“His cardinal mistake is that he isolates himself and allows nobody to see him; and by which he does not know what is going on in the very matter he is dealing with.”

– Abraham Lincoln after relieving Gen. Fremont, 1861

Lincoln saw isolation as a weakness and sought to insure that his military leaders were openly communicating with the men they served with each and every day. That is our goal and a core value: the better we communicate with each other, the faster we can all get better together and successfully deliver on our mission of exemplary service to our extraordinary residents. A Letter from Philip: CommunicationThe holidays are here again, what an incredible year we have had celebrating Lincoln Property Company’s 50th anniversary. As a team, you have accomplished a lot together to make Lincoln Military Housing (LMH) better, thank you.

One of the challenges that we all face each day is taking time to listen to our fellow LMH teammates about challenges they are having at work, and sharing with them what we are struggling with to fulfill our mission. Often times we work side by side, not knowing that our co-worker has an answer or an approach that might make our day go easier. By the same token, when we keep information to ourselves, we miss the opportunity to give someone else that gift of ease or efficiency in executing their role.

LMH Branding At the 2015 Leadership Conference, we presented three options for the new direction we want to take our company’s brand. The campaign we call “Family” seemed to hit a chord with the attendees.

Family is at the center of our mission statement and our core values, we overwhelmingly serve families, we are about families and our Lincoln Military Housing team is a family.

We wanted our branded materials to embody what Lincoln Military Housing stands for and something that resonated with current and future residents, our partners and our employees.

The newsletter you are reading today is our first of the branded templates that our teams have access to. Over the next couple of months we will be distributing templates as they are completed.

“If people believe they share values with a company they will stay loyal to the brand.”

– Howard Schultz, Chairman and CEO of Starbucks

Marketing: PPV Lead Sharing We are excited to announce that we are participating in the PPV Lead Share Program. Lincoln Military Housing, along with Balfour Beatty, Corvias Military Living, Michaels Military Housing, United Communities and Winn Military, will soon be sharing contact information for residents who will be moving to one of our locations.

We are in the process of making additions to Yardi and form LMH 994. Once we finalize the necessary changes, we will be holding a training program for all Housing Directors, District Managers and Customer Service Representatives to review the program and ensure its success.

LMH Online StoreWe have partnered with LeaseLabs to launch the new Lincoln Military Housing Store.

The store is a one-stop shop for all of our sites’ ordering and marketing needs. In addition to apparel and promotional items, the store now features LMH forms, marketing materials, business cards, and more. You can access the store via the company links on the KC. Visit today and send suggestions for continuing to improve the store to [email protected].

Fair Winds and Following Seas, NIOC Sugar Grove We are sad to announce, NIOC Sugar Grove disestablished on September 30, 2015.

Charlotte Thompson and Jason Smith have been with LMH from the beginning of MAMFC, July 2005. Sam Moats joined the team in October 2006.

There is no other team in the Crennan region that has remained cohesive over eight years and we applaud their dedication to the residents of Sugar Grove and the Lincoln Military Housing team.

The Sugar Grove team has embodied our Mission Statement and puts it into action. They consistently provided exemplary service to our military families as demonstrated with outstanding Resident Satisfaction Survey results year after year.

Over the last six years, without a single new home, they averaged 91.6 overall with a 70% response rate. This past year, they received 97.7 overall with a response rate of 76.7%.

Now that tells a story! As a team, they have helped others from Mechanicsburg to Camp Lejeune, and their assistance has been greatly appreciated. Sugar Grove has been an inspiration to us all. We honor you for a job well done.

Call Center

Within two months of reaching our 100,000th call, we hit another milestone of answering 150,000 calls!

Of those additional 50,000 calls, we heard many residents praise the level of overall service from our call center associates to service technicians and entire district office teams. Even on some of the busiest and hottest days, our LMH teamwork shined and made lasting impressions for our residents.

The proof of this amazing teamwork is found within our SatisFacts Work Order survey scores. Nationally, as one company, we have achieved a record high of 4.61 with our maintenance service requests. We keep getting better and better with delivering on our mission to our residents!

For the call center team, we’ve been focused on staying motivated with team building in our quest for going for gold. Our Summer Call Olympics have been great fun for the team! We’ll be announcing our medal winners in the next newsletter. In the meantime, be sure to check our National Call Center page within the Knowledge Center for current events and updates. It’s a fun page to check out! Go LMH!

Community Service Mission Moments At the Annual Kids Crew Dance event in San Diego, Lincoln invited a dance crew named the “Body Poets” to perform for the military families.

The dance crew was very popular with the kids. Since the event, the Body Poets have enjoyed increased attention and even appeared on television.

Days after the event, Community Services received a call from a family who attended the event. Mrs. Burke wanted to let us

services and charities

know that she posted a photo of her son hugging the performers on the Body Poets’ Facebook. She stated that her son was autistic and is sensitive to loud noise.

She was surprised that her son was so comfortable and kept saying to her: “Mom, they are amazing!”

The dance crew was so moved by her comment that they have volunteered to put on a show where all proceeds will go to a charity of her choice.

This conversation brought tears to her eyes because she had such a hard year with car accidents, deployments and scheduling

Mrs. Burke and Son Posing with Body Poets

appointments with her son’s autism.

Mrs. Burke told us that when her son starts getting a tantrum, she now plays a Body Poets dance video and it will calm him down instantly.

It is amazing that a Community Service event brought such an incredibly positive influence into this family’s life.

It shows that people make connections not only with each other, but also with our partnering vendors.

Our events create connections, support systems and positive experiences.

LMH Presents: Accomplishments and Challenges at the DoD PHMA/NAA Event The Professional Housing Management Association and National Apartment Association (PHMA/NAA) invited the Department of Defense (DoD) and Public Private Venture (PPV) leadership to a one-day symposium in Washington, DC, on September 15. The purpose of this meeting was to discuss current challenges we face in the Military Housing Privatization Initiative (MHPI).

Philip Rizzo presented Lincoln Military Housing’s perspective with a presentation on our Solar Initiative, PPV Lead Share Program and Basic Allowance for Housing (BAH) Reduction concerns. Philip provided the attendees an update on the LMH Solar Initiative. He was able to provide information on LMH’s part with the White House on the Environmental Quality challenge. He reported that LMH has 28 communities (6,000 homes) in California, producing 11 megawatts of electricity, which is 43% of usage that is equal to approximately 60 million dollars in projected savings.

LMH recognized the organizational role of Ashley Gorski Poole in assembling the marketing efforts between PPV Partners. Working within the NAA, Ashley fostered the framework to form the Privatized Military Housing Committee (PMHC). The PMHC began meeting quarterly to discuss the possibility of sharing leads between PPV companies. The Lead Sharing Program is designed to help military families locate homes faster while improving occupancy in PPV housing.

In closing, Philip covered the potential consequences if BAH is reduced as currently proposed in the DoD budget. As proposed, a reduction in BAH under current documents would lead to a PPV revenue reduction. This could restrict funds for recapitalization accounts and resident activities. Philip emphasized the need for the DoD to lead the communication efforts between the residents and media should this proposal finalize.

6

After all of the Privatization Partners that were in attendance presented, the assembled group entered into a lively discussion over the identified topics. The military services representative carried action items for future follow up. Thank you to those who attended, Jarl Bliss, Philip Rizzo and Sam Merrick.

RECPTime flies when you’re having fun! It’s been three years since the first LMH properties began participation in the Resident Energy Conservation Program (RECP), when three Marine Corps locations started “pre-mock billing” in October of 2012. As of October 1, 2015, all LMH Navy and Marine Corps properties (except Fallon and Kansas City) are in live billing. Of course, it has taken a great deal of hard work to get to this point, especially by our tireless District teams.

But the “fun” part is two-fold; seeing the “light go on” (or off, as the case may be) for young military families as they become more mindful of household electricity use, and seeing the ensuing reduction in residential electricity use and utility costs.

The data shows that we are seeing 10-15% less household electricity use

since RECP began; very significant reductions when considering that utilities make up such a large portion of PPV operating budgets. Money not spent on utilities

is money that is put towards sustainment and improvement of

the homes, communities and services that we provide to military families.

While RECP is now fully implemented, work continues on refining the program and building upon its successes. RECP Managers from Browne, Crennan and Scott Regions recently participated in the Navy RECP Workshop held in Bremerton, WA, from the first through the second of September. Hosted by Commander, Navy Installations Command (Housing), the workshop brought together representatives from Navy Installations Command, Naval Facilities Engineering Command, Navy Housing Offices, and PPV private partners.

The purpose of the workshop was to identify ways to maximize utility conservation while enhancing consistency and transparency for Navy Family Housing residents. With key stakeholders from both government and private industry participating, emphasis was on ensuring that the experiences and perspectives of those implementing RECP are considered by decision makers when developing policy that guides execution of the program.
