and more rain!RAIN, RAIN...
Noticeable changes are underway to restore
security fences and other security equipment
that hopefully will withstand future floods
better. It is however important not to do
damage control but to implement permanent
solutions as far as possible.
As members we all suffered during the
last few weeks. Our continued support will
however ensure that we get back to quality
lifestyle that we are so accustomed to. We
urge all our members and residents to please
support our club during this time!
Pieter Fourie
President, SSC
Sias de Klerk
Chairman, CHOA
The recent rains and flooding on our course and estate prompted a Google search for some historical
information of the Irene Weather Station to put things into perspective.
It made interesting reading, Google reported some interesting facts regarding Hurricane Irene that
hit the East Coast of the USA in August 2011. Irene was the seventh-costliest hurricane in the USA
history, with damages totalling US$ 15bn. Throughout its path it caused widespread destruction and
at least 56 deaths. The highest rainfall recorded during Hurricane Irene was just less than 500mm at
Virginia Beach.
Google suddenly put our ‘suffering’ into perspective!
Back to Google for our own statistics:
Average rainfall statistics for Irene:
Historical average rainfall 2014 actual rainfall
mm Rain Average Mm Rain days Average days mm/rain mm/rain
January 135 12 11.3 70 3 23
February 76 10 7.6 157 5 31
March 79 10 7.9 188 5 38 (up to 12 March)
From our own green keeper’s records we also have some interesting rainfall information:
• March2013to12March2014=956mm(againsttheweatherstation’shistoricalaverageof517
mm)
• October2013to12March2014=735mm(againsttheweatherstation’shistoricalaverageof
415 mm)
We had to close the course for 15 days in February 2014 and 11 days in March, versus no closed days
in the same period in 2013. Only 1550 rounds were played during February 2014 against 2800 round
in February 2013.
The flooding was not restricted to the golf course as a number of houses were flooded for the first time
ever. It is important to point out that the floods are not just a challenge to the golf course and golf
club, but indeed a challenge to the estate.
It is clear that we are dealing with an exceptionally wet year with flooding that has been exacerbated
by the amount of storm water run-off from new residential developments.
Where to from here?
The Sports and Social Club, in conjunction with the Homeowners Association, established a task team
of technical experts to draw up a master plan for managing flooding that is likely to occur in future.
The objective of the master plan will be, but not limited, to protect bridges, the golf course, houses
and ultimately to protect the integrity of our security on the estate. We will also seek expert technical
advice on priorities that need to be actioned. We will keep you updated in this regard.
Please be assured that the Club is doing everything in its power to restore the golf course as soon
as possible. In this regard, I wish to thank our green keeper, Petrie, and all his staff for the hard work
and long hours that they are working. It is an absolute pleasure to experience their determination and
positive attitude despite the environmental challenges.

electronic Funds Transfers, better known as eFT’s, have become a popular payment method in South Africa, accepted by many in lieu of cash or cheque payments. in fact, many of us do not own cheque books anymore, because of the fraud and risk involved with cheques.
As the internet and social media opens a vast possibility of private persons again becoming involved in private purchase and sale agreements, internet based websites entice all of us to get rid of that unused furniture, fitness equipment, books or even vehicles. The preferred option for payment is electronic Funds Transfer better known as eFT. Many accept the printed eFT as “proof” of a cash payment into the bank account, especially in the selling and purchasing of motor vehicles or other goods with a high end value. considering themselves as cautious and proactive, they insist on the transfer to be made immediately there and then upon which the goods are handed over or the vehicle is delivered with the original natis and duly signed transfer documents.
The abuse of eFTs made to the seller’s bank account, especially between different financial entities, is yet another devious manner in which those unscrupulous individuals obtain possession of the goods or worse, the original natis documentation or registration of ownership in a motor vehicle can be obtained with no intention to honour the actual payment.
eFTs are governed inter aliaby agreements between the various financial entities. Depending on the agreement, such eFT transaction can take up to two days to actually reflect as a deposit on the statement of the seller. The risk of accepting proof of an eFT as “proof” of actual payment as if it was a cash deposit, puts the seller at a real risk of being defrauded.
Most ordinary citizens do not know that an electronic transfer can be reversed within a few hours after it has been made, depending on the individual financial institute at which the account is held. Devious individuals whom are au fait with the mechanics of the law and the financial systems in South Africa, use this knowledge to
the detriment of others.
in the sale of any motor vehicle, or any other object of which ownership are registered on the enatis system, the natis registration document is a very useful instrument to secure and verify payment prior to the transfer of registered ownership.
The easiest safeguard against any such risk of loss because of non-payment, is the current, valid and original natis-document, reflecting the registered owner and titleholder of such a vehicle.
For as long as the seller of the vehicle retains the possession of the original natis document reflecting the seller as the registered owner, no fraudster or any other person can obtain registered ownership of the vehicle, unless the seller physical enables them to do so. Once payment actually reflects on the bank statement the necessary documentation should be handed over to effect transfer of registration to the purchaser or his nominee.
Should a seller hand the original natis-registration documents over prior to actual confirmation of payment, the vehicle can be traded and registered to any innocent third party, whilst the seller himself still awaits payment.
As no party to an agreement can transfer more rights than he is legally entitled to at that time, the seller will be able to claim the motor vehicle from any person whom has such motor vehicle in his or her possession, even if the possessor at that stage has “purchased and paid” the vehicle. As long as the motor vehicle has not been transferred and registered to a purchaser whom has not paid for same, the seller can safeguard himself in such a fraudulent transaction.
in the event of the payment then not forthcoming, your rights as seller can be enforced by means of a very simple but highly effective application to any court, which can be done ex parte with an interim relief order to return the vehicle by sheriff to the registered owner of the motor vehicle and a date on which service is to be effected on the purchaser, where after the normal motion
procedure is followed.
it is also recommended to issue summons for the cancellation of the agreement, return of the vehicle, cost and interest simultaneously.
For as long as the seller retains and holds on to the original natis documents and is reflected as the registered owner of the motor vehicle, the seller will have aprima facie right and be the entitled possessor of such motor vehicle.
A seller whom has already caused registration of the vehicle to be transferred to the purchaser prior to have payment secured, is left in a precarious position. The seller has very little hope of success against such a purchaser with the intention to defraud. The litigation can be prolonged and costly with no guarantee of recovery of the loss.
For any other transactions, you should make sure that the funds are actually reflecting in your bank account and are available for transfer prior to delivery of any goods sold. The old adage is right - possession is indeed an important part of the law. ensure that you have the funds available for transfer before you let go of that old leather couch. you may be left out of pocket with nothing but the floor to sit on…

How to make it1. On the craft foam, draw the shape of a
bunny's face with a light pencil line. it should be about 3 inches wide and 5 inches high.
2. cut it out using decorative-edge scissors.
3. Trace and cut out a second, matching face.
4. On each face, glue on a pair of googly eyes.
6. in the middle of each face, use regular scissors to cut two slits large enough to accommodate your child's shoelace.
7. Thread a jingle bell into the center of each lace, then through the slits so the ends come out the back of the bunny's head.
8. To make the cheeks, glue on the pom-poms just below the jingle bell nose.
9. Thread the laces into your child's shoes and tie into a bow.
5. From a contrasting colour of craft foam, cut out two shapes for the insides of the ears and glue them in place.
Kids can hop down the bunny trail in style wearing these shoelace rabbits. What you'll need♦ craft foam in two colours

CApTAIN’s reportIt is every golfer’s nightmare when we have continuous rain like we have had in March and we can’t get
our weekly “fix”. All the annual weather statistics have been readjusted following the deluge that we
have experienced and our golf course has taken a severe beating. Just when Petrie and his team make
some headway, the next flood happens and they have to start all
over again. It is sad, but that is nature and possibly some
effects from global warming. We are not the only club that
has been affected by both the weather and from the lack
of rounds. Many clubs have been closed during March due
to the high water table and the fact that the excessive rain
water has nowhere to go.
The effect of the floods has also resulted in the postponement
of our annual club champs, so those of you who could not make the
initial dates have another opportunity to take part! Pop in and
speak to Jannes and his team in the Pro Shop and book
your slot. The gents dates have been scheduled for the
weekend of 3 and 4 May 2014.
The monthly Captains Challenge was cancelled in
February due to the floods, but is set to continue in
March (at the time of writing this we are on track with
a good weather forecast for the week). The April date
has been planned for 26 April and although it is a long
weekend, we will still go ahead with the competition.
Please don’t forget to support our new sponsors, Hokaai,
and buy some delicious meat for your next braai. Their details are as
follows:
Not being a very technical person, it was an eye opener to spend an hour or so with Jannes
having a club fitting done. When I started playing the game, clubs were selected on how good
they felt. Now it’s a very different procedure with all sorts of aspects that are measured to ensure
that the clubs selected fit your specific needs. If you are in the market for some new clubs I urge
you to meet with our experienced team at the pro shop and have a fitting done, you will not be
disappointed.
“Success in golf depends less on strength of body than upon strength of mind and character.” –
Arnold Palmer.
See you on the greens….

CApTAIN’s reportLadynot much has happened this past month in the ladies section due to the extreme weather conditions that hit gauteng. Through all the heavy rain and flooding i have to commend our green keeper Pietrie and all the ground staff for a job well done in getting the golf course back into a playable condition as soon as possible.
Today i was fortunate enough to be able to get out on to the golf course and enjoy a round of golf with one of my fellow members Piret Vilborn. i was saddened when i came across three areas on our golf course that have been defaced by some delinquent with spray paint. My question is WHy? Who is doing this? Well all i can say is "BeWAre"... you are going to get caught sooner or later. Please, if anybody knows who is responsible for causing this damage please come forward and let the club manager know. i am sure a reward will be offered for any information that leads to catching whoever is responsible.
Our ladies Thursday league is underway and we have had a reasonable start to the season, 2 wins and 1 loss so far. The Saturday league will be starting on 17 May. if you are interested in being part of the ladies league team please send me your name and contact number.
The ladies club championships has been postponed till 5 and 6 April due to the flooding we experienced in March. The ladies knock outs are due to start soon. if you wish to take part
in the knock outs please put your name down in the pro shop as soon as possible so Jannes can do the draw. it has been decided that entry into the knock outs have to accompany payment of the competition fee which is r90.00 as too many people enter but never get round to playing the 1st round.
i am hosting a "lady captain's farewell" Mini Open on Wednesday, 16 April. it is a morning field. entry fee is r150 for visitors, r50 for the lady members. A light lunch will be served at the prize giving. i will be sponsoring the prizes. if you would like to play please book with nicola.
‘Till next month
