Managers MessageOver-seed Season

September marks the beginning of over-seed season at Morrison Ranch. This year, theassociation is scheduled to over-seed 196 acres of turf. (This does not include theneighborhoods of Higley Groves and Higley Groves West since they are separateassociations. ) You can understand that it takes a lot of man hours to get all of thiscompleted, which is why we start in September. The goal is to have everything over-seededby mid-November.

The exact rotation has not been determined, but, factors such as, team practices andassociation events are part of the consideration. We also try to rotate neighborhoods as bestwe can, so your neighborhood is not always the first, or the last to be over-seeded. Weshould point out that, there are benefits to being on either end. Turf over-seeded later in theseason may be slower to germinate depending on the weather, but, it also provides a longergrowing season for the Bermuda, which means stronger Bermuda for the summer. Obviously, those neighborhoods over-seeded earlier will enjoy the rye grass sooner in the fall. Wecannot over emphasize how much we appreciate your understanding with the scheduling.Wewill include an update on the schedule in the Morrison Ranch Weekly Update, until everythingis completed.

The parks will be restricted for approximately 2-3 weeks after they are seeded to permit theseed to germinate properly. Signs will be posted for no team practice or large group play. Our staff will contact all groups with reservations to make arrangements to use alternate parklocations. Please respect these signs. The association spends thousands of dollars over-seeding, and we want to get the fullest benefit from the dollars spent.

This is also a mandatory year to over-seed for all Morrison Ranch residents. The only exception to this are front yards that are seeded or sodded this summer. NewBermuda grass needs several months to get established before being stressed with over-seed.Please use perennial rye grass as this is the richer color and does better. Lots not over-seeded by December 1, will be fined $100.00

If you are new to over-seeding there is "How To" information on the WEBSITE, or you maycontact our office with questions at 480-892-2267.

Community with Character Award

September Award WinnerTasha Fink, Communications Coordinator

Each month we recognize a neighbors who exemplify why we are a "community withcharacter." This month, The Morrison Ranch Community with Character Award goesto: Josie Ryan, along with her mom Alyson, and friend Ashleigh Smith.

You may remember that Alyson and Ashleigh coordinated a backpack/school supplydrive for Refugee Focus last month. What you do not know is the incredible back storyon this event. The involvement with this project was actually because of Alyson's daughter Josie. After learning about what a refugeewas, Josie felt she wanted to dosomething to help. Initially, she bakedcookies and sold them on a little tablein front of her house, with the ideathat, any money raised would begiven to refugee families. From thatsimple effort, there was an incredibleresponse from neighbors that weremerely driving by. Because of thepositive response, they then decided to recruit some help to make and sell goodiesthroughout Morrison Ranch, and, once again, our community generously responded.Through that bake sale, they raised $175.00 in just a few hours! With the money raised, they bought Visa and Wal-Mart gift cards and hand carriedthem to Refugee Focus to be distributed to refugee families that had been relocated to thePhoenix area. While they were there, an employee told them that they were in desperateneed of backpacks. Josie heard this, and decided that SHE could answer that need, starting with her own backpacks in her closet. She then made plans to fill them withschool supplies. That idea grew into inviting friends to help, then to their street, and thenour entire community!

Alyson says she was too scared to make Josie's idea happen on her own, but whenshe casually mentioned it to her great friend and neighbor Ashleigh, she lit up and said,"let's do it!" Ashleigh encouraged Alyson, held her accountable for making the phonecalls, and writing the emails, and then supported every step. Ashleigh took on a lot of the

work and financial costs as well.At the end of it all, sweet little Josie was the one to spear head the entire event.

Believe it or not, all the decisions for the event were ultimately decided by her! In fact, the night of the event she was the one "managing" the scene. This just goes to show that ANYONE can make a difference. Way to go Josie! Wehappily award you the Community with Character Award! Thank you to Alyson andAshleigh for taking one little girls idea and making it a reality! This right here is what itsall about neighbors!

Anonymous complaints?

Our office regularly gets calls or letters from residents reporting an issue with aneighbor without wanting to be identified. First, we want to assure you we understandthe reluctance to report a problem on a neighbor, and not wanting to cause hard feelingsbetween neighbors. However, here are the facts; we need to be able to confirm that thecaller or person sending the letter is indeed a Morrison Ranch resident. In the past, wehave received complaints, only to find out the person does not live in Morrison Ranch.

We also need to be able to confirm the violation. TheArizona state statutes require the association toprovide the name of the person observing the violation. Many times, one of our staff is able to drive by theproperty in question and visually observe the violation. If we can, then the staff person is listed as the personobserving the violation. However, if we are not able toobserve the situation, as is often the case, and we don'thave a record of who reported or observed theviolation, we are limited in how much we can do to getthe situation resolved. In cases such as this, we are notable to get back to the person reporting the violation and they may tend to believe thesituation is simply being ignored.

Going forward, the best way to report a problem is via email, providing our office withthe address of the violation and a description of the issue. Also, please include youraddress for our files. We give you our promise we will not include your name in aviolation letter without first letting you know.
