LEED-ing The Way In Building Green By Mary Logan Barmeyer

The Atlanta Community Food Bank Headquarters

It’s no secret that new construction has been flying up in Atlanta over the past few years. What fewer people may know, however, is that some of this construction is designed tobe energy-efficient and environmentally responsible, and that Atlanta actually ranks high– in the top 10 – on a list of cities with green building, according to information fromSouthface, a nonprofit organization dedicated to environmental construction.

The criteria for this ranking are determined with the term "LEED," or Leadership inEnergy and Environmental Design, which the U.S. Green Building Council awards toconstruction projects that meet their green standards. Georgia has 27 LEED-certifiedprojects, making the state the LEED leader in the Southeast.

Marisa Wilson, a green building services project manager at Southface, is a consultantfor green building in all aspects of design — from the architect’s sketch to the interiorfurnishings. Every step of the process is monitored for its ecological effects, points areaccumulated and reports are sent to the USGBC for LEED approval.

"We promote sustainable homes, workplaces and commercial buildings throughconsulting and technical assistance," Wilson said. "We’re here to teach."

All aspects of design and building are observed and reported to the USGBC. Some ofthe standards a project strives to meet in order to be LEED-certified include havingwater-efficient landscaping, maintaining water-use reduction, using renewable energy, using green power and using low-emitting materials for paint, carpet, adhesives andsealants and composite wood.

According to Wilson, even using rainwater to water a garden can get a project pointstoward being LEED-certified. So do daylight and views. This means that a design team, assisted by Wilson and others, would orient the building and its windows for the mostefficient sunlight, collecting heat in the winter and protecting it with overhangs in thesummer. A certain amount of points means a stamp of LEED certification —ranging fromsilver to platinum, according to how "green" it is — from the USGBC, with thanks in partdue to organizations like Southface here in Atlanta.

In Georgia, one of the most prominent green efforts comes, perhaps not surprisingly, from the Georgia Department of Natural Resources.

"Because they support conservation, it’s sort of a good way for them to walk the talk,"

Page 15: Interface April Publicity Report

4/30/2015 Atlanta Intown Newspaper

http://www.atlantaintownpaper.com/features/LivingGreenAPRIL07.php 2/2

Wilson said.

As far as green building owners go nationally, the Georgia DNR ranks third, making itthe No. 1 state agency in the country for LEED. One of its buildings, the Len Foote HikeInn, is one of the first LEED-existing buildings in the United States. Another, the visitors’center at Sweetwater Creek State Park, opened last fall with solar panels, waterlesstoilets and a roof for growing flowers.

Emory University is fourth on the list, and it currently has 10 prospective LEED-certifiedbuildings, with five already with the seal of LEED approval.

Wilson said that, in addition to the environmental benefits of a LEED-certified building,an owner might benefit from having an energy-efficient building to reduce costs, especially in a building for a large permanent institution.

"For example, for our university clients, it just makes sense to be energy-efficient,"Wilson said. "They’re paying the utility bills, so there are cost benefits for them [to havea LEED-certified building]."

The Georgia DNR estimates it is saving 30 percent of its annual costs on energy and 40percent of annual costs on water, according to Chief Engineer David Freedman.

Other LEED-certified local buildings include the Interface Atlanta Showroom, which isthe first recipient of the LEED-CI Platinum rating;; the architectural offices of Menefeeand Winer and Square Feet Studio;; the office tower at 171 17th Street in AtlanticStation, which is the first LEED Silver-Core and Shell high-rise office building in theworld;; and Atlanta Community Food Bank.

Interface Introduces Silver LiningMay 8, 2015

Interface's new Silver Linings carpet tile collection is inspired by nature’s ever optimistic outlook,

according to the company.

Featuring 12 color options across three patterns—SL910 is the more subdued motif with the purest

texture; SL920 is characterized by three accent colors that flicker through clever piping and SL930, is

engulfed by the accent colors that make bold, unexpected strikes of pattern. The elongated, narrow shape

presents an elegant shift in scale when installed in a herringbone or pattern by tile method, or a graceful,

monolithic effect in an ashlar installation.

Plants, windows can boost office

productivity, says study

Despite city-dominated lives, the research found workers have an inherent affinity

for elements that reflect nature

LAGRANGE, Ga.—A recent study shows that employees who work in environments with

natural elements report a 15 per cent higher level of well being, are six per cent more

productive and 15 per cent more creative overall.

Globally, 47 per cent of office employees have no natural light in their working environment,

and 58 per cent have no live plants in their workspace. In Canada 32 per cent of workers

reported having no windows. This was closely followed by Australia and the U.S., with 28 per

cent and 27 per cent of workers, respectively, reporting having no windows.

The study’s authors say these three countries all reported above average levels of stress.

Conversely, workers in Indonesia and India reported some of the highest levels of light and

space at 93 per cent and 92 per cent, respectively, and reported some of the lowest levels of

unhappiness.

Most wanted elements in office space:

1. Natural light

2. Live indoor plants

3. Quiet working space

4. View of the sea

5. Bright colours

The data demonstrates that 85 per cent of global office workers surveyed are based in an

urban environment and the largest proportion of respondents spent between 40 to 49 hours

per week in the office. Despite city-dominated lives, the research found workers have an

inherent affinity for elements that reflect nature.

“Biophilic design is the art of understanding how nature can influence us and how we can

bring those sorts of influences into the spaces within which we work,” said Chip DeGrace,

executive creative director at Interface. “The research indicates that by incorporating simple

design elements which help to create a connection to nature, a business could potentially

boost the productivity of its employees by six per cent.”

The Human Spaces report into The Global Impact of Biophilic Design in the Workplace was

The Human Spaces report into The Global Impact of Biophilic Design(http://www.humanspaces.com) in the Workplace, commissioned by the global modular flooringexperts of Interface and led by renowned organizational psychologist Professor Sir Cary Cooper, has revealed that employees who work in environments with natural elements report a 15%higher level of well-being, are 6% more productive and 15% more creative overall.

Globally, nearly half (47%) of office employees have no natural light in their workingenvironment, and almost two thirds (58%) have no live plants in their workspace. In Canada 32%of workers reported having no windows. This was closely followed by Australia and the U.S.,with 28% and 27% of workers, respectively, reporting having no windows. Interestingly, thesethree countries all reported above average levels of stress. Conversely, workers in Indonesia andIndia reported some of the highest levels of light and space at 93% and 92%, respectively, andreported some of the lowest levels of unhappiness.

The Global Impact of Biophilic Design in the workplace

SOLO WORK SPACE LINKED TO PRODUCTIVITY

In terms of working space, nearly two fifths (39%) of workers said they would feel most productive at theirown desk in a solitary office. In terms of having a preference for solo space, Germany, China and Canadareported figures way above the global average, with 59%, 52% and 50%, respectively, suggesting theyprefer a solitary environment.

On the other hand, 36% of respondents would feel most productive at their own desk in an openplan office. Interestingly, individual data from certain countries was much higher: Spain (48%);Australia (48%); India (46%); and Brazil (46%) – indicating that collaborative working is muchmore important to them than the global average.

The data demonstrates that 85% of global office workers surveyed are based in an urbanenvironment* and the largest proportion of respondents spent between 40 – 49 hours per week inthe office. Despite city-dominated lives, the research found workers have an inherent affinity forelements that reflect nature.

Cooper adds: “As well as enabling organizations to make links between their physical spacesand the performance of their people, this study throws light on one of the defining challenges ofmodern life – our ability to cope with urbanization and loss of connection with green spaces.”

“Biophilic design is the art of understanding how nature can influence us and how we can bring those sortsof influences into the spaces within which we work. We can see that working in environments with naturalelements, such as greenery and sunlight, leads to a higher level of well being and productivity, which is animportant consideration for any business in terms of responsibility to its employees. What’s more, theresearch indicates that by incorporating simple design elements which help to create a connection to nature, known as biophilic design, a business could potentially boost the productivity of its employees by 6% – asignificant benefit to the bottom line of any company.”

* ‘Urban environment’ includes city centre, city suburb, town and downtown.

Good design keeps us close to nature

What people want most in their surroundings is natural light, live plants and bright colors

BY KAREN SULLIVAN - [email protected]/10/2015 2:00 AM | Updated: 04/10/2015 4:27 PM

Does the sight of morning sun shining through your window change your mood?

What happens on the inside as you watch birds forage in your yard?

Questions like these can help designers craft better spaces for us. That approach to building iscalled “biophilic design” in a new report.

The Human Spaces study (http://humanspaces.com/global-report/) looked at conditions for7,600 people in 16 countries to explore the design of their workplaces and how they felt andperformed in those spaces.

Looking at offices helped researchers figure out how much access to natural light the studygroup had. The researchers also asked whether those workplaces had plants indoors or maybeeven views of green spaces.

People who had greenery and sunlight indoors reported a 15 percent higher level of well-being,were 6 percent more productive and 15 percent more creative, the study results suggest.

What people want most in their surroundings are those basic things, the report says: natural light, live plants indoors and bright colors.

There are a couple of other things people want, but not everyone can have a view of the oceanevery day. Still, this video shows examples of how time out in nature can help us unwind.

If you’re going through your house freshening up for spring, look for ways to let in more sunlight –maybe curtains in a lightweight fabric or window shades that lift well above the frame.

Bring fresh flowers home when you can or other living things that make you feel closer to nature.

Maybe you will accomplish more or become more creative. Or maybe you’ll just find yourselfsmiling.

Biophilic Workplace Design Beneficial, Says Interface-

Commissioned Report

LaGrange, GA, April 10, 2015—The Human Spaces

report into The Global Impact of Biophilic Design in

the Workplace, commissioned by Interface and led

by organizational psychologist Professor Sir Cary

Cooper, has revealed that employees who work in

environments with natural elements report a 15%

higher level of well-being, are 6% more productive

and 15% more creative overall.

The Human Spaces global study of 7,600 office

workers from 16 countries examined the impact of

the physical office environment on employee well

being.

It concluded that office design was so important to workers that a third (33%) of global respondents

stated it would unequivocally affect their decision whether or not to work somewhere.

Incredibly, design was even more vital in India (67%), Indonesia (62%) and the Philippines (60%)

where two thirds of office workers were significantly influenced by workplace design.

Headline: EXCLUSIVE: Fast-growing company to make Wake Forest Innovation Quarterits new home

Winston-Salem marketing agency The Variable is doubling the size of its offices with a relocation to WakeForest Innovation this summer.

The expansion and move into the Plant 64 complex follow a nearly two-year run of extended growth, bothin its client roster as well as its size.

The agency has recently been named agency of record for women's sports clothing maker Soffe as wellas for Spin Master, the world's fourth-largest toy maker. Those wins come with new or deepeningrelationships with grocery chain Lowes Foods, Primo Water, Duke University Health System andInterface, the world's largest carpet tile manufacturer.

"It's been a really exciting time - we've grown so much over the last 18 to 20 months," said David Mullen, director of account management for The Variable. "If the last 18 months are any indication, we're ontosomething really, really interesting here."

During this period of growth, The Variable has seen its staff swell from 14 to 32, with five positions inareas such as creative, account management, data science and strategic planning. Within the next threeto five years, Mullen expects the agency to reach 55 to 60 employees.

That's what's prompting the move, with the agency outgrowing its 5,000-square-foot space on ReynoldaRoad in West End and planning to move into 10,000 square feet within Plant 64 in August at the start of a10-year lease.

Former R.J. Reynolds Tobacco Co. warehouses, Plant 64 has been redeveloped by Philadelphia-basedPennrose Properties largely as a residential complex. But The Variable will take a space at East FourthStreet and Research Parkway that had initially been set aside for retail use.

Within the next several weeks, Capstone Building Corp. will begin to upfit the space, which was designedby Commonwealth Architects.

Arched ceilings of more than 20 feet will allow for the construction of what will initially be a small secondtier for meeting space and could be expanded in the future to accommodate staffing growth.

"We're planning for growth," Mullen said.

Most of The Variable's staff will work in the large, open center of the space, which will be ringed byconference rooms and smaller offices. Collaborative areas will allow for larger group meetings oropportunities for small group brainstorming sessions, Mullen said.

As a tenant of Plant 64, The Variable will also have access to the neighboring outdoor social space andpool that also serves residents of the complex, as well as other interior social space and the fitnesscenter.

For four Variable staffers, the commute will involve walking from their Plant 64 loft across a small parkinglot to the office.

"We didn't set out saying we were going to be in Innovation Quarter," Mullen said. "But I think it helps allof us attract top talent into the city. I think it helps us all keep top talent in the city."

Page 65: Interface April Publicity Report

The news that The Variable is relocating to the downtown Winston-Salem research park follows theannouncement just last month that Mullen NC, the second-largest marketing firm in the Triad, will moveinto Innovation Quarter in December.

Mullen is relocating from Cherry Street to 525@vine, another former RJR complex that's beenredeveloped by park owner Wake Forest Baptist Medical Center and its development partner, WexfordScience + Technology.

"We'll do our part to help cultivate a first-class creative environment," Mullen said.

What's been behind The Variable's growth?

Mullen points to a number of elements, including the fact that the agency is "entrepreneurial in action,"not just in spirit.

That includes the successful launch last year of Sunshine, an energy drink developed and brought tomarket by The Variable co-owners Keith Vest and Joe Parrish. They recently shipped their 100,000thcan, with the drink now available in 400 retail outlets.

Then there are the multiple toys that Parrish has developed and then licensed, or the various Etsy shopsand other entrepreneurial ventures other staff members at the agency are involved in, Mullen said.

"I think that being entrepreneurial in action is really what's driven our growth," Mullen said. "That's whatclients have loved about our people and our approach to problem solving."
