B2.3Class M. Hf, H2endEsResSites classiliedas M, H1. H2 or E should be maintainedat essentiallystablemoistureconditionsand extremesofwetting and drying prevented. This will requireattention to the following:
(a)Dralnage of the site:The site shoufd be gradedor drained so that water cannotpond againstor near the building.The ground immediatelyadjacent to the building should be graded to auniform fall of 50 rnm minimum awayfrom the building over the first metre.Thesubfloorspacefor the buildings wilh suspendedfloors should be graded or dralned to prevent pondingwherethis may affect the performanceof the footingsystem.Thesite drainage recommendationsshouldbe maintained for the economiclife of me building.
(b) Umitation on gardens: The development of the gardens should not interfere with thedrainage systems. Garden beds adjacentto the building should be avoided. Care should betaken to avoid overwatering ofgardensclose to the buildIngfootings.
? The placement of floorcoverings shallbe delayed. NOTE:A minimumperiod of three monthsdrying of the concrete is usually required.Referto "Foundation Performanceand Maintenance"below.
FOUNDATIONPERFORMANCEAND MAINTENANCEB1 GENERALThe designs and design methods given in thisStandard are based on the perfonnancecritenain clause1.3. Importantly,significant damage may be avolded provided that foundation site
.. conditions are properly maintained, This Is expressed in section 1 by the statement that theprobabilityof failure for reasonablesiteconditions is fow, but is higherif extreme conditionsareencountered. It is neitherpossible nor economical to design for the extrenie conditions thatcould occur in the foundations if a site is not properly maintained. The expectedstandard offoundationmaintenanceis described in paragraphB2
Some minor cracking and movementwill occur in a significant proportion of buildings.particularJythose on reactive clays. and the various levels of damage are discussed inparagraph B3.
The performance requirements of a concrete floor in respect to shrinkagecracking and moisturereaction with adhesivesare discussed in ParagraphB4.

(c) Restrictionson trees and shrubs plantEng of treesshouldbe avoided near the foundation of abuilding or neighbouring building on reactive sítes as they can cause damage due to drying ofthe clay at substanilaldistances.To reduce,but not eliminate, the possibility of damage, treeplantingshould be restricted to a distance from the houseof:
(i) 11/2x matureheight for Class E sites.
.(5)1xmatureheight for ClassHi and H2 sites.(lii) ¾ matureheightforClass M sites.
Whererows or groups of treesare involved, the distancefrom the buildingshouldbe Increased.Removal of trees from the site can also cause similar problems.
(d) Repair of leaks: Leaks in plumbing,including stormwater and sewerage dralnage should berepaired promptly.
The level to which thesemeasuresare implementeddepends on the reactivityof the site. Themeasures apply mostly to masonry bulidings and masonryveneerbuildings. For the framebuildings clad with timberor sheeting.!esserprecautionsmay be appropr7ate.
B3 PERFORMANCEOF WALLSlt is acknowledgedthat minorfoundation movements ocour on neaityall sites and that it is

For Category 1 or 2 damage, remedial action should consist of stabilising thë moistureconditions of the clay and payIng attentIon to repairingor dÉsgulsingthe visual damage.This
should be regarded as partof the normalmaintenanceofbuildingson reactive clays.
Even significant masoniy cracking with crack wldths over 5mm ollen has no influence on thefunctionof the wall and only presents an aesthetic problem, Generally.the remedialaction for
suchdamage should start with an investigation to establish the causeof the damage.In manycases the treatmentshould consist of stabilising moisture conditions by physicalbarriers orpaths or replenishingmoisture in dry foundations. This may be followed by repair of themasonryand whereverpossible added articulationshould be includedwhile repairsare beingeffected.Structuralrepairs to the footing system such as deep underpinningshould only beconsideredas the lastresort.
Underpinningshould generally be avoided where the problem is related to reactive clays,although 51is recognisedthere may be occasional situationswhere underpinttingor otherstructural augmentation work is appropriate. None of this structural augmentation work shouldbe undertakenwithoutproperengineeringappraisal
ln somecases, walls may be designed to span sagging footings and cantileverbeyondhoggingfootings, in such cases, satisfactoryperformance will involve the wail remaining free of cracksand articulation jointmovements,and remaining within the limitsfor the particularjoint system.
B4 PERFORMANCECONCRETEFLOORSShrinkagecrackingcan be expectedin concrete ffoors. Concretericors can also be damagedby swening of reactive c7ays or settlement of fill. The 'categories of movement causing thedamage are given in TableC2,AppendixC, la the classification, account should be taken ofwhetherthe damageis stable or like!y to increase, and an allowance should be madefor anydeviations in levelwhichresulted from. or occurred duringconstruction.
The time of attachment of floor coverings and the selection of the adhesive for them shouldtakeIn to account the moisture in the concrete licor and its possibleeffect on adhesion. Concretefloors can take a considerabletime to dry (threeto ninemonths).
Floor coverings and their adhesives can be damagedby moisture in the concreteand by theshdokagethatoccurs as the concreteddes. Crying could take threemonths or more. The time
of fixing of floor coverfngsand the selection of the adhesiveshould take these factors intoaccount.
