MARCH
Here at London Homes and Property, we’re heading full-swing into Spring this March and embracing all things
fresh and new.
There can be no greater encouragement to transform your home for the new season than our fabulous luxury bathroom feature. Admire the lustrous golden bath tubs, antique fittings and indulgent accessories of The Trend (p.54).
If you’re in need of further inspiration take a look at the stunning suites which have been unveiled at Claridge’s hotel (p.51). Fashion designer Diane Von Furstenburg has worked her magic and we’ll sure you’ll agree, her signature bold fabrics and rich colours are exquisite, and perfectly in-keeping with such a glamorous London landmark.
If you could only choose one new item for your home this month, a piece from eminent glass designer Peter Layton, would be a great choice. His eye-catching creations are collected by royalty and celebrities alike and it’s not hard to see why (p.53).
High-end interiors are just some of the requirements of property hunters who are propelling an increase in sales prices in London’s premium market. Agents Knight Frank suggest both City workers and overseas buyers are battling to invest in the capital which is also impacting on the rental market. Read the Property Latest on p.71.
If buying abroad is more appealing, consider a unique opportunity in Costa Rica (p.66). We’d like just one of the beautiful apartments which are available as part of your very own exclusive complex.
Back at home, discover Canary Wharf with our guide to spending a fun-filled 24 hours in the area (p.20). Formerly known as a vibrant business hub, the Wharf is fast-acquiring a reputation for everything from spas to bars. Award-winning tapas at El Faro, a range of designer boutiques and an exclusive penthouse cocktail lounge are just some of the sights to see.
Happy hunting!

Work begins on neW landmark City buildingWork has restarted on the Leadenhall Building, which is set to become one of the City of London’s key new developments. Progress of the project had been delayed in 2008 due to the economic climate.
Crucial piling works (the laying of structural support for the building) begun in February. The 48-storey project by British Land is being built in conjunction with Oxford Properties - one of North America’s largest commercial real estate investment, development and management firms. The development, situated at 122 Leadenhall, was designed by Richard Rogers of Rogers Stirk Harbour and Partners and is scheduled for completion in the summer of 2014.
At 737ft (225m) high, the tower will become one of the tallest and most iconic buildings in the Square Mile. It will contain a combination of retail, office and dining facilities, and offer landscaped open space as well as superb views of the London skyline.

transport latest…A proposed cable car scheme across the River Thames between the North Greenwich Peninsula and the Royal Docks has been approved by Newham and Greenwich councils, eager to address the need for more river crossings east of Tower Bridge.
The system, approved by London Mayor Boris Johnson, would stretch 1,100m over the river and the cars, suspended 54.1 metres above the river, would take five minutes to cross, carrying up to 2,500 people an hour in each direction. It would provide spectacular views of the London skyline, and journey times would be cut for visitors to The O2 arena and ExCel exhibition centre.
The projected costs have risen from £25m to £40m since the idea was first proposed and funding for the scheme has not yet been decided.

Barbara Windsor was paid £13,000 for appearing at a staff awards event, and £8,050 went to Shappi Khorsandi for a similar event. Esther Rantzen got £4,000, while Kris Akabusi pocketed £3,000. Nice work if you can get it.

The demolition process was unusual, as it started at the base of the building and worked upwards rather than the other way round. This was for reasons of safety as each floor had been ‘hung’ from the top.

Building work has started at Barking Riverside, which is scheduled to become one of the largest regeneration schemes not only in the Docklands area, but in the UK with 10,800 new homes and considerable community facilities planned.
The £3.5bn project will transform the UK’s largest brownfield site into a vibrant, sustainable community which will eventually be home to 26,000 people.
The scheme will link with existing riverside homes nearby and is a joint venture between Belway Homes and the Homes and Communities Agency.
Work has also begun on a community centre. The £20m Rivergate Centre, is set to open in September, and will feature a public square, a community church, healthcare services and social enterprise units. A new school will offer 630 places for pupils aged 4-11 as well as 78 part-time nursery places.

a ladder frame designed to emphasise the vertical appearance of the tower. At the base will be a 30-metre high atrium, open to the public. The tower will also incorporate exterior glass lifts, similar in appearance to those on the Lloyd’s Building nearby.
Near the new building is Leadenhall Market, an attractive covered food market that dates back to the 14th century. Originally selling meat, game and poultry, it now has butchers, cheesemongers, florists, a pen shop and fashion stores. The current Grade II-
listed structure of the market was designed in 1881 and features an ornate roof painted maroon, green and cream.
The Leadenhall Building is one of a number of skyscrapers that are planned, or which are under construction, in the vicinity. These include Heron Tower, the Bishopsgate Tower, 100 Bishopsgate, 20 Fenchurch Street and Shard London Bridge, which collectively will represent a sea change in the architectural landscape of the City. n

Canary Wharf is holding a Bar and Restaurant Festival in Jubilee Place from 24-27 March, where you can sample the best of Canary Wharf’s dining scene. A really healthy culinary option is its branch of Wagamama. The restaurants are modelled on Japanese Ramen bars, and dishes include Itame rice noodles in a spicy green coconut and lemongrass soup and Chu Chee chicken curry,

DoUntil 4 September the Museum of London, the world’s largest urban history museum with 1.1 million objects, has a major new exhibition showcasing an extraordinary collection of London street photography with over 200 candid images of everyday life in the street. From sepia-toned scenes of horse-drawn cabs taken on bulky tripod-mounted cameras to 21st century Londoners digitally caught on film, the exhibition shows how street photography has evolved from 1860 to the present day.

When you consider the price of real estate in London these days, it’s lucky there’s some green spaces left. Aldersbrook Riding School, near Wanstead Flats, the London edge of Epping Forest, has lessons, courses and activities for both children and adults. For adults these include forest hacking and rides with a welcomed stop-off at the pub. For children there are games, picnic hacks and pony mornings. There is an indoor riding arena and sizeable paddocks.

Accessories fashion designer Lulu Guinness’s striking clutches, handbags, purses, jewellery and other products are categorically not for shrinking violets. Despite her success - she has shops in London, New York and Tokyo, and celebrities like Helena Bonham Carter, Christina Aguilera, Rachel Weisz, Agyness Deyn and Alexa Chung are fans - Lulu has had no formal design training except for a year’s foundation course at art school. This £650 shocking pink satin lips shaped clutch dotted with Swarovski Crystals will certainly get you noticed on the supermarket shop.

London’s barristers work from four medieval colleges known as the Inns of Court, and all allow public access to parts of their peaceful grounds on weekdays. Taking a tranquil walk around one of these Honourable Societies of Barristers colleges, while wig and gown-clad lawyers pass by against a backdrop of beautiful buildings is like taking a step back to medieval times. Gray’s Inn (Gray’s Inn Road, open 6am-midnight) has very restful gardens, while Lincoln’s Inn (Lincoln’s Inn Fields, open Mon-Fri 7am-7pm) has well-manicured sweeping lawns which were originally used for executions during the Reformation. The best feature of Middle Temple (Middle Temple Lane, open 10am-4pm) is Middle Temple Hall, while Inner Temple (King’s Bench Walk, open 10am-4pm) offers more tranquil grounds to wander.

24 hours in...Canary Wharf
C anary Wharf is often noted for its position as one of London’s main financial districts. However, a look beyond the imposing skyscrapers reveals
a range of luxurious amenities to enjoy outside of working hours.
9:30amBreakfastStart the day with a gastronomic extravaganza by taking breakfast at
Quadrato, part of the Four Seasons Hotel. There are a range of delicious menus available. Two of the most popular options include the hearty and traditional full English with
coffee, fresh orange juice, and a trendy Japanese plate of delicacies such as miso soup, grilled salmon, tofu and pickled vegetables. However, you’ll also find it hard to resist specialities including cinnamon French toast with orange and raisins and blueberry and chocolate chip pancakes.

11.00 amMuseumTake a leisurely walk to the Museum of London, Docklands, which showcases the history of the capital with a special emphasis on settlers, redevelopment and the trade background of the ports. Housed in a foreboding Georgian warehouse, artefacts include models of various ships and river craft including a beautiful representation of the City of London Harbour Master’s Skiff which dates
to around 1840. There are also detailed constructions of the riverside wharf and touching letters and diaries which document the cultural evolution of the area.

The relaxed environment is home to over 200 boutiques including the renowned jeweller Tiffany & Co, hi-tech emporium Bang & Olufsen and the luxurious lifestyle products of Jo Malone.
The window galleries of Canada Place have also become a key attraction for culture enthusiasts. The displays of March include the graphic 3D installation of Francisca Prieto and an artistic exploration of Britain’s imperial past by Kathy Taylor.

2.30pm LunchClose by to Canary Wharf shopping is El Faro, a great place to stop for lunch.
The Spanish restaurant is widely regarded as the best of its type within London and is a winner of a prestigious Remy Martin award for food quality. As you’d expect from a traditional Mediterranean eatery, there is an extensive range of vegetable, meat and seafood tapas which looks as exquisite as it tastes.

Time To exploreIf you have a young child to entertain, the eery, echoey 504-metre walk under the River Thames via the atmospheric Woolwich Foot Tunnel is a great treat. Its north entrance is the distinctive circular, red-bricked Grade II listed building situated at North Woolwich Pier, Pier Road, E16.
The tunnel, a listed building, opened in 1912, is glazed with many thousands of white tiles. In some respects it is very similar to the nearby Greenwich foot tunnel, being accessed by lifts and stairs from buildings featuring glass domes. However, stretching nearly a third of a mile, it is substantially longer than the one at Greenwich. Surprisingly, you can use your mobile phone in the tunnel.
On the other side, Greenwich Borough’s entrance is by Woolwich Ferry and Waterfront Leisure Centre. The tunnel has been closed for refurbishment but is scheduled to reopen this month. Young kids love a return journey back over the water on the Woolwich ferry. It is all completely free.

invaluable advice fOr thOse wanting tO rent Out
their hOmes fOr the Olympics
There’s going to be a remarkable, probably once-in-a-lifetime earning opportunity for homeowners in the eastern and south-eastern areas of London next year - vacating your home to go on holiday during the 2012 Olympics and renting your pad out for as much as four times the normal rate during the Games.
Some residents have been quoted rental rates as high as £8000 per week for a family home, and there’s plenty of scope for big bucks for even the humblest abode.
It’s not hard to see why you will be able to command such sums when you do a bit of number crunching: more than nine million visitors, 15,000 athletes, 20,000 press and media, 20,000 officials and 9,000 police officers. Many hotel rooms are already booked up and rates have often been racked up for remaining ones.
A number of websites have sprung up
EvEryonE wins
offering rental properties specifically for the Games, but it is important to ask lots of questions to make sure you are dealing with a reputable company. It is a good idea to approach local well-established estate and lettings agencies, who may offer more security and reassurance that they will still be operating in the summer of 2012.
You need to ensure that you have adequate insurance for the property - check with your insurance company that you can rent your property to a third party for profit, as cover may be excluded and a special policy or policy extension may have to be obtained. You should obtain a deposit to cover any damages. A non-refundable deposit to secure the property is also a reasonable condition of the rental.
To command a good rental price, features like uncluttered, spotless rooms, a fully equipped kitchen, cable or satellite TV and broadband should be available, while a badly maintained, dirty, messy property will make the task of renting all that more difficult and financially unrewarding.
Provide plenty of photos and a full, honest description of your home, and mention any appealing extras you can offer, such as pets welcome, a child-friendly home, facilities in the area, and good transport connections. You can include a great deal of information without revealing personal details or an exact location.
Consider using a service like www.escrow.com to hold the money until your tenants arrive. This will assure them that you are not a fraud.

Spring bringS Strength and opportunity for the docklandS property market
AlAsdAir CArpenter, Company DireCtor of LourDes
estate agents, Comments on the state of the resiDentiaL
property market
State of the market
a s winter finally draws to a close and spring emerges in the distance, the Docklands property market seems to be gaining strength. Both the residential sales and lettings markets are being
underpinned by the forces of supply and demand. There has been a noticeable increase in demand from both prospective tenants and buyers and a slight downturn in the number of available properties. The restricted supply of property, coupled with an increased number of sales and rental applicants is likely to cause a spike in prices. This is very reminiscent of the same period last year.
In addition to the simplistic economic principles of supply and demand, there are a number of other factors impacting the market. Firstly, at this time of year the Docklands property market is always beholden to bonuses paid by the financial services industry. The residential sales market in Canary Wharf and the surrounding areas has always been the beneficiary of the bonus culture of the financial institutions. General consensus seems to be that
this year has been yet another good year in the banking sector and bonuses have been paid accordingly.
Secondly, the working population of Canary Wharf has been swelling over the last 18 months and this trend is set to continue for the foreseeable future. This is in direct contrast to the general labour market performance for the UK economy. The outlook for the wider UK economy remains subdued as the austerity
cuts imposed by the coalition government will have a marked effect on those areas heavily dependant on the public sector.
The regeneration of East London in anticipation of the 2012 Olympics will further bolster the property market. Due to the global downturn and the restricted supply of credit over the last few years, the building of new residential developments has slowed considerably. This has caused restricted supply of new properties at a time when the population in Docklands is growing. This is causing irritation and disappointment for tenants and buyers alike. However, landlords and vendors are finding themselves in a much better position than at any other time over the last few years.
The property market is highly seasonal and we would expect to experience an increase in demand during the spring months. What remains uncertain is whether or not this trend is set to stay for the foreseeable future or is simply more the effects of seasonal demand.
One key factor that seems to be changing in the property market’s favour is the appetite for mortgage lending. Most brokers seem to be reporting an increase in the number of products available to consumers. Not only are there more mortgage products available but the rates have been slowly creeping to more attractive levels. The lending criteria will remain strict due to regulatory pressure and that is unlikely to change for many years, if ever. That in my opinion however should be viewed as a positive and not a negative. Slow sustainable growth is more attractive to everyone than the volatile boom and bust conditions of the past.
So as the weather warms and the days become lighter the market should continue to recover. Prices for both rental and sales properties will see marginal increases. The one undeterminable variable is whether or not we will see an increase in the number of available properties. If you are thinking of selling or letting the spring market might be the opportune time. n

I n the late eighties my stepmother worked as a marketing director for a building company that developed and sold a large development overlooking Tower Bridge. On completion of this particular building the families of
the staff were invited to one of the penthouses to watch a race on the Thames. I was about seven or eight at the time, but I remember walking through the door of this large and very stylish (for the 80’s) apartment, with balconies overlooking the river and a home entertainment system well beyond normal expectations. I said to my parents: “This is where I want to live when I grow up!”
Fast forward 20 years. Unfortunately I have not quite managed to own my own penthouse yet, but I am lucky enough to be dealing with these premier apartments throughout the City and Docklands on a daily basis. Currently there are a number of high-end properties being sold in these areas, and already this year we have agreed sales on several penthouses in the City and Canary Wharf. We have all heard the phrase ‘recession proof’, and this could not be more pertinent when referring to these highly, prestigious apartments.
A penthouse is simply described as a residential dwelling constructed on-top of a building. This description hardly conjures images of platinum-cards, learjets and sports cars, so what makes them so coveted? A penthouse is as high as
demand for penthouses is through the roof, says AdAm dockley
you can go, literally and symbolically. It is a combination of ingredients which justifies their premium. Usually they will be the larger top floor apartments sometimes duplex, split over two levels, or even triplex, split over three levels often with uninterrupted panoramic views. Specifications typically include branded kitchens and bathrooms, designer wall fabrics and in more recent times, home automation systems. Sub-penthouses can often be found on the floors immediately below, and these units generally carry a specification and price tag somewhere in between the standard units and the penthouse.
It may be puzzling as to who drives the demand for these types of property. We are finding that it’s not just the obvious City bankers or wealthy overseas investors, but other types of individuals such as ‘empty-nesters’, retirees, or those simply opting for a change, who are seduced by the growing popularity of a City lifestyle.
In essence, the charm of the penthouse continues to attract the attention of a diverse demographic and, whilst several penthouses have sold this year, we are certainly on the lookout for more to meet the demand! n

The quirky line from the North London-based designer features a cool twist to traditional homeware, with resin caribous, gunmetal grey chandeliers and vintage Persian-style hide rugs. Designer
both practical accessories and eye-catching artworks, peter layton’s
glass designs have received international acclaim and are prominent
features in some of the capital’s most glamorous homes
Peter Layton
focus
it is not hard to understand why Peter Layton is one of Europe’s pre-eminent glass designers. Although his London Glassblowing Studio and Gallery is evidence of his inimitable skill in an ancient art, his pieces
are eye-catching and contemporary works, collected by the likes of Elton John and the Duchess of Kent.
Layton’s collection is distinguished by its brave manipulation of colour, form and texture. From swirling perfume bottles flecked with delicate greens and golds, to striking vases splashed with scarlet and fuchsia, every design is commanding and unique.
The talented craftsman is inspired by various natural and cultural wonders. The eye-catching Mirage series of glass captures the warmth of a visit to Petra, with its rich colour palette matched to desert sands. One of the newest
collections, Skyline has more local origins in the sunsets which can be seen directly from Layton’s Bermondsey studio.
Unsurprisingly such evocative pieces are proving popular as gifts, and the bowls, vases and paperweights of the watercolour Floral range is the ideal Spring-themed choice for Mother’s Day. Carefully moulded glass jewellery is also available if eye-catching accessories are desired.
For those who find Layton’s work particularly exciting there is also the opportunity to
visit his studio and gallery and receive a day’s tutoring in glassblowing.
The class offers real insight into the magical process which sees molten material transformed into spectacular keepsakes using the finest tools and expert techniques. You can also view an extensive selection of Peter’s most recent work. n

If you’ve not consIdered central amerIca as the locatIon for a luxurIous
overseas property, then lavIsh desIgn, exclusIvIty and an Incomparably
glamorous address wIll surely tempt you, says Gabrielle lane
S ituated just nine kilometres west of the Costa Rican capital San Jose, is the valley town of Escazu. The literal meaning of its name is ‘resting stone’ so it is highly appropriate that the region
has become the destination du-jour for affluent expatriates desiring a beautiful retreat.
Even in the domain of luxurious hideaways, the latest apartment complex available through Signature Residences Worldwide is rather special. The gorgeous building of four two and three bedroom homes was conceptualised by renowned architect Carlos Barrenecha, who has created an elegant design which captures the grandeur of New York’s 5th Avenue. The magnificent space would make fabulous and exclusive accommodation for a large family or group
of friends, yet the high quality finish also equips it superbly for the premium rental market.
Each of the apartments is lavishly appointed. Throughout their interior, the expansive nature of the living areas and careful inclusion of high-tech facilities is immediately identifiable as the work of a talented designer. That is, if you were not already convinced by features including full-length windows, grand foyers, formal dining areas and the fine marble details within the penthouse.
Although outside areas are important for any holiday destination, the year-round sunshine in Costa Rica makes glamorous exterior entertaining areas imperative. At this estate, the heated swimming pool and large green sun terrace with breath-taking views are the perfect spots in which

to relax with friends or family. An ample covered garage and further visitors parking ensure that it is also a convenient venue for socialising.
In a further demonstration of attention-to-detail, Barrenecha has also ensured that each individual apartment has a private maid’s quarters with full bathroom to meet the needs of the busy professional who desires ultimate relaxation.
In spite of the modern luxury of the estate, the property does manage to maintain a traditional Costa Rican feel. The refined European styling is blended with colonial aspects and indigenous influences through a splendid collection of fine art, furniture and exotic gems.
This juxtaposition is echoed by Escazu as a whole. The town has retained its traditional oxcart festival which celebrates local farming history, in addition to a traditional street market which offers fine produce, dancing and parades. However the area is now known for its array of chic bars and restaurants, boutique shopping and nightlife. Those who enjoy golf will also enjoy the 18-hole championship course which is nearby. That is, if you can bear to venture from such a luxurious home. n

LocationThe Aegean and Mediterranean coasts of Turkey are particular favourites with tourists and investors alike. From the hilltop fortress of Afyon, to Aphrodisias with its charming Roman history, and the breathtaking ancient architecture of Ephesus, the Aegean coast is an unspoilt cultural heartland.
The Mediterranean coast is famed for its beautiful beaches which are backed by the dramatic landscape of the Taurus Mountains. In this region, Oludeniz has gorgeous white sands, whilst Bodrum, in the west, is a particular draw for its friendly and lively nightlife.
State of the MarketNow is a great time to invest in Turkey. The local economy has continued to grow during the last year, showing an increase of 6.4 per cent. This exceeded expectations, and December saw Jim O’Neil of Goldman Sachs tip Turkey as a country of high economic potential for the year ahead.
When buying property in a country overseas, the investment climate and
associated lifestyle is of obvious importance. this month’s buyer’s guide
explores Why turkey is becoming a leading location for neW homes
LifeStyLe The high temperatures, attractive surroundings and low cost of day-to-day living make moving to Turkey an extremely attractive prospect. Cities such as Bodrum have year-round appeal and are ideal for those who want to settle abroad.
For those who would rent out their property, the Turkish Hoteliers Association have forecasted that 31 million tourists will choose to holiday in the country this year, increasing the likelihood of a great seasonal income.
Since the summer of last year, Easyjet have responded to demand to visit the country, operating six new routes from UK airports. Moreover, flight times from London are approximately four hours making it an ideal option for both long and short vacations. n

With City bonuses due to be announced any day, a recent property index suggests that there has been a continued growth in sales prices and resilient interest in acquiring high-end homes in London over the last few months.
According to Knight Frank, while the cost of homes in the UK overall fell by one per cent in the year to January, the average price for a property in Central London has risen 10.3 per cent.
Both the internal research team of leading agents Knight Frank and the D&G London Property Barometer suggest that the main cause for such a rise in value is the limited availability of suitable homes. Whilst the economic climate does not seem to have negatively impacted upon the intentions of City workers and overseas buyers who have registered their interest, sellers are being dissuaded from marketing their homes due to concerns about Stamp Duty rises.
D&G have also concluded that destabilisation in the Middle East has reasserted London’s position as a stable and safe place to invest.
The lack of available properties in the London sales market has had further implications for the rental scene. 2011 has seen the largest yearly growth in London rents since 1995, attributed to a delay in potential buyers finding suitable properties and a difficult mortgage market.
Difficulties in the rental market are
particularly apparent in the Docklands and City areas of London. Savills admit they usually see increased top tier rentals in the summer months but have recently let an exceptional riverside property for £1,000. Elsewhere, one tenant offered £120,000 in advance to let a central apartment, but was still unable to secure a contract due to the owner’s intention to sell.

t he first units in Heron Crescent are modern apartments designed with open-plan layouts and floor-to-ceiling windows to maximise light and space. They are available with balconies and
terraces as well as allocated parking as part of a wider complex which has considered all aspects of an active, riverside lifestyle.
A return to Royal Docks
Although prices start from £215,995, fittings have been commissioned from some of the most eminent interior design companies and the apartments are finished to the specification of homes costing vastly more.
Kitchens feature fully-integrated stainless steel appliances and this, combined with the modern brassware of Bristan, chrome sockets by Deta and

slate grey Johnson floor tiles gives them a slick, cutting-edge appeal.
Throughout, the property is dressed in rich textures and a stylish, minimalist palette, which in itself gives the living spaces a bright and welcoming feel yet also serves as the perfect blank canvas for those eager to assert their personality on a lovely new home.
There is even the option to include fitted wardrobes, premium wool carpets and ceramic tiling to the properties, as well as sleek mirror details, for those eager to acquire the very height of sophistication.
Tenants and owners of the apartments will have access to private landscaped gardens, while children can enjoy designated play areas. There will also be a crèche, concierge services and a car club to meet the needs of a busy family, while those seeking cherished health and fitness time can while away the hours in an exclusive, state-of-the-art gym of over 2,000-square feet.
The striking complex of over seven-hundred homes reflects the experience of Barratt Homes in this region. Both of the developer’s former schemes in the Royal Docks have won multiple awards, making the company an ideal choice to partner Taylor Wimpey and the London Development Agency in the next part of eye-catching regeneration in the East of the city.
The Royal Docks area is a hive of investment having emerged as a lively, international business hub in recent years, which has been facilitated by its situation just ten minutes from Canary Wharf and one underground stop from City Airport.
The 2012 Olympics site in Stratford is also just fifteen minutes away, and will also ensure that the apartments not only serve as convenient, attractive homes but savvy economic choices too. n

Y ou may have already seen press speculation regarding impending interest rate increases expected this year. It would now certainly appear that this process is about to begin.
SWAP rates rose considerably at the beginning of January, along with the LIBOR rate, which is now feeding through to the lenders who are all busy reviewing their fixed rate products - upwards, of course! This is a clear indication of imminent rises in the BoE base rate, if not in February, certainly at the March sitting of the MPC.
This means that the very low tracker and standard variable rates we’ve enjoyed over the last three years, will rise inexorably. So should you fix now whilst rates are relatively low?
It largely depends on your ‘risk profile’, but if you are of a cautious nature, or require stability, then a switch should be seriously considered!
If you’re currently on a lenders’ standard variable
as news about a possible rise in the base rate comes, we take a look at the issue
of interest rate volatility
rate, to switch to a fixed rate now would probably be the best thing as the fixed and standard variable rates are quite comparable. However, if you are enjoying one of the excellent tracker rates which were available ‘pre-crunch’, and now have a rate in the region of 1-1.5%, it is quite a leap to voluntarily accept the 3.5-4.5% currently available, and the subsequent rise in monthly payments.
Clearly, if you want the guarantee that a fixed rate brings, then you will have to pay the extra that this will certainly incur. Neither option is perfect, but reviewing your position now is certainly worth doing.
An independent mortgage adviser can help you see if a switch is suitable, and you can find one in your locality by visiting www.unbiased.co.uk or www.housesandfinance.co.uk. n

ClassiC luxury in Brentwood makes a Great inVestment For tHe City Bonus
B onus season is upon us again, and the Centre for Economic and Business Research is predicting that City workers will take home £3.bn this year, of which £1bn will be spent on property. This
means many will be left with the dilemma of where to buy, and what kind of property. City & Country Group’s award-winning development at The Galleries provides the perfect answer for bonus buyers looking to invest their City paycheck in a tangible asset, whether it’s a commutable luxury home or a shrewd investment in the buy-to-let market.
The distinctive Grade II Listed Victorian buildings at The Galleries in Brentwood have been converted into a collection of high quality apartments and unique homes that are ideal for a wide range of
homebuyers looking to combine classic period features with the very latest in modern living. Residents at the scheme also benefit from gated, beautifully landscaped courtyard gardens, and many homes enjoying far-reaching views over London.
For those City buyers looking to purchase a permanent residence, The Galleries is ideally located in the London commuter belt, with Brentwood Railway Station offering direct services into London Liverpool Street, taking just 35 minutes. This fast commute makes it easy for City workers to move out into the glorious Essex countryside, whilst still being able to commute into the City to their day job.
With buy-to-let looking like a good investment, purchasing a property at The Galleries could provide an enticing alternative to City workers.
The GalleriesInvest In
81
Recent research from Findaproperty.com indicates that properties in the South East are expected to yield between four and five percent of a property’s purchase price annually in 2011.
Helen Moore, residential managing director at City & Country Group comments: “With the start of City bonus season already upon us, City workers will still be looking at the property market to make wise investments with their extra funds. Our development at The Galleries with its beautifully landscaped courtyard gardens and classic period features combined with the latest in modern living, really does make an excellent choice for a City worker faced with the dilemma of how to spend their bonus money this year. Whether they want to purchase a permanent commuter home or a buy-to-let investment, The Galleries continues to prove popular with savvy purchasers, looking to buy in a secure and prime market.”
Prices at The Galleries start from £182,500 for a one bedroom, £325,000 for a two bedroom apartment, £395,000 for a three bedroom apartment and £499,950 for a two bedroom duplex. n

Carl Davenport explores the merits of Canada Water and rotherhithe
W e are always looking for the latest hot spot or new development area, of which there are many in London. What with the massive
regeneration projects taking place in Kings Cross, Stratford, Dalston and Paddington, to name just a few, we seem to be spoilt for choice, but often there are smaller up and coming areas right on your doorstep that you might not have noticed before.
Take Canada Water and Rotherhithe, for example, the overlooked neighbour to Tower Bridge, where prices in many cases are at least 20% cheaper on a like for like basis. Though once thought of as a bit of a no-man’s-land connecting Tower Bridge and Canary Wharf, the area is currently undergoing a massive makeover which will serve to neaten up the passageway.
The housing stock here is incredibly diverse, from loft warehouses to modern apartments, which can be picked up from as little as £160,000. There is a thriving community of families here too, served by some very good schools and some very reasonable family properties, starting from £399,000 for a three-bedroom house.
New developments are being built near the tube station (despite a fragile national lending market) which shows confidence in the future here. There is a brand new £14m library completing this year designed by CZWG Architects overlooking the water which is a striking inverted ziggurat. Investment into
Closer to
the area like this is all positive news for existing residents and prospective buyers alike.
The recently completed East London Line has also given a boost to the area, opening up a North/South route allowing more reverse commuters to consider living here.
The area has many riverside pubs and restaurants, as well as an incredible history; the founding fathers left for the New World from here! The Brunel Museum is situated in Rotherhithe Village and the Ecological Park was created on the reclaimed former docks to serve as a city farm. The large shopping centre with its cinema and bowling alley brings life to the area around Canada Water which serves Canary Wharf and the West End.
The types of people who live in and around Canada Water and Rotherhithe are incredibly varied; from first generation buyers who have raised families here, the Canary Wharf commuter who travels by river boat to work, the young first time buyer looking for capital growth, to the retiree who wants to downsize to a riverside property. All these residents will understand when I say that these areas should not be overlooked just because buyers don’t know them very well. In fact, this is precisely the reason why potential buyers should take an early look. n
