1.0 Base Building Structure
1.1 Structure The office floors of the East building are generally reinforced concrete frame and slabs with lateral stability provided by the shear walls of the North and South cores. The Southern tip of the East building is concrete on metal decking supported on steel beams and columns tied back into the main concrete frame. The West building has composite metal deck floors supported by a braced steel frame. The floor to ceiling height on the typical floors of the East building is 2.6m and 2.7m in the West building. The upper 2 storeys have a floor to ceiling height of 2.8m. Raised floor void 150mm (110mm clear). Slab to slab height 3.7m (typical).
1.2 Superimposed loads – General office areas 3.5kN/m2. – Raised floor 1.2kN/m2. – Ceiling and services 0.4kN/m2.
– Partitions 1.0kN/m2.
1.3 Structural grid East building Perimeter concrete columns with two central columns and core with a 1.5m planning grid (typical). West building Perimeter steel columns with a 1.5m planning grid (typical). 1.4 External façades The East building is clad in black granite panels with projecting aluminium double glazed windows and insulated spandrel panels. The North core has exposed concrete fins and glazed windows to the panoramic lifts. The cladding to the West building is a combination of a rainscreen zinc panels system and a doubleglazed curtain walling with insulated spandrel panels.
2.0 Finishes 2.1 Entrance halls and lift lobbiesWalls Painted plasterboard, exposed concrete and feature wall finishes.Ceilings Painted plasterboard with a combination of recessed and feature lighting with decorative features.Floors Blue Bateig Limestone slabs.
2.2 Toilets in central core – Toilet provision based upon one person per 10m2. Net Internal Area
(60/60 % Male/Female).– Walls: timber panelling to East building, ceramic wall tiling
to West buildings.– Ceilings painted plasterboard.– Floors high quality porcelain tiles finish and matching skirting.– Shower facilities comprising one unisex shower and lockers in
basement changing area with finishes to match adjacent toilet areas.
2.3 Offices Walls plasterboard linings to core walls and columns decorated with paint finish.Ceilings fully accessible perforated metal tiles in a 1.5m grid. Floors fully accessible raised floor tile system with MDF skirting.
3.0 Mechanical Services
3.1 Design parameters External conditions – Winter -4°C. – Summer 29°C dry bulb 20°C wet bulb. Internal conditions – Office 22°C +/- 2°C Summer;
21°C +/- 2°C Winter.– Stairs 18°C Winter. – Toilets 18°C Winter. Central plant cooling and ventilation generally – 1:10m2 occupancy. – Fresh air 12 L/s/person. Internal heat gains – Lighting 10 W/m2. – Tenants’ small power 25 W/m2.
3.2 Air conditioning Offices and reception areas are provided with heating and comfort cooling via 2 pipe fan coil units with electric re-heat. All systems are controlled and monitored by a building management system.
3.3 Hot water installation Hot water generation is by the centralised gas fired hot water cylinders positioned in the basement.
3.4 Cold water installation Domestic water is provided from a potable water storage tank. Boosted water services are distributed via pumps to service risers and ducts to serve each range of sanitary appliance.Capped drainage and water is provided for the connection of Tenant services.
3.5 Toilet and shower change area ventilation Toilets on each floor level are mechanically ventilated by dedicated floor by floor extract systems providing 10 air changes per hour. The toilet make up air is pulled from the offices via dedicated ductwork.
3.6 Plumbing systems A complete water system is provided for all WCs each equipped with all plumbing fittings including low water flow WCs and counter-mounted basins. Flow WCs and counter-mounted basins. 4.0 Electrical Services
4.1 Design parameters– Offices 300 – 500 lux at desk top.– Circulation areas & Reception 200 lux.– Plant rooms 150 lux.– Staircases & Toilets 100 lux.

4.2 Services description The building is served by a metered 11KV high voltage supply from the site wide Infrastructure. An internal Landlord owned sub-station provides an LV electricity supply via the 1500kva transformer for use in the building. Core areas, stairs, plant rooms, mechanical service plant, lifts and external lighting are arranged for metering as Landlord’s services and in accordance with Building Regulations Part L. In addition, each floor has a number of electrical riser cupboards from which the small power and lighting are capable of being sub-metered at Tenant’s cost.Electric meter is located on the HV service located in the South UKPN Substation. Generally sub-meters are located within the main risers or within the Landlords main switchboard. To accommodate floor by floor metering (in whole and part) for Tenants, meters are provided by an intelligent metering system and are integrated into the compositedistribution boards on the relative floor.
4.3 Small power insulation Office area Provision for small power services is covered by distribution boards located within the relative Tenant riser. Floor socket outlets are provided around the periphery to serve cleaning facilities. Outlets are located within the ceiling Void to serve office fan coil units, with supply derived from the local Tenant distribution board. General purpose 13 amp switched sockets are installed in core circulation areas for cleaning purposes. Spur units are installed in toilet areas for fixed equipment. 4.4 Internal lighting installation Integral lighting to the office areas is provided by high efficiency, high frequency, recessed modular dimmable fluorescent luminaires, with full LG7 compliance achieved by Tenant fit out. The main office lighting is supplemented by high frequency fluorescent LED down-lights around the perimeter of the office floor plates and compact fluorescent wall wash luminaires around the core circulation. Control of lighting in open areas is in accordance with Building Regulations Part L incorporating daylight energy efficient controls. Lighting is controlled by PIR sensors. Each floor is wired to allow work areas to be illuminated out of normal operational hours via the PIR arrangement. Staircases are lit with surface fixed, low energy efficient fluorescent luminaries. 4.5 Emergency lighting installation In the open plan office areas, emergency lighting is provided to B S 5266, Part 1 2005, which is the whole area and consists of conversion packs to the main office luminaries. Emergency lighting is also provided in toilets, circulation areas, staircases and plant rooms as appropriate. 4.6 Fire alarm installation – Means of escape occupancy standards – 1:10 m2.– The fire system is designed and installed in accordance with
B S 5839, Part 1 Category L3 as a system for the protection of life.– The system features automatic fire detection installed for the
purposes of life safety and also includes call points for manual actuation by occupants.
– Sprinkler protection is provided and installed to comply with the requirements of B SEN 12845, OH1 and additional requirements for a life safety system.
4.7 Telephone and data trays Within the communication risers, an appropriate sized cable basket is installed for future installation of telephones and data cabling by Tenant’s telecoms providers.
4.8 Reception areas Reception area is provided with fitted out reception desk, CCTV coverage and door intercom system.
4.9 Generators A single packaged generator is provided at roof level for life safety use only; space also allocated at roof level for a Tenant’s future back-up generator.
4.10 Lightning protection A complete lightning protection is installed utilising the steel structure as down-tapes to B S6651:1999.
5.0 Lifts
5.1 Passenger lifts BCO 2009 criteria of an up-peak average waiting time of 25 seconds will be achieved in the East building via four 13 persons [email protected]/s rated speed. Three 1000kg lifts will be semi – panoramic and one standard lift as a dual purpose passenger/fire fighting lift. The West building will be served by two 10 person electro traction lifts @ 1.6m/s rated speed. Door openings are suitable for disabled access. Lift cars are finished to the following specification: – Doors, frames skirting and fittings in stainless steel.– Walls: stainless steel, glass or mirror. – Floor: Limestone to match entrance halls.– Ceiling: reflecting or light coloured.

7.1 Environmental design Designed to achieve a BREEAM 2008 ‘Very Good’ standard and achieve an EPC ‘B’ Rating. 7.2 Energy An array of PVs is provided on the roof of the East building. 7.3 Waste Water consumption limited through sustainable supply and drainage systems. Waste recycling facilities provided for all occupants.
