right!

wHicH clients and properties are you most proud of working for?

We were asked to design and supply two fireplaces for the private penthouse of one of the greatest architects of modern times - the individuality of the designs and the demands of the job itself was certainly something for us to be proud of.

wHat type of materials do you use and How do you source tHem?

Our fireplaces incorporate a whole host of materials and we are always looking to incorporate new materials into our designs. The basic elements are metal, glass and stone but we also work with some unusual materials that you wouldn’t normally associate with a fireplace, such as leather. We have a suspended fireplace in our collection that has a leather base which serves almost as a piece of furniture. Materials are sourced from all over the world, including Japan for unique fire resistant glass, Italy for stone and marble, and Germany for high quality metal.

How do you ensure modus design continually Has a unique fireplace collection?

Innovation is the name of the game. We are constantly looking to create distinctive installations and push the boundaries of what’s possible in fireplace design. We work closely with our counterparts in Holland who are responsible for manufacture and who are experts at taking our concepts and turning them into reality. Keeping up to date with trends in interior design and architecture, as well as the more general fashion trends that influence our taste and lifestyle helps ensure our designs are ‘on-trend’. We’re about to launch the world’s first waterfall fire, so watch this space... n

a move abroad, the guide is a free publication aimed solely at helping consumers protect themselves through the purchase process, by alerting them to potential pitfalls and highlighting key considerations when buying property internationally.

As a not-for-profit organisation, AIPP offers impartial advice to buyers of international real estate and this annual publication is full of useful guidance, including the important ‘do’s and don’ts’ when buying a property overseas. It also covers topics including inspection trips, arranging finance, choosing what and where to buy, and the importance of independent legal advice.

“Good, independent advice is much needed in this marketplace, and we produce this publication to help buyers of international property navigate through the process,” says Mark Sharp, AIPP’s chief executive.
