COMPOSITES ONE WAREHOUSEGRIMES, IA

This 40,000 SF warehouse and distribution center built by Weitz for Composites One contains a 3,000 SF office and an enclosed 2,000 SF high hazard full HVAC catalyst room with blowout panel within. With a 22-to-24-foot clear height, the center has a conventional steel frame, flat membrane roof, and 30 feet high load-bearing insulated precast skin with reveals and upper windows all the way around. The rear wall is able to be removed for future building expansion.

GREENIES MARS PETCARE-NUTROKANSAS CITY, MO

This 10,500 SF multi-phased project consisted of the relocation and addition of a clean room and processing area in a fully functional pet food production plant. Work included remodel/expansion of the Pill Pockets batch facility, break area, clean room, sorting and packaging areas, locker rooms, restroom, parking lot renovations, exterior painting, selective demolition, expoxy flooring, CMU, metal stud framing, drywall and drywall finishes, FRP, fire sprinkler, and MEP.

All work was completed in an operational pet food facility that requires clean standards equal to a human grade food processing plant.

CARAVAN INGREDIENTS PHASES 1 & 2 LENEXA, KS

This 650,000 SF project was a tenant improvement project to convert existing office space in to a highly flexible product testing and quality control laboratory. The lab is divided into 5 separate uses and each section was constructed to fulfill the specific needs of these teams. The project team designed and build a system of electrical and plumbing infrastructure that allows work stations to be moved and reorganized with minimal effort in order to accommodate new product testing requirements.

The HVAC systems were constructed to provide low velocity high volume air in order to not disturb the quality control process. The project included also included the expansion of the buildings power distribution system and the addition of a back up generator. Project included storage and distribution for liquid nitrogen. Sustainability measures include re-use of existing door frames and hardware, carpet and systems furniture with recycled content.

CARAVAN INGREDIENTS MEAT PRODUCT QUALITY LAB EXPANSION LENEXA, KS

This project was the addition of a Meat products quality lab to an existing lab facility. The project consists of a micro lab area that is BSL level, testing and control workstations, a product control area, and a 14’ x 15’ Cold Room for quality control testing. The project was completed in an operating lab facility and will include major modifications to the existing MEP systems.

The Cold Room is set to replicate the exact conditions that are found in meat processing facilities. The temperature is maintained at 35 degrees and exactly 40% humidity at all times. This room houses two work stations and technicians work in this room in 4-hour shifts. This requires special ventilation and temperature control equipment.

Sustainability measures include re-used borrowed lights, refrigerant management and low VOC finishes.

OLATHE ENVIRONMENTAL LABORATORY OLATHE, KS

This laboratory provides analytical services for the Water Production, Wastewater Treatment, Line Maintenance, and Solid Waste divisions in the City’s Public Works Department. It also provides analytical services for the City’s Parks & Recreation Department during the summer months as well as analytical testing for other agencies and customers outside the City of Olathe organization. Current programming anticipates the new testing laboratory will be approximately 15,000 square feet. Planning and design of the project will consider current needs and future expansion opportunities.

JOHNSON COUNTY WATER QUALITY LAB RENOVATIONSOLATHE, KS

When the current laboratory needed to be renovated due to inappropriate underground piping, Weitz was engaged to make the necessary repairs throughout the area.

Renovation consisted of removal and replacement of damaged casework and floor finishes, replacement of plumbing lines throughout the lab, selective demolition, sheet vinyl flooring, floor repair and other miscellaneous mechanical/electrical construction.

Weitz provided extensive pre-construction services and design coordination for the owner on this project.

The office portion is a two-story structural steel frame with EIFS skin and the clean room/warehouse portion is tilt panel construction with steel framed roof. The 40,900 square foot Class 1000 clean room features a 115’ clear span and distribution of utilities under a raised floor system. The construction and design of this building complimented the existing research and development building, also built by Weitz.

NATIONAL DISTRIBUTING COMPANYLITTLETON, CO AND RIVIERA BEACH, FL

Weitz has completed two projects for this repeat client. The first project was a 68,000 SF distribution warehouse located in Florida. The second was the 265,000 SF distribution warehouse project in Littleton, Colorado which includes over 225,000 SF for product storage. This facility includes a high bay racking and conveyor delivery system serving a 22 bay loading dock area. An exquisite wine tasting room also compliments this distribution warehouse. Operations are managed from 40,000 SF of office space on two levels. The building is constructed of ornate site cast tilt-up concrete and a steel joist roof deck framing system. The average panel weighs more than 30 tons. The exterior features the use of an integrally cast thin face brick, presenting the appearance of a laid up full brick masonry building.

A 65,000 SF manufacturing facility which includes a 12,500 SF office. The manufacturing areas include 6” reinforced floors with 30’ eave height reinforced by two overhead cranes. Includes1600 amp electrical service for robotics, and 275’ bus duct (material provided by others). Office area included total finish out, data and cable by others, high end electrical fixtures, large bathrooms with CT, and 1600 sf mezzanine for mechanical equipment. Located on an 11 acre site with detention pond and underground storm storage. Project included, landscaping - fully seeded, and large paved areas with concrete and asphalt.

SERVICE PROVIDED OWNER BENEFITSConsulting. Regular team meetings, to collaborate and assist with project control, advise on site use, logistics and phasing alternatives, the selection of material, system, and design alternatives including cost, schedule, availability and performance characteristics of each.

You receive objective insight and accountability from the entire team.

Review of Drawings and Specifications. Review of concept, schematic, design development and construction documents to maximize value, minimize cost and optimize construction duration. Paying close attention to construction sequence, coordination issues, detail feasibility, schedule and cost effectiveness.

Minimizes change orders and saves you unnecessary schedule delays and additional costs during construction.

Scheduling. Determine critical points, such as design milestones, plan check, permit approvals, utility work, long-lead item order dates, phasing and appropriate construction activities. We then develop a schedule, which graphically portrays the major activities during the preconstruction and construction phases.

Provides you a realistic timeline and achieves accountability by outlining expectations for the overall project team (Weitz, architect, subcontractors and owner).

Budget Monitoring. Through continuous tracking of design changes and market conditions we keep the team informed of budget changes at all times.

By keeping a pulse on the budget we eliminate “surprises” to the budget.

Construction Planning. A thorough project plan addressing quality, safety, contract administration, schedule, site organization and business relationships.

Provides predictability for you and your business needs in regards to timing and budget.

CONSTRUCTION SERVICES

Your Weitz team are assigned to the project from beginning to end. This eliminates any inefficiency during the transition from the design phase into construction. By the time we get to construction, our field staff know your project inside out, and more importantly, have become intimately familiar with your goals and objectives before construction begins.

SERVICE PROVIDED OWNER BENEFITSManagement Team Organization. The project is staffed with Weitz professionals to coordinate the work, control cost, maintain progress and achieve quality goals and safety expectations. We establish organization, protocol and levels of authority to efficiently execute the project.

Your project is staffed with a construction team with the required expertise to successful serve as your advocate.

Team Communication. Weitz has customized Prolog, the industry leading project management software, to enable our team to efficiently manage all details of your project.

Using this software our team gives you up-to-date information and instantaneous communication from all team members.

Procurement. We provide recommendations on the division and scope of work for subcontracting. Early bid packages and phased bidding are considered. We also consider labor availability, overlapping trades, time of performance, temporary facilities and reduction of conflict or overlap in the work to be performed. We prepare instructions to bidders with schedule performance requirements. We prepare bid lists, receive and analyze subcontractor and supplier bids. We then recommend best value awards for your review.

Proper procurement helps to prevent unexpected and critical impacts to the schedule. During this stage, we find areas to accelerate the schedule and save you time and money.

Coordination Meetings. We schedule and chair progress meetings for all project participants to discuss such matters as changes, progress, quality and scheduling.

You and all team members are informed on schedule and budget. Also serves as the format to collaborate and resolve issues.

Schedule Monitoring. As the design is finalized, our project manager and project superintendent develop a more detailed critical-path schedule.

The schedule is steady and predictable. You always know when your project is going to finish in order to meet your the needs of your business.

Document Interpretation. We interpret the contract documents and respond to all requests for information from our subcontractors. Those unresolved issues are forwarded to the architect for a response. We typically include our recommended resolution based on our experience and related field conditions along with the RFI (request for information) transmitted to the architect.

By continuous communication with the architect, you have access to view all RFIs and their status.

Shop Drawings and Samples. In collaboration with the architect, we establish and implement procedures to expedite processing and approval of shop drawings and samples.

An established process eliminates confusion and achieves timely approvals. Your project avoids unnecessary delays.

Substantial and Final Completion. We assist the architect in determining substantial completion of the work or designated portions thereof, prepare a list of incomplete or unsatisfactory items and manage their completion. We submit a complete set of organized turn over drawings, operating manuals, guarantees and record documents.

Your satisfaction is guaranteed before we turn over your project to you. You are equipped with all necessary documentation for your records.

Start Up. With your facilities personnel, we manage the initial start-up, testing and commissioning of all operating systems and equipment. Your facilities personnel are trained on the operation and maintenance of all equipment and systems.

Your structure is operating as designed and your facilities personnel are properly trained to maintain it.

Weitz works with the design team, owner, subcontractors, and suppliers to make the best sustainable decisions while balancing initial and life cycle costs.

With 132 LEED Accredited Professionals on staff, Weitz has the ability to assign a LEED AP to every commercial building project. The Weitz corporate-wide commitment to sustainability was recently recognized by achieving LEED Platinum on the Wellmark Blue Cross Blue Shield Headquarters in Iowa, LEED Gold on Aviva USA Headquarters in Iowa and LEED Gold on the John Deere Sales and Marketing facility in Olathe, Kansas.

As a member of the U.S. Green Building Council, Weitz fully supports the consensus-based LEED Certification rating systems as the industry standard.
